    It is well located for access to the east coast as well as to Edinburgh. Despite the very wet conditions at times, we enjoyed long walks in beautiful places. Thank you Rachel for your friendly welcome and the tasty treats. We left with happy memories of our time in your lovely cottage.

  • "The pet friendly holiday accommodation at Polwarth Crofts was excellent, clean,warm and comfortable, the kitchen dinning room was a joy to sit in and had everything a kitchen needed."

    The lounge was very cosy and the beds were very comfortable. We enjoyed the grounds and the dogs loved the walks nearby providing lovely views of the surrounding hills and fields. The town of DUNS was just 10 minutes away by car. Anyone wanting a quiet relaxing break with a good cottage couldn't do better than this.

  • "A wonderful and characterful cottage."

    The owners are lovely people and have worked hard within the listed-building's restrictions, so lots of attention to complimenting the period detail and still providing enough mod cons. The garden was very pretty and private, though the extended areas left to wild and therefore inaccessible. Good for wildlife and roaming chickens! No secure fencing for dogs off lead. Good support from the owners as nearby.

  • "The cottage is a quaint old building with an alluring charm."

    It is very spacious and well equipped with everything you need for a relaxing stay. There was a welcoming fruit loaf and some fudge plus many condiments. The gardens are extensive and our dogs had a great time running around and exploring them. As the lanes are quiet you can walk for miles. We enjoyed the peace and tranquillity. My wife and I have not slept so well for a long time, thanks to the comfortable beds and quiet of the location. We did enjoy the visitors to the bird feeder which included a couple of squirrels and a brave pheasant. I would recommend the cottage and we will certainly return one day.

    Polwarth Croft is a lovely, characterful cottage filled with artworks in a beautiful setting. It had everything we needed for a comfortable stay, and our two dogs enjoyed exploring the garden and walks from the cottage. Duns is a pretty local town with good amenities and we found it a central base for exploring the borders. We particularly enjoyed visiting Melrose, Peebles, Kelso and North Berwick, Coldingham Bay and St Abbs - all within an hours drive.

  • "We went to Polwarth with our son, daughter in law and their 3 week old baby, and our daughter and granddaughter aged 7."

    The cottage offered us everything we needed, an en-suite bedroom where the new little family could spread out with all the equipment needed for a new baby, a large twin bedroom for our daughter and granddaughter, with plenty of space for a seven year old to hang out and a cosy double room for us with a very comfortable double bed! Downstairs, the kitchen is well equipped with everything required and lots of room in the dining room for the whole family. The cosy lounge offers a lovely space to relax at the end of the day to watch a video, play a game or do a jigsaw from the shelf beside the piano! Outside, the owners are happy for you to explore the woods and garden where there are lots of quirky little surprises to discover! The owners are friendly and happy to help in any way while leaving you to enjoy your holiday. If you are looking for a comfortable, clean and relaxing place to stay you can’t go wrong at Polwarth. Enjoy!!

    The cottage is spacious, comfortable and well equipped. The welcome pack was generous. A bonus was the bird table outside the dining room which attracted a number of species - and a squirrel. A very quiet and peaceful location.

  • "No banister rail on the very steep right hand bent stairs."

    No outside lights. The road leading up to the property has more holes than Swiss cheese and the pot holes are ridiculous. The soft furnishings are extremely uncomfortable

    Before your stay, I gave you details of how to contact me, my husband or my mother in law if there were any problems; I spoke to your parents on arrival and I spoke to one of your party on your second day asking them if everything was OK and they replied positively. Sadly, everything that was a problem could have been solved, from changing the light bulb in the outside light (there is one on the courtyard side of the house where you parked your car, to the left of the kitchen door), to giving you more cushions to make the two year old sofas more comfortable I do leave washable throws and quilts in the house some of which are plump and could have doubled up as big cushions. Finally, I was sorry to hear that one of your party struggled with the stairs (which are not steep) but I could have told you that there is a sofa bed in the sitting room and given you all the bedding you needed to make their stay more comfortable. I challenged you on the cleanliness rating as I had cleaned the cottage to my usual high standard and you told me that it needed a lick of paint in places. The lane that is used only by us and guests at the cottage, has potholes, but if you drive at 5 miles an hour, either straddle the potholes or move to avoid them, they are not a problem. The lane is regularly maintained and we have been waiting for a delivery of Type 1 for a while. Thank Rachel Property Owner

  • "Had a lovely relaxing time in the Cottage at Polwarth."

    The area is stunning and there's lots of places to explore. We liked Berwick on Tweed very much, give Slightly Foxed bookshops a visit if you can, along with the many other independent shops. The cottage was cosy and well equipped. The big downside for us was the garden wasn't enclosed, so our dog had to go out on a lead every time. There's many possible walks around the cottage which were lovely although incredibly muddy, but that added to the fun. We would definitely recommend the cottage to anyone considering it. It's a great place with plenty of quirks.

