  • "This property has everything that you require for a great stay."

    warmth, cleanliness, locality and decoration within the property is of a high standard. We have just counted the amount of times we have had the pleasure the stay here from 2021 and it amounts to 20 with another 4 this year alone. Now if that is not a testament to why you should book this property I really don't know what else I can say. You will not be disappointed, so go on, have a look as you do not know what you are missing. Rusty.

    Spotlessly clean. Welcome tray with tea, coffee and biscuits a nice touch. Just one tiny detail, the TV remote was quite glitchy (visited over Christmas so did watch some TV) but a very minor thing. Overall a great stay - would recommend to family and friends.

  • "We had a very peaceful, relaxing week."

    We have stayed at The Bay before, though not at 104 Sunrise Drive. A word of explanation – it's a purpose-built holiday village. The houses are privately owned, the grounds are managed and agencies deal with cleaning and linen supply. Decor, amenities, appliances and even ornaments (think beach huts and lighthouses in every room... ) are fairly standard, so you have a good idea of what you will find. All properties have two WCs, which is a big plus, few have a freezer which is a bit of a minus for us. 104 Sunrise Drive fully met our expectations – well equipped, clean and comfortable. The walk-in shower was a definite bonus. We didn't use all the facilities available (multiple televisions, dishwasher, drier etc). There was an excellent supply of crockery, cutlery and glassware. The kitchen was well equipped for proper cooking, the only thing that we could not find was a trivet or worktop protector. Beds were very comfortable and there was masses of storage space. It's a very cosy house but towards the end of the week we needed the heating, which we had no difficulty setting. Wifi was reliably fast. We needed to phone Sykes for the code, it is hidden away on the bottom of the router. We have mentioned to Sykes that it makes more sense to put it with the visitor information pack, or on the welcome tray. Thanks for the excellent biscuits, and the teabags were a godsend as we forgot to bring them. The big draw for us at The Bay is access to Filey beach, a wonderful, long, empty expanse of sand. Check the tide timetable, then enjoy the walk to Filey. We'll add in view of some previous comments: yes the lower section of the path down to the beach is steep, but it's well made, wide and generally in good condition; we are in our 70s and have no difficulty with it! And yes, the beach walk is lovely. The area was originally developed by Billy Butlin as a classic 1940s holiday camp, but his only lasting legacy is the big house that he built for himself nearby. We were a bit apprehensive the first time we visited, but the accommodation is reliable, comfortable and it's extremely quiet – at least during term-time. It just feels like a normal housing estate.

  • "Once again I would recommend 104 Sunrise Drive as it is very spacious and always clean."

    There is everything that you require in the property and with a bath and a shower cubical it caters for all. You will also see there are toys for the children and dvd's , a variety of tastes. The children's room has books and a small tv on the wall. Two single very comfortable beds. Our grandchildren come with us every year in the summer break and they so love it. The double room also has a tv and you will find a hairdryer for your use in the vanity drawer. We visit quite often and will be there again in 6 weeks. Please have a look at this property and I'm sure you will not be disappointed.

  • "We have visited the property 9 times now and find it extremely comfortable and clean."

    Our grandchildren come along once a year and they love it. They use the toys and chess available which helps immensely. The swimming pool is great and we visit that 3 times while there, very handy for all. I personally enjoy the steam room and sauna.( free with card available in property) There is everything you require in the kitchen and a downstairs toilet which is very handy. The bathroom is great as it has a bath and also a walk-in shower, great when one child wants a bath and the other the shower. The double bed and the two singles are extremely comfortable. Each bedroom has a TV. In the living room there is a TV and DVD player great as we take our DVDs with us and watch at leisure. I would certainly recommend this property.

  • "The property was ok."

    One of the cupboards in the kitchen was broken when we got there. My husband took it off for safety. On Friday a man came to fix it. The walkway onto the beach is treacherous, I fell and badly grazed and bruised my leg, and no-one apparently is responsible for the upkeep of the walkway although it has had some work at some time. I would advise caution when going on the beach. Everyone was having trouble getting on and off of it. So the lovely walk to the beach is not so lovely.

  • "Unfortunately, this is the first Sykes cottage where we have experienced the cleaning standards and general hygiene well below standard."

    I also have multiple photos of evidence if requested but the cleaning was not up to quality - dust on skirting boards, toilet seat not cleaned, general dirtiness in key places. We had an issue (which was resolved after a couple of days) with the plumbing - the plumber had to be called as we had a serious and sickening faeces smell in the bathroom due to blocked drains - with waste/dirt bubbling through the shower plug and sink when emptying the bath. Not what we would expect from a family orientated cottage and holiday. We also could not use the washing machine until the plumber turned a tap (not sure why this was off) under the sink. Great location but the general cleaning and hygiene was not up to standard which is why I am now questioning future bookings with Sykes and my current next booking with Sykes in August.

