  • "We thoroughly enjoyed our stay at Derwent House Farm."

    The property was fresh, warm and clean and had everything we needed including the large paddock, which provided freedom for our dog to run around, she loved it. A very peaceful and quiet location and perfect for visiting the coast, market towns and of course the moors. Our host Kate could not do enough for us and made us feel very welcome. We would recommend and will return in the future.

  • "Kate is the perfect host and the cottage was exactly as described."

    We loved watching the wildlife, a pair of hares playing in the farmyard, right outside the cottage, a pied wagtail stood on the doorframe looking in. There was also a partridge that seems to think that he or she is a pigeon; 2 hens that would come inside if the door was open....... A great location and so peaceful, we will be back. Many thanks.

    It is 3miles from the main road and very quiet and peaceful with only birdsong to listen to also a large secure paddock for your dog to exercise in.   • "Lovely cottage in very quiet location, but ideally situated for access to the coast and numerous other places of interest."

    As a motoring enthusiast I couldn’t resist a visit to Mathewson’s Garage (of Bangers & Cash fame), which is only a few minutes away in the picturesque village of Thornton le Dale. The property has everything that you might need for a relaxing break and is perfect for dog owners. The owner, Kate, made sure that we were completely comfortable and was a pleasure to meet. Highly recommended! We hope to return soon.

    The cottage is in a perfect rural location with an abundance of wildlife around. The facilities are excellent. There is a a large secure paddock at the rear of the cottage which our dog Sparky loved. A great place to recharge your batteries. Thank you Kate we will visit again.

    Nice and quiet. Situated far enough from the main road to be able to enjoy the wildlife. Having the space in the large paddock to let our dog roam free was fabulous and Kate is a lovely host. Look out tor the hare, kestrel & barn owl!

    We would recommend the cottage and it’s faculties. A beautiful cottage for couples, particularly dog owners. The paddock to exercise your dog is just perfect, a large grassy fenced in dog friendly area at the rear of the property. We certainly recommend Derwent Farm Cottage.

  • "We had such a great stay, honestly just what we needed!"

    We were greeted with the lovely Kate when we arrived and left us to our weekend to enjoy, but was also on the phone if we needed anything. It was the perfect place to relax and unwind with our dog who really enjoyed the secure paddock and the peacefulness as I’m always training him in busy places, so I think he needed it just as much as we did. We did however have some time at the beach and just felt like we were abroad. We ended up sitting in the sun enjoying the sounds of wildlife in the paddock and couldn’t be more relaxed if we tried! The cottage itself was nice and cosy and had basically everything we needed for a short stay. We’ve been recommending it to everyone we know and will definitely be back. Thank you so much!! Xx

  • "Very peaceful location with just the birds and lambs for company."

    Coastliner 840 scenic bus route passes the end of the lane for car-free access to Pickering, Goathland and Whitby over the North York Moors. Comfy cottage and loungers in the sunny mown paddock to return to at the end of the day. We couldn't have asked for more!

    Had a lovely relaxing week and the weather was glorious. Our greyhound loves the paddock as did we to relax in the sun. Great location and 30 mins drive to the coast. Kate checked in us to make sure everything was ok which it was. Lovely barn with everything we needed, we will be returning.

    The location is ideal if you are looking for peace, quiet and a good base if you are exploring the area. The private paddock was a godsend for our six month old spaniel and a very relaxing place just to sit and unwind. Kate, the host, is an absolute star and could not be more helpful; we were made very welcome. The cottage itself is warm, very clean, comfortable and has everything you need to make you feel at home. Thanks for all your help and hard work Kate; we’ll be visiting again.

  • "I found the cottage had very basic facilities."

    There was no hob/oven but a unit on top of the work space with two hot rings. The rings were then at shoulder height making it too dangerous to use. I realise it was out in the countryside but there were so many beetles in side. I bought some insect killer but they continued to come in. I cut my stay short and went to a hotel

The description clearly describes the facilities at the cottage and there is also a separate hob.If you had brought the issues to my attention I could have rectified this for you.This is is the first time this has happened and someone has been in to check this out and it is partly due to the warm weather followed by rain and the countryside location.The issue has now been resolved by a qualified expert in this field. It is sad that you had to write this and not notify me whilst you were there.I do my best to ensure guests have the best holiday. Property Owner

  • "We had an amazing week at Derwent House Farm."

    The property is set along a country road and in the middle of nowhere, which is perfect for a quiet retreat. There are local towns within a short drive away which have an excellent selection of shops. The cottage is toasty warm with good facilities. The bed is very comfortable, the shower is excellent and the kitchen facilities ideal. The paddock for our dog was huge and he absolutely loved it. The owner checked we'd arrived OK and that we had everything we needed. We would highly recommend this property and will definitely be back.

  • "The cottage was perfect, cosy and well equipped for a holiday stay."

    The combi boiler meant instant hot water without having to work anything out and the shower was excellent (I have longish hair and sometimes showers just don't work). Instruction manuals were in place for all the kitchen equipment. Fantastic location for trips out to the moors or the coast, although, at night, the entrance from the A170 Pickering - Malton road took some finding - at first. Plenty of wildlife (hares, lapwings) and truly dark skies for star gazing. Kate was on hand if we needed anything (which we didn't) but otherwise we were left to enjoy our stay in complete peace. We, and our german shepherd, Genna, had a lovely time. Would highly recommend.

