  • "Hi, really enjoyed our stay at the cottage for a family get together."

    Warm, clean & comfortable. The grandchildren loved playing by & in the river - built stone towers, made rafts & generally had fun, even in Feb! Great area to find fossils. A couple of ‘minor’ points (not to be negative but advice for future guests) - we had 3 cars between us so parking near the property wasn’t that easy.. luckily one of the main car parks was free until the end of March so we used that. Might be more of a problem in peak periods. Property was on a main costal road from Whitby to Saltburn so had to be extra careful with the children & dogs, especially with no garden ( but we were aware of that beforehand) But had a brilliant time !! Additional Note to owners/management: - fridge & general food storage space was limited (especially for 8+ guests. - cooker/oven probably needs updated & more energy efficient. - have you looked into acquiring the spare land behind the gift shop to turn into a small courtyard for guests to use?

    Yorkshire Cottages were amazing - so helpful when I needed to phone to ask where the high chair was - in the porch!! Would definitely return to the house and use Yorkshire Cottages again. Thank you

  • "Nice property brilliant location, everything is there for a great vacation."

    We did have an issue with the heating which was sorted within a couple of hours. There are parts of the interior that would benefit from redecoration, overall we had an excellent break and would be happy to return

  • "Lovely property for family holiday with children Stairs to top floor rather dangerous and there were a lot of flies up there when we first got there."

    We loved the position of house, beach on doorstep, ducks to feed and water/sea so close. Heating went off but plumber was there within the hour to fix it. Lovely bedding, well equipped and very comfortable. Everyone loved it and wants to come again.

  • "Good property for a family holiday."

    Warm, comfortable and well equipped. Location is superb. The only downside is that there are a few maintenance issues that need attention and have been mentioned in previous reviews. These will probably be sorted in the quieter season though. We would come back if looking to visit Sandsend again.

  • "Visited in October."

    The property is spacious with good facilities and has fantastic views out over the bay, however, these were somewhat spoiled by the double glazed units in the lounge being 'blown'. Condensation was also a problem in the front bedroom. Overall we were satisfied with the experience.

  • "House was perfect for what we needed and location to the beach perfect with young children."

    The kitchen did the job, the lounge fit us all comfortably and there were more toilets than we were expecting so no fighting! We had a temporary shower curtain in one bathroom but it did the job and they made a point of phoning ahead to let us know. Bedding lovely but inconsistent quality on doubles compared with twins, guess singles machine washable if any accidents? The only downside is the wear and tear and cleanliness of windows. The downstairs toilet needs a complete redo, paint work internally needs stripping back and starting again. The windows are filthy, I raised this on the check in call but was advised they’re not allowed access to clean them. It’s not good enough, they need regularly cleaning and if not from outside then inside. Would come back but planned maintenance and TLC essential.

  • "Property is in a perfect location, bus route is good up or down the coast, Property has everything you need , it easily suited our needs of 9 people, we were made aware on route the shower door was broken, but a curtain had temporary been put up, so not much of a problem, didn't like the fact when sitting in the dining room, next door's courtyard was right outside, so people were looking in, only major disappointment was the back double room's bath room was damp and significant amount of black mold on the walls, really not acceptable, but over than that we all had a wonderful stay."

No one came or if they did we couldn't tell Had to wash pots before using as they were dirty

  • "Quayside is a great cottage in a wonderful position and is perfect for our family."

    The problem we have is with the double beds not really being big enough and suitable for tall adults, most of our adults are over 6ft and one is 6’7”! The property needs some TLC but being so close to the sea it is always going to be an ongoing issue and something we accept. We love the space and the facilities are good with a very efficient heating system. Getting enough hot water to fill the bath is a bit of a problem but it is only used for the children so a kettle full of boiling water is usually enough to get a temperature suitable for them. We love staying at Quayside and creating wonderful memories for the children, just as their fathers have when they stayed at Sandsend as children. The comments I have made are not for criticism but just feedback that might be of use. We stayed last year and have booked again for next year and everyone can’t wait to come back.

  • "This property is fantastic for families with children looking to be close to the beach."

    The house has pretty much everything that you need. It is near lots of cafes, restaurants and a pub which is ideal for a self catering holiday let. We travelled with a young baby and had a lovely time whilst we was away. The house does have some small things that could do with updating. The general cleanliness was ok but I think the property could do with a real deep clean (hallway carpet, bathrooms, curtains). I think that this may be because the house gets so much use being booked out all year. Other than that we loved the house. Also there was no coffee left which you normally get at a holiday let, so take some if you stay here. We would book this property again with the children and would recommend to our friends.

