  • "Lovely cottage/barn conversion, lot bigger space than expected which was a bonus."

    Great base for visiting York which is what we wanted to do, only 10 min drive to the park & ride facility which was great. Also lovely that there was a welcome pack in the cottage when we arrived, so could make a much needed cuppa straight away! Great communication too from Jayne to give exact directions & access information for the property. We would definitely come back again & would recommend to friends if they want to visit York.

  • "We visited as a family which consisted of my husband, mother in law, sixteen year old son and myself."

    We were delighted by the property and thought it was excellent, very quiet and peaceful. Although it was on a main road you didn’t hear the traffic very much at all. It was very clean and well equipped - just what we needed for self catering. The Mezzanine double bedroom is reached via a spiral staircase from the twin room. My teenage son used it and thought it was great fun but I could not venture up the stairway very easily due to having arthritis in both my knees. Blackout curtains were a great touch in the Kingsize room. The only downside for us was that my 78 year old Mother in Law could have done with a hand rail in the bath as it was hard for her to get in and out. Although the Utility room was not in the main property it was easy to access. It was useful to have a separate washing machine and tumble dryer. A good tip is to keep the light on until you are over the step as it is completely dark at this time of year and the first time I used it I had a bag full of washing and wasn’t ready for the pitch black outside as I stepped out and I nearly missed the step. Scarborough was a 55 minute drive, Designer Outlet was 14 minutes away and York City was (depending on traffic) 15-20 minutes drive. Park at the Long Stay Station Car Park, at £6.75 for all day it is THE cheapest place to park if you are going to be in York for any length of time and it only takes about 7 minutes to walk into the City Centre. Another top tip is to get your fuel from the Esso garage as it is the cheapest in the area and this is literally two minutes drive from the property. I would highly recommend The Barn, it was good value and we will be returning again as my eldest son has just started at York University.

  • "Excellent accommodation, a well thought out, planned and executed barn conversion."

    The welcome basket of tea, coffee and biscuits was much appreciated. We would have made good use of a grab rail in the bath and in the shower and a small shelf in the shower to put toiletries on rather than trying to bend down to get them off the floor but hardly a major inconvenience for a week. In the kitchen, a sharp knife capable of chopping carrots would have been handy so we'll remember to pack one next time as we do hope to book again sometime!

  • "The cottage was spotless."

    Problems we felt was that the laundry facilities were in another building with a large step into it. Also the furniture was very uncomfortable and soft so were very difficult to get out of. The parking was a nightmare and extremely tight to get into. However I would recommend this cottage to a person with mobility problems as there were no steps, although gravel is always a problem.

  • "Accommodation was great, quirky, very clean, well equipped, comfy beds, plenty of storage and a lovely sized south facing garden."

    Despite being on a busy road, it was very quiet and not far from the park and ride for city center. Only a slight negative was the shower over bath, it was very low, if your over 5'3" ish then you can't get under, ok with family but not if sharing with friends if you need your own bathrooms. There is no bbq, only a couple of disposables.

  • "Lovely cottage in an excellent potion."

    All our family from Grandad to our 8 year old granddaughter had a fantastic time in Ivy Barn. We had a slight problem with the hob on Sunday morning and the owner and his wife fixed it within 10 minutes excellent service. The local bar/restaurant (The Twine and Barrel) is 5 minutes along the road and would recommend that great food with friendly staff. Loved Knaresborough which is just 30 minutes drive.

  • "A beautiful property and a lovely little gift basket on arrival."

    It is spacious, comfortable, clean and in a fantastic location. Extremely close to York and the Park & Ride (2miles) and yet you are in the country, with uninterrupted views of the landscape. Great facilities, with lovely bathrooms, great shower and the Kitchen appliances are all perfect. Lots of T.V's in every room, for those relaxed days in, when the weather is not so nice. Beautiful garden, garden furniture with a barbeque as well. Lovely hosts and we would highly recommend to anyone. Neil

  • "The cottage is very welcoming with added touches."

    One thing we didn’t like was the split between 2 bedrooms lower deck 2 singles above double bed. The lounge also doesn’t accommodate 5/6 adults unless elbow to elbow on the settees. I think another chair is needed as I had to sit at one of the kitchen chairs pretty much of the time which wasn’t comfortable. The garden - seating area etc would be nice in spring / summer time.

    Great location for York - rural setting but 5 mins from park & ride. Lovely host. Great laundry facilities, great heating and hot water Only downside is that WiFi reception was spotty, the cottage needs its own access point rather than having to connect to the one in the house.

  • "What an amazing find."

    The cottage was beautiful and had absolutely everything you would need. It has all been very well thought out and having the tea bags and milk waiting was such a nice touch. The bathroom's are lovely and the garden is perfect for the children. They loved being able to see the cows over the fence, they were our holiday pets. We can't wait to come back next year.

  • "Lovely cottage, well fitted and all to a high standard."

    Only negative- It was on a really busy road, which could put some holiday makers off, but this made access to local attractions you cant have it both ways and tbh you don't notice the noise because of the position of the barn. The garden at the back of the cottage was a great size and really nice. The outlook over the farmers fields was beautiful, we really enjoyed watching the cows go about their day. The decking could do with a bit of updating and some of the outdoor pots needed a bit of TLC, but this didn't in anyway hamper the quality of our stay. We would definitely book this cottage again.

  • "A wonderful holiday barn conversion on a small farm 6miles from York centre, or 2miles from Grimston Park and Ride."

    Set back from the main road (can hear some traffic when it is quiet), views over to a private garden and then fields. Accommodation well laid out, two big bathrooms - can be split by an interlocking door. Lovely, clean and warm. Everything you need for a base to get all around Yorkshire.

    Fab accommodation fab location , only negative I would have was early departure as you had to vacate propert by 10am I do appreciate they need to get it ready fir the next holiday maker but I would suggest if possible this be changed to 11am this give you that little extra time to get organised and have breakfast before leaving especially if you have a long journey home , but overall we loved this property

Situated on the owners' working livestock farm in a rural location, is this stunning detached barn conversion near the village of Kexby in North Yorkshire.

Set mostly on the ground floor, this cottage is in an ideal location for families and friends wishing to explore one of the most beautiful parts of the country.

The decor in the cottage combines original features with contemporary touches all cleverly designed to make your stay comfortable and luxurious.

There is an open plan living area with kitchen, dining area and sitting area, along with three bedrooms.

These consist of a king-size double, a double with exposed beams on a mezzanine floor, which is reached by a spiral staircase from the twin bedroom, which intern has its own en-suite bathroom.

This superb cottage has a lovely lawned garden complete with barbecue and picnic area, which overlooks fields, providing a very private aspect and the perfect place to relax with a refreshing drink, whilst planning the next day’s adventures.

There is a wealth of things to do in the area, with the wonderful city of York only five miles away and there's a bonus of a park and ride facility only a five minute drive away from this lovely cottage.

York has a plethora of visitor attractions such as the iconic York Minster, the Jorvik Viking Centre, the Shambles, Castle Museum, Clifford's Tower, National Railway Museum and so much more you will have to return again and again!

Visits to the Howardian Hills, which form an Area of Outstanding Natural Beauty, Castle Howard, the North York Moors, the Yorkshire Dales and the lovely Yorkshire coastline all make fabulous days out.
