  • "Our short stay was sadly for a very belated family funeral get together."

    Ripon is my second home!. The cottage is very well situated for walking everywhere and it was a loveley touch to have some flowers in the kitchen. The arrival pack of bread, butter, milk and tarts was nice, especially as our journey had taken us over 4 hours instead of 1 and quarter and it was late. We all said we would book this cottage again and definatley reccommend to others.

  • "Tree Tops was a lovely cottage, beautifully clean and the food and flowers welcome gift was a lovely touch, thank you."

    Garden gate was a little worrying as felt it may of unlatched if my dog put pressure on it so we just drought a bungee lead and it was fine. Road is very busy and a bit noisy in the front bedroom but this is mentioned in the listing so wasn’t a problem for us. Ripon is a sweet place and central for many lovely walks local and further afield. Met neighbours and they were lovely but we only parked where you are meant to which really isn’t far at all from the back gate and door to unpack. M &S and Aldi within 5/10 mins walking distance from house We would definitely recommend this cottage and would hopefully be able to return back again ourselves.

  • "Treetop cottage is a very well presented and luxury equipped cottage."

    Within 10 mins walk to Ripon Market Place and good variety of shops / supermarkets within walking distance. The welcome pack, wine and fresh flowers were a lovely gesture and would surely recommend this lovely cottage. The only 2 couple of points to make and not a criticism were the two sofas in the kitchen extension and one in the living room need some attention there very soft possible reupholstered required and the 2 wheelie bins were full when we arrived and had not been emptied when we left but as I said never spoiled our holiday.

  • "The cottage is lovely and an ideal location."

    One of the sofa's in the front room could do with some attention,the seat cushions are flat !!! Everything is caters for and it is one of the best places I've stayed for amenities and everything is of good quality. The welcome pack is great. The only negative comment would be the neighbour ! There is only parking for one car although it would be possible to have two if the neighbour was more flexible. However it is what it is, though as soon as you cross the line, unpacking the car before moving it too the street, he was out there within seconds telling us to move it as he owns the drive and get off it! Not beware the dog but beware the neighbour. Would definitely use the cottage again

  • "Very well equipped comfortable accommodation with the bonus of off road parking, a welcome pack and flowers."

    Was located on a busy road but this didn’t affect us, was only a 10 minutes walk into Ripon centre and a great base for the Yorkshire Dales, Harrogate, Knarsborough, Richmond to name a few. Would recommend and return.

  • "We were contacted on our way to Ripon by the owner to say there was a hole in the ceiling as they had a leak."

    We found the hole to be in the hall ceiling. This was not a problem. Next morning having a shower in the shower cubicle had to stop as water was leaking into the living room. The ceiling was already watermarked so must have happened before . We sent a message to owner . We used the shower over the bath for the rest of our stay. It did not spoil our holiday but we chose the house with a shower cubicle as I find it easier than climbing into a bath.

  • "What a lovely little cottage this is!"

    The photos don't do it enough justice! The kitchen is beautifully finished and the smart heating system is a bonus, especially on the cold evenings when we came back. The bedrooms are finished to a high level aswell, the bathrooms are lovely and clean, the garden is a nice size for one dog or 2 small dogs, we had a lovely time and would definitely stay again! Thank you for a wonderful stay

  • "This was a lovely cottage with plenty of space for 4 of us."

    We were delighted with a welcome pack of wine and biscuits.... and fresh roses! The garden was lovely too, with beautiful hanging baskets. Great off road parking at the back. The only issues for us were the internet which was intermittent, especially in the mornings for some reason. 3G allowed me to play bbc sounds radio more reliably than WiFi at those times. And there is no open fire, although this was mentioned as a feature in the advert, and one of the main reasons we booked here. But having said that, Treetop Cottage was a lovely place to stay, and if you’re not bothered by internet or having a fire, it’s perfect!!

    Plus points: both bedrooms en suite, large kitchen with sitting area in extension, off road parking space (necessary), high level of equipment, pleasant small garden with outside table/chairs. Minus points: busy road (front rooms a bit noisy), not enough crockery for 4 people, only one parking space.

  • "It was our first break away with our dogs and so I was sceptical but it was perfect."

    Cottage layout couldn’t have been better, so homely and well equipped as well as being close to all amenities. Garden was nice and secure and dogs settled in well. We will definitely look to book again in future but will struggle to find anything that compares, thanks for a great break.

  • "Tree Tops cottage was in a convenient position to walk into Ripon; it was comfortable and the south facing garden/kitchen/ sitting area was a treat."

    The owner provided lots of provisions as well as a welcome pack which was much appreciated.Ripon has lots of eateries - some dog friendly - "Realitea" was excellent and we also tried Wilfreds and The Royal Oak pub. Ripon cathedral is magnificent and we also visited Boroughbridge and Masham. We enjoyed pleasant river walks with the dog - and other family members visiting from Oxford. We have been booking holidays with Sykes for about 10 years and we feel Tree Tops cottage is one of the best.We are likely to book it again in the future since we had so much more to see/do.

    Only drawback is a very busy front main road with a lot of noise from vehicles all day and night. But a very nice cottage well fitted out by the owner.

    Ripon was a great area to travel around from and we managed to visit lots of places in the beautiful county of Yorkshire. Would definitely use Sykes cottages again , in fact we have another holiday booked in September.

  • "The front of the house is on an extremely busy road which is very noisy from the front bedroom and lounge ."

    The car parking was very difficult to access as it is such a busy road and very difficult to pull out onto . All the photos show the back of the house .There is no open fire despite advertising it as having one which for us was a huge disappointment as that was one of the features we chose it for as we visited in winter and love open fires. The kitchen is lovely , however we felt it was overpriced and wouldn't return. We had a problem whilst staying and the owner was extremely difficult and caused a huge amount of unnecessary stress which for us totally ruined the holiday and has put us off returning .

  • "We enjoyed the cottage which is beautifully decorated and furnished and it was great having two en suite bathrooms."

    We hadn't realised it was on such a busy road and the traffic was very noisy when in the front of the house, however the seating area next to the kitchen at the back and overlooking the garden is really lovely and peaceful. A photo of the front of the house would be useful. We had a bit of difficulty finding the property and it wasn't easy to go slowly or to stop and turn round with all the traffic. Overall we enjoyed our stay and the cottage and would book it again and it was nice to be able to walk into Ripon.

  • "What a wonderful cottage."

    Both my son and I would like to move in! Beautifully appointed and decorated. The photos do not do it justice. The bedrooms are both comfortable with high quality linens and mattresses. The two en-suites were super too. The water pressure is great and there is plentiful hot water. The heating was easy to control and the house was warm and comfortable. We sent most of the time in the lovely seating room area of the kitchen which is stunning. The sitting room is comfy and has a large TV with lots of channels and some sky. There is a great utility room. The garden is enclosed and dog proof but if you dog can jump, the house is next to a main road! There is allocated parking behind the house. The owners left a beautiful welcome pack including rustic fresh bread, cake and wine as well as milk, tea and coffee. There were fresh flowers on the table. The house is ideal for getting to the dales, Harrogate and York and we even visited family in Newcastle easily on one day. We would most certainly book this cottage again if we needed to be in the area. There is a friendly and helpful information book with contact numbers for the owners, doctors, vets and with recommendations for eating out. Plenty of leaflets of surrounding attractions help too. Well done owners and well done Sykes (our forth holiday with you).

  • "Lovely cottage."

    Beautifully presented and had everything you could possibly need. Lovely small enclosed garden which was perfect for our mini schnauzer. The cottage is near enough to be able to walk into Ripon where there are lots of shops and eateries. All in all very, very good.
