    The previous review is NOT what we found. The accomodation is spacious, the dining room is better than the pictures show. Garden area and conservatory are great, walking out onto the Yorkshire countryside was amazing. Easy drive down to Pocklington and the park and ride for York. It was just great and I would definitely go back!

  • "This was a spring family holiday booked for our 3 kids along with grandparents."

    On arrival firstly the images on the web page bared minimal resemblances to the cottage we were in (for example the 1st image with terraced garden was nothing like this). The property in general is in severe need of upgrading, the condition just feels tired and in need of some investment, has a feel that the owner is taking the rental & not wanting to reinvest in keeping things updated. For example, no blind in kitchen, broken spring on sofa, mould on bathroom walls & limescale all over shower units, blocked drains which had a nasty smell in the downstairs bedroom & sinks not draining away upstairs (this could have been bad luck for our week), elec sockets not working in bedroom, damp patches on ceilings, no hot water in upstairs en-suite. Was a disappointment for the money charged. On a positive we were all warm enough & the bedding was clean.

  • "Myself and our family, sister and her crew and mother in law all spent the Christmas 2021 in this property."

    The property is extremely well equipped, and taken care of well. The pictures used on her are slightly outdated as the sideboard and the dining table is now different, if you appreciate wood and love tables, you will thoroughly enjoy the dining room alone!! We had taken our own tree and decorations so the children could wake up Christmas morning in a beautiful set up, to find, when we have got there it had already been set up for Christmas!! This was very welcoming. Our only concern was, they had a fire set up for us, but no spare wood or coal anywhere to be found, so we made a trip out for kore, this obviously wasn't an issue. We would highly recommend this property. Comfy clean. Set ou beautifully and to clarify, there is 4 double bedrooms and 1 twin. Which was perfect for us. 2 double rooms have an ensuite and there are 2 other toilets in the house. There is also a conservatory at the back which you access through the back door, via the kitchen. we didn't use it though as it was a bit chilly. And, easier to keep the children in eye site. We may even visit again in the future.

  • "The house is large and plenty of space for large groups."

    It is set in a small village with easy access to many places such as York. The house itself needs work and therefore we would not return or recommend. The photos and listing needs updating. Things such as BBQ, dvds were not there. The house itself is 1 house split into 3 properties. When you arrive it is hard to know which part you have booked / which door to use as the picture online shows the front of the house but entrance is at the back. The garden and conservatory are overlooked by another part of the property (which is rented out) so not private. The house needs an overhaul - blind fittings but no actual blind in kitchen, wind whistles through upstairs bedroom windows which kept us awake, a lot of mould in upstairs ensuite bathroom, loose door handles, ripped sofas, springs gone in sofa's, a lot of dog hair on lounge rug ( we did not take a dog) and on lounge floor, garden covered in dog mess which was found by one of our children on day 1 after they were covered in it. Believe not enough checks are being done between bookings and general repairs need carrying out. We had to change many bulbs when we arrived as so many had blown and not been replaced. We had an issue with no hot water and the heating being stuck on, this was sorted out first thing the following day however this would have been sooner but the owner advised he forgot I had called him to report it which was not acceptable. Could be a very nice place if brought up to standard.

  • "The cottage was charming and just what I expected at first sight, when you get inside its a different story."

    The cottage was quite dirty, very dirty in some places, not just surface dirt, it has not been properly cleaned for a long time. I called to report the cleanliness of the fridge, took photos, on request and sent to owner, then set to work spending my quality family time on holiday cleaning the place. Apparently the owner had issues with the cleaning company, I hope they resolve the issues because if you bypass the cleanliness, the cottage really is lovely, probably could do with a fresh coat of paint, overall it accommodated our family get together.

  • "The house at Mill Farm is a hidden treasure."

    We’d booked for a family getaway with a total of 10 - varying throughout the week. There was a mix of kids, teens, adults and grandparents. There’s so much space at Mill Farm - and a fabulous conservatory- which means that there was somewhere for quiet time as well as busy family chats. The kitchen is full of crockery, cutlery and cooking equipment with a beautiful dining room for more formal meals. We ate in the garden as the weather was glorious- and the garden faces the sunset which we watched most evenings. Great place for a big get together - and a short distance to Pocklington which has fantastic shops. Would highly recommend- and will be returning. Some of the other reviews appear a touch critical - this is a great family farmhouse with comfy furnishings, loads for space and helpful hosts.

  • "We went as an extended family of 10 and there was more than ample equipment and facilities for us all."

    The house had plenty of room so that we never felt we were on top of each other and the garden was great for our dogs. Excellent area to use as a base to explore attractions in the area. Only downside would be nearest pub was over two miles away and not open through the day. Plenty of shops and pubs in Pocklington though which is a nice town with adequate parking. We hit on lucky with the weather so ate outside a lot and all in all we had a great holiday.

