  • "Our 6th visit to Brookleigh."

    A lovely cottage in a peaceful location, ideal for walking & exploring the area. It was lovely to be back after a 5 year break. We did miss some of the little touches of previous visits which were so welcoming ( like the flowers and the fire being laid) and felt the cottage was in need of a little TLC and spring clean. A hairdryer & oven gloves would be useful. Otherwise we were very lucky with the weather and enjoyed our stay. Thank you.

  • "On arrival the living room was damp."

    The cleanliness of the property is just not good enough, dust under cupboards and beds, behind sofas and on skirting boards. The bathroom was mouldy in places, the window frames were disgustingly dirty - the shower was inadequate and took 15 minutes to work on a morning. The dishwasher just didn't work very well which just resulted in having to repeat cycles which is probably costing the owner more than a new dishwasher. Outside was positively dangerous - just having a notice about slippery surfaces isn't the answer as user need to access this area - it just requires jet washing periodically. This cottage could be fantastic with location and layout but currently just not worth the rental charge.

  • "Think the property needs to be checked by the owner."

    Mould in kitchen ceiling which has been there a while. Dust and dirt on floors and under beds. Lack of welcome bits and bobs although milk was provided. No heating on for arrival and house was beyond cold. Had to sit with coats on. Fire not made up with lack of stuff to keep you going for the night. Patio extremely slippery so garden unsuitable for most of us and the dog. With some TLC we would recommend but the points need to be addressed. We would have asked for a part refund but reckon we used a lot of electricity to get the house warmed. Because of health problems one person had to spend a lot of day inside whilst the others went walking, I did take photos of the owners or Skye’s wish to have them.

We have had the kitchen ceiling repainted as damp had come through from the hot water cylinder upstairs, which was leaking, but which has now been replaced. We also have the patio regularly washed and treated to reduce slippiness and we have bought outdoor matts to reduce this further. We are also sorry that house wasn’t in a good state when you arrived.     After another great stay here again only let down by the cleanliness of the cottage the previous house keeper use to clean it properly I had to hoover before unpacking the amount of dust and hairs under the beds and around the wardrobe was ridiculous wouldn't put me staying again just need to improve the cleaning and the damp on the kitchen ceiling plus the amount of bird poo on the bedroom window sill needs cleaning it's been there years

  • "A beautiful cottage in a perfect location."

    Loved the quirkiness. Lower score for comfort as the beds weren’t too comfy and would be nice to upgrade to larger doubles. Cleanliness slightly lower due to kitchen items needing a wash and taps in bathrooms could do with a descaling. Electricity went off but owners responded very quickly and was fixed within the hour. Overall great value for money and these are very minor complaints and would happily return.

  • "Hutton le Hole was again the perfect venue for our holiday."

    Beautiful village, lovely people. Brookleigh cottage however didn't offer such a good experience. On our sixth stay there issues arose again which have been mentioned in previous feedback. On arrival we were unable to park at the cottage and had to wait for people to return to their vehicles before we could unpack our cars. This happened on several occasions during the week. Maybe better signage would help. The cottage is still very tired and in need of upgrading. The covers on the sofas are badly stained and we were pleased we brought our own throws to cover them. The bath and shower curtain are particularly grubby and off putting. Most concerning were the two occasions when the electricity supply to the cottage failed and we were unable to locate the fault on the fuse box. Calls to the emergency numbers went to voicemail and attempts to call us back failed as the village has no mobile coverage. Could a landline not be available for emergencies? Less important things that we have mentioned before about beds being uncomfortable and bedding being torn have not changed. Sadly our ideal holiday cottage turned out to be a bit of a nightmare this time.

  • "The village of Hutton is hole is beautiful and has great attractions, Having stayed there many times the people are so welcoming it feels like coming home."

    However after staying at Brookleigh cottage for several years it's now in dire need of attention. Of particular concern are the electrics. When an appliance is turned on other appliances flicker or go off, The downstairs kitchen cold tap splashes every were soaking whoever turns it on. The upstairs basin hot tap turns a full 90' degree when turned on meaning the whole tap points towards the door.The living room curtains remain too long covering the convector heater constituting a fire hazard. The paving in the back garden remains uneven and incredibly slippery with a warning sign on the back door that can't be read. Smaller issues are no replacement light bulbs for the four lamps that don't work, torn and badly fitting cover covers, uncomfortable mattress, lack of basics like hairdryer. This cottage has been our favourite for many years now, but is sad to see the decline in standards.

  • "On arrival the fridge smelled very bad."

    I was concerned it wasn’t cold enough to store food. The patio desperately needs attention. Like a skating rink with the wet moss. Also tricky slope to manage when trying to avoid the slippery wet moss. Not very safe for older people. It isn’t really acceptable to just post a warning on the back door when the solution to just power clean and make it safe is cheap and simple. A shame as the cottage is beautiful.

  • "Great cottage, very well equipped and in a wonderful location."

    Only faults were that the front door requires draft proofing and there was a problem with an influx of 20-30 dozy house flies that were clustered inside the window of the second double bedroom that we had to exterminate.

  • "Fabulous cottage!"

    Perfect for us all. On the days we weren’t able to go out we could still enjoy looking out onto the picturesque village green. We loved all the books! Brookleigh was perfectly located for us to visit family and friends, and lots to see and do locally. The Crown was a short walk away, friendly staff and locals and fabulous food. We had such a wonderful and precious family break…

  • "Lovely cottage and location, beautiful views from cottage windows."

