  • "Kings studio is in great location near Reeth village Green & all it's amenities yet peaceful & quiet down a passage way."

    We were so lucky & had a glorious week weather wise. It was lovely to sit just outside the studio after our walk reading my kindle in the sunshine (took my own camping chair). My only suggestion would be to provide a better more powerful vacuum as it was quite difficult cleaning up our dogs hair. Great that dogs are allowed though. A full length mirror would be nice in the main bedroom & I think the mattress is getting to the end of its comfort days. However, this is not a criticism that would prevent us from booking again. The complimentary biscuits & milk was appreciated as was many of the additional kitchen/bathroom supplies. Thank you. We had a superb week & I think this property was one of the best we've stayed in in Reeth.

  • "Lovely cottage in a perfect location and loved the pictures of the past use of the cottage."

    Only things to consider would be the vacuum cleaner as not very powerful as well as the 9am checkout as quite tight if someone has kids to get ready in morning which we luckily did not. Other than that absolutely perfect. Loved our stay. Thank you

  • "Wifi was of poor quality at times."

    Many times there was no internet connection at all. Probably because the router is on the same channel as other routers in the vicinity. This was rather annoying, since we relied on wifi to plan our hikes. The double bed was too small for us. The washing machine needed thorough cleaning. The location of the cottage in the centre of the village was excellent. Hannah’s help for some issues was prompt and much appreciated. Our overall impression was good and we had a great stay.

    I am sorry to hear this. Hannah our local agent did comment that her Wifi was working well when she visited you on your visit to see what the problem was. So all I can suggest is that the phone providers that work best in that area are O2 & 3.. In response to the bed size, this is a normal double bed in the main bedroom and can fit comfortably two people. I will make sure that Hannah checks out the washing machine at the next clean so many thanks for that. Property Owner

  • "We loved our stay at King’s Studio."

    Very clean, it had everything we needed. We found the bed very comfortable. Loved that there were enough hangers. It’s the small things that make the difference. My one and only snag was the shower. I am a large lady and getting in and out of the shower was difficult. So that’s really my problem. I would very happily stay at King’s Studio again. Thank you.

    Lovely three bed cottage with excellent kitchen and lounge area. Very comfortable and well furnished. A table lamp or two in the living room would be welcome to avoid the glare of the overhead lights. We would definitely visit again.

  • "We could not have wished for a lovelier cottage for our stay."

    The owner seemed to think of everything that we may need - left some milk for us in the fridge and some lovely biscuits as a welcome. Everything was perfect - in fact probably one of the best cottages we have stayed in. The location was great and we were able to walk from the cottage to so many places without needing our car. We were exceptionally lucky with the weather too!

  • "Had a lovely stay, the cottage was very clean The only problem was as my dad is 82 he does not walk very well."

    He couldn't have a shower as there were no handrails for him to hold on too. And it would really benefit for hand rails outside the property to the door as he really struggled to get up and down the steps.

    Everything on your doorstep including pubs , cafes, ice cream parlour. The owner is excellent with communication and attention to detail, we where informed on arrival that the bathroom lights was not working 2 days later new light’s installed, Would highly recommend this property and owner

  • "A great stay, the only improvements would be to put a freezer in the store room and a wardrobe in the second bedroom."

    Thank you for your feedback. There is no electric in the store room but we do have a small freezer for use in the fridge. We do have a rail in the second bedroom for guests, we find that most of our visitors make use of the draws/wardrobe in the first bedroom but this may be something we look to introduce in the future.   • "The location of the property is perfect, nicely tucked down the alley between the pubs so no disturbances but with the beautiful village of Reeth so perfectly situated for exploring the area."

    Not complaints, just suggestions - It was pretty cold during our stay (although unfortunately no snow and definitely due to get colder) and the long curtains in the double bedroom covered the radiator and prevented the full heat impacting the room. With the radiator in the living room not working the main room did get pretty chilly and took a while to warm up using the electric fire. Again, not negatives as the cottage was lovely and we really enjoyed our stay!!

  • "Our daughter who slept in the smaller bedroom was kept awake in the early morning due to persons walking and moving around."