  • "There is an item of furniture in the cottage - a Malm chest of drawers from IKEA."

    They are notorious for falling over on children unless fixed to the wall and this one did just that. My 5 yr old opened the top drawer to put something in and the whole thing toppled over onto him. Luckily he was only frightened and not hurt. This has been widely publicised in the press and the drawers need fixing to the wall. Had the chest of drawers not been empty he could have been seriously hurt. There could also be screens on the windows, at least on the kitchen and living room. We had a real problem with flies. I understand we were in the countryside but it is such a simple fix. Other than these 2 small issues the cottage wonderful and we would happily return.

    The conservatory needed a good clean as did the windows. Lovely kitchen and the bathroom and toilet areas were also clean and in good condition. Everything we needed was there and we had a very enjoyable break. All outside spaces were very good and safe.

    .. it was great!! We stayed over the new year - three families in total (6 adults and 6 kids ages 1 - 14). Loads of space, all rooms a decent size, kitchen was great and the heating worked well! I would thoroughly recommend this place and we intend to stay again!

  • "Great house in an idyllic location, plenty of room and beautiful views."

    Initially a little confusing to locate as no name was on the door. Some play equipment in the garden for children and child friendly crockery would have been welcomed but not a problem. The water took a very long time to get hot in the upstairs ensuite shower which seemed odd as it was electric. The cold tap in the ensuite also didn't work sometimes. Other than that would definitely recommend.

  • "I really wanted to like this property, the listing seemed just what we were looking for."

    Sadly it didn't really meet expectations in a number of areas... When we arrived there was no-one there to greet us, it was very much... 'door's open, in you go'. There was no follow up during the week to see if everything was ok or if there was anything we needed. The pictures on the website are rather outdated and the reality is a little different to what you see - not drastically but the layout in one of two of the rooms is different. The finish of the decorating was rather lacking in places, over painting onto kitchen units, gaps in sealant around doors, plaster cracks, watermark on the ceiling and one of the bedroom doors wouldn't shut. I got the impression the property had been refurbished (hurriedly in places) in the last few years but was starting to look a bit tatty in some areas now; many double glazing panels had condensation between the panes (particularly in the conservatory and kitchen), the garden fencing was scruffy in the back garden, chicken wire fencing having holes blocked up by propped up old iron gates. There were a few things of note which were missing and would have made the stay better, in particular a hairdryer! There are a few puzzles in the house but no board games for evenings in, not even a pack of cards. We had a light bulb blow in a table lamp but there were no replacement bulbs to be found and no-one to ask. There were numerous utensils but the kitchen had just one veg knife which was broken at the end and blunt, there was nothing by way of measuring a jug. I would also suggest that there were insufficient serving/cooking dishes of a suitable size for the house - numerous small casserole dishes/bowls but little that would feed more than two people. Some kind of inventory of the kitchen cookware and utensils would be a useful exercise, a toast rack is a poor substitute for a dish big enough to cook a family meal in. On the plus side... The kitchen was lovely - the sun came in through the main kitchen window in the morning and made the whole room feel fresh and summery. Having a table to sit at in the kitchen was really nice too. The lounge area was comfortable with big comfy sofas and a coal fire. There was a new washing up liquid, sponge and J-cloth ready for us to use and even a few dishwasher tablets - something that's much appreciated. A big tray of biscuits, milk and tea bags/coffee was waiting for us when we arrived - a cuppa after a long journey always goes down well. There was plenty of crockery and cutlery all looked fairly new and were neatly stacked and easily accessible. The property was well cleaned and smelled fresh when we walked in. There is a little covered side way with a gate on it which was perfect for storing the bikes out of the elements for the week. One other point to note is that there are 7 or 8 properties in the same location as this house, not something that was clear. It wasn't a problem, as there was no disruption and plenty of parking for all, it just wasn't what we were expecting from the listing. All in all, the house and area is nice, just missing a few things - it could be lovely with just a little more attention to detail.

    The accommodation met all of our requirements both in size and with ample parking for cars. Fantastic views of the surrounding countryside. An ideal place for a peaceful and relaxing holiday. The only one niggle was the lack of a hair dryer [ would have been useful.]

    The owners were very accommodating to our ideas and wishes. My wife and family were very impressed with the property and location. The owners were very approachable and pleasant to deal with, willing to put right any issue you may report, if within their responsibility. Very nice people to deal with. Would gladly return for another stay with my family.

  • "A lovely spacious house that had plenty of room for a big group and a lovely big dining room so we could eat together."