    We appreciate the feedback which enables us to focus on improving any unsatisfactory aspects of a guests stay. It is particularly unusual for us to receive such a bad score. We would very much appreciate any photos showing the unsatisfactory areas which sound to be to do with cleaning. Once the photographs are received we'll be able to take them up with our cleaner. She has been cleaning the cottage for almost 5 years and previous reports have been quite the opposite( see the previous review a week earlier) As regards the other comments - the washer problem was rectified by our plumber shortly after it had been reported and as the guest indicated it was simply a matter of turning a tap to switch the water on. The smell in the bathroom was as a result of a previous guest(s) either showering sand covered children or a pet. The plumber rectified this by removing the sand and we are currently at the property and there is no sign of any smell. Bearing in mind that this took place over a bank holiday weekend and we were directly in touch with the guests on 3 separate occasions we feel that all stops were pulled out to make the stay as comfortable as possible. Plenty of off road parking at back of property, with just a 10 minute walk to beach and 2 minute walk to meadows.     A nice walk across the beach to Filey. I think 'the bay' needs to have a few more attractions for all the holidaymakers. It gets very busy, there is one pub and the cafe is closed at the moment. We would return to the cottage because it is so nice

    Property was very well equipped, lots of utensils in the kitchen which was great as we cooked each day. The house was clean and so comfortable. The only downfall was that a previous tenant must have had a dog with them and the smell had lingered. On arrival upstairs was foiesty smelling and the double bed smelt intensely of dog, maybe the duvets, pillows and mattress need a deep clean. We also found dog hairs on our clothing. However this did not detract from our stay and we wouldn't hesitate to recommend 104 again or to re book in future. Thank you.

  • "We had lovely week here and had really good weather for Oct."

    The property is as described and contains everything you need. One thing when arriving in the dark the key to house is at the rear and there are no numbers on the terraced houses so we weren't sure which was ours. I found dog hairs on my trousers after sitting on the settee also ask over the carpet in which we tried to vacuum but finished up gathering in our hands. We are not dog owners so this was not to our liking so we will not pick dog friendly again. Overall we loved being in the area but just a word of warning it is a ten minute walk to the beach but very steep for elderly people like myself who struggled to get back up the hill.

  • "We are really disappointed with our experience."

    The property was in an unacceptable condition when we entered - it stank of smoke and wet dog and had not been adequately cleaned. The cleaner was aware of this before we entered the property and yet no action had been taken by Sykes to inform/warn us or make alternative arrangements. Having had personal experience at renting out properties, I accept that you cannot control tenants' behaviour and therefore if they choose to smoke in the property, there is very little Sykes, the owner, or the cleaner can do. However, at the very least someone from Sykes should have been made aware of the issue at the earliest opportunity and taken action to prevent the disastrous start we had to our holiday. The response from the cleaner Dannyelle (who we contacted within a few hours of entering the property), was great and she returned promptly the next day to do extra cleaning, but until that happened it was so disgusting, I couldn't eat there and didn't like that my three year old daughter had to breathe in the horrid smell. When we made contact with Sykes the next day, Judy was very sympathetic but we found her male colleague very defensive and unhelpful which was unacceptable. We paid £155 per night to stay at the property. The £100 compensation agreed via Sykes covered our expenditure on air freshers and extra meals dining out (to avoid the smell), but does little to fully acknowledge the disappointing start to our holiday. My husband and I feel the Sykes didn't really care about our concerns and didn’t want to take any responsibility for the fact that they have a duty of care to all rentals they organise. The company clearly takes commission from holiday rentals, and should take reasonability for the state of the property. We suggest that in future Sykes take damage deposits for all their properties so that when this happens again, the damage deposit can be used to compensate unfortunate tenants like us who have to stay in the property next. In addition, we suggest that Sykes check with the cleaners that the property is up to standard prior to each change over and if there are any issues, then Sykes are proactive in managing this, rather than leaving it to the next tenants to sort out. The property itself is in a good location, has nice outdoor furniture and gets sun in the afternoon. There is a dishwasher and washer dryer, wifi, TV and DVD player. There are some nice children's books and beach toys. Kitchen could do with a declutter as there are probably too many utensils and all the blinds need a good clean.

    The small touches such as the welcome tray, milk in the fridge and books in the childrens bedroom were really lovely. As well as other helpful extras that are not usually provided (&we usually forget!) such as handwash, bin bags and washing up liquid. My children also loved the little Christmas decorations especially the light up reindeer, thank you for sharing these with us and an enjoyable stay.

  • "We arrived at the cottage at 3."

    45 pm to find that the house had not been cleaned and dirty bedding and towels were in the property. The house did smell unclean . We contacted Sykes Cottages by telephone . They advised us they would address this matter immediately .They were very helpful and apologised for this situation. After a few minutes we received a call back to say the cleaner had made a mistake and would come to the cottage at 8pm to deal with this matter .When the cleaner arrived she stripped the bed and took the towels away however whilst she offered to make the beds this was in a very negative way and in the end it felt like she did not want to do it so we took the bedding and did it ourselves . There was no offer to clean the bathrooms or kitchen areas for us . Setting this aside the cottage itself felt a little dated downsides, but did have everything you could ask for . The bedrooms felt fresh and airy . The bathroom was lovely. I felt the lounge area was slightly dirty with the sofa and rugs being grubby. The bay site itself was fantastic . The children went swimming and a great pub meal onsite. We will definitely be going back to the Bay site but maybe not this house .