    Their property was built over this part of Kings Studio. This obviously cannot be changed but feel anyone hiring the cottage should know. Also it would be better if more large towels were provided for 3 persons. Apart from that it was a lovely cottage and excellent location.

    Knowing that you would probably ignore my comment I took an old thin sleeping bag so I was Okish sleeping on the floor in the living room. Not too good fo a Grandpop of nearly 80. Grandbabbies made it worthwhile.

  • "Some items eg lamp in bedroom not working, Hannah had repaired, shaver light over bathroom mirror not working- Hannah (contact person fir problems)has said she will arrange to have this repaired."

    Overall cleanliness not up to Sykes usual standard- dust on draw handles, top of fridge, and surfaces. Sticky rings on coasters, dried food splashes on dining table, drips on front of cupboards and fridge. Toilet dirty. Lights in bathroom full of dead insects which affects level of lights-Hannah says she will have fixed. Double bed is a bit hard.

  • "The property was lovely, clean, comfortable and quiet."

    As oldies we would have liked a hand rail next to the steps to the front door as it was quite difficult to negotiate as we were afraid of slipping. There was a leak from the washbasin but this was dealt with the same day. A full length mirror would have been useful. We really thought having to strip the beds of covers early on our last day was 'over the top'. After a nice relaxing week it was a bit much when you're in your 80s to be doing this which we felt should have been done by your cleaners. We understand about covid but there are masks and gloves and it's not expected of us in a b&b or hotel.

  • "These are not complaints!"

    1. Light above basin in bathroom does not work. 2.TV control instructions do not work as they are printed. It is possible to use the detailed manual to decipher what to do especially when moving from DVD to TV. 3. Surprising that the recycling is not carried out by the owner. 4. The armchair in the lounge is just not comfortable! It is virtually impossible to hold or put a cup of tea (or a glass!) on a side table and still reach it from the enormous depths of the chair! 5. The front door locking mechanism needs attention. The key jams in the lock very easily. However, there were many good points about the whole experience and our holiday was wonderful, visiting old haunts from over many years. Very useful OS and other maps as well as the really good walk leaflets. Excellent kitchen equipment made cooking evening meals very straightforward at the end of a long day.

The new furniture has already been ordered and meant to be in place, but has unfortunately been delayed due to the sofa company. I apologise that you had some issues with the recycling and television function. Instructions are provided for both in the guestbook, along with the number for the housekeeper for any such queries.   • "Attention to detail needed."

    Rubbish in bedroom bins from last guests. Had to move chert if draws because I dropped a lid behind it and socks and rubbish underneath. Hadn’t been moved for months No wifi instructions then found router under window cushion on last morning. Double bed not very comfortable - deeper mattress or new one needed Lack of lamps or good lights for make- up etc Back room needs better lighting and ventilation

    Ideal space. As someone who has mobility issues the cottage was great for me once inside. It was very clean when we arrived. The shower broke, which couldn’t be helped, but the owner and caretaker couldn’t do enough to get it fixed, it was done the same day. I highly recommend this cottage. A perfect stay.

  • "Kings Studio is in the ideal position for anything on or around the green which has 2 public houses,the Copper Kettle,various other places all providing good food,plus a post office which supplies everythlng from A to Z, plus other general shops & a market on Fridays."

    There are some lovely local walks from Reeth through the fields down to the River Swale etc. and if you enjoy exciting interesting driving there are so many places to visit all around the area well worth a visit. I admit we were very lucky as we had very good weather.

  • "The cottage was absolutely perfect."

    It was very well equipped with everything that was required for our weeks stay. It was easy to book, and I thought the price was about right. My only criticisms would be that it was missing a full size mirror, which I found a little frustrating, and the mattresses on both the double and single beds were sadly lacking in comfort. Other than that, I would have said the cottage had exceeded our expectations. The location was great, quiet but central to all amenities. Reeth is one of our all time favourite places and never fails to live up to expectations. Just so beautiful. Overall, another great stay in beautiful Reeth.

    I enjoy visiting Reeth and the surrounding area and the cottage is a comfortable base for my visit. It has everything that I need and is always exceptionally clean.   • "To say it met expectations undersells the Kings Studio, it was lovely and I would thoroughly recommend it."