    It only had one twin not two as listed but this wasn’t a problem for us. The washing machine and dryer were very handy and it was lovely having the fire in the lounge as it was quite a chilly week. Could have done with some information about the house in the folder as well as local restaurants and attractions. We weren’t sure which bins belonged to the house, which bits of garden we could use or where to put things at the end of the holiday etc. The worst part was the plumbing, there was clearly a blocked pipe and the downstairs toilet was out of action, letting out the bath caused floods in the garden, a tap in the en-suite didn’t work, one shower was scolding hot or cold and the main one a bit unpredictable, then on the last day water started coming through the light fitting in the en-suite. Hopefully this is a one off problem and will get fixed for future visitors.

  • "The accommodation looked perfect for us (3 families away for a Birthday weekend) however on arrival, where we were expecting 3 doubles, and 2 twins we found 4 doubles and 1 twin."

    Having spoken to the owner they advised it had never had 2 twin rooms and we should raise this with Sykes Cottages as they are responsible for the website. Fortunately we were travelling with children so two shared a bed, however in hindsight we found a put up bed and also knew of a sofa bed which we should have asked to be made up but only being there for 2 nights we made do. Also as per other reviewers comments, the postcode and address is incorrect. The directions posted by owner are correct. Other than this a fabulous house perfect for the size of our party.

  • "Everything about Sykes cottages was easy."

    It was easy to book, easy to check in, easy to communicate with the owner- brilliant. My only gripe would be that the wrong post code was listed on the site so we drove to the wrong place and had to ask 3 different locals (as we were sent to 3 different places) where it was! This will need updating! Everything else was totally perfect, the house was gorgeous and exactly was we were looking for, big but cosy. Great stay, would reccomened.

  • "The guy who owns this house is the most unprofessional person I have ever dealt with."

    He lied time after time when I was chasing him for an item left at the house and told us he was "going to" post it or that his daughters were dealing with it. This went on for around 8 months until I called him out and he told me it was sent a long time ago by post and he wasn't responsible for the post? Even though I had offered multiple times to pay for tracked postage and he just ignored me and family members who had got involved to help. This has caused me so much distress as it was a really personal sentimental item and he just didn't care enough to post it for me. It's standard practice in any hotel or professional establishment to send an item back to the owner without all of this. He has clearly lost it and doesn't care that it was clearly a personal sentimental item. I would seriously reconsider whether this is the kind of person you want to promote on your website.

Providing spacious accommodation, this Pocklington cottage is perfect for large family groups to enjoy time together in the rolling countryside of the Yorkshire Wolds.

Renovated to a good standard, this cottage near Pocklington offers a comfortable sitting room with a cosy open fire, a modern kitchen with breakfast bar and a separate dining room.

There are four first floor bedrooms, whilst on the ground floor is a large double bedroom with its own sitting room and an en-suite shower room, ideal for couples wanting space to themselves.

Traditionally furnished, this Pocklington cottage is warm and welcoming, whilst outside, the mature lawned gardens offer somewhere to relax during those warm summer evenings.

In the local area are many varied walks and cycleways, including the long distance Wolds Way which takes you through the tranquil countryside.

Nearby Pocklington is a thriving market town with many independent shops and pubs, whilst the canal offers pleasant walks.

There are many attractions in the area, including the stately homes of Sledmere House and Burnby Hall which is home to the national collection of water lilies.

An easy drive brings you to the historic city of York with its famous Minster, National Railway Museum and Jorvik Viking Centre.

About the location


York 13 miles.

The pretty little market town of Pocklington nestles at the foot of the Yorkshire Wolds in the Vale of York. It is perhaps best known for Burnby Hall Gardens - 8 acres of gloriously beautiful gardens with two large lakes which are home to the National Collection of water lilies. There are several world famous attractions nearby - majestic Castle Howard, beautiful Sledmere House, and of course the historic city of York. The town boasts a leisure centre offering a wide range of sports, including swimming, a Civic Centre and the Pocklington Arts Centre, which shows various films and stages live shows throughout the year. Pocklington is also home to Madhyamaka Kadampa Meditation Centre, known worldwide for its meditation courses and retreats, plus the KP Golf Club is situated approx. 1 mile away and offers wedding and other event facilities, a stylish bar and a restaurant, as well as an 18 hole championship golf course. Just a few miles away is the village of Warter, which is where David Hockney produced his 'Bigger Trees Near Warter' painting. Nearby are various cycle ways including the North Sea Cycle Route and walkers will love either the long distance walks along the Wolds Way or one of the many more circular walks in the area for all abilities. For those who enjoy touring by car, Pocklington forms part of the Pocklington Round, a lovely scenic drive which takes in some of the area’s prettiest villages.
