"Great property for larger groups."
Obviously, being four storey, there are a lot of stairs so not for anyone with mobility issues. Has everything you could need for a stay, lovely welcome pack and lovely owners who are happy to help and easily contactable. We’ve stayed there the last two Summers and had a great experience both times. Coldstream has good facilities for such a small town too. Overall, would highly recommend this property.

Plenty of walks locally including Hirsel Park. Great days out in Edinburgh and Bamburgh, and a trip to Seahouses for a boat trip see the seals. Highly recommend this and would love to return in the future.
"Carriage House was perfect for our stay with four of us staying the whole week and four others joining us for different days."
The accommodation was excellent, with everything you could need bring provided and a really nice welcome basket with flowers, wine, crisps and biscuits. The kitchen/diner was brilliant for social dining and the living room (with balcony) was very comfortable. The property is ideally placed with just a two minute walk to the shops in Coldstream. Hosts rang to explain the fire alarm system and give a general overview of the property. Lots to see and do around Coldstream. Would highly recommend Floors Castle and Paxton House. Definitely go back to this one.
"Lovely quirky property situated in a friendly town amidst rolling Borders countryside."
Plenty to see and do within range of a short drive. A 5 minute walk from the shops and pubs in Coldstream. We had a couple of very minor issues early in our stay which were rapidly sorted out. Excellent communication with the very friendly owners.

The property was interesting and the location was charming. However we must feedback on cleanliness and maintenance which did not meet the standard we usually find in Sykes properties. The preparation and basic cleaning was adequate ( beds made, towels folded, welcome basket ready and bathrooms were clean). However the property urgently needs a deep clean. On arrival after a long journey we had to clean some kitchen cupboards and remove food debris before our shopping delivery arrived. Many of the pans and dishes had to be washed before use, and small tables, windowsills etc had not been dusted for a very long time. We fully appreciate this property’s age and quirkiness, but felt that it needs maintenance. Some rooms e.g. bathrooms had been refurbished but the remainder seems neglected e.g. a cracked window, a shelf too wobbly to use, powder door broken in the dishwasher.
Thank you for your feedback, the window is double glazed, the outer window has a slight crack in it and is being replaced at the end of the season in September 2022, the shelf has now been removed and the powder door is continually being broken/replaced due to guests using capsules which are too large, our repair man has now advised us to tell guests to throw the capsules into the bottom of dishwasher, this will have no detrimental effect to the cleaning. We are now explaining this on arrival. Our cleaners have carried out a deep clean on the property as a result of this feedback as we had a 2 week break in the bookings in July to allow them to do this. Set over multiple floors you can get some amazing views from the tower. Unfortunately we went early in the year and some local attractions were closed but found some beautiful walks and sights.

Plenty space to relax in, lovely big kitchen to share meals together and lots of nice local walks to enjoy. Having the Christmas decorations still up made it feel more like being at home. It was exactly what we had wanted.

Very family friendly kitchen and plenty of space between the two sitting rooms for the two grandkids and four adults to move around. Not recommended if you can't manage stairs too well. Cleanliness was not up to the standard expected, but that's down to the cleaners. The owners were extremely helpful and pleasant and easy to contact when needed. Carriage House is the most unusual property we have stayed in so far. The grandkids, age 11 and 6, absolutely loved it.

The kids enjoyed the adventure of staying a "castle" with access to lots of great walks on the door step. Coldstream is also well located for getting around the area, we went to Alnwick, Lindisfarne and even to Edinburgh on the new railway from Tweedbank. The house was very well equipped, the only thing we couldn't find was a dustpan to sweep up in the kitchen! Definitely recommended if you're looking for an experience a little out of the ordinary.

Property was warm and clean if a little spidery, but hey live and let live, its in the countryside. Lots to do locally if you enjoy being outdoors and sufficent shop / pub / cafe facilites in the village. Good short mountain bike practice track nearby in Kelso (free) and swimming pool in Kelso with "inflatable fun" on Saturdays.

For our young family this was perfect with well equipped games room, large kitchen to have family meals and an ideal spot for morning walks along the river tweed. The only negative comment is that the sofas in the living area were uncomfortable but apart from that the rest of the house exceeded all of our expectations. It was really well equipped and we really enjoyed this unique property.

Felt rural and there were many walks from the cottage, but with the convenience of Coldstream shops just minutes away. The Welcome Hamper was very nice but I'd rather have had dishwasher tablets and enough toilet roll!

!! We all had a fabulous holiday for the Coldstream Civic Week. The property is very quirky and was well maintained. Lots of stairs but good fun! Only downside...not owners fault...we had a few visitors in the kitchen from slugs and flys despite keeping doors and windows closed as much as we could. Dealt with bleach etc...just had to be prepared as we had kids with us running around. This is a lovely place to visit, bespoke property and great place to share memories with family and friends.

Home to the famous Coldstream Guards, the pretty borders town of Coldstream sits on the northern bank of the River Tweed, and was once a rival to Gretna Green for runaway marriages. There is a museum dedicated to the Guards, a good selection of shops and pubs, or visitors can try their hand at a variety of activities, including cycling, fishing, golf, riding or walking in the beautiful surrounding countryside. The picturesque seat of The Earls of Hume, including former Conservative Prime Minister Alec Douglas-Home, is The Hirsel, an estate to the west of the town with a fine mansion in beautiful grounds through which flow the Leet Waters, famous for a wide range of birds which nest there. With the Scottish borders and North Northumberland easily accessible, this is a fantastic base from which to make the most of the region.
