  • "We had a fantastic stay at Sevenacres."

    The cottage is lovely and very spacious, and in a fantastic setting. The pictures really don't do it justice! Nicola the host was excellent throughout and very helpful! Our party was 6 adults and 2 toddlers, with 3 cars and we had more than enough space to live comfortably for a week without tripping over each other. We highly recommend and would definitely return in the future!

  • "A lovely property and a good base for exploring the local area."

    We particularly enjoyed sitting in the garden taking in the views. Beds are comfy and the property is equipped with everything you need. Excellent and detailed instructions on how to use all the appliances around the house. We would definitely recommend a stay at sevenacres.

  • "Great Bungalow with plenty of room, great little garden (although steps so younger child has to be helped around, and hot tub was good too."

    Nicola was great and responsive when i made contact before arrival re bedroom set ups. Upon arrival clear instructions given and good communication throughout when needed, or when she came to check the tub. Lots of lovely country walks around, great town on door step in Kelso with plenty of lovely places to eat and more within 30 minutes drive. There is lots to do local outdoors, with children ages 2 and 5 we found for indoor things we has around an hours travel. This doesn't bother us and not a negative but for children who don't travel well maybe worth considering. We visited some of the castle on dryer days, and did nearby Jedburgh Jail and Abbey, travelled to National Museum of Flight and Heatherslaw Railway.

    The house was beautiful, very cosy and homely. Just what we were looking for. There was an issue with the hot tub not working before we arrived but Nicola went above and beyond to ensure we had a replacement tub for our arrival. When we did arrive, the tub was warm and bubbling away for us- just perfect. We will absolutely be back.

  • "We have spent an amazing family holiday in the beautiful Sevenacres bungalow in Ednam near Kelso."

    What a find this was and it was great to read about the history of the property! The property is immaculate with so much space inside, the two living areas was a bonus with a variety of different seating options. It was so relaxing and we could all retire to different corners of the house if we needed some quiet time. It has a large kitchen area with everything you need in the cupboards. The beds are comfy and lots of separate toilets and shower areas. The amazing hot tub is situated in a sheltered spot with beautiful views and a massive seated garden area. We even saw some deer in the fields opposite the house. Great WiFi throughout the property which was a plus for our teenage son! Kelso is only approx. 2 miles away so we took a walk into town as well as separate walks to the surrounding villages. We were so lucky with the weather but if you are stuck indoors there is so much space and you can find games in the cupboards that you can play as a family. This is a really special property and we would thoroughly recommend this to anyone looking for a break away with friends and/or family. It had everything we needed and more. Well done to the owners!

    The bungalow was spacious, well equipped and comfortable for 4 ladies, plenty of safe parking plus the luxury of a hot tub. We were blessed with hot sunny weather and a wonderful peaceful setting. Close to Kelso which we loved and Floors Castle and easy to travel to other places including Edinburgh by train.

  • "The property is far bigger than we expected and could accommodate 8 adults with ease we used the open plan area table and chairs and the outdoor seating for meals didn't use the seperate dining room at all."

    It was clean and everything you could want was provided, far more than previously experienced in other holiday let's. The hot tub was a great bonus although we were confused over the controls and couldn't get the lights to come on. It's a quiet area with dark skies for stargazing and beautiful daytime views. The birds can be a bit noisy in a morning if you're a light sleeper with windows open but that's the sound of the countryside. We had a great full weeks stay and enjoyed the area. Its worth mentioning as we were hesitant initially regarding the baths with hand held showers. These have been upgraded to shower over bath so there are 3 showers in the property all working fine. The extra toilet room near the front door was a real convenience too. The one problem we had during our stay( boiler breakdown) was quickly sorted by the owner getting a plumber round within hours despite her being out of the country at the time. We'll done Nicola. All in all a fantastic holiday let with comfy beds and everything on hand for a relaxing country holiday. For no nonsense eating out we recommend The Waggon pub in Kelso we had Sunday lunch there and a pub meal later in the week both were fantastic and reasonably priced with great service too.

    This is more than home from home. Amazing kitchen/dining/sitting room where we spent most of our time. Separate dining room and lounge, which is huge. 2 ensuite bedrooms and and another 2 bedrooms. Don't know how many people it can accommodate but it's huge. Hot tub, amazing and beautiful gardens which were flooded in sunshine (March) was lovely. Nicola the owner is so accommodating. Thanks Nicola, look forward to seeing you again.

  • "We enjoyed Sevenacres so much 2 years ago, that we came back again - 700mile round trip."

    This place has everything you may ever need, so just bring some clothes and treat the place kindly. Nicola is so friendly and helpful and on phone nearby for any urgent issues. The stream at the bottom of the garden is very relaxing, as are the blue tits outside the kitchen window after sunrise and the swifts above the hot tub (we saw these first visit). Surrounded by fields, so don't complain about occasional "smell of the country" - that's just the sheep!! Located ideally to explore the borders from Berwick, Dunbar, Edinburgh and Gretna - all about the same travel time.

    The bungalow is a real home from home and has everything you need. The beds were extremely comfortable and the whole place was very clean and well maintained. The lovely weather was a bonus and we made good use of the hot tub. It's well situated for trips out, Jedburgh, Coldstream, Berwick-upon-Tweed all within eady reach and Edinburgh is only about an hours drive, we suggest you head for the park and ride on the A720 (Edinburgh bypass).

