    Mark and Matt were made us feel very welcome and thank you for the wine. The cottage has been beautifully equipped with everything you could need and the beds in particular are very comfortable. The hot tub was also excellent. One of the best cottages I’ve stayed in , The location is also excellent and there are lots of things within easy reach.

    Our first Christmas away and a perfect location to do it. Private, immaculate and we loved the hot tub. Mark and Matt kept us informed and updated regarding our stay and were on hand to answer questions and make our stay as comfortable and enjoyable as possible. We would highly recommend Manor Barn to anyone looking for some quiet time with loved ones in a beautiful private setting.

  • "We had a very enjoyable stay with our dog with at Manor Barn and would highly recommend this property for a very peaceful country getaway in comfortable surroundings."

    After having a slight issue at the start of our break which was dealt with brilliantly by the owner Mark, we were very impressed with his level of customer service and thank him for dealing with it so efficiently & quickly. The property was super clean and so spacious and the standard of furnishings was of high quality. It was very well equipped and we couldn't really think of anything that was not provided. The hot tub was beautiful with a lovely elevated view of the countryside and perfect to relax in and enjoy the great outdoors. Although this location is in the country it was not that isolated from anything as it had a great pub about 10 mins walk away called 'The Shoulder of Mutton' which was dog friendly and served very nice food. Further afield about 10 - 15 mins drive we found shops for our supplies. Finally there was a great walk just up the lane from the property which had elevated views over the area which was beautiful and worth exploring. Overall to sum up this property we would not hesitate to go back if in the area and would highly recommend to anyone looking for a relaxing break in peaceful surroundings which is ideally located for many things.

  • "We enjoyed a lovely stay at Manor Barn."

    The accommodation was very private and comfortable with lovely facilities. An extra fridge freezer has been added providing plenty of space for chilled and frozen items. The barn was extremely dog friendly with tiled floors, gates at the top and bottom of the stairs and fenced garden. The area was so peaceful and the large hot tub with beautiful countryside views was amazing. Mark and Matthew were very friendly and helpful. The pub in Fulford just five minutes walk away was very welcoming, dog friendly with lovely food. Worth booking to ensure a table. The area has some great places to visit such as Trentham Gardens, Rudyard Lake and Churnet Valley Railway which has Hetty’s Tea Room in walking distance which is also well worth a visit! We would definitely return in the future.

  • "Absolutely stunning property in such a peaceful area."

    The hot tub was really appreciated and the lovely patio area. I think if you stayed for a week you would struggle with the small freezer compartment in the fridge, so a fridge freezer would be a welcome addition. The barn has a washer/dryer but the drying cycle takes a long time. A 4 slice toaster would be a good addition too and checking the bulbs as quite a few were out. Thank you for the bottle of wine and we would definitely recommend the barn to family and friends

    It's was our 8 year old's birthday and we let her choose. Her priority was a hot tub, and the one at manor barn was huge, so she loved it. The place was fairy high spec, and clean. The owners live right next door and were helpful when we had an issue with the shower. Would definitely go back.

    The fencing around the manor barn meant we felt our dogs were very secure and could just roam at their leisure. Hot tub was probably the nicest we’ve been in very spacious and really clean. The barn was really warm so only used the fire once but was so cosy when lit. Thankyou for a fab stay

  • "The location is lovely."

    For us using this property especially as it is listed up to 6 people would be that it requires a proper fridge and a proper freezer. The little one that is provided has a lot of space taken up with the door and the little freezer compartment. I would also liked to have seen more than 4 mugs. Apart from this the property is spacious downstairs and has a large kitchen with plenty of seating available for sitting at at meal times. Was nice having a downstairs loo as well. The stairs are a somewhat creaky so a quiet journey to bed is not an option. Upstairs again the rooms are quite spacious. Master bedroom had a nice view over the fields. The ensuite bathroom is small but adequate for the small to medium sized person. This bedroom could have done with a full set of drawers as the dressing table does not have a plug point next to it. The wardrobe is adequate for a short stay but you will have to bend to get into it. The other bedroom is a good size and again has views. This bedroom has a proper wardrobe and chest of drawers. The family bathroom is at the top of the stairs between the two bedrooms. The hot tub is lovely to relax in after a long day out and about. There is plenty of parking and the area designated for this house outside is made quite private by a wall. There is a nice grass area if you have kids for them to play on as well as slab area as patio. There is seating provided for enjoying the sunset or meals outside. There are also a couple of large garden games to be played. The property is clean and tidy but for us just needed a few tweaks.