    Only grumble was having to put bin out for collection when there was 3-4 weeks of other peoples rubbish in and we had not added to that, especially when they had house keepers to look after the place. Other than that it was a great holiday and we had a great time.

  • "Brookleigh is a lovely cottage in a fabulous location."

    There are a few comments I would like to make: 1. It is listed as having two bathrooms but in fact the second is just a downstairs WC. 2. The dining room lighting is insufficient. 3. The cottage was only just warm enough, even with leaving the electric heaters on. 4. There was no vacuum cleaner or broom and we were worried about not being able to clean. 5. There was a lot of condensation in the bedrooms, making the curtains wet and no extractor fan in the bathroom. 6. We had to make small repairs to a bed frame, coat hook and a chair and a bedside lamp didn't work. A small stock of lightbulbs would be an advantage, particularly as there is no local shop. None of the above would prevent us from either recommending or returning - for us, no phone signal was an added bonus and What'sApp still worked!! Hopefully the owners can use the constructive feedback to make small improvements.

  • "Brookleigh is one of the nicest places we have ever stayed, with its sights of the little stream right outside the window, and the charming little village surrounding it."

    This is our second stay and we've never been disappointed by the accommodation. I would say that Covid-19 did make it difficult to go anywhere as even the pub across the road was fully booked that week. If you are going, look for places you'd like to go and book everything in advance.

    The accommodation was even better from what we had seen online, a larger property than expected which was a pleasant surprise. It was a home from home experience. We would highly recommend this cottage it offers everything you need for a good escape to the country, the location is hard to beat. A drive to the coast is well within reach so you have the best of both worlds. There's a good village pub in Hutton and two further pubs within a couple of miles offering superb food, The Royal Oak, Gillamoor and The Blacksmith's Arms, Lastingham so you are not stuck fast for dining out. Would we book here again? Definitely.

  • "A beautiful clean comfortable cottage with fantastic views across the village green and stream, we enjoyed watching the sheep arrive as we had breakfast."

    The cottage was larger than it appeared on the photos. It was very well equipped (scales in the kitchen would have been useful).It was lovely to arrive to a welcome tray and flowers in the dining room. The log fire in the lounge was well used and we played board games in front of it many afternoons. There were lots of games and toys which kept the children happy. A good location with the Ryedale museum (our grandchildren learnt to weave,make sources potions etc. there),tea rooms ,chocolate maker and craft shops made wandering round the village interesting. Lots of lovely walks and and friendly pubs offering good food in the location. We had a lovely holiday enjoyed a range of wether from snow to sunshine!

    I was pleasantly surprised by the amount of books and toys provided in Brookleigh for those rainy days. Situated in the picturesque village of Hutton le Hole there is plenty to do within walking distance of Brookleigh. The garden is big enough for the children to play in, though my son did manage to fracture his leg whilst playing in the garden (though this was due to his sister, not the garden!) I would highly recommend Brookleigh to any family wanting a lovely peaceful holiday. We will most certainly be back

    It is clean and welcoming with a lovely garden. Probably one of the nicest cottages we've stayed in. One suggestion is to have some deckchairs or garden seats so that you can sit on the lawn area of the garden.

  • "Had a wonderful relaxing week in Brookleigh."

    Cottage was very clean, comfortable and had everything we needed. Large enclosed garden was great for our dog who enjoyed mooching about in it. Location was fantastic too, lovely view over the picturesque village with sheep roaming around. A gentle stroll to 3 dog friendly cafes and the local pub, and being in the North York moors only a 40 minute drive to Whitby and the coast and York too. Hope to go back!

  • "Loved the cottage and the area, Hutton Le Hole is a very pretty village, I wouldn't book for in the summer because of no private parking but another winter break would be lovely."

    We think the cottage needed blinds on all the windows, front and back, we didn't feel comfortable in the bathroom or downstairs toilet without any blinds up. we also felt that the TV was in need of updating, I haven't seen a TV that small for quite a few years, in summer you go out more but for a relaxing winter break it was used more and was most definitely too small. these are just a few points that we thought needed attention but we really enjoyed our stay and these things wouldn't put us off coming again to this wonderful cottage

About the location

HUTTON-LE-HOLE

Kirkbymoorside 3.5 miles; Pickering 8 miles.

Situated in the heart of the North York Moors National Park and handily placed for touring both Moors and Coast, the idyllic little village of Hutton-le-Hole is widely accepted as the prettiest in the area. Charming stone built cottages cluster around undulating village greens, with a stream (Hutton Beck) passing through. It's the perfect spot to sit and watch the world go by - but don't be surprised to find sheep grazing next to you! The village is home to the Ryedale Folk Museum, a 'hands on' museum of local life and tradition, which includes a reconstructed Elizabethan Manor House, farm buildings and craft shops. The village also has a complex of craft shops, workshops, tea rooms and gift shops. Nearby the attractive old market town of Kirkbymoorside lies on the edge of the North York Moors National Park, in between the towns of Helmsley and Pickering. It's a charming place with a slightly 'old fashioned feel' and visitors will find plenty to keep them occupied in the many shops, tea rooms, pubs and restaurants. There is even an 18 hole course for golf enthusiasts and Pickering is the base of the North York Moors Steam Railway - a 'must do' day out for all visitors to the area. Both the City of York and the Yorkshire Coast are within easy driving distance.