  • "The house is lovely and the location is perfect."

    We had a fab stay and the bedrooms and living room were great for our needs. There were a few niggly issues that did impact on our stay and that we would like to draw your attention to so that they can hopefully be sorted out for future guests: The toilet in the main house bathroom on the first floor was unusable as when it was flushed, the pan filled up and took a very long time to drain; The shower tray in the main house bathroom on the first floor filled up so quickly and drained very slowly, meaning only very short showers could be had otherwise it would have overflowed (so short that the water didn't get chance to properly heat up); There was broken glass and a cracked cup in one of the kitchen cupboards; Some plates had been put back in the cupboard which weren't properly clean; The cooker really needs updating. The house is really lovely and we did have a good weekend but we chose the property specifically because we wanted more than one bathroom and we were effectively reduced to one shower between nine of us.

  • "My friends and I have been coming to stay here for 4 years now."

    When we arrived on this visit, the house was freezing as the heating was switched off! It took a day to heat up. Apart from that it was clean and tidy and finally someone has swept up outside. Much better than last time.

  • "Lovely house, well equipped, amazing location."

    We were worried after previous reviews about cleanliness but the house was spotless. There were a few minor maintenance issues, not unusual for a house this old, but nothing that detracted from our stay. We were 2 families and there was plenty of space for everyone to enjoy. Everyone’s favourite place was sitting in the window seat, watching the waves and also the world going by. Pub opposite, fish restaurant almost next door, 2 cafes, local store. Reliable local bus service to Whitby if you don’t want to walk along the beach every time. A very relaxing stay.

  • "We love staying at Quayside, this was our fifth visit."

    The house suits our needs as a group of friends and the location can't be beaten! However, on this visit we found the house wasn't as clean. The seat cushions on the sofas hadn't been hoovered under for a while and there were empty cans under them! Up in the attic bedrooms was noisy, there was a banging/flapping noise coming from the sides of the rear dormer when it was windy. The hot tap in the furthest attic bedroom doesn't work. The outside, around the porch door still could do with a sweep and a lick of paint. We mentioned this last time!

  • "Quayside cottage is delightful, we stayed for my 60th birthday at the beginning of November with family , dogs and babies ."

    The size and location of the house were perfect and as we did have sandy dogs ( and babies ) I felt I was able to relax without having to continually clean up ( although I still did ! ) During the week the heating and hot water stopped working however the agents rectified this within a few hours . Before our visit I had read some bad reviews and was very concerned however the house is warm , comfortable, in a superb location next to the beach and great pub ! It isn’t 5 star as needs a lot of maintenance but is a comfy , beachside home and we had a very happy week

  • "I was concerned after reading several reviews about the cleanliness of the house particularly but I didn’t need to be."

    The house was clean and we had a lovely stay. The location is perfect for the beach and is very well equipped on the whole. The fish and chip shop along the road is lovely and the pub food across the road is delicious with huge portions. We took the bus to Whitby and Runswick Bay. The only improvements I would say is that some of the mattresses could do to be replaced and some more glasses for the kitchen which would make the stay perfect. We are hoping to return next year.

  • "The location of the property is excellent with direct access to the beach and sea views."

    However the property needs a thorough update and deep clean. The downstairs toilet smelt of urine and 2 showers for 10 people isn’t really enough. There is a lot of building work going on next door which is encroaching on the rear of the property, with plastic covering the dining room window completely. It would be courteous to let guests know that this is happening before they arrive. Window keys were missing meaning we were unable to open windows.

  • "Beautiful location but the house could with a little refresh."

    Shower door in the main bathroom is still broken (noticed from a previous stay 12 months earlier). Disappointed in the cleanliness of the property. Garden overgrown and unusable. Why advertise as being dog friendly and have no garden? Love Sandsend but will be staying at another property next year.

    Quayside is really good for family holiday together and provides homely environment but is generally in need of some tlc. The cooker is well past its best. Outside is really poor and needs a good tidy up (dog mess, builders rubble and litter). That said we had a great time and loved being close to the beach.

  • "Inside the house was clean, comfortable and spacious."