  • "The downstairs area of the cottage and outside space were as expected."

    The kitchen was well equipped albeit the fridge was very small with only an ice box freezer. The living space was ok. Outside was pleasant and we enjoyed using the hot tub. Upstairs the property was very disappointing. It was very small being built into the roof space of the building. The windows had very limited opening capacity (just a few cms) which meant it was too hot and stuffy for sleeping even when outside it wasn’t too warm. The location was good and the local pub within walking distance served nice food.

There are numerous walks in beautiful countryside on the doorstep and a wonderful pub by a pond a couple of miles up the road. We had a very relaxing holiday and the hot tub was a real treat.     We have a 3 nights stay which was well needed after being key workers in the NHS and not having a break since April. Beautiful surroundings and the hosts were more then helpful. We were trusted to come and go as we pleased. Not overlooked and very private. Everything you need and very comfortable living spaces.     Mark was very helpful and obviously likes to make sure that everything is just right. We had a problem with the local pub, which Mark seemed to be a little perturbed about. I liked that as he likes to make sure his guests have as good a time as possible. Couldn't recommend Manor Barn enough and certainly hope to be able to revisit if time allows.

    The hot tub was HUGE! Loved it!. A very warm welcome for us and our dog from Mark. He showed us around, recommended some great walks and even booked the local pub for us. Very kind. The house is in a gated area so all very safe for the dog ( and children) and the friendly little hens clucking around the garden were adorable. All in all a fabulous week away.     Enjoyed the hot tub and children loved feeding the chickens. Only real issue was poor WiFi and no phone coverage esp on O2 network. But this is not a fault of the property owner. Property owner quickly responsive to any queries we had and resolving our minor issues. Would recommend that those looking to book fully understand the restrictions regards dogs. Overall, a great holiday was enjoyed by all.

  • "Wonderful barn, had everything you would need, even down to cake baking."

    The beds were firm but comfortable and we all slept well. Hot tub was huge and very relaxing with a lie down section. We had 2 dogs with us and they were facinated with the chickens but also very safe with the gated raised garden area. Mark and Matthew were great, very friendly guys and nothing was too much trouble, ie, the washing machine door locked and we were unable to open it not only did Mark rescue our washing but a new machine arrived the next day. Hopefully we will return.

    ! The cottage immaculate, well worth paying extra for the dressing gown,slippers and towel for the hot tub, so that you dont need to use towels from the bathroom. The beds were firm but comfortable, carpet upstairs so nice under the foot. The kitchen had everything you could need to be self sufficient. We visited many places: Alton towers, Sudbury Hall & museum, Waterworld, Monkey forest and Trentham gardens and the Odeon cinema. Would definitely return and have already recommended to family and friends :)

  • "Manor Barn is a really beautiful place set in a quiet part of Fulford and surrounded by lovely countryside."

