  • "The Lookout is a very beautiful, comfortable & well equipped cottage, with absolutely stunning views."

    The cottage is perfectly located, within easy access of both the wonderful Northumberland coast & Scotland by car & just a short walk across the bridge from Berwick Upon Tweed, with great views of the old town across the river from the cottage. We had a fantastic, relaxing week visiting Northumberland coastal towns, enjoying lovely beach & coastal walks, eating out in some great pubs, cafes & restaurants along the way & getting to know Berwick Upon Tweed itself; its history & the local shops & eateries. Pamela is a kind, helpful & responsive owner who has taken great care to ensure a lovely, relaxing stay. I would thoroughly recommend The Lookout as a perfect holiday cottage destination.

  • "The Lookout was perfect for us as a party of four/two couples."

    It is well equipped and importantly, other than your food, you don’t need to worry about anything else (I mean that sometimes, rentals have only just enough soap, dishwasher tabs, bags, kitchen roll, you know what I mean). It was a cool, windy but dry week and the house was always cosy enough and we didn’t need to light the open fire, as tempting as it was! The views from the Lookout are “Simply the Best” - I couldn’t stop looking whether I was outside or inside. Views of the estuary out to sea and towards Berwick are available from all of the front windows and obviously from the garden. Finally, you can easily walk from the Lookout into Berwick and beyond which has lots to offer and to Spittall Sands and beyond. Only limited by your capability and driven by your desire to see and enjoy nature at its best! I love “The Lookout” and Pam, its owner (a lovely lady) was only a short distance away if needed. Thank you Pamela!

  • "If you like rustic, quaint cottages with coastal views then visit The Lookout."

    The views over the harbour change with the tides, at night twinkling lights are mesmerizing. Sit in the lounge with binoculars and watch the swans, or wind surfers and kite flyers. Lovely walks along the coast. A short Stroll into Berwick has every shop and restaurant you can imagine. The train to Edinburgh in 40 minutes for sightseeing, monuments and castles, or just shop. We didn't use the car once during our weeks stay as public transport good. Pam the owner has thought of everything you might need to enjoy your stay and a welcome bottle of wine as well. Thankyou

    It had everything we needed. Pamela was extremely welcoming and helpful. We’d definitely stay again if in the area. The only negative was that we lost wifi but apparently this was due to a change in service provider which occurred during our stay.

  • "Lovely cosy cottage."

    Outstanding views from all rooms. Can walk to beach or town within 15 mins. Lots of leaflets/information. Would recommend the walk around the town walls, telling the history of Berwick. No problems with parking. There is one allocated space in a set of three. Nice to be able to use the wood burning stoves in the evening. Shame we had to leave early due to snow. Highly recommended.

  • "This is an absolutely amazing place and we had a wonderful week."

    The rooms are huge but so cosy. Bed was divine and we had the best week's sleep in an age. The accessible garden is so pretty. We watched a hen pheasant for ages strutting about at the back of the property through the window. The wildlife is incredible too. Thanks to one of the neighbours, we saw a big dog otter by the railway bridge. A huge thank you to Pamela for being thoughtful enough to provide things like binoculars. We simply cannot recommend this place enough and can't wait to go back.

    Not a level floor or square wall to be found but it all added to the absolute charm of the place. Cosy Inglenook fireplaces with wood burning stoves in both rooms, what’s not to like? Charming, informative, non - intrusive and helpful owner (Pamela). Absolutely recommend this place.

    We absolutely loved it! Great walks around Berwick. We loved walking to the lighthouse and along the river bank. Very spacious inside and beautifully clean. Pamela kept in touch and although we didn't meet was very attentive but respected our privacy. Would highly recommend it for a great stay.

  • "This is a fabulous cottage."

    Essentially 2 up 2 down but the rooms are so large that it feels very spacious. The sea views are panoramic and the harbour edge is just a 5 min stroll. The Spital beach is extensive and close enough to walk. Our favourite shellfish wholesaler has a little shop on the harbour edge and would prepare us a platter of local lobster, crab and prawns in request. We hope to return.

  • "We had a lovely stay at the Lookout despite arriving during Storm Arwen."

    Pamela was an excellent host and took the time to check everything was ok following the storm. Parking is not allocated but there are 3 marked spaces to share with the other cottages. Both bedrooms are very generous in size and the bed was huge and comfortable. Seating in the lounge was also very comfortable and the fire stove was easy to light and hot.There is also plenty of on street parking and we never had a problem. Berwick is just a short walk away with a selection of independent shops although some are closed as in a lot of towns today. The Brewers Arms provided good home cooked food at a very reasonable price and there were a couple of nice pubs/bars on Bridge End. Plenty of walking opportunities without having to use a car.

  • "The Lookout is a wonderful place to stay because of the views across the estuary, from sunrise to the moon rising at night."

