  • "Cleaning standards very poor."

on walking into the property there was mud and dog hair clumps on the stairs. The lounge floor still had bits of tinsel on and a shell from a nut under the couch. The place was very tired and needed updating. The oven was very dirty and we found a used frying pan in the oven itself. There was also cutlery left in the dishwasher. It was also very noisy on an evening and early morning some of this could be expected being in the centre of town. The parking was good but needs more as it is a home for 6.

As we all live in the country it was a novel experience to walk out the door to the streets full of shops, cafes, restaurants etc. A short walk from Alnwick castle and Gardens. Facilities in the flat were good . Would have been slightly easier with two bathrooms but soon adjusted and downstairs loo handy at times. Liked the quirky features and interesting decor. Good exercise climbing the stairs ! Only thing we missed was a wee bit more garden but compromise for being in centre of town.

  • "We had a great holiday at Yule House."

The location was excellent for Alnwick castle and gardens. Shops and cafes just outside the front door, plus being a fantastic base to visit the coast. As others have commented the fumes from the nail bar next door are very noticeable when they are open. Not sure much can be done, as we were out most days it wasn’t a problem. The smell of damp downstairs is probably due to the low use of the washing machine keeping the drain clear. But it is a very old house which is part of its charm. It did seem less noticeable near the end of the week. As we were up early the delivery lorries at the back didn’t disturb us. On the positive side the kitchen was very well equipped especially if you like to cook. The sitting room had enough seating and space for everyone. Books, games and a good range of dvds were available in case weather wasn’t so good. The owner provided us with a high chair despite not normally having one. Might suggest if they do decide to provide one to get an Ikea one. (About £20 but robust) Overall a great place to stay.

  • "Very central property, which has good points and bad points."

If you like going out, it’s really good, close to all the pubs and restaurants. If you like going to bed early, or if you hate a bit of noise, it’s got some downsides. The clock in the castle sounds every hour, you get the odd boy racer outside, and some shouting at chucking out time. There are also a LOT of stairs, nearly 40 from the back door to the second floor, so if you have mobility issues I would avoid. For us, the good points outweigh the bad, it was nice not to have to drive in the evening, and the lounge, kitchen and bedrooms are above average. There is one very convenient parking space. Overall, we enjoyed our stay.

we're particularly impressed with the kitchen - so well equipped! We have a few niggles; the property sleeps 6, but there were only 2 toilet rolls there when we arrived (we bought some more!). also the bathroom "low light" described in the property notes didn't seem to work. I'd contacted you in advance to check there were 2 sets of keys available (there were 4 of us staying), but on arrival there was only 1. I rang Sykes office and was advised to use the one from the external key safe (in contradiction of the property notes). NB info for house-keeping; 1 of the wine glasses has a bad crack in it (we didn't use it)

Thank you for your feedback. Really sorry about the keys and wine glass. We had assurance from our cleaning company that 2 sets of keys would be available as you requested. We will follow this and the other matters up. We hope you enjoyed ypur stay. Property Owner

I do not have any major concerns in relation to the house. Its lovely and full of character. Location is ideal. I do not however appreciate being accused of lying with regards feedback on the broken window in the kitchen. The owners response re windows says they are all fine. The building work across the street is substantial and has been going on for some time. It will continue for some time too. Claiming that is to be expected is unacceptable. It isn't anyone's fault, but don't insult me. The damp smell on the lower floor is awful. Simply asking the cleaners to run the washing machine to hide it is pathetic. I'm no property expert, but surely having the plumbing and drains looked at would be a sensible starting point. There could be a hazard to health for visitors. The strong nail varnish/glues smell from the newly opened nail salon next door is overpowering when that salon is busy. Again, it's not the house owners fault, but it is their responsibly to address it. They are running a business affected by the activities of a neighbouring business. That is an environmental health issue. It cannot be simply ignored. The owners need to wake up, take responsibility for their business, and stop deflecting and insulting the customers' intelligence

Thank you for your feedback. This is always helpful to ensure that we know how our customers are experiencing our property and to keep on top of any problems. This has allowed us to maintain a high level of customer satisfaction. We are very sorry that you experienced a couple if issues. The plumber that visited when you stayed could not find any issues with the plumbing. We are assured that the problem was a damp Hoover bag which the cleaners have now removed. They will check this regularly. We have also had all the windows checked and they are in good working order. We will ensure that they continue to be inspected regularly. It's unfortunate that you experienced noise from building works. This has not been reported by any other guests from our property. Again our cleaning company have been contacted and they will monitor going forward. We are pleased that you found the property full of character and enjoyed the location. Property Owner

Plenty of space and everything that we could ask for in terms of kitchen utensils etc. The step down from the main bedroom at the very top of the house was a bit daunting in the middle of the night and you might want to consider some night lights or other ambient lighting for safety, particularly with so many steps. The shower went cold after a period of time (about a minute), presumably refilling of the tank, which wasn't ideal but not an issue. The arrival and departure times didn't really work for us. It meant we had to open the key safe and unload in the dark then on our last day rush to vacate by 9am. We ended up having a lovely breakfast in Alnmouth but this is something which will influence where we stay in future.