    Lots of rooms and bathrooms and toilets especially good. The welcome pack was nice but the milk (frozen) had gone off and I threw it away.Outside it really needs a lot of TLC. If only the back of the house was tidy. It was a mess to look out on..and could a nice seating area be created? The front looks very tired and the steps wrecked. Many of the windows (sash) need repair or replacing. I'm not surprised as the traffic on the road was horrendous. It was only adults staying thank goodness.(except for one grandchild for 2 days) I would not want to stay here with children by that terrible road. It needs to be emphasised in the advert. We enjoyed our stay because we were out and about every day and it WAS good to be so close to the beach. I thought it was overpriced and I was worried that my family would be disappointed by the appearance of the house. I would not return here for that reason. I think you should remove it from your books until it's had all these things addressed. Some fold up garden chairs for the beach would have been nice too.

    The windows, particularly the front bay was quite dirty and detracted from the amazing view. The property definitely needs some TLC and updating of furnishings, some walls show signs of damp and the windows could do with replacing, they were completely covered in condensation each morning. If the property was updated I would definitely return just for the location.

  • "The house is a good size for 10 people but lack of long-term maintenance and attention to detail do detract away from the near perfect beach location."

    We had a heating issue while we were away and this was resolved swiftly. Thank you. The 2nd floor rooms are accessed by a steep uncarpeted stair and sliding doors (one of which squeeks) and the single beds were very high; these were all a concern with young children and did cause issues. The mattresses are well worn and covered with a duvet which does not make for a great nights sleep. The duvets bizarrely seem to get mixed up inside the cover every night so you have to remake 10 beds every day! The oven and hob dials have rubbed off all except one and the oven has seen better days and takes an age to heat. There are plenty of wine glasses but very limited normal drinking glasses. The windows were filthy which prevents a good view of the Seaview. The front of the bay has damaged double glazing which no amount of cleaning will help! We cleaned the front window but you couldn’t tell by the end of the week so weekly cleaning is required. The bird poo in the upstairs rear window suggests this hasn’t been done for a while. The house would benefit from a second bath and the massive front bathroom has plenty of space to accommodate. The floor in this room is coming us and needs local repair. Parking for one car for a 10 bed is less than ideal but this is clear in the marketing so we parked for free by the public loos which was not one of the listed suggestions which were all full. Fitting 10 people around the dinning table is probably unrealistic! The house does have a significant damp problem most likely caused by leaking drainage puddling behind the wall, high external ground levels, poor render detailing and lack of damp proofing (not caused by its proximity to the sea despite this being noted in the house). There is also cracking to the front elevation. These issues do need dealing with as they will be damaging the structure and the remediation costs are only going to increase with time and damage; albeit they did not massively affect our short term stay but they are unpleasant and we did have to buy candles and air spray to hide the damp smell.

  • "Fantastic location."

    We were a bit worried about being on a busy main road, but the traffic wasn't noticeable. Plenty of parking nearby so we had no trouble finding somewhere for our second car. Very comfortable and well equipped house, which was nicely sized for ten people. Past and recent feedback suggested the house was dirty, which I reported to Sykes and they responded positively and helpfully. The house was holiday home clean when we arrived, but it is a bit shabby and tired in most rooms. Carpets downstairs are worn, maybe natural floorboards or laminate floor would be more sensible given this house will attract beach lovers. There's also a problem with damp throughout the house, particularly in the rooms at the back, which was noticeable and unpleasant in the dining room. The cooker is probably at the end of it's useful life - the controls are unreadable and there's only one shelf. We had a few unwelcome guests downstairs, mice made regular visits in the downstairs hallway. There are a few holes along the bottom of the skirting boards that would benefit from being blocked up. Outsider space would be a fantastic addition to the house. There appears to be a garden at the rear of the property which would be great for eating out and relaxing if it was cleared. I've organised an annual holiday for ten or so people for many years and I've had much better quality for a similar or cheaper price. I would consider booking this house again as the location and layout made up for the few shortcomings.

  • "The house was absolutely filthy & is in desperate need of a deep clean & maintenance."

    We were not at all comfortable staying there, the state of the property led to us having to pay to eat out as we couldn’t face cooking or in the property, the children were constantly covered in dirt & hair from the floor and soft furnishings. There was mould in many places within the property. The kitchen was not stocked with appropriate equipment. There was not suitable or hygienic cleaning equipment left for us to attempt to tackle the worst of it ourselves. I did complain when we got there to Yorkshire Cottages, I then had to chase to find one when a cleaner was coming & nobody called me back to see if we were then satisfied. The cleaner sent stayed for no longer 30minutes, cleaned only two things that she’d remembered she’d been informed about & did not appear to notice any of the other areas that desperately need attention. I have a number of photos that I will be sending on to you as evidence clearly showing the piles of hair and dirt collecting in every room, the mould in the fridge, on the ironing board, the walls. We paid over £2000 for the accommodation & am so disappointed that we all felt so uncomfortable being there.