    Every room in the house has the view. It's well located for visiting places but it's also a lovely place if you want to curl up with a good book and stay indoors. The kitchen is well supplied with equipment if you fancy cooking/baking. Ideal for getting away from it all whilst still benefitting from being in walking distance of shops.

  • "The Lookout is beautifully situated."

    Right on the estuary with fantastic views and you can watch from the house the birds on the estuary all day with binoculars. You can hear the regular cry of the curlews. The large skies and sunsets are fantastic. It's a short walk into Berwick which is enjoyable at any time of day. We can park your car and walk from the house, which we did everyday. Exploring the beaches, pier, riverside and Berwick itself. Excellent places to eat in Berwick too. Loved every minute of our stay. The house has everything you need and is comfortable well equipped.

  • "The 'Lookout' has a fantastic view from all the windows and that alone makes it a great place to stay."

    The cottage has a nice traditional feel to it, and the bed in the main bedroom gave us the best week's sleep we've had in a few year's! Plus, to see a large group of swans on the estuary at most times of the day and herons fishing ( well camouflaged ). We can't say anything about Berwick that hasn't already been said, but we'll be going back.

    The cottage was very well equipped, comfortable, nice and clean with a very friendly owner who popped round to make sure we had everything we needed. We walked across to the walled town of Berwick upon Tweed quite often and also walked to the beaches at Spittal point. There is a shop selling fresh seafood down on Dock Road within walking distance which is worth visiting. We would love to return to this property so would definitely recommend it.

  • "After nearly 15 months of covid restrictions it was a welcome change to see another location further than 5 miles away."

    The Lookout cottage has wonderful views of the Tweed estuary and the views change almost hourly. Berwick is a 20 minute walk away due to lower level bridge closed whilst we were there but it is worth it. The walk along the battlements and out to the light on the breakwater were very pleasant. The promenade at Spittal is well worth the effort especially when the tide is high and the wind onshore. This produces marvellous breakers. Whilst there we visited Bamburgh (great beach), St. Abbs Head ( strenuous walk not for youngsters unless tethered) and Eyemouth.

  • "The Lookout is a lovely cottage situated in a place where you have wonderful views from all windows."

    The short walk down is very handy to take the dog onto the Green morning and evening. The cottage is spacious, comfortable and warm and cozy. Berwick upon Tweed is a lovely town and we didn’t have to use the car for most of the week. Plenty of walks in the area, and the towns history is lovely. The connection with Lowry is nice and , we didn’t follow the trail so unsure if we found all the pictures, but this will be another holiday to come!. We will definitely be returning to Berwick as there is so much we will need to do that we didn’t due to COVID, and The Lookout is where we will stay.

  • "Wonderful location with breathtaking views that change every minute and so peaceful and quiet."

    The house is comfortable and quaint - we loved the sloping floors and log burners in both downstairs rooms. The cottage was spotlessly clean and loved the basket of treats for us - nice touch. If you’re tall though watch your head in the hallway. My husband clunked his head everyday on the glass lampshade. Parking not far away and the garden is well kept and pretty. We had a lovely stay, thank you

  • "We loved every minute of our holiday at The Lookout & would have happily stopped another week."

    The views from the cottage are brilliant looking across the estuary to Berwick & also out to sea past the pier & lighthouse which make brilliant photo opportunities due to the changing light & weather conditions. We took our dog Wilf & we basically walked his legs off as there are numerous great walks from the doorstep, Spittle Beach is well worth the short walk too. We hardly used the car as there was so much to enjoy locally just across the bridge into Berwick old town. But if you want to travel then there are plenty of other beaches & harbours to visit. Pamela the owner is very friendly & helpful, she called in with her dog Marley to make sure everything was ok for us & said we could contact her if we had any issues which we didn't need to. So if you like walking & sightseeing with plenty to do without having to use the car & also the peace & quiet too then I recommend The Lookout, we certainly intend to return...Mark, Jill & Wilf the dog...North Lincs.

  • "The cottage is beautiful and very well presented."

    We especially loved the two log burners where we could have a real fire during dinner and then one in the lounge when relaxing. It is really close to the beach which is fabulous for a morning walk to watch the sunrise. Well placed for visiting the attractions and the coastal walks are stunning. It is a short walk into the town with lots of lovely shops and places to eat. The views from the cottage are great and it was nice to sit and watch the world go by in such comfort. Would definitely recommend, thanks Pamela for keeping such a lovely place!

    Very cosy, exceptionally clean and we'll stocked with all the little extras you might need around the kitchen. The owner had thought of everything. Great to have a bath to soak in after a good walk and the bed was extremely comfy. Fabulous views from the cottage looking accross to the walls of Berwick and out to sea. Lots of history to explore plus great walks around the walls, the town, the beach and along the river meant we didn't need to use the car for the entire week which was an added bonus. Really enjoyed our holiday. Would definitely recommend this cottage.

  • "We loved it at the lookout."