  • "We really enjoyed staying at Yule House, but the cleaning needs to be improved."

When we arrived, other people's hair was visible everywhere - around the edges of the bathroom, around the shower and toilet, also on the floor in the castle bedroom, and in clumps stuck to the carpet everywhere else. I have never before felt the need to vacuum a holiday home upon arrival, but I did with this one. The vacuum cleaner had really poor suction (even after I emptied the already completely full dust canister) so I suspect this is partly why the cleaners are not vacuuming properly. However, I managed to pick up all the visible hair, and the dust canister was totally full again after I had finished. The whole place needs a thorough clean anyway as there is lots of dirt on the edges of all the stairs, and along the skirting boards. Under the beds were great clumps of fluff and dust, and the beds are quite high off the ground, so this is easily seen. Aside from this, the house is a lovely, characterful house, in a great location to explore Alnwick, and if the cleaning is improved, I would highly recommend a stay there.

Thank you for our feedback. Our cleaning company has taken on board the issues to you have raised and thankfully reports 're cleanliness from customers are now excellent. Apologies for this aspect of your stay. Property Owner

  • "Yule House is ideally placed in the centre of town, close to all the amenities available in Alnwick."

As highlighted in a previous review, its close proximity to the local 'youngsters' pub means that it is noisy at closing time, Thursday through to Sunday, but that's the trade off of being in the centre of town. We were disappointed with the cleanliness of the property, having owned cleaned and laundered our own 2 holiday lets in Pembrokeshire for 10 years, it did not meet expectations. The kitchen and bathroom had had a cursory wipe over. The oven hob was particularly dirty and had clearly not been cleaned for some time. I had to remove the pan stands and cleaned it for 20 mins before use and there were crumbs and food detritus on the floor just underneath the oven. The windows were filthy both inside and out with a greasy child's hand print on the pane just next to the eating area, as well as in other rooms and several pieces of crockery had to be washed clean of food and drink remains, before we could use it. The bathroom floor had had a cursory wipe over, some of the shelves in the bathroom were dirty and had clearly not been checked for some time and the bottom of the shower tray was in need of a good scrub. In the smaller bedroom the laminate floor is a great idea for easy cleaning, so I could not understand why there were clumps of dust underneath the bed heads, suggesting a quick vacuum around the beds was all that had been done. We were surprised to find that the property had not been cleared of unnecessary extras, such as games, books, ornaments and years out of date magazines, particularly as holiday owners that we know have cleared their properties to allow for the deep cleaning required in these difficult times. We had travelled a very long way, for a family memorial service, which had had to be postponed, with my elderly dad and while we wouldn't have minded the shabbiness of some of the furniture (sofas and chairs need updating), had the property been clean, the general grubbiness particularly during Covid, meant we couldn't fully relax and I felt that we left the property cleaner than when we arrived! We also felt that the property was in need of some attention. The kitchen lights underneath the cupboards were stuck up with tape and had fallen down, the catch on the kitchen window was broken and the fan in the downstairs toilet wasn't working. On the plus side the beds were comfortable and the property was well equipped and spacious. The property would benefit from some refurbishment and the addition of another sofa to cater for 5 or 6 adults comfortably.

  • "Really nice house and layout, great for access to Alnwick and parking is as good as you can expect within a town."

Obviously there are stairs, but the lounge, kitchen and bathroom are almost on the same landing so during waking hours its not noticeable. Plenty of space for belongings and luggage, WiFi worked fine and shower is fantastic (really powerful). ground floor rear has a space for beach stuff and laundry, so any dirty towels, boots, buckets and spades need not come into the house proper. It does rain in Alnwick; so on rainy days if you go out the front door it opens onto the pedestrianised street, so pop up your brolly, visit a few shops, have a coffee, walk round to the Castle Gardens, have a pub lunch on the way home all without getting into the car. On hindsight, perhaps I should have said it was "rubbish" so that when I try to book again there will be some vacant spots left for me :-) Brian Brian

