  • "A lovely property in an ideal location for travelling round the area."

Having a drive to park in is a bonus in Whitby. The buses are very regular and stop just at the bottom of the road. The shops are also just at the bottom of the road. We had everything we needed in the property, but would have liked to have some mirrors in the large bedrooms. A very comfortable and clean property.

  • "Very well modernised property with good facilities."

Everything works. Good position in quiet cul-de-sac only two minutes from Costcutter convenience store on the main road. We love Whitby, Sandsend and Runswick Bay. This is by some way the best holiday property we have found in the area. Excellent communication with the owner who is dealing with rather unsatisfactory cleaning company.

  • "The house and the layout was just what we wanted and expected, the location was great for walking into Whitby and exploring the area, we had a lovely holiday with lots of sunshine."

However, the reason for the varied ratings is as follows:- Firstly we would have given a 5* rating except for the not so high standard of cleaning. When we arrived everywhere looked spotless, however, all was not as it seemed. The oven was filthy, my husband cleaned it just so we could use it. The kitchen sink was disgustingly filthy, I cleaned it with my very useful "Pink Stuff". There was also a nasty smell in the kitchen, drains perhaps??? Dusting needs addressing, there is a long cobweb hanging in the ensuite, window ledges, doors, inside the wardrobe and more. The facilites were adequate, but we have rented properties from you with superb facilities. We were disappointed to note the Welcome Basket which was beautifully presented was actually empty, and we are aware that in the past it was full, it says so in the comments book. Secondly, the black mold ... this was present in both double bedrooms was not only disgusting, it is downright unhealthy. In the second double it was all over the walls, ceiling and behind the bedside cabinet, the window ledge and the blinds. In the main bedroom, at the window side of the wardrobe, behind the radiator, the window ledge and the blinds. Also both showers had black mold around the sealant. (No excuse for this). During my long life I have had many professions, one being a "Professional Cleaner". Never would I have been able to present a property in that condition. I appreciate there is a time limit, but a professional cleaner knows not only how long it takes to clean a house, but also how to do it properly within a time limit. Black mold is a Health and Safety issue and no house should be let in that condition. The only reason we did not complain at the time was the problem was too large to be dealt with quickly, and we did not want our holiday disrupted. The onus for the mold being reported should be upon the cleaning company, who in this instance failed to do so. I have photos to back up my claims. It is so easy to be dissatisfied with cleaning standards, especially when the last property we rented from you was of an excellent standard, which also had an excellent Welcome Basket. Kind regards Ian and Patricia

  • "A lovely property throughout."

It is situated in a cul-de-sac with close access to local shops. The White House is only five minutes along the road with Theakston's beer and excellent food. It is a 15 minute walk to the centre with lovely little shops. Mustn't forget the 199 steps up to the church and abbey. Lovely walks to Sandsend and Robin Hoods Bay. The town park contains the Whitby Museum with amongst other things a chess board made from Jet. Had a lovely week there, Whitby is my favourite place to visit.

Fully equipped with everything we could possibly need, and plentiful cups, plates and glasses so we didn't need to keep rinsing out as we have in other cottages. Nice touch! Modernised to a high standard. Would love to come again one day.

The house is brilliantly situated for exploring the East coast easily, and about a 15 minute walk into Whitby. However, it took about 30 minutes to walk back up the hill when we missed the bus!! The host was quick to respond to queries. I went away with my children and the house felt very safe and secure. We will definitely be returning!

The house itself is extremely spacious and comfortable ( and warm on the cooler evenings) with plenty of seating in the living area . The kitchen is well equipped with more than enough crockery and cutlery and cooking utensils. Three lovely bedrooms and two bathrooms upstairs along with two parking spaces made this house a perfect choice for us. The only thing I would change would be the addition of a mirror/small dressing table in the en suite bedroom but it definitely wouldn't stop me booking Sam's Place again! Thank you for a lovely stay.

Great clean accommodation, superbly situated for the town and amenities. Lovely communication with the owner although nothing went wrong, nice touch with NOW TV & Netflix as well as wi-fi. As we know parking in Whitby is a nightmare, not here though easily 2 parking spaces off road. Smooth booking through Sykes also. Great week.

Sam’s place is good sized property and perfect for the five of us. Lots of room. Space for Two cars on the driveway. Nice walk to cliff top and beach just 5 mins or so. Whitby town was about a 25 min stroll. Our welcome basket was a nice touch. Supermarkets and other convenience stores on doorstep. A lovely stay thank you.

  • "Good location for Whitby and Sandsend."

Nicely decorated and well furnished. The only problem was the cleaning of the skirting boards, stair hand rail, dog hair under the sofas, and the 2 x showers had black slime behind the doors. We did complain and the cleaners came back but they only wiped one of the shower doors.

Thank you for your feedback. We are glad you found Sam's place to be in a good location, nicely decorated and well furnished. We're sorrry there were some issues with the cleaning and appreciate you getting in touch with us during your stay so that we could try and rectify this. We note that you felt the second visit from the cleaning team was still not satisfactory. We have discussed this with them and changes have been made. Property Owner
