“Yes cottage was very good lovely location beautiful garden which we enjoyed very much”
“Super cottage location very good quite off the beaten track i had no problem finding it,the only problem i had as i have a large Estate car was parking in the driveway a swine reversing out not enough room to manoeuvre.”
...apart from that all good
“The coach house was exactly as described on your site.”
It's location was ideal for exploring all that the area had to offer as well as offering stunning views. The key collection was extremely easy and the welcome book was full of extremely useful information. Couldn't fault it in any way a fantastic introduction to holidaying with sykes cottages.
“A home from home, very comfortable and very well served with utilities.”

“A lovely cottage in a picturesque setting.”

“Peace and quiet”

“Home from Home”
Despite the fact that it rained all week, I enjoyed my stay here. It's quite remote, being several miles along a single track road, but us in a great position, with good views of the vale from both the house, and the pleasant (steeply sloping) back garden. Very well equipped with a large tv, PVR, surround sound system, washer/dryer, and a second dryer. The accommodation is spacious, clean, and characterful. In the nearby village if Lealholme there is a post office, a very good pub (The Board Inn), and several tea rooms. Whitby and Grosmont are about 10 miles away. The info pack was very useful. Downsides? The heavy rain leaked into the porch & tripped the electrics twice.
“Lovely cottage in wonderful surroundings”
Booking the property was straight forward & the directions to the property were very good. The property was very nice & spacious & the garden was excellent. Although the property was a fair distance from the nearest village it was very quiet & relaxing and the few neighbors we came across were friendly & helpful. The best thing about the property was being able to sit out in the garden & enjoy the lovely scenery & even seeing a deer crossing the road just yards away. The only thing I could fault was that we could not change the channel on the TV despite following the instructions but as the weather was good the week we were there it wasn't too big a hardship. Just a simple straight forward TV would be much better!!
“What a fabulous cottage”
A beautiful, comfortable and well equipped cottage set in a stunning location. Lovely garden which was a bonus. Near to lealholm and their fantastic bakery ! Will come again.
“home from home”
We found this house welcoming and friendly - I think this is partly because it is obviously loved and used by its owners. It is therefore well-organised for actually living in. Brilliant location, lovely garden, and rapid rescue for a minor kitchen problem. The in-laws came to visit and were so impressed that they plan to book it for themselves next year.
We liked the apparent 'remoteness' of this beautiful valley. There are no villages, just a scattering of farms and hamlets. It seemed a secret yet Whitby is only half an hour away. And within a few miles drive was the well-stocked village of Lealholm. The cottage was well equipped and comfortable and very quiet. Neighbours were friendly. And we could keep in touch with the outside world via the internet - a must these days.
“Quiet and peaceful week in beautiful setting.”
We had a lovely week in this cottage which is comfortable and well equipped. We did feel that there might be a need to update furniture soon but that's a small niggle. It is very homely with everything you could want. The owners responded very quickly to a query we had and it was overall a very enjoyable experience. It is a bit remote but that is a plus as well.
“Off the beaten track”
Excellent cottage, all mod cons, especially the kitchen area. Nice garden but not terribly suitable for young children - 6 yr old twins could not play footbal due to the steep incline!! Lovely area - no shortage of things to do & places to go to. Great access to coast & countryside.
“Wonderful Holiday Gem, that we highly recommend”
This Holiday cottage provided us with a Great Family getaway, and a fantastic base for exploring the Nork York Moors and the surrounding coast. We spent the whole week exploring Whitby, Pickering and other wonderful dales. The service provided by Sykes Cottages is excellent from their easy on-line booking facility, to their accurate description of the property and surrounding area, even had easy directions to find the place, always a bonus after a long drive. This service was followed through when we arrived at the cottage, with useful information contained in their holiday binder, of good places to eat, bus time times and local emergency services. The cottage ticked all our boxes for our family requirements, with spacious rooms, comfortable furniture, and decent size TV !! and provided both a quiet location and scenic location that we had not explored before. It was homely, comfortable, and well provisioned, we especially like the free WiFi provided, a nice touch, allowing us to keep in touch in the evening. My daughter always remembers the horse in the adjoining paddock that greeted us in the mornings and when we arrived back after our day out and about, and the wide variety of wildlife with Pheasants in the garden. Easy to find good pubs to eat in, we always find North York area a gold mine of good value pub meals. Would highly recommend to families looking for a comfortable base, or walkers looking to explore a different dale. A real 5* experience we would love to repeat.
“A Get Away From it All Place”
A well equipped cottage, in a tranquil setting. Lovely weather and good accomodation made for a relaxing and delightful week away. A good spot for both the moors and the coast.
“An attractive building in a superb setting”
The most important element about this holiday cottage was undoubtedly its situation, in a quiet dale with moorland walks literally available from the front door. When we visited, the owners were still working on making the garden - which should now be far more attractive. This was a very comfortable house, but amenities such as local pub - which was excellent - and shops were car drive away.I would describe it as an ideal place to explore the North Yorkshire Moors - and you can visit the coast by railway - with steam trains running at weekends. This is a cottage for those who really do want to get away from noise and buste - and how many cottages are there where you can walk just a few paces from the house and find yourself face to face with a deer?

About the location
GREAT FRYUP DALE
Lealholm 2 miles; Whitby 14 miles.
Few will have heard of this rather oddly named Dale with its scattering of farms and houses, but here is a gem waiting to be discovered! Tucked away in the North York Moors National Park, Fryup Dale is a quiet, unspoilt area - an ideal base from which to explore the surrounding Heartbeat country, on foot, by bike or car. The surrounding heather clad moors are truly magnificent - a delight for walkers who revel in the many footpaths and trails across the moorland. For train lovers there are trains from nearby Lealholm running through the lovely Esk Valley to Whitby, calling at many of the pretty Moors villages on the way. The Esk Valley line links with the ever popular North York Moors Steam Railway at Grosmont. The nearest beach is 10 miles away at idyllic Runswick Bay. A superb base for a holiday in this outstanding area!