  • "Not a good start with a nasty smell on arrival in the hall, and we needed to wash up everything from the cupboard which had a musty smell."

    Basics like bin liners and dishwasher tablets not supplied and the front windows needed cleaned Having said that the property is in a great location and the bedrooms and front room were clean and comfortable with the beach, a great pub and fish and chip restaurant on the doorstep. Also the drive could be changed to accommodate 2 cars and with no access to the garden which is overgrown.

    We are sorry you were unhappy on arrival to the property, we will investigate the smell and resolve the issue. We are glad you appreciated the great location the property is in and enjoyed all that is to offer right on the doorstep.   • "Arriving to find the outside bin full to capacity and 2 cardboard boxes full of bottles some of which were broken is unacceptable, hence we cant give it top marks for cleanliness."

    parking has always been a problem and was much worse this time. No space was available on any of the nearby streets so a car park had to be used for our sons car for the duration of the stay, meaning that he had to be up and out by 8.30 am to go and pay for each days parking before 9 am. Sandsend is beautiful and the house is in a lovely location.

As you know Quayside does have private parking for one vehicle, but unfortunately there is not enough space for a 2nd car, although there are plenty of other parking options in Sandsend.   • "The house sleeps 10 and the fridge is an under counter size, which is ridiculous."

    That is only suitable for a cottage with two guests, there is plenty of room in the pantry for an upright larder fridge which you can get for about £300. Its a great location in Sandsend but the house needs a good make over, think it will be very tired looking by the summer.

  • "A very pleasant property, situated in an ideal location."

    A short break for 2 adults (+ 1 small dog) so it was more than adequately sized for our needs. Externally, the property is situated on busy road (by day) and has no useable garden, it offers parking for 1 vehicle (but you would struggle to accommodate a very large car) it sadly lacks ‘kerb appeal’, however, internally,, it is very stylishly furnished and decorated in a ‘shabby chic’ style, was warm and comfortable, and felt welcoming. The kitchen is well equipped, with plenty of glasses, cutlery, crockery, has a dishwasher, washer/dryer (not used), and a good sized ‘fridge and freezer in the pantry area. A small supply of kitchen roll, refuse bags, and dishwasher tablets etc included. The bathrooms offered both a shower, and a bath, with lots of towels provided. Hand soap, loo roll etc available. We slept in the back ‘double’ bedroom as it was quieter (being away from the road), which was well furnished, altho the bed was not overly comfortable, and a bit on the small side (compared to what we are used to). You can eat in the kitchen which would seat 4, or dining room (which would just about seat 10 at a push). The lounge is light and airy with lovely views of the beach/sea, has a nice window seat, comfortable sofas, and additional chairs, and a large TV (Sky). The WIFI worked well during our stay. There was a small supply of logs for the stove, if you needed to use it (we did not). The standard of cleanliness was ‘good’ but not ‘sparkling’ (some areas would have benefitted from a more thorough dust/vacuum). There is a small local store very close by where you can purchase milk, bread etc, and restaurants/public house that serve food in Sandsend. There is also a regular bus into Whitby (and north), or you can opt for the 3 mile stroll along the coast road into the town itself. We would return to ‘Quayside’ for another coastal break, which in itself is always the ‘proof of the pudding’.

  • "Lovely house in a great location."

    Close to the beach and the pub. It is situated on a very busy road with no outside space so not really suitable for dogs. Traffic noise was a problem for the front bedrooms but it was quiet at the rear of the house. There is only parking space for 1 car. All the road side parking was taken during our stay and the price of the pay and display car park near by is £6 per day. If an extra parking space could be negotiated that would greatly improve the property. There was no welcome pack on arrival - as advertised on the website - which was very disappointing. Luckily there was a shop nearby where we could by some essentials. Sandsend and Whitby are great places to visit for a family holiday.

  • "This cottage is dilapidated and filthy."