We loved our stay at Yule House. It is a warm, quirky & comfortable house, in a fantastic location in the Castle Quarter of Alnwick. The front door opens onto Narrowgate which has recently been pedestrianised. There are lots of shops and restaurants on the doorstep. In Alnwick we would recommend The Black Swan and Mumbai Flavours. Further afield we enjoyed The Jolly Fisherman in Craster and Lewis’s Fish in Seahouses. We appreciated the well stocked kitchen & dishwasher, although it was a couple of days before we found the cutlery tray in the dishwasher. The parking space was easy to find using google maps as a sat nav. Morrison’s supermarket is a couple of minutes walk from the house, Aldi, Lidl and Sainsbury’s are a short drive. It is over 500 years old so has some quirky features: staircases and uneven floors yet has modern comforts - great shower, dishwasher (complete with cutlery tray at the top), washing machine and dryer. The beds were amazingly comfortable - I had been worried having read a previous review. They were firm and just right; I suppose like Goldilocks we all have different tastes! There was plenty of cutlery, plates, cups etc which meant we didn’t have to wash up each time. My daughter loved the reading room/study and the rocking horse and there was plenty of space for a family of 6 to be together or to have their own space. The location could not have been better. Stepping out front into the centre of Alnwick meant that everyone could come and go as they pleased and eating out was a treat- no driving meant I could have a drink! We loved the Black Swan and the Thai Vibe, both a couple of doors away and Di Sopra is a brilliant Italian. Expect some street noise at the weekend - after all you are in the middle of town. Out back the castle was far closer than expected and through the back way you could be there in a couple of minutes! With the beautiful Northumbrian coastline only 20 to 30 minutes away we were in our element. The week passed quickly and we would love to return to Yule House. I wouldn’t hesitate to use Sykes again.

  • "Yule house provides spacious accommodation in a central location that is very convenient for the bus station and for food shopping on foot - but what a price you pay for this: the house is blighted by traffic noise affecting the master bedroom, twin bedroom, sitting room and kitchen."

On arrival we were greeted by sopping wet floors which took several hours to dry - hardly welcoming. The accommodation has a weird layout spread over several floors with many stairs. It smells damp, especially downstairs. That might explain the dozen air fresheners present. The house is generally well equipped, especially the kitchen, although the dishwasher lacked a cutlery tray. We were delighted to find a grapefruit knife. Sadly there were no grapefruit spoons to complement it. The mattresses on both double beds were so hard that I could only sleep by lying on top of a duvet. The bed in the master bedroom squeaks. The shower was very good but the rain leaked through the extractor fan in the bathroom, forming a puddle on the floor. The fan was noisy and ran on for an extremely long time and was clearly audible in the rear bedroom, which is adjacent to the bathroom. There was no working alternative light to use at night in the bathroom. Coupled with the traffic noise affecting the two front bedrooms, this meant that none of the bedrooms was quiet. We could find no gas safety certificate at the property. This is in contravention of the law which states that a valid certificate must be displayed in a prominent position. The property is advertised as benefiting from wi-fi but in reality the signal repeatedly dropped out. We were astonished and dismayed to find that there were no recycling facilities at the property, despite the fact that Northumberland county council offers a doorstep recycling scheme for domestic premises in Alnwick. With the exception of glass, there are no public facilities for recycling within walking distance of the house. We wouldn't stay at Yule House again.

Thank you for your feedback. We are sorry that you did not enjoy your stay. Clearly the accommodation did not suit your needs but for the majority of our guests have rated us at 100% with an average of over 90%. On a few specifics: we can assure you that there is a current gas safety certificate which was renewed in February this year. It doesn't have to be displayed as it's a holiday let but in response to your concerns we have now displayed this in the property. The extractor fan is only one year old and meets industry standards. We have a current Electrical safety certificate for all electrical circuits and equipment in the house. Thank you for letting us know about the leak you experienced in the bathroom. This is the first report of this nature in the 15 months we have been open as a holiday let. We will ask a builder to check this out never the less. We take all our guests comments seriously and once again thank you for your feedback. Property Owner

We found the directions to the front door ok but then we felt directions given to get to the back and then parking were insufficient. If the directions had said after passing Alnwick castle car park had said "keep going until you can go no further" that would have helped greatly. We had a good further on to get to the parking. We had to enlist the help of a young lady who was on her way home from work. She was confused too and phoned her boyfriend who used to live in a flat nearby. All in all we spent nearly half an hour trying to find the gate. Not good. However things improved after that and we enjoyed the comfort of the house. About the location

ALNWICK

Alnmouth 4 miles; Bamburgh 15 miles; Rothbury 10 miles.

The attractive and historic market town of Alnwick is dominated by Alnwick Castle, home to the Duke of Northumberland. The Castle Gardens, opened in 2002, are home to Europe's largest cascading water feature, a fabulous (and enormous) treehouse, a delightful rose garden and a beautiful, walled ornamental garden, which will delight novice and experienced gardeners alike. The castle is also famous as the setting for Hogwarts School featured in the Harry Potter films! The town's narrow streets have seen little change since the days when the London to Edinburgh stage coach passed through and the Market Place, with its stone cross, is still the central feature and the ideal venue for the weekly Saturday market. Alnwick offers a good selection of shops, pubs and places to eat and there is plenty to see and do, with miles of golden sandy beaches, numerous castles and boat trips to the famous Farne Islands all available nearby. Altogether a superb location for exploring Northumberland and its stunning Heritage Coastline.