    Huge amount of space, within the property and in the grounds. Very private on a quiet rural road. Fabulous views. Abundance of birds and wildlife to be seen. Terrifically well equipped, the friendly and very personable owners have thought of every need. The only drawback is common to self-catering properties in general in that the duvets are usually too thick and hot!

    We had a very comfortable and relaxing stay. It is huge the garden was beautiful with lots of seating and lovely views. We loved the hot tub, there is good Internet and everything you could possibly need. The kitchen is well kitted out. We had some shopping delivered by Morrisons which I ordered before we left. Kelso is only a couple of miles away where there is at least two supermarkets. Go and find the "secret waterfall" which is close by. Makes a nice afternoon out, but the walk to it gets very muddy if its been raining.

    It is absolutely huge. It is well appointed with facilities and has a wonderful view out the back with a gorgeous terraced garden. The owner- Nicola - was very helpful and friendly on arrival and through the week and our stay was wonderful. We had the property booked in February and had to move it back to the summer due to lockdown - it worked out well for us, but I still think it would be lovely to visit again in the winter. I could not recommend it more!

  • "The cottage is HUGE."

    It is truly stunning with massive rooms - plenty of space for everyone. There is a large master bedroom with en-suite. This is a beautiful room. There is also large twin which shares bathroom with double room. And lastly a double room with en-suite. There is the fabulous kitchen/diner with soft furniture and dining table. This is a gorgeous room with fantastic views and access to hot tub. Everything about the cottage is amazing. It has fully fitted kitchen with every implement you could wish for. Double ovens, massive fridge with separate freezer. Loads of plates, cups, glasses including plastic glasses for hot tub. There is TV in kitchen along with radio and bluetooth speaker. The living room is so plush with the beautiful gas coal fire - cozy. There is plenty of sofas and chairs which are so comfortable. It has gas central heating which keeps the cottage lovely and warm. We absolutely loved our 3 x night stay here and will definitely be back. We would highly recommend this property for large groups. It is a total chilled and relaxed atmosphere. You won't be disappointed.

    couldn't fault it . however it was left for owner to discuss broken hot tub prior to arrival as we wernt contacted. I tried to ring numerous times and had lengthy waits with no answer. answer once to be told would receive a call back and2 people in queue, call never happened . has couple of missed call when I sent e mails although were in working clinic hours so unable to take . the property was amazing and so was the owner but sykes as a company ? questionable

    Our host Nicola was very friendly,, accommodating and responsive. The hot tub on the terrace was a complete joy as was the unexpected jaccuzi bath. The access while not fully accessible for a wheelchair user was very good for our elderly mother with mobility issues.. The bungalow was a real home from home, we'll certainly go back for family holidays.

Sevenacres is a wonderful bungalow with exceptional space, situated near the village of Ednam, nearby to the town of Kelso in the Scottish Borders.

Stepping into the property, you will be greeted by a small entrance porch where you can kick off your shoes and enter into the welcoming hallway which leads into the many spacious rooms this property has to offer.

On the left, you'll find a contemporary cloakroom with a WC and hand basin, while to the right, you'll find a storage cupboard with plentiful hanging space should you wish to use this for jackets and coats.

Further up from the cloakroom is a double bedroom with ample storage space, and a bright and contemporary en-suite bathroom with a WC, hand basin, heated towel rail and a hand-held shower over bath, allowing you to get ready for your day in style.

Moving through the property, you will be able to find a wonderful open-plan kitchen, dining room and a bright conservatory- style sitting area, offering a superb space for everyone to gather and socialise within a homely atmosphere.

The splendid kitchen area features admirable countryside-style wooden units, and is amply-equipped for the designated chef, including two electric ovens, a gas hob, a large fridge/freezer,a microwave/oven and dishwasher, all the while in the company of spectacular rural views from the window.

There is a separate utility room with a washing machine, tumble dryer and ramp access from the outside of the property.

This open-plan room also offers dining seating for six and plentiful seating in the bright sitting area, which includes a TV for all your entertainment needs for an unwinding evening spent with loved ones.

The property features an additional dining room with vintage style furnishings and ample seating, a perfect area for hosting a celebration in.

Following from this, an inviting and spacious additional sitting room with ample seating and a warming gas fire to cosy up to can be found.

This is a delightful room, ideal to sit and relax whilst admiring the surrounding serene views.

Kelso is a lovely tranquil Borders town at the meeting point of the Tweed and Teviot rivers, with a cobbled town square and streets, and an array of stunning Georgian buildings, and a wealth of gorgeous countryside around it. Take time out to visit Floors Castle, a very prominent Stately Home with restaurants and gardens, designed by William Adam. Also close by are Mellerstain House, Kelso Abbey and the Kelso races. Mellerstain House is a stunning example of Georgian architecture at its finest. Designed by the architect William Adam and his son Robert in 1725, it is the residence of the 13th Earl of Haddington. The house is located within 80 acres of luscious rolling parkland and is in walking distance of Smailholm Tower, the ancestral home of Sir Walter Scott. Great fishing can be enjoyed on the Teviot, Tweed and Jed rivers and there are many excellent golf courses to choose from. Watch the spectacular and historic Common Ridings, held at Kelso, Hawick, Selkirk, Langholm, Lauder and others, with long histories.