    We were greeted with bags of rubbish from previous occupants outside the front door, which were still there 4 days later when we left prematurely. The house itself was dirty, uncared for, smelt of mould and damp. It clearly had not been cleaned properly for weeks - dirt, crumbs and bits of old foodwaste from weeks of previous guests left on shelves, on the floors, on sofas etc. There was insufficient crockery and glasses and cooking items for a group of 9 people. There were holes and large splinters in the bare floorboards, missing bedknobs, broken kitchen binlids, broken remote controls... the list goes on. At worst there was a pile of dirty laundry from the previous guests piled up in the corner of one of the rooms. Sykes have been totally dismissive and contemptuous of our concerns and maintain that we should have allowed them to come and clean the property mid week whilst we were still there. In Covid-19 times this would not have been possible without a huge amount of disruption to us on our holiday - namely packing up our stuff, and vacating the property for at least a full day whilst it was fully deep cleaned. We have received no acknowledgement of this, or apology from Sykes. Absolutely disgraceful.

We arranged for a housekeeper to call at the property to make arrangements for a team to return to address any issues on Sunday whilst you were out for the day. We note the housekeeper spent some considerable time with you but the offer to address the cleaning issues was declined. We are very sorry that the property was not found to be to your satisfaction on arrival on Friday but would dispute your assessment of dilapidation.   • "We thought the cottage was extremely well situated and on the whole were satisfied with it, however we had 2 major problems."

    There was no recycleable waste bin and the general refuse bin was not emptied, even though we put it out on the evening before the collection date. We had, therefore, bags of rubbish cluttering the kitchen for most of the holiday. There were also mice at the property. Two of our party actually saw them. There were also some very minor problems which, if remedied, would help future guests. Whilst it was generally very well equipped, there were too few normal drinking glasses, mugs and teaspoons. Neither of the can openers worked.

  • "Thank you very much for renting this property to us for a third year."

    We were very dissapointed with the cleanliness of the property and though this was supposed to have had a deep clean, it definately hadn't. Perhaps your cleaners don't have the time! We left the property on Thursday lunch time having had enough because of Covoid and people not obeying the current rules of wearing masks and social distancing., obviously not your fault, but sadly some people just don't care about taking precautions. The tiling above the bath in the en suite had dirty patches on and in the main bathroom the tiling round the shower was filthy. We left the house on Thursday - having cleaned as best we could with the means given us, even removing the dust and cobwebs from under the beds - this was not deep cleaned. The settee nearest the window in the sitting room was very uncomfortable, we think that it was broken somewhere. Thankyou for at last putting a blind up in the en suite bathroom - we mentioned this last year after 2 years of putting a blanket over the window. I do think the rental for this property is very dear for the state it is in, it does need some tlc to make it worth the price paid. I know we are paying for the amount of bedrooms and the location, but we have stayed elsewhere with similar conveniences and a lot more luxury for less than we paid here. Having said all this, we would have liked to come back next year, because of the convenience of being so near the beach, but sadly it is booked for our dates. I did ring your office on Friday to let them know all this and that we had vacated the property. Thankyou again for renting this property to us for a third time!

    The property was very tired and needed some attention, having damp in a few rooms.no working batteries in remotes for TVs. On a good note the beds were clean ,towels and well equipped kitchen and in a lovely location.

This large, five bedroom family home has a superb location on the seafront, with glorious sea and beach views – a few paces and you are on Sandsend’s golden sands!

The property comprises a glass entrance porch which leads to the kitchen, which has a gas range cooker, dishwasher, tall fridge-freezer and microwave; there is also a utility room that provides more storage plus a washing machine and tumble dryer. From the hallway is a dining room with seating for up to ten people – plus a good size beach-facing sitting room with a wood burning stove, smart TV and a bay window with window seat.

This ground floor also has a cloakroom/WC. On the first floor are three bedrooms, the front beach-facing bedroom is a double bedroom with hand wash basin and fabulous views out to sea.

There is also a twin bedroom with two 3′ single beds and a hand wash basin plus a second double bedroom with an en-suite bathroom with bath, shower over, WC and hand wash basin.

Lying on Yorkshire's spectacular Heritage Coastline, Sandsend is the ideal place for a family holiday with its award winning, wide sweeping beaches, rock pools and dramatic cliffs. Indeed this part of the coastline is known locally as the Dinosaur Coast because of the many fossils found here. Children will enjoy damming the little beck where it crosses the beach to form a freshwater lagoon - great (and safe) for paddling and boating! For the more energetic the village sits on the lovely long distance Cleveland Way Trail, which offers great off-road cycling along the disused coastal railway as well as breathtaking clifftop walks. The National Trust now own the nearby headland, Sandsend Ness, where there is a delightful nature trail in the old quarry pits. A special place offering something for everyone!
