Also plenty of seating areas outside. The information folder had everything you needed to know about the lodge from the cooker, to washing machine to heating. The welcome basket was a nice touch, thank you. Hoping to return next year

  • "The property was in a great location and the welcome hamper was a lovely touch from the owners, as well as the very comprehensive email detailing all we needed to know about the accommodation."

However I was very disappointed with the cleanliness of the accommodation. On arrival the windows were filthy and covered in marks, so much so, I cleaned them myself. I also had to sweep the outside area, which was covered in debris. The walls of the accommodation were also very dirty, and needed a wipe, or touch up. The bin in the main bathroom was very dirty and didn’t appear to have been wiped for some time, as were the towel rails in both bathrooms. There were substantial cobwebs in the en-suite and the shower cubicle was dirty and had mould on some of the tiles. The kitchen however, was very clean. I noted that the feedback on the reviews for this property and in the guest book were all very positive and therefore I can only conclude that this was a lapse in standards on this occasion? As a result I don’t think it would be fair to make my comments public, so please do not publish this feedback, but I would like them passed onto the owners so that they can act on my feedback as they see fit. I did try to email the owner during my stay, but for some reason I was unable to send it via my phone.

I am so sorry you found our lodge to be below par, all the comments you have made in your review have been checked and addressed as needed. The outdoor area is swept or hoovered at every change over but unfortunately at this time of year with the leaves and pine needles dropping along with windy days it can be covered again within an hour. I do agree that the walls were due to be painted and that was brought forward and decorating was done last week. We have a window cleaner once a month but if the windows were dirty inside or out when you arrived I can only apologise and make sure this doesn't happen again. The bins in both bathrooms are emptied and wiped at every change over as are the towel rails in both bathrooms. Again can I say I'm so sorry you found our lodge not up to its normal standard and we thank you for your critique. Property Owner

The setting and area - stunning, it has to be seen. A couple of issues out the control of the owner, but dealt with immediately without causing any problems to us. The hot-tub checked daily and very warm

  • "The Owner was brilliant and offered lots of information for our arrival."

The property is situated on a small and quiet site and the decked area where the hot tub was basked in glorious weather all weekend. This made it perfect for the relaxing break we required. Also, the large screen on an evening was perfect for the kids who stay up late watching Netflix at home. Having this facility meant we were all still together making memories. Before we left the kids were asking when we could go back and if we could stay longer next time. I think that says it all and we were all in agreement that we will return and visit local attractions such as Kielder observatory with the grandchild. Shout out to the hot tub man also who was lovely!

Thankyou so much for your feedback, I passed your comments on to "hot tub man" regards Jackie Property Owner

  • "Absolutely beautiful lodge, all the facilities you could need."

Plenty of space for our family of 6 to spread out and enjoy our break. Unfortunately the fuse blew when we tried to use the grill in the oven, and the TV had a very weak signal, but we used the Firestick instead for the kids in the evening. The owner was very kind to send the kids jackets that we had left hanging on the back of the door. Overall, definitely recommend this place, the location is lovely and the hot tub was a treat!

Thankyou for your feedback, I am so sorry you had bother with electric, (a positive from that is that we've now found a lovely local electrician). I hope it didnt spoil your stay to much. Regards Jackie Property Owner

  • "Barn Owl Lodge is a lovely place to stay."

My family had a great time exploring the area. The accommodation was lovely, very comfortable & everything met our expectations. The hot tub & outside screen were a real bonus. Evenings spent in the hot tub gazing up at the stars then watching a film on the outside screen. Surrounded by fascinating wildlife with red squirrels running about. Would defiantly recommend as a wonderful place to stay.

  • "We paid almost double what the other lodges on site are listed at for the outdoor facilities The Barn Owl offered however after the first night of trying the hot tub there was what I can only describe as a midge epidemic, which left myself and my friend with over 70 bites!"

We did receive an email after we arrived saying “ Ps..... just a suggestion bring some mozzie spray, i tried to get some to leave in lodge but village shop has sold out. X” We could not use the outdoor facilities or leave the windows or doors open on a particularly hot weekend. My advice to any traveller would be “if you want to use any outdoor facilities make sure you cover every bit of skin and bring jungle mozzie spray!” The pub onsite said this is standard to have this many midges. Which serves lovely food by the way, would highly recommend the pub just not the lodge.

We appreciate the opportunity to respond to some of your key points you have made in this review. Thankyou for your feedback we welcome it all good or bad. Having said that we are a little disappointed with some of the content, especially after all the positive correspondence we received from you via text message and emails during your stay. Especially the one the day after your arrival when you thank us for the tip on bringing up some spray " how impressive barn owl lodge is" and "it wouldn't be a holiday if you didn't go home with mozzie bites". Firstly the point of paying almost double for your stay compared to other lodges on site, if you compare like for like (lodge size, date of stay, lodge location) on the sykes website, where you booked it, then we are completely comparable, in some cases a little cheaper. I know you provided a listing from a face book advert but this is booked direct through a lodge owner and for dates off peak. We also do not charge any extra for outdoor facility's and it is not promoted or listed this way. Secondly the issue of midges, due to our woodland location we can and do get midges around the lodge, we do inform guests in the summer months of this before arrival as we did you. I notice you mentioned it was after your arrival but it was in fact at 13.30 on the day of your arrival where check in time is 15.00, in the email we inform you the lodge is ready early for you and make the suggestion you bring some spray as the local shop has sold out. We also already have plug in devices in the lodge and two large outdoor electric zapper devices. These are for our guests to use and have been for over a year now. We did receive your email after your stay and prior to you placing this review where you explain the issue you had on your first night and that you had spent £60 on candles on plugs and sprays. Which was surprising after the kind comments we received via messages on your second day. You also mention in the mail that you had not left a negative review as you wanted to reach out to us. We did reply apologising and explaining that although our setting offers some of the best nature has to offer it also comes with the inconveniences that nature has to offer too. Maybe if we had offered to refund your £60 then you may not have posted this review but like we say we are open to any comments be they good or bad as it helps us develop. It also reminds me to mail TUI to ask for a refund on my aftersun I had to buy after I was sunburnt in Spain. We also received further messages where you again reach out about cost and money you had spent, I'm guessing the "mozzie bites" weren't bothering you at this point but the fact that you had seen somewhere cheaper. Again we are saddened that your stay was marred by mother nature and although we are aware that during the summer months there can be mosquitoes we have never had a complaint about it before. Thanks for your comments and in future we will see about keeping a stock of spray at the lodge. Property Owner

  • "We had an excellent and very comfortable stay in a really lovely area."

It wasn't really apparent in the listing that it was in quite a large camp of lodges so that we were overlooked a bit although the fences did afford some privacy. The lodge was clean and prepared very well although a shame that the wine glasses had been put away rather dirty. There are lovely walks in the woods and the red squirrels were a bonus! Bring some monkey nuts - they love them. If it had been a little warmer the outdoor cinema projector would have been amazing! We would certainly stay again. I did speak to the owner with a couple of queries and she was very helpful and pleasant and easy to contact.
