  • "We arrived at the property as arranged at 3pm for the key collection, unfortunately the apartment wasn't ready for us and we had to wait until 5pm before the cleaner finished and we could go in The apartment did not live up to expectations and is in need of a deep clean and refurb."

The Venetian Blinds are very dusty and the carpet in the lounge is badly stained. The sofa is low and saggy and most uncomfortable. On a positive side it's in a super position being just a stroll away from Ripon City Centre and the car parking is a definite plus With some TLC this property could be lovely

Spoke to the owner a few days before gave me all the information I needed and reassured me that if anything was wrong to get in touch straight away of course, we didn't need to. The apartment was spotlessly clean, milk, wine and biscuits left which was a nice touch. A perfect place to stop in a beautiful location.

  • "Perfect property for us - clean, comfortable and well positioned for both the town and nice walks along the canal and rivers."

Minor comments - some inconsistencies between what Sykes says and the owner. E.g. Sykes says must ring for key collection instructions but owner says he routinely sends them out the Monday or Tuesday beforehand. Perhaps Sykes could say this and just give a number to ring if you don't receive them or have any queries. Also Sykes say checkout is 10, owner says 9:30. And instructions for the key safe seemed to be for a different type (but not a problem as straightforward to operate). But as I say these are minor points - the property was excellent and we enjoyed our stay.

  • "This apartment was excellent for our 6 day stay."

We loved the location, and walked many evenings along the river or canal, and the walk into the town centre was very pleasant too. The parking was convenient as well. The kitchen is small but well equipped, the living room is spacious, light in day time but also well lit for reading in the evenings and the bedrooms are fine, we had no problems with noise from traffic.

Thanks for your feedback, it is appreciated. Pam & Duncan Property Owner

Well located, near the scenic canal bowl, with it's level pleasant footpath, yet only a five minute walk to the Cathedral and city centre. Ripon also has 3 good museums. The nearby farm/sandwich shop was super too! The apartment was comfortable, spacious, and well equipped. Fresh flowers, biscuits, and wine, were very generous, and greatly appreciated. Allocated parking was a big bonus. Hosts were friendly and responded promptly. We will certainly be back.

Thanks for your kind words, we look forward to seeing you again. Pam & Duncan Property Owner

The apartment was very clean and there were welcoming gifts such as milk, tea, coffee, biscuits and flowers which were a nice touch. The position of it near the canal and so close to the centre of Ripon was ideal. It also made a great base to explore other areas such as Fountains Abbey, Harrogate, York and Durham. There is a regular bus nearby to Harrogate if you want a day off driving. Would recommend this place to others.

  • "The flat has a good location, it is bright and nicely furnished."

Communication with the landlord was easy and friendly. Unfortunately, the bedrooms face the street and the windows are not very soundproof. The flat needs more attention in general. The kitchen desperately needs new pans and kitchen tools. The Teflon pans are so encrusted and scratched - you don't want to cook with them. The kettle urgently needs descaling. The extractor fan: don't touch it! We had to clean a lot before we could start cooking. The seal on the glass partition by the bathtub: Oh no! Etc.

I am sorry you found problems with cleanliness. I will forward your comments to the housekeeper. My wife is going to do the change - over this week and will attend to all the points you raise. I will accompany her to attend to any other problems. We do value feedback from our guests and apologise for the lack of attention to detail. Thank you for your helpful comments. Property Owner

The Yorkshire Dales can be entered by several, very nice routes. We like to stay in a town that is not too big (like Ripon), with a good choice of shops, restaurants and pubs and not too far from walking possibilities. We enjoyed making trips every day to historical towns and villages, monuments, woods, gorges, waterfalls, trainviaducts and were very pleased by the kindness of the people we met. The Yorkshire Dales offer a lot of beautiful and interesting places; it was difficult for us to choose and find a good balance between nature, towns, abbeys, castles and gardens. Tourist Information of Ripon was a good help to us for making choices. We loved The Dales and its tales!

A true home from home. In a beautiful location, it is close to the centre of Ripon and one evening I spent an hour listening to bell ringing practice in the cathedral, although far enough away not to be intrusive. There are a lots of things to do in the area. Sadly I missed some of the ice cream parlours and will have to come back.

The double glazing clearly needs upgrading and also noise from the apartment below a young mother with two children under five years could clearly be heard shouting at them when they were crying all of which can be very distressing to listen to.