  • "Really lovely cottage for a couple & 'pet friendly' if you have dogs too."

    Kate is extremely helpful & although our visit was cut short by the new Government COVID restrictions we thoroughly enjoyed our stay here. There is no wi-fi at the cottage but we checked the network coverage at the cottage before leaving home, which was good 4G, so we bought a dongle & data sim for our own portable wi-fi. This worked fine. Great to sit & observe some of the local wildlife. Very entertaining. May well book this cottage again at some point. Great base for exploring the area.

    This cottage is amazing in the most peaceful and tranquil location it’s got everything you want and need. It was spotless, warm and cosy. It may not have a full size oven ( which we were aware of after reading the cottage description) but the mini oven with hobs along with the George Foreman etc was more than adequate. The fully enclosed paddock was perfect for a 6 month old cockapoo and just being able to open the cottage door and knowing she was safe made the holiday so much more relaxing. In these Covid times we felt very safe! Thank you Kate Can’t think of anything this cottage is missing. Keep it just as it is

  • "We were generally happy with our stay at Derwent House Farm."

    A few changes would make the cottage a better prospect. 1) The information describes the cottage as having a well equipeed kitchen, but the cottage does not have a proper oven/hob/grill. The compact worktop oven in the cottage is not ideal. 2) The oil fired heater, which is sited under the worktop, is massively over-powered for the needs of the cottage. We were almost too warm, despite the cool weather, even though we turned the thermostat right down. Running the hot tap or taking a shower generated a lot of heat directly from the oil burner itself. The burner would be far better situated outside the cottage, perhaps in a small lean-to. This would also cut down the noise generated by the burner, which could easily heat a barn. 3) A small but important point, the fridge, (which looked very new), makes a very annoying noise, a pure tone, which is impossible to escape and became nauseating after a time. I have no sulution to offer in this case.

    Thank you for your feedback. We are happy that you enjoyed your stay at Derwent House Farm. We have taken your comments on board. Previous guests have not mentioned the cooking facilities. There is adequate cooking facilities in the property including a grill. We were told to put that type of boiler in the property. This meets building regulations for an old barn. Unfortunately there is little we can do when it comes to the noise but it usually happened when it try's to cool down if not stocked. Thank you and we hope to welcome you back soon. Property Owner

    It was the most peaceful place I have ever stayed - you could hear the insects buzzing. Even the neighbours (sheep) were quiet. It was an amazing find. It was very clean and covid safe.     Owner couldn't have been more helpful checking us in and making sure we had a good time. The cottage isn't too far from any amenities, with a lovely (dog friendly) pub down the road serving really good food. Plenty of shopping in the adjacent villages not too far away. The paddock at the rear for the dog is great and our Labrador loved bounding round exploring! Yes, it only has a mini oven and two hobs, but that was plenty for us! Looking forward to returning in future!

The cottage is situated in an ideal place; it is on the top of a hill; providing a quiet and peaceful break, with stunning landscape to view from the windows and lovely walks.     The cottage is warm and cosy with everything you need for a “get away from it all” break. Beautifully clean, lovely big shower and a very comfortable bed.     The bed is very uncomfortable so uncomfortable you couldn’t sleep all night on it disappointed with the cooker only one source been without a lid no I will cooking facilities to cope with television is rubbish sitting looking out the window to a terrible black building book to be a working farm I would never returned to it I wouldn’t very comfortable with it looking at the advert the cottage looks very nice

I am sorry you did not find the bed comfortable, the bed and mattress topper were both bought new in April and this is the first time any one has mentioned they did not find it comfortable. We cannot do anything about the Shed however the property has wonderful views on 3 sides. It is advised in the description that the television is freeview and the property has a mini oven.     The cottage has been described as remote but it is not remote it is set on its own with owners house one minute walk away. It is 5 minutes from two main roads by car and a farm shop and cafe and 3 minutes from a public house. Property Owner

  • "We had a great week at Dewent House Farm and were especially impressed by the owners desire to make sure we had an enjoyable time."

    The location was perfect and had privacy but help near by if we needed it. The adjacent paddock was ideal for peaceful sit, especially in the evening - we could only hear bird song. Next time we will bring the dog! The house worked well for my wife as she has limited mobility, but could maybe have a grab rail in the shower. A couple of extras such as an iron/ironing board, chair in the bedroom, some hooks to hang coats etc and a little more crockery/glasses would make the holiday home perfect. Once again the owner was more than willing to hear any suggetions. We really do look forward to returning to such a lovely part of the world and such a warm welcome.

    The cottage holiday certainly allowed us peace and quiet in a relaxed farm environment with our dog. The facilities were excellent ... all we required. The location perfect ... short drives to pubs, country towns, places of interest and the coast. The hosts were helpful and there to assist when required. This probably was our most relaxing holiday in memory and would highly recommend a stay! We certainly will be considering re-booking. The initial choice of location and booking was relatively easy and we gained reminders and support from Sykes throughout the process. We were impressed!

    It is close to Malton and Pickering too. We loved the location and the cottage and the owners were really helpful and polite. The cottage is so peaceful, and we had a fantastic restful time. The cottage also features a private paddock which was wonderful for our dog too. We will definitely be booking a stay again. Thank you so much!

The market town of Malton has been the historic centre of Ryedale since Roman times, and has many interesting buildings including the old Corn Exchange and Assembly Rooms. A weekly general market is still held in the town, as well as livestock and farmers’ markets.
