  • "Situated in a pleasant village but please note that the cars drive through at very high speeds."

    The front door opens straight onto this road. We found this dangerous with our little dog and getting in and out of our car. TV and Satellite box was very difficult to tune in, even with instructions card. Owners live directly next door; no feeling of exclusivity due to them being so close. Garden is not secure for dog as there is a low wall at back of garden. Bath is difficult for older people to use due to lack of hand rail or slip mat. Similarly, the very steep and dark stairs are not suited for older people. Two of the upstairs bedrooms are very small and aren’t really a suitable size to have double beds in. Advertised as having a pub in village, it has closed down. Also, no farm shop as advertised. However, the garden and hot tub were nice.

  • "5 star cottage, the owners have ensured that all facilities from the fabulous comfy bedrooms , fully equipped kitchen with quality goods to the totally enclosed garden, perfect to just open the back door and let the dogs out."

    . Cannot praise highly enough, and the owners are extremely friendly, introducing themselves, but remaining in the background . Would love to stay here again, thank you for ensuring that we had a lovely Easter break.

  • "Well the owners were not around to meet and greet, they did send an email but never replied to mine."

    When we arrived there were dirty towels and dusters in a pile which I had to move. Also the towel rails were not working so we had to dry them in the radiators! Not very good. House is lovely but chairs are uncomfortable especially for older people. They did put the towel rails on when they came back from oversea trips, there was no face mask wearing though. The towel rails were not put on a timer so they were in all night and day and it was stifling so we had to ask fir help again to turn them off. The instruction book said they should be on a timer. Very disappointed and it caused us personal problems and don’t think we would consider this property again.

  • "We have had an excellent week in this lovely cottage."

    Unloading and loading our bags was really easy as there is parking directly outside the property. One of the owners had made some wonderful cakes for us, which we thoroughly enjoyed on arrival. She also gave us some very helpful information about the best places to visit. The bedrooms are really lovely and she had gone to the trouble of putting fresh flowers in all of them. The master bedroom is very spacious and has a lovely big bathroom. My daughter was especially pleased to also have an ensuite bathroom. The dining table was a really good size and had extremely comfy chairs. There are also two lovely armchairs in the living room. Our son enjoyed spending time in the snug which also has a TV and a big hamper of family games. The well tended garden has really good quality garden furniture - a comfy sofa and also a table and chairs. There is also a motorized outdoor canopy to keep the sun off. This has been a really special 25th wedding anniversary week for us, made all the more so because of this wonderful, peaceful cottage and its thoughtful owners.

  • "The cottage looked so good on line I was hoping the reality would match it."

    Need not have worried, it was even better than we expected! Difficult to think of any negatives, however minor. The village is quiet and peaceful and is an excellent base for both the Wolds and the coastal resorts. We were very lucky with the weather, which is always a bonus, and enabled us to eat outdoors when we felt like it, but the cottage was so comfortable that I'm sure we would have been content had the weather been less clement. Highly recommended.

    The walk on the beach at Hunmanby Gap was memorable. The local walk detailed by the Owners was also very good. The fish & chips at the Royal Parade Cafe by the beach at Filey were very good.

Summary

The property

The hallway opens into a glorious and large open plan living area with a wonderful wood burning stove – as well as under floor heating – comfortable velvet sofa and window seat.

There is a large 42″ TV with Blu-Ray/DVD player and music centre. The kitchen is well-equipped with a dining with views of the garden. There is a second sitting room/playroom with books, games and 40″ TV, which also has a wood burning stove. Off the kitchen is a utility room plus a cloaks/WC. Leading from the kitchen is a west-facing terrace with table and chairs for al fresco dining and a charming, enclosed garden with lawned area. On the first floor is a large master bedroom with fitted wardrobes, cheval mirror and an en-suite bathroom with fabulous double basin and a shower over the bath, WC and hand wash basin.

(This bathroom is a ‘Jack and Jill’, with a second door so it doubles as a house bathroom). There are two more double bedrooms with one having a en-suite shower room with a shower, WC and a double-size basin with a ‘waterfall’ tap. The garden is enclosed with a terrace, hot tub, table and seating plus a lawn and well-stocked borders.

The owners provide a ‘meet and greet’ service with wonderful fresh-from-the-oven homemade baking to welcome you and in the summer, a basket of vegetables from their garden!