    On arrival you have to leave your car next to the adjoining cottage which was a bit tiresome carrying everything inside. But we had a surprise welcome pack of wine, shortbread, strawberries, cream and milk which was really lovely, And we quickly forgot about the car parking. The cottage is really cozy, very well equipped, the bedrooms are huge, the beds very comfortable and the view is beautiful. There are even supplies of washing up liquid, loo rolls, and hand soap so you don’t need to take your own, as we had. We met the neighbours in the next door cottage and a guy next to the car parking area, who were really nice and very helpful. And we met the owner who is a lovely lady. It is a 15-20 minute walk into Berwick town. A couple of times we got a taxi and it was £4 each way. We would definitely book again if we returned to Northumberland and would recommend it to anyone.

    The cottage was well equipped, very comfortable with splendid views. The small, enclosed garden was just right for our small dog. The parking was off road but it was not a problem. The neighbours are nearby and we found them to be delightful. The owner was very helpful and on hand if needed. We loved it and intend to re-book.

    It's like looking at a different picture on each wall. The cottage is well equipped and extremely comfortable. The bedrooms are enormous. The setting is so peaceful and tranquil and is within easy walking distance to the town and the beach. The supermarket is just at the end of the road. There are so many wonderful places to visit in the area.

    Very well appointed kitchen. Generous welcome gifts at start: wine, biscuits, fruit. Lovely location, with a pleasant garden overlooking Tweed estuary. c. 30 minute walk into Berwick or 5 minutes by car. Provision of a free car park permit was very helpful. Good garden furniture. Cosy lounge with comfortable sofas. Quiet location. Needed central heating at times in the evening, as weather was a mixture of warm sunshine and chilly sea fog, and the system worked very efficiently. Easy train ride to Edinburgh from Berwick station.

The property

This outstanding spacious cottage, built around the 1740-50s by the Admiralty as a lookout point to view the sea traffic before the pier and lighthouse were built in the 1800s, boasts stunning views over the estuary, the town of Berwick and out to the North Sea, and is set on the other side of the River Tweed to Berwick-upon-Tweed.

As well as offering historical maritime interest, The Lookout is a lovely two bedroom cottage that is ideal for couples and families who love a sea view thanks to its elevated position, giving clear and unfettered views out across the River Tweed estuary and out to the open sea.

A large flock of mute swans live on the estuary and otters have made a comeback to the river, while from the cottage it is possible to watch the varied water birds.

Offering superb, comfortably rustic accommodation, with all rooms pleasingly and well-proportioned and fabulous views from all rooms, The Lookout has a charming sitting room with large sofas, antique maps and prints and a flat screen TV and a large well-equipped kitchen/diner, both rooms benefiting from a multi-fuel stove, both set in large inglenook fireplaces.

The kitchen is the heart of the cottage, with a Belfast sink, a quarry tiled floor and colourful rugs, an ideal place for you to gather round and enjoy some tasty family meals.

Old iron ship nails are still embedded in the beams and both rooms downstairs have exposed wooden beams which add to the character of the cottage.

Upstairs the larger double bedroom, with two windows, has a super king-size bed, that can be turned into a twin room, a fitted wardrobe with shelves and a wall-mounted flat screen TV.

The second bedroom has a double bed and an antique carved double-size wardrobe with plenty of room for clothing.

The family bathroom is in the centre of the two bedrooms and has a full-length bath with a power shower over it.

The garden to the front of the cottage has attractive garden furniture and is an ideal place to sit out on the lawn and take in the glorious views of the sea and the town of Berwick.

There is a lawn, a colourful flower bed and a small terrace in front of the house, allowing guests to take their breakfast in the morning and watch the rise of the sun over the sea's horizon.

A small barbecue is at the end of the cottage.

Bicycles can be stored in a shed at the end of the cottage.

The views at night with the twinkling lights of the town and moonlight reflected on the water are truly lovely.

A 10 minute walk brings you to Spittal Beach, at just under a mile in length, with glorious golden sands and an Art Deco amusement pavilion that is open for snacks for many months of the year.

Golden, unspoilt beaches, for which Northumberland is famous for, are only a 15 minute car journey away.

A short 15 minute walk will take you to the centre of Berwick-upon-Tweed, across the medieval bridge, with its Elizabethan fortified walls, where you will find magnificent coastal views and easy access to the town beach.

Why not take some time to soak up the atmosphere of Berwick’s turbulent history, or take a walk to discover the magnificent border bridge, bustling shops, restaurants, pubs and cafés?

Steeped in history, the battlefields of Flodden and Halidon Hill are just a short drive away, as are the many castles and golden beaches of the Heritage Coast.

Lindisfarne and Holy Island are just 10 miles down the coast and quickly reached by car.

If you fancy leaving the car behind, the East Coast mainline trains run a fast, frequent service, 50 minutes up to Edinburgh, the world-class culturally rich city and a slightly shorter journey down to bustling Newcastle upon Tyne.