    Bay resort well landscaped , The Bay’s meadow requires seating for those who wish to complete walk but not so agile. Greater variety of coastal meadow flowers would also benefit & removal of ? Part of fence in there duck pond which was noticed on photo l had taken ! Resort pub dog friendly staff friendly. Don’t spoil the by locating a food store .

  • "This cottage was absolutely gorgeous, it was like a show house."

    It was so clean, you could not have found a spot of dust anywhere. Everything we needed was included in the cottage from scissors to liquid soap. The sofas were comfy, the rooms were large, the shower was fantastic. The beds were also comfy and that was even said by my teenager son (who usually moans about everything) ;-). "The Bay" estate is just lovely, the houses are all different, the roads are quiet and all cars are parked off the main roads which is nice to see. There is plenty car parking right on the doorstop of the cottage. We had our dog with us and straight across from the cottage is a meadow area which we could easily walk her off the lead. There is also direct access to the beach which is really sandy and a fantastic dog walk area. We visited the swimming pool and it was like any other pool, and while there was nothing special about it, it was a good size with a sauna and steam room. We also visited the pub and had food and drinks and both were great and prices were not overpriced. The kids loved the "amusement arcade" on site. The dog was allowed inside the pub too for both food and/or drinks. The pharmacy on site stocked some household essentials and crisps and sweets for the kids. If we were to suggest an improvement, it would be to upgrade the Internet connection as it was a little temperamental and a bit too slow (but we were on holiday and we did have other things to do ;-) ). Thank you for letting us your cottage, we would certainly recommend it to others, and would come back again.

A delightful mid terrace cottage situated in The Bay holiday village, just three miles from the seaside town of Filey.

This vibrant accommodation is neatly furnished and perfect for families or couples to enjoy.

Wander inside to the tastefully furnished open plan sitting area, hosting cosy sofa's; and through to French doors which take you outside to the lovely patio.

A well equipped kitchen holds the basics you need to prepare your favourite meals, before sitting down with friends in the dining area.

This property also benefits from a cloakroom for all your shoes and outdoor gear.

Up the stairs into a double bedroom is with soft bedding, dressing tables and a wardrobe.

There are water activities including water walkers and jet scooters for you to enjoy, as well as bicycle hire, a tennis court  an archery area and a small play area.

There is also a football pitch which is surrounded by wildflower meadows with a fishing lake, a great place for a dog walk.

The Bay has direct access to the beach, a 10 minute walk from the front door.

Why not adventure into Filey for beautiful sands, individual shops and rock pools to the north.

A short drive steers you to the town of Scarborough, home to the Alpamare Waterpark.

Filey is a traditional English seaside resort with a friendly atmosphere, offering a restful holiday, making an ideal place to stay for walkers and wildlife watchers at any time of the year. A real gem on the Yorkshire coast. A fishing town on the North East Coast, Filey has enjoyed a reputation of being a resort since Victorian times, set beside the magnificent Filey Bay, a long stretch of beautiful sand, with Filey Brigg and its shallow rockpools to the north. Filey Brigg is a low headland that protects Filey Bay and provides good bird watching and seawatching opportunities all year round. The 400 ft high Bempton Cliffs (RSPB Reserve) to the south of Filey Bay are home to over 250,000 seabirds in the summer. Gannets, kittiwakes, puffins, guillimots and razorbills all nest there. Gannets are regularly seen diving for fish in Filey Bay. The Brigg area is an ideal place to watch for common and rarer waders, seabirds and migrating warblers,finches and thrushes. As well as seabirds, seals and other marine life, such as porpoises dolphins and minke whales can be seen in the sea around the Brigg. The town itself seems almost caught in a time warp, retaining much of its character with individual shops, narrow paths and ginnels. There is a small coble landing, a slipway where local fishermen keep their boats, plus delightful beach chalets that can be hired through the summer months. The bay is edged with two promenades and there are various gardens, where brass bands play on a Sunday afternoon. This small town is family orientated, crazy golf and candy floss. Also in Filey there is the Filey Dams Nature Reserve, a wetland reserve where common and rare waders and wildfowl can be seen as well as autumn gatherings of swallows, sand martins and house martins. Also there is Parish Wood (just off Sycamore Avenue) an unexpected gem that offers a wealth of wildlife. Willow warbler, chiffchaff, blackcap and tree sparrows breed there and a wide variety of other species are regularly seen such as great spotted woodpeckers and sparrow hawks. Parish Wood also provides shelter and food for a wide range of migrant bird species such as goldcrests, pied and spotted flycatchers, warblers, finches, thrushes and woodcocks. A short drive brings you to the busier town of Scarborough where for family fun you can visit the Alpamare Waterpark, a waterpark unlike anything the UK has ever seen before, as well as plenty to explore and discover in this lovely area.