    Mark and Matt the owners are two great people who always find time to chat and give any advice if required. The cottage has got everything you could ever need and it is beautifully maintained throughout. It is the best cottage we have ever stayed in and the fencing surrounding the patio area made it really secure for our little dog, there was no way she could get to those chickens lol . It also meant we could make nightly use of the "AMAZING " hot tub and not worry about what the dog was doing. Safety gates are fitted at the top and bottom of the one flight of stairs which was great as our two year old grandson was with us for the first two days. The local pub which is just a six minute walk through the village is advertised as dog friendly so we had every intention of eating there on most evenings, however we could not do this as they only allow dogs in the beer garden and the weather was not suitable for eating out at night. Finally , the address in Sykes Cottages listing "suggests" it is in the Peak District. ....It is not in the Peak District, however it is still a lovely , quiet and rural location .     The setting of the barn is lovely and peaceful and the free roaming chickens added to the ambience. Nothing was too much trouble and they even found out if the local pub that we were going to walk to had food on - even the locals all knew who we were and where we staying and made us feel very welcome.     We celebrated my 30th Birthday here for 2 nights and it was lovely. The hot tub was an added bonus! The giant games were definitely put to use, they were ace!     Lots of time was spent in the hot tub, which is in a nice private position, with lovely views over the surrounding fields. The quality of all the fixtures and fittings at Manor Barn are beautiful. Lovely to arrive and find a bottle of cold wine in the fridge after our journey. Also one of the first holiday cottages where we have arrived and found some T Towels, Fairy liquid and Dishwasher Tablets left in the kitchen. Always nice if you don’t want to dash out shopping straight away. Would have loved to have stayed longer! Many thanks to Matt and Mark :)

    The cottage facilities are fantastic. The only disappointment was the cooking equipment was poor and there was nothing for cleaning the cooker etc which was a shame. The hot tub was brilliant.

    There was lots of attractions within a 30 mile radius to keep us entertained. The barn was a perfect base with everything we needed. After the end of a busy day the hot tub was the perfect place to unwind and watch the stars.

    The barn was absolutely beautiful even the sofa bed was top of the range and comfortable. The hot tub was out of this world and used every single night. Relaxing under the stars with a drink in hand in the warm water watching deer on the nearby hill was a highlight of the holiday. Matt and Mark truly had thought of everything the barn was so well equipped and even offered to lend us their gas bbq (that’s what we call going the extra mile). The barn is in such a tranquil setting yet only a short distance from wonderful places to visit such as Chatsworth House,Alton Towers, and Trentham monkey forest. Our grandson loved feeding the chickens and playing the outdoor connect 4 and jenga. We did not want to leave such a gorgeous place and hope to go back soon. If anyone looking at this property don’t hesitate book it now you will not be disappointed.

  • "This is a very well located property."

    Most things you could need are a short distance away, and family attractions like Alton Towers, or the Trentham Monkey Park are less than 30 mins away. But it's also a very nice place to spend time in of itself. It has a hot tub. There were oversized outdoor games of Jenga and Connect 4 for the children, which I thought was a very nice touch. Our youngest loved the hens. Everything about the place was pleasant and relaxed.

  • "A well thought out and lovely presented cottage with a high spec finish."

    Owners very helpful and friendly and nothing too much trouble. Lovely well kept grounds and the cottage is situated in a perfect little village with a great, friendly local pub for gorgeous homemade food. Just a quick walk behind the cottage is a few small steps upto lots of open fields, perfect for walking our lively dogs and lots of various places to go and visit all within reasonable distance by car to keep our 3 year old entertained: swimming, trampolining, steam train ride in the valleys. Of course, the hot tub located at the cottage was a bonus and was lovely to relax in looking out over the fields, and the owners provided outdoor toys: jenga blocks/connect 4 for our daughter who thought these were great! Overall, a perfect break away to just get away from it all.

  • "Just amazing!"

    Hats off the Mark and Matt, their barn is just incredible. It really will be hard to find another cottage/lodge with the same high standard of finish throughout. There has been no expense spared at all with this one. Great furniture and fittings, heated tiled flooring, solid wood kitchen and doors, fantastic bathrooms, lovely patio area (totally fenced off for our dogs) and to top it off, the best Hot tub we have ever been in! The area is lovely too, with plenty to do in the surrounding area. All in all, it was the perfect break away for me and my family. We will most definitely be back in the near future and we never visit the same place twice! Keep up the amazing work guys. See you again soon :)

    We spent a fantastic week, with family coming to stay, so some if the week there were 6 adults, but plenty of room for everyone. The hot tub over looking the fields was a fantastic bonus, which was used every day. Mark and Matt are extremely accomdating! There is a lovely pub within walking distance, which serves great reasonably priced food and supermarkets a 5 minute drive away! All in all not one negative, only positives!!

