  • "The owners were fabulous and helpful hosts."

    Great suggestions for walking and eating out. The home made chocolate cake was appreciated. Our retriever loved meeting The three retrievers next door. The village is beautiful and great base for exploring the Moors. The. Cottage and private enclosed garden were great. Suggested improvements would be a smart tv in the lounge and a decor refresh.

  • "The cottage was dirty."

    Sinks in kitchen & bathroom & bowl in grained with brown stains & limescale which I cleaned. Shower had brown stains/mould. Walls damp, paper & paint peeling, black mould on most upstairs walls, damp & musty smell everywhere causing my companion to cough throughout holiday. Since returning home, her cough has ceased. Plaster was falling off pantry wall. Windows not cleaned in months. Skirting & doors near main exit were mud splashed from previous guest’s dog. We felt insulted that this property charged well over £600 per week & owners did not even bother to ensure it was clean & fit for guests. This cottage needs serious maintenance for damp & a deep clean before it is of a required standard to let to the public. I am able to provide some photos of damp issues if required.

  • "The property was a massive disappointment to us both at a time when we desperately needed a break."

    From the minute we walked in there was a putrid smell that we discovered came from the fridge freezer. Even after cleaning it the smell remained which made us nauseous. If the property has been cleaned it didn’t show. The number of cobwebs my husband had to hoover was terrible. The dampness around each window was shocking & the black mould & loose sink in bathroom was appalling. No garden furniture at the front where the view is!!! The excuse of garden area & furniture at the back was a disgrace. We booked for a week left after 2 nights. Would recommend Sykes as a company as have never had an issue. This was like Faulty Towers on speed!!!!

  • "We loved the cottage and the village."

    The superb pub is a mere stroll away, there are lovely walks close by and the village is very pretty. The local people are very welcoming and the enormous chocolate cake on arrival was delicious. The only thing I would mention is that garden area is not totally dog proof and our two cocker spaniels kept getting out. Thank you Jo and Nigel for a lovely week Christmas 2023.

    Perfect for exploring the North Yorkshire moors and close by East Coast. Primrose farm cottage is in a prime location. Jo and Nigel offer a warm welcome, are friendly and helpful. The cottage is well equipped for holiday stay. Clean, comfortable bed, nice towels. The cottage, some call it quaint? Cute? I feel its needs TLC. It's lost the "Ho!, Wow factor. Having experience in the hospitality sector, it needs Jo and Nigel to invest and spend time bringing it back to life. Come on give it some care, it's a Gem worth the effort. Make it what you would want to live/stay in.

  • "A very pleasant farm cottage in a beautiful village setting."

    \first impressions were good. However, the British weather was not at its best, and very cold. My wife and I are elderly and found that although the was a wood/coal burning stove in the sitting room the rest of the heating system was haphazard. There was a plentiful supply of hot water via the Rayburn stove and the kitchen was well equipped. The bathroom was totally acceptable with a slightly temperamental over the bath shower. Having said all that we had a splendid holiday and the home made chocolate cake by courtesy of Jo and Nigel, our hosts was well received. Many thanks..

  • "This cottage has got to go down as one of our favourites, Primrose Hill is positioned on the edge of a beautiful village in Hutton-le-Hole and is a very comfortable, well equipped and welcoming cottage."

    After walks around the village or afar it was great to bring our dogs back here to settle down in front of the fire, play a game and open a bottle of red. They have an enclosed area for dogs to use when nature calls so you don’t need to worry about them running off and the kitchen/dining area with its flooring and Rayburn is warm and comfortable for them to sleep in. Jo and Nigel couldn’t do enough and politely checked that we had all we needed on arrival and provided extra throws that we normally bring to cover the owners furniture. Our circumstances changed before we left home yet it was still no bother for them to accommodate us, which was thoughtful and kind. I also very much appreciated the chocolate cake on arrival

  • "Great property in a lovely location."

    It was even better than we were expecting! Lovely welcome chocolate cake. Private parking available was a great bonus. Back garden is just across a private driveway at the rear of the property and was great for both the toddler and dog to run free in as full enclosed/fenced in. Only a minutes walk to cafes and pub.

  • "A lovely cottage in a beautiful part of the country."

    The owners were very accommodating and sorted out any issues we had on arrival. Lots of lovely walks through the moors from the door step and many more places to explore. Hutton-Le-Hole is a lovely village with nice cafes and essentials shops and a chocolate shop! The property was very well presented and lovely and warm when we arrived. Make sure you use the approach ramp from the village side to drive in though. The enclosed garden was a lovely place to escape to but our medium sized dog was able to escape through the rails though which kept the children fit. The only criticism would be the very creaky floor boards in the main bedroom. Overall a wonderful place to stay though and we would definitely recommend it.

