  • "We arrived at our destination & were surprised at the distance from the car to the front door, this should be stated in the listing as it was awkward for us carrying heavy cases such a distance."

It would definitely be a problem for the elderly or anyone who can't walk to far plus carry cases as they can't be wheeled as pathway is so deeply shingled. Entering property it looked lovely, we had a look around & then sat down for a cuppa after our long journey. While having cuppa we browsed through the guest books, there were a few comments on a musty smell in the en suite ! As we hadn't been in there yet we went to see, there was definitely a damp foisty smell but also a bad smell of drains/sewers. Hubby investigated (he is a builder)to find where smell was coming from, the sewer pipe coming from toilet hasn't been sealed so the smells are coming back up the pipe ! Hubby temporarily put rolled up toilet paper around the gap to stop any smells & it definitely served the purpose for the duration of our stay. Whilst investigating around toilet he also found there was a leaking pipe behind toilet which would probably account for the foisty smell, we cleaned up around it & put a container under which we emptied regularly & that also stopped the smells. We did advise owners of these issues so they are aware these things need sorting. They offered us 2 free nights in the future as long as property isnt already booked. This would be very good but it is rather a long way to go for 2 nights plus we have pets to organise so probably won't get to benefit from this offer! WiFi was definitely a problem which we understand it can be in such areas, but the WiFi is also on a data package & once we had sorted getting on the WiFi it was good until it ran out after only 2 evenings use. We contacted the owner & she put more data on for us but the same thing happened so we had no WiFi from early Tuesday evening as no more could be added. This should also be stated in the listing as limited WiFi! The cottage is lovely & cosy with a super comfy bed. There is everything you need for your stay, we choose to eat out so didnt use much. We lived in the conservatory it was lovely watching the lovely sunsets we also saw a fox & her 2 cubs & a Roe deer feeding her 3 fawns in the field behind from the conservatory windows. The A64 is bit of a problem to get out on to, it's bad enough if you're going left but if you need to turn right it's terrible as not many will give way so you can get out.We would return to this lovely bungalow (as long as the issues listed were sorted) as it's very central for York & within easy distance of The Yorshire moors or coast with just over 1hrs journey away.

  • "It's a lovely, well equipped, cottage."

Ideal for touring the North Yorkshire area. The only reason I docked a point was because its not really situated in idyllic countryside. Its situated directly off the very busy A64, so traffic noise is constant. Views of the countryside at the back are obscured by fences and hedges. It will be the perfect place for lots of people, but we were expecting a very rural, quiet position.

  • "A perfectly located, spacious, well equipped and very comfortable accommodation that served us very well for our break."

We spent every evening relaxing in the conservatory enjoying the views of open countryside with several hotair balloon sightings. Great access to York via Park and Ride 10 mins away and coastal resorts within an hour. Cafe on site great for breakfast. We intend to return next year,

  • "Overall it was a lovely cottage in a convenient location for visiting York, and we had a very nice break."

The bed was super comfy and it was clean and cosy. We particularly enjoyed spending our evenings in the conservatory. The only downside I would want to mention is the broadband/WiFi. I understand the location has an effect on what is available, but I think in this day having a metered connection does limit the options for entertainment in the evening. Bringing my streaming stick from home proved to be a waste of time as one movie and all the data is gone. For this to be a better experience, a better solution should be provided, or this to be made clear in the listing.

Conservatory a real bonus. Owners always available but discreet. Excellent breakfast from the cafe on site but this was not an intrusion at all.

  • "We really enjoyed staying in the property which was well equipped and very comfortable with lots of thoughtful additional touches."

Lovely views from the conservatory, a nice place to relax. Helpful information about places to visit, shops, travel etc. Owners being on site is an advantage. Highly recommended.

  • "Enjoyed a very comfortable week, property was well appointed with a lovely conservatory where we spent the majority of our time."

The lounge area was not conducive for us for sitting as it gave appearance of being more like a corridor and for me the sofa was a bit of a safety issue as I tripped over the end which stuck out into the room and badly bruised my hand. Also we were unable to access in house internet as the instructions were confusing. Nothwithstanding the above small issues our overall experience was good and would recommend as a base for exploring York and it’s environs.

  • "We stayed at this nice little bungalow with our 16 month old toddler - it particularly appealed to us as it’s a very functional space."

WiFi was a bit touch and go, but we solved that using our mobile as a hotspot. Philippa and the cafe staff were wonderful and so kind! We can’t thank them enough for their special help - especially with a poorly toddler on our last night! One suggestion - a hot tub would go lovely on the patio…

22 Delightful accommodation with all mod cons. The cottage is very comfortable and user-friendly, and owners very welcoming. The garden/patio is large with good views, and lovely in the sun. We had a great time. Park and Ride for York is close by, along with supermarkets and shops, takeaways etc. Excellent fish and chips 3 miles along A64 (turn left out of the lay-by.) Would thoroughly recommend.

  • "The cottage was nice and, with the exception of the very busy A64, is in a good location."

The fast road makes it extremely difficult to turn right from the lay-by if heading to York. Best route is through Stockton -in-the Forest.

  • "The property is one of the best I have been to but the owners just need to bite the bullet and invest in proper WiFi."

The book in the cottage advised that you can access Netflix but using your own account, I would have loved to but the WiFi connection wasn’t up to the task. The cottage is advertised as having WiFi but for 95% of the time it was not working. Apart from that, the property is situated ideally for access to York. The cafe was really very good. The conservatory is great and we used it all of the time. A great property, the only issue is the WiFi.

  • "Amazing cottage!"

The hosts, Paul and Philippa, didn't just provide "holiday let", they provided a home from home with all the little things that make it just that. There were loads of travel ideas and tips provided to help you and the cottage itself was just gorgeous. I would highly recommend this as a place to stay if you want to visit York and the surrounding area. Yes, it is on a very busy road, but you couldn't really hear it in the cottage and getting out onto the road wasn't that bad. It definitely would not put us off, in fact, we can't wait to go back!

This property is exceptional and ideally located for visiting York, Whitby, Scarborough and the surrounding areas. There are many local village pubs to choose from serving food as well as the Highwayman Cafe onsite for breakfasts. We thoroughly enjoyed our stay in this very spacious, newly modernised property with a lovely conservatory. The owners are available and friendly but not obtrusive. Definitely recommend it!

  • "Absolutely beautiful place to stay."

A home from home, all the extra little touches were amazing. The owners have gone above and beyond to make the Granary extra special. Exceptionally comfortable bed and the large walk-in shower is great. Lovely sitting in the conservatory looking over the peaceful fields at night. There is an information sheet which the owners have put together which lists local taxi firms (which we used), directions to two local retail parks (which we visited-fab) and lots of other little pieces of very useful information .The Highwayman Cafe (which is infront of the Granary) serves lovely food, its exceptionally clean and the staff are really lovely too, even making something for us to take over to the Granary. The Granary is an ideal location to visit the area-we went to York, Scarborough, Bridlington, Filey, Whitby and other little areas too. The pub in Stockton-on-the Forest served the most amazing homemade pies and they were very welcoming. We stayed a week and could have stayed longer. Highly recommended!! Rob & Julie Hilton

We will be definitely be returning. Thank you Phillipa and Paul for such an amazing time from all of us
