    Insufficient candle lights to use in a power cut. Needs torches. Extra parking space was helpful. Cottage was chilly as heating didn't seem to come on much.

    Guest satisfaction is very important to us so it’s disheartening to get negative comments - especially based on inaccuracies; also we contact guests in advance with our 24/7 number to use if they need any assistance but we didn’t hear from this guest until this post-stay review. We invest in quality mattresses and our guest book has comments about the comfortable beds. We can only assume this happened during the guest’s stay and we will replace the mattress immediately. We understand the village had an electricity failure on the Thursday night before the guest departed the next morning; there are three large battery operated candles plus a torch and spare batteries. The central heating is incredibly effective - it can feel positively tropical - the guest simply had to increase the thermostat dial as per the clear instructions in the guest folder. Property Owner

  • "We really enjoyed our family holiday in Sandsend and the Beach House was just lovely."

    The house is in a great position near the beach with sea views. We had no problem parking our three cars. The owners were really helpful and the Beach House is beautifully decorated, clean and had everything we needed. Sandsend has plenty to offer - beach, walks, gift shops, general store, cafes and a lovely friendly pub plus it is a great base for exploring the area. I would definitely return to The Beach House - highly recommended.

A previous review nearly put me off booking, which would have been a shame to have missed such a lovely house in an amazing location.

  • "I wouldn’t call the house luxurious or gold star."

    It’s tired and needs a bit of TLC. To say that such a fuss is made about leaving the place as you found it, there were dead spiders and daddy long legs all over, hairs in the bath and we struggled to find a clean glass! Parking is a nightmare! Struggled to park on the street and came back to the cottage twice to find someone (from shore view house) had parked in the designated parking spot around the corner! I had to pay for parking on the coastal road. This is not acceptable. The outside seating area is dirty with dead plants and not welcoming on arrival or to sit in. I can what they’re trying to do with the place with the fixtures and fittings, and the sea view ( from three windows not every window) is beautiful. The beds are comfortable and bedding and towels are clean. We were just disappointed overall and would definitely not stay again.

    As the owners, we are surprised to read this comment as it is at odds with how the cottage was left, when we checked it. We take rigorous steps to ensure our cottage is beautifully presented so that our guests have a wonderful stay with us. Our housekeepers take great pride in cleaning the property to an exceptional standard, plus we personally check the property when they finish. All cutlery, china and glassware is put through the dishwasher when the housekeepers arrive, so it’s sparkling for the next guests. During lockdown, we invested heavily in the property with new carpets, new furnishings, etc., and had it redecorated throughout to ensure it is luxurious and maintains Five Star Gold standard. There is private parking for two cars and full details are advised in advance and in the guest folder. The designated parking spot the guest mentions is for the next door property our parking spaces are beyond those and were available. Parking shouldn’t therefore have been an issue. And there ARE sea views from most of the windows, especially the main ones - the two double bedrooms, the sitting room and breakfast room - which look out over the beach and out to sea. Summary

The property

From the covered porch, enter this lovely cottage into the reception hall, which has attractive artwork plus antique oars to celebrate its closeness to the sea. There is a charming sitting room, with a very effective flame effect gas fire, TV/DVD and stunning views over the beach and out to sea plus a separate reading area – with a book and film library – so you can sink into the large leather chair and read to your heart’s content. An elegant dining room comfortably seats six people and has an original art nouveau fireplace (decorative), beams and an armoire of crystalware so you can enjoy your evening drinks in style! The ground floor also has a cloaks/WC. On the lower ground floor is a second hallway with a door that leads to a small rear decked area. There is a stylish well-equipped kitchen, with a large gas range oven, fridge, dishwasher and microwave oven.

The kitchen has a breakfast room area with a farm house-style table plus a second television and sea views. There is a large utility/laundry room, with a 3-drawer freezer, a Belfast sink, washing machine and separate tumble dryer plus an airer, ironing board/iron and equipment for the beach including chairs, rug, buckets and spades. This floor also has a luxury shower room with limestone flooring and pebble feature trim, with a good-size shower and hand wash basin. To the first floor are three beautiful bedrooms.

There is a double bedroom with ‘Gothic’ style king size bed, wardrobe and dressing table with high beamed ceiling and chandelier and fabulous sea views. A second double bedroom boasts a magnificent king size four poster bed plus wardrobe, full length cheval mirror and dressing table/chair, again with lovely high ceilings with a beautiful chandelier and with a view of the sea. There is a charming twin bedroom in white with accents of blue, with two full size 3′ single beds, an armoire and an easy chair. The immaculate house bathroom is tiled in Italian marble and has a bath with shower attachment, WC and hand wash basin. To the front of this property is an enclosed decked garden with sea views; it has a bench and table and chairs and potted plants to give a splash of colour.

To the rear is a small enclosed decked area, also with sea views.