    Owners friendly and helpful. Great location with walks from the door, village cafes and pub. Great base for the NorthYorks Moors with the coast only 45 minutes away. Really good to come home to a warm Rayburn, my dogs loved it after a days walking. Excellent that the owners allow dogs. Would book again.

    The cottage is warm, comfortable and well equipped. The setting is ideal for walking and the owners are friendly but unobtrusive. The bonus for us this time was one of Jo’s wonderful chocolate cakes! Even the weather was good. We have already booked to return.

  • "We had a very good time."

    It would have been nice to have access to a vacuum cleaner (but appreciate the absence of this may have been due to covid restrictions). Everything is dog-friendly, but perhaps a rethink of the garden fence would mean that dogs could come off the lead in the garden, without being able to escape.

  • "Primrose Hill Farmhouse was an absolutely delightful place to stay."

    Immaculately clean, well presented and exceptionally comfortable - especially the beds which the most comfortable that I have ever slept on. Particularly pleasant was the private garden which was a delight for BBQs in the evening. Hutton-le-Hole must easily rank as the finest village in England and boasts an excellent boozer called The Crown. I will definitely be back!

  • "It is easy to see why Primrose Hill is such a popular cottage."

    We found it to be a most comfortable base for our week's stay. The owners are really hospitable (loved the 'Welcome' cake) and have created a property which has character as well as all the comfort and equipment you are likely to need for the duration of your holiday. The garden was a bonus - dog-safe and somewhere to relax (with book, drink and/or cake) after your explorations. Another bonus (for us) was that we didn't have to stray far as there were some great walks from the door. The area certainly has plenty to offer - AND the sun was shining ALL WEEK. So win, win all round!

    We were nervous about staying given the covid situation but they did everything to allay our concerns. We will definitely be returning. The negative mark for not recommending Sykes overall is due to the recent adverse press coverage regarding refunds and cancellations. Being mentioned in the same article as Ryanair cannot be good.

  • "The holiday cottage was lovely and cosy and comfortable."

    The cottage had pretty much all the utensils you could need and we were able to prepare and cook our evening meals easily enough. The cottage garden was fantastic and we were able to sit and watch the wildlife and still let our dog run freely as it was completely fenced in. Unfortunately, the Wifi was really slow and in some cases didn't work at all. This was not a bad thing, as it allowed us to enjoy the holiday without checking our phones every five minutes, which was really quite liberating. The owners were really lovely and, even though they were right next door, we didn't feel overlooked or imposed on at all. They said hello if we passed in the yard and were on hand if we needed anything, but apart from that they left us to it. We were very lucky with the weather as well, which made a brilliant week even better. We were quite central to a lot of interesting places and were able to pack a considerable amount in to one week. All in all, we have a fantastic time in Hutton-le-Hole.

    The chocolate cake went down a treat. Everything was clean, comfortable and welcoming. The following points are simply just minor 'niggles'. The sharp up-hill entry for the car round to the rear of the property was a little un-nerving at first, but was mastered after a few days. The lock to the shower room is in need of some lubrication and the front garden needs some TLC. All-in-all a most enjoyable week in Hutton le Hole supported by stunning weather. The major surprise at the end of the hol. was discovering Lastingham Grange Hotel and it's super meals.

  • "A wonderful location and a real ‘cottagy’ cottage so do expect some quirks with uneven floors and ceilings and a low doorway into the walk in pantry."

    The owners live next door and are extremely friendly and helpful without being imposing. Nothing is too much trouble for them. The cottage is dog friendly and the owners have two dogs themselves who love to meet and greet. The village has all the amenities that are needed, (most of which are also dog friendly, including the pub, cafes and museum), although when we visited in May it was advisable to pre book a table in the pub as it gets extremely busy especially on Saturday and Sunday. The cottage has good facilities including a washing machine, tumble drier and dishwasher. It was good to be able to park at the back of the cottage next to a small dog proof garden with picnic bench overlooking fields and woods. Although there is no grocery shop in the village there are plenty of shops, pubs and takeaways in Kirkbymoorside about 3 miles away. Unfortunately we required the services of the local vet, (2 minutes drive away), and I can confirm that they are excellent, (helpful if you are a dog owner). Morning dog walks along the beautiful beck are a joy and the local residents are very friendly and helpful. All in all a terrific cottage in a beautiful location, (and the home made chocolate cake on arrival was a bonus).