    It was spotlessly clean, toasty warm and had every we needed, including a comfy bed and a good hot shower. There are two lovely old pubs only a very short walk away, both of which serve excellent food, though the decor of one has sadly become Toby Carvery style. You can feel the building's embarrassment. I would caution against following your satnav all the way up the little road which takes you to the front door of the Kings Studio if you have a large/long vehicle. You can get back out, but it's not that easy. Better to just park in front of the pubs and shops.

  • "The cottage was, as I have found in previous visits, very clean and well maintained."

    I had expected that there might be no cushions etc on the couches, but was pleasantly surprised to find them just as comfortable as always. So even on the dreary, dull days I always felt warm and comfortable. I found that everything that I needed was available. The only thing that I really missed from home was that in the evening I like to listen to the radio and, for some reason, I was unable to tune into the radio channels on the television. This may have been due to the atmospheric conditions. Fortunately, I was able to use my laptop to listen in. I really enjoyed my stay in King's Studio and look forward to my next trip in April next year - weather and C**** 19 permitting!

  • "Kings Studio is a wonderful cottage full of character and we loved staying there."

    The splendid cottage is decorated and furnished to an extremely high standard and equipped with everything that you could possibly need whilst staying there. There is ample car parking in the vicinity and there is space for a small car at the front of the property. It's located in Reeth, a very peaceful and beautiful village in an area which was perfect for a quiet family retreat in the Yorkshire Dales. The friendly village has several public houses and an ice cream parlour; there is a handy grocer's shop selling local produce and nearby Richmond has a large Lidls and the usual high street stores which is a 20 minute drive away. Reeth itself is ideal for rambling and cycling with stunning views of the surrounding hills and forests. We highly recommend this lovely cottage and we will definitely be returning in the future.

    It is clean, comfortable & although it’s compact, is well equipped, with a washing machine, dishwasher & fridge with a small freezer compartment. We used it as a base for attending events at the Swaledale Festival and it was just what we wanted. We’ve already booked our next stay which says it all!

  • "I traveled with my 82yo mobility-impaired mother and this accommodation suited us down to the ground, literally!"

    There are a mere 3 steps up to the front door, once inside everything is on one level. All utilities were provided, including washing machine and dishwasher, together with accessories. The bedrooms were a good size, as was the living / dining / kitchen area. There are three pubs on the doorstep, plus cafes and general store. It is a terrific base from which to explore the Yorkshire Dales. I have no hesitation in recommending this cottage to all and sundry, you won't be disappointed!

  • "ALL GREAT. Except NO icebox in fridge!"

    Would prefer ice box in fridge or mini freezer instead of luxury item like a dishwasher that was there. (Especially as it's only a 3 person accommodation) Without freezer or ice box hard to shop for more than a day. Nor could I free ice packs if taking packed lunch with me. Reeth is also very rural location so freezer especially useful as limited shopping in Reeth. As a minimum would definitely need ice box in fridge. Thank you. Ps still had a great time

With excellent village amenities, three pubs can be found within a stoneÂ’s throw of the cottage and every Friday is market day when the village is bustling with locals and visitors enjoying the lively atmosphere.

There are a variety of delightful walks and footpaths from Reeth throughout Swaledale and Alfred Wainwright's celebrated Coast to Coast route and Pennine Way are also within easy reach.

The popular town of Leyburn, is just a short drive away, with its mixture of tea rooms, gift shops and convenience stores, and also well worth a visit are the market towns of Richmond and Barnard Castle, Aysgarth Falls, Semerwater and Hardraw Force, EnglandÂ’s highest single drop waterfall.

The pretty, ever-popular village of Reeth rests at the northern tip of the Yorkshire Dales National Park, where Arkengarthdale and Swaledale meet, nestled between Calver Hill, Fremington Edge and Harkerside. An Area of Outstanding Natural Beauty, with lovely rolling hills and spectacular views, Reeth boasts a colourful history as it was originally a Saxon settlement, and has also been known as a lead mining town and a centre for hand knitting throughout its time. Both trades are proudly featured in the Swaledale Museum, located alongside a good range of shops, tea rooms and restaurants.