    The cottage is amazing, everything has been thought of and the cottage is very well equipped. The cottage has plenty of space and is very comfortable. The hot tub is very relaxing and the views from it were great. We loved the chickens who ran to see us every morning. Matt and a Mark are great hosts, very friendly and nothing was too much trouble. A very good base with lots of places to visit, Alton towers is about a 30 minute drive and Chester zoo about an hour away, also Trentham monkey forest and the wildlife park are well worth a visit. Lots of nice pubs to dine in around the area.. We will definitely be staying here again.

  • "What can we say, we loved the accomodation."

    The cottage was very well presented, and thought out. It has been finished to a high standard, and they even ensured our childrens safety, with a iron fence around the garden, and handmade stairgates inside. All the utencils and bedding was of a high standard, i loved spending time in the kitchen. Mark and Matt were extremenly friendly, and on hand if we had any concerns. They shared local knowlegde of events with us, making us feel very welsome. It was nice to be shown around a property on arrival, where we were shown how everything works, including the hot tub. The hot tub was maintained to a high standard, and they kept us informed of when they were cleaning it. I cant wait to come back again.

    We had a very full week with, I think only one "quiet night" The hot tub was put to full use and was enjoyed by all. Mark and Matthew made us very welcome and nothing was too much trouble We were impressed by the standard of the accommodation and slept well in the very comfortable bedrooms An unexpected bonus was enjoying a few spectacular starry nights that you just don't see in urban areas with light pollution. The location is excellent with many places to visit in the area. Eating out is well catered for with one pub within walking distance and several others within a short drive. We had a superb week and couldn't have wished for more

    Beautiful attention to detail with decor and facilities. Hot tub is simply amazing it really does add a unique experience to your holiday. We would highly recommend staying here and would love to return. Mark and Matt are the perfect hosts. Lots to do in area and fab places to eat nearby. One pub is just 5 min walk away. Overall the only bad thing is having to leave to return to the real world as we really did feel totally relaxed and ultra chilled out whilst recharging our batteries. 5 stars all the way from us Sarah and Ian

The property

A luxurious brick-built semi-detached barn conversion on the outskirts of the pretty Staffordshire village of Fulford.

Next to the owner’s home on a working smallholding, the cottage has been finished with high specification solid oak furniture and quality fixtures.

With the addition of fantastic outdoor space, the cottage is equally ideal for a couple, two couples, a small family or a group of four.

As you step into the open plan living area, kick off your shoes to take full advantage of the warmth from the underfloor heated wood-effect flooring throughout.

The whole room floods with light from the full height window wall.

There are sumptuous sofas where you can flop in front of the designer woodburning stove or maybe watch a movie.

There is a superb modern kitchen with a lovely dining area making for an excellent breakfast.

Both bedrooms have lovely views, equally spacious and well-appointed including TVs.

The double room has an en-suite shower room and there is also a bathroom on the landing as well which can effectively serve as an en-suite for the second bedroom.

As with the rest of the property the owners have spared no expense on the outside of the cottage.

A raised terrace with patio and lawned area is a fantastic place to sit out and dine alfresco while enjoying the lovely scenery, or take a long soak in the superb hot tub while looking at the unimpeded starlit sky.

If you fancy a change of pace and scene, it’s a short drive to the towns of Stone, Stafford and Uttoxeter, each with a great selection of shops, pubs and restaurants.

Uttoxeter is home to a popular racecourse which has meetings throughout the year and the ever-popular Alton Towers theme park is just 12 miles away.