  • "This is a comfortable, warm, spacious and quirky cottage in countryside surroundings, but just off a main road offering easy access to The Borders or anywhere else you might want to go."

    Well equipped, great showers and a lovely stand alone bath. We were there in a time of not very good weather but heating system was good and nights in front of tv with a roaring log fire were delightful. Good place for a nervous dog, plenty of places to walk, although we did surprise a few grouse and the odd rabbit! Lovely in November, would be glorious in summer months.

  • "Lovely spacious cottage in rural setting."

    Lovely open fire - fuel provided - in cosy sitting room. The kitchen is well equipped with all we needed, plenty of hot water and both showers are excellent. The setting is convenient for local shopping in nearby town and not too far from bigger shops when needed. The owners welcomed us when we arrived then left us to our own devices but were nearby and available if needed. We thoroughly enjoyed our stay.

  • "There is lots of places to see and to have good long walks."

    The woodlands around the cottage was good for our dog to explore and sniff. The owners were very nice, we knew they were there if there was a problem... (which there wasn't) but they left us to enjoy our week. The hot water was amazing, lots of it and very hot, as was the heating, bedrooms very comfortable. The kitchen is fully fitted.   • "After daily visits to the Edinburgh Fringe Festival (one hour from the farmhouse approx ) it was lovely to return to this lovely farmhouse which has been in the family for over 100years."

    The farmhouse has all the mod cons but retains the comfortable farmhouse atmosphere. Friendly owners close by. Ideal for those wanting to tour The Borders, Berwick, Scotland etc etc.

  • "Lovely house and beautiful place."

    A couple of suggestions (we could see that the owners had just started up). 1. A little more info about the immediate area would be great. For us, the best thing would have been long dog walks (3-5 miles) from the immediate vicinity. 2. Would have really appreciated a washing line -- owners may find this hilarious given the weather when we were there, but we don't like using driers more than we have to and we'd like to have had the option of finishing things off on a drier rather than it being the only way of drying. 3. Organised recycling. As you can see from above, we're trying to live the dream. Organised recycling is really fab so that you can recycle if you want to without disturbing the owners -- just some separate, clearly labelled bins. 4. Finally the mattress on the bed in the master bedroom is on its last legs. You may get people with back ache being grumpy if you're not careful. But, having said all this, had a smashing time and we're sure this is going to be a very successful holiday cottage. We have put it on our list of places to return to. By the way, we liked the art and furniture.

    The modern kitchen/dining room is fantastic for getting the family together for meals. The lounge is comfy and ideal for settling in on an evening to relax, watch tv or read a book. There is a piano in the lounge if anyone can play too. The owners have combined modern with antique which works really well and adds to charm of the property. The garden area is lovely to sit out in if you get a chance. Duns is about a 5 min drive from the cottage with free parking in the market square and plenty of facilities such as a pharmacy, co-op, pubs, takeaways and gift shops. We loved our stay and would definitely book the cottage again.

  • "THE COTTAGE IS REALLY LOVELY."

    THE BEDS ARE EXTREMELY COMFORTABLE. ALL THE FURNITURE AND FITTINGS ARE FIRST CLASS. THE AREA IS QUITE REMOTE BUT IS VERY BEAUTIFUL. THE OWNERS OF THE PROPERTY HAVE OBVIOUSLY GONE OUT OF THEIR WAY TO MAKE THE COTTAGE A VERY COMFORTABLE PLACE TO STAY. IT IS VERY DOG FRIENDLY WHICH IS A BIG BONUS. THE WEATHER WAS QUITE COOL AND RAINY SO IT WAS NICE TO HAVE A WARM PLACE TO COME BACK TO. THERE ARE MANY INTERESTING PLACES TO VISIT BUT MOST DO INVOLVE A DRIVE. HOWEVER THE ROADS ARE REALLY QUIET SO MAKES CAR TRAVEL MUCH PLEASANTER THAN AT HOME.

Berwick-upon-Tweed 15 miles.

The small border town of Duns is set in a wide valley known as The Merse and was once the capital of the Scottish Borders, when the current capital, Berwick-upon-Tweed, was under English rule. The town offers a good range of shops, including an award-winning butchers and quality delicatessen, pubs and restaurants, whilst the Jim Clark Museum is open to the public in honour of the famous racing driver who lived in the area. Duns Castle sits within a nature reserve with well-marked woodland lakeside walks through the castle estate. There are many castles and historic houses scattered throughout the surrounding area, including Manderston House (home of Lord Palmer), Floors Castle and Gardens, the largest inhabited house in Scotland, Norham Castle situated on the River Tweed, Mellerstain House and Paxton House and Country Park. A short drive to the east coast offers the opportunity to explore the dog friendly beaches at Coldingham or for the more adventurous why not learn to surf at the local surf school. Widely acclaimed golfing is available at Duns and nearby Dunbar whilst fishing for trout and salmon on the Tweed and Whiteadder River is also available with permits available locally.
