  • "Prior to the date of departure I rang for the key code and was told I would receive this on the day before, I had to ring again at 8."

    30 pm as had I still not received anything, not acceptable to have to ring the evening before leaving. We arrived at the property and it had not been serviced. I rang the number of contact and received an apology and was told things like this happen WHY. I rang Sykes Cottages where I spoke to very pleasent staff who kept me informed of what was happening. I informed them because it was getting late in the afternoon I was going to book into a hotel for the night and I expected to be recommenced for the cost the cost for 1 night was £188. The owner offered £100 which was not enough buy I did accept. When we arrived again at the property the next day it was obvious it had been a rush job and not to an acceptable standard. The toilet brush and holder were disgusting and the holder had dirty brown water still in the bottom. The sealant round the the bath looks as if it has not been cleaned for months, it at all. Would you please inform me if the cleaning company look after many of your holiday homes as if I ever book again with Sykes I shall be asking who does the servicing at the property. How often do you check the company servicing your homes? In my opinion the company is not customer focused.

  • "Very comfortable, great layout and very well situated."

    Loved the woodland view from the rear decking. Very well equipped. We did find some inside areas lacked a bit of cleaning and parts of the decking were a bit slippery but these were only minor things. On the whole we had a great stay and would definitely highly recommend this property.

  • "We absolutely loved our stay at 40 Finch!"

    We booked a long weekend for our mums 69th birthday. There was 7 of us in total and the lodge was gorgeous! It was so spacious and had everything you could need. Even games for children, the little touches were appreciated. The beds and the furniture were very comfortable. We will definitely book again thank you!

  • "We were very happy with 40 Finch."

    Great size lodge on a quiet position on the park. The additional decking area at the rear of the lodge was very private and perfect for afternoon sun with a great grassy area for kids to play. Having a washing machine and dishwasher were ideal. The lodge was very clean and comfortable. We were a little worried as previous reviews said there was a smell in the main bathroom. This seemed to have been fixed as this wasn’t a general problem for us. The lodge was well equipped with most things, however it would be helpful to have some hand towels aswell as little things like toilet roll for arrival. There was no welcome pack in the kitchen as advertised but the shop on site was a quick walk away. As this is a private rental, entry costs to the entertainment complex/pool are not included and are pricey for a family. The facilities on the park are ideal for kids and the park itself is in a great location for exploring the area. The beach across the road at Cayton Bay is beautiful and it’s ideal to have direct access from the park.

  • "Lovely lodge and very comfortable, in a good location on the park, nice and quiet."

    Lots of facilities like a dishwasher and washing machine. Very clean and well kept. Nice to find kingsize beds and full sized single beds which you dont get in most lodges. Other guests mentioned a smell in the main bathroom but we didnt encounter that. I will say that the bedding was a bit stained and being white it was quite noticeable , i think if you have white it needs to stay very white or looks quite tired. Also we found the pillows quite hard. The towels where really big and soft, lovely .We didnt see a welcome pack as such. All in all a nice place to stay as it is not too far to get to places like Scarborough and filey and the park has some good facilities too. Would recommend and will be booking again

    Got in touch with owner as the smell in the toilet was bad of urine, we got no reply we had to bleach the bathroom wash the toilet mat as it stunk, we had to leave a airfreshner in there to help with smell, welcome pack they left us shouldn't have bothered as wasnt stocked few teabags bit coffee and not even tablespoon of coffee, no milk and 1 biscuit there was 4 of us, there was nothing to say if we wanted to use the stuff on camp it was £26 an adult l and £16 a child not good, with the smell of the toilet we actually left early

  • "It is a lovely lodge on a great site, very spacious and had most things you could need for your holiday including washing machine which is great with kids."

    The location is excellent for exploring the area. We were however very disappointed with the arrival day for numerous reasons. Check in was delayed due to maintenance on the lodge which is fair enough, however the communication from the owner about this was poor as we were told we would get a message or call with an update but we didn’t. We then had to call as we got to the site and got a message back which simply said “Cleaners are still in”. No info on how long it would be and we weren’t informed when they were finished. There is still an unpleasant smell in the main bathroom which has already been reported by other guests. And the towels and bedding from the previous guests had been left in the bath so the bathroom wasn’t cleaned we assume. Upon calling to report this, I was told it would be 20 minutes but 3 hours later no one had been so I had to call again and leave a message. The cleaners who arrived were lovely and apologetic. However we then noticed stains on a lot of the bedding and one of the towels left for us wasn’t even clean. I also remember it saying passes for the park and wifi were included when I booked earlier in the year but we had no passes and when I messaged to ask about this, I got no reply from the owner. Very poor customer service and I would not return which is a shame because if the service was better, it’s a great place for a family holiday.

  • "We where happy with the lodge apart from the awful smell in the main bathroom Looking at the visitors book this had already been reported and I would have hoped the situation would have been sorted for our visit I could not use the bath as a quick shower was all I could cope with in that area The lodge is on a Parkdean site and unfortunately we would have needed to pay an extra £21."

  • "The lodge was beautiful in a nice position."

    On entering the lodge we were greeted by a nasty smell centered around the bathroom sink area. Not sure what this was. We put bleach down all the plugholes and overflows. The lodge itself was very clean and comfortable, the kitchen was well kitted out. The mobile phone signal was poor when we had to contact the owner for the key code. Wifi was none existent.

When arriving at the lodge, park in one of the two sought-after off-road spaces, before making your way inside to be welcomed by an open-plan living space.