  • "A very good experience."

    Settled into the cottage and felt comfortable very quickly. The owners, Nigel and Jo, are very friendly and made us most welcome along with their dogs and horses. The chocolate cake legend continues and it was very tasty. The bathroom had been refitted since we booked and now has a good modern shower cubicle rather than a bath. We enjoyed the kitchen when in during the day and warmed ourselves by the multi-fuel stove in the cosy lounge at night. There are ample footpaths into the countryside from the village. Plenty of variety for walking the dog. The Crown offers a good dining experience for an evening meal out. We enjoyed The Forge Cafe for breakfast a few times. We are looking forward to a return visit.

    The setting of the cottage in Hutton-le-hole in the North Yorks National Park was amazing. Very central for various towns (inland and coastal )as well as many castles , Abbys and country houses. A good selection of pubs in the area selling great food. The cottage had a good kitchen dining area and a very cosy lounge with open fire if you wanted. The bedrooms were large and the beds very comfy with nice linen. I would recomend this cottage.We had a great weeks holiday. Thankyou to you all.

  • "A beautiful, cosy, quaint Yorkshire cottage."

    An amazing chocolate cake was there to welcome us, thank you to you both. The cottage is warm,homely and welcoming. I wanted my mum to have a wonderful experience for her first time in Yorkshire and she truly did. Jo and Nigel are amazing, nothing was too much. Although they were just next door, which was comforting to know, they at no time imposed on our stay. I have stayed in many self catering cottages in the past 20 years. Jo and Nigel have thought of everything,dishwasher tablets,washing liquid, hair dryer,even a first aid kit. I am already looking at dates to book next year. Thank you Jo and Nigel for a wonderful break.

The property

An enchanting mid-terrace cottage, set in an elevated position overlooking the village green in Hutton-le-Hole, the heart of the North York Moors National Park.

Surrounded by hills and moorland, it is perfect for walking, cycling and exploring the spectacular scenery, but with easy access to pretty market towns and many nearby attractions.

Comfortable and homely, the property retains much charm and character, with exposed timbers, sash windows and boarded doors with Suffolk latches.

The spacious farmhouse-style kitchen has a lovely warming Rayburn, complete with fireside chairs, with the dining table in the middle - creating a very sociable space to enjoy family meals together.

In the sitting room is a lovely warming woodburning stove to toast the toes by, and stunning views over the green, while steep cottage stairs lead up to the two bedrooms, both with fine views over the village beck.

To the rear of the cottage, across a shared driveway, is an enclosed lawned garden, providing the perfect opportunity for dining alfresco!

From the doorstep, there are a network of public footpaths through beautiful countryside and moorland, whilst the less energetic will delight in strolling around this exceptionally pretty village.

Close by are the historic market towns of Kirkbymoorside and Pickering, with weekly market days, quaint tea rooms and traditional village inns.

Visit the castle at Pickering, or take a nostalgic trip on the steam railway, that winds its way to Grosmont village near Whitby.

With the coastal towns of Whitby and Scarborough within easy reach, Primrose Hill Farmhouse makes an ideal base for a relaxing holiday at any time of year.

HUTTON-LE-HOLE

Kirkbymoorside 3.5 miles; Pickering 8 miles.

Situated in the heart of the North York Moors National Park and handily placed for touring both Moors and Coast, the idyllic little village of Hutton-le-Hole is widely accepted as the prettiest in the area. Charming stone built cottages cluster around undulating village greens, with a stream (Hutton Beck) passing through. It's the perfect spot to sit and watch the world go by - but don't be surprised to find sheep grazing next to you! The village is home to the Ryedale Folk Museum, a 'hands on' museum of local life and tradition, which includes a reconstructed Elizabethan Manor House, farm buildings and craft shops. The village also has a complex of craft shops, workshops, tea rooms and gift shops. Nearby the attractive old market town of Kirkbymoorside lies on the edge of the North York Moors National Park, in between the towns of Helmsley and Pickering. It's a charming place with a slightly 'old fashioned feel' and visitors will find plenty to keep them occupied in the many shops, tea rooms, pubs and restaurants. There is even an 18 hole course for golf enthusiasts and Pickering is the base of the North York Moors Steam Railway - a 'must do' day out for all visitors to the area. Both the City of York and the Yorkshire Coast are within easy driving distance.
