  • "There are several things that we think could be improved, not only with the property but also the "lack" of "care" from the owners."

We were here when the temperature was below freezing all week. The path to the front door was old, well worn and shiny brick. It was covered in ice all week and not once was salt/grit put onto it. The bathroom is large and there was only one working radiator to warm it, which it only just did. The towel rail didn't work at all. The kitchen had dust and cobwebs in a few areas. We appreciate that the property is grade 2 listed but some of the windows are in need of replacing as they did let a lot of draughts through. When you pay a £100 supplement to use the hot tub it is not very fair for the owner to complain that the water temperature had been increased or for a restriction to be put on certain functions of the tub. If the owners are concerned about their electricity bills perhaps they shouldn't be allowing usage during winter months. Clearer instruction should also be given regarding recycling waste bins, e.g. when they should be put out rather than the owner walking through to the kitchen just before patrons are about to eat and female guests are in nightwear. A welcome pack should also be considered for guests, including milk and small loaf of bread perhaps, to make people feel welcomed. Maybe even some locally produced goods such as cakes, scones, jams etc could be left to promote the area. There are a number of cables and wires that should be tidied up and made safe behind the TV as they are currently a trip hazard. The hot tap in the upstairs toilet needs fixing as it does not turn on. And the toilet seat was loose. The cottage itself is nice enough, but more care and attention needs to be taken regarding all of the above. Unfortunately, we couldn't and wouldn't recommend the property.

Dear Sadie, I was surprised to read your comments but apologise if you misread our advices regarding the tub usage, your health and safety concerns, or our attention to detail. As per our information pack, if we'd have been informed of any concerns at the outset of your stay we'd have done our best to remedy them at the time, and not after you'd left us. (When the garden pipe burst outside the cottage and this was brought to my notice I had the pipe replaced within 30 minutes. We can't always respond quite so quickly but we do prefer to rectify problems rapidly where possible) If I may I'd like to answer point by point. Freezing Conditions: It was unfortunate that you happened to book a week when temperatures plummeted to -7 or lower, but when hosting at a 500 year old timber frame cottage it does come with some challenges. One of the main things is drafts on occasion particularly when its very windy, and the wind is often approaching the cottage from across the fields. I don't know which windows you are referring to but we haven't had similar feedback from other guests since we brought our carpenters in to conduct some urgent remedial works on the living room window just a couple of weeks prior to your stay. Most of the other windows are double glazed. On arrival we give our guests important information as to the logistics for their stay. This briefing is kept as short as possible but covers topics such as entry/exit from the property, proximity to local dog walks pubs etc, health and safety aspects of the listed cobbled path by your front door, and use of the hot tub for optimal comfort of the guest. H&S: With the paths, holiday companies and insurance companies advise owners to "not" put grit or salt down during freezing conditions as this transfers responsibility onto the owner should someone fall and hurt themselves. It would be surprising to me if you have not received safety briefings at other properties. We always advise guests as to uneven surfaces on arrival and in our guest pack. Hot Tub Use: We explain how the hot tub cover should be removed in the easiest and safest way so as not to break the cover or injure the guest. In addition we describe the control buttons, there use, and suggest which ones don't need to be touched as they will affect the water cleaning process and/or maintaining the tub at a good temperature. We set the tub to 39 degrees as standard, but if guests specifically like their skin to come away from their body we have no problem with it being increased to its top temperature of 40 degrees. Many guests press buttons and set the temperature too high by accident, or put the tub on standby (off) or eco (minimises cleaning and temperature management procedures) so we recommend that guests avoid those buttons. I asked about why the temp was set to maximum after I'd turned it down for a couple of days on the run. You explained your preference and it was left at maximum for the remainder of your stay. It really makes little difference to the cost at all and guest comfort is our priority that's all. Cleaning: Rosie spends at least 2-2.5 hours just cleaning the kitchen every week on turnaround day. This is a timber framed cottage and there are spiders sharing our accommodation. We try to remove all webs from the property but if we missed one or two then I apologise. It wouldn't have been presented as if for a Halloween event though I'm sure. Information Pack: We have 3-4 pages of helpful information in our guest pack. If we have omitted to say that Friday is our usual collection day (bank holidays excepted) then we'll make the addition. Thanks for that feedback. WC seat and tap upstairs. I hadn't been notified about the seat so will rectify this asap, but the tap was working fine on Saturday when the room was cleaned. Its not driven from a combi boiler so there can be a delay while hot water works its way through the property. Collection of recycling: This is my mistake and I take that on the chin. You had all been so friendly and accommodating during our few interactions during the week that I thought I'd save you the trouble of taking the recycling up the drive yourselves. That said, I would like others to know that I knocked the door and asked if I could remove the bin. I didn't just rush through pushing everyone out the way in some sort of smash and grab manoeuvre. I've learned from your perception of my goodwill. Again, your feedback was unexpected but appreciated at the same time. We take an absolute pride in providing guests with a fabulous experience here. I think that the positive response another member in your party left in our visitor book is more in line with the general experience that our guests have had too since we opened up to holiday guests in 2005. Best wishes Tim Property Owner

The only negative comment is in relation to the beds. The bed frames are quite flimsy and creak when you move. The mattresses on the 2 double beds are very soft and saggy ... they definitely need replacing. Just a small suggestion ... a small 'welcome basket or box' of tea, coffee, sugar, biscuits (for both humans and dogs) with a small drop of milk in the fridge would be a nice touch on arrival to refresh after a long journey. I have always found this a nice gesture in other cottages we have stayed at. To be fair, there were canisters on the kitchen windowsill which may have had items in them, but as we brought our own, I didn't check. Despite the weather, we thoroughly enjoyed our stayed and would certainly recommend this cottage to dog owners.

The owners were very friendly and always willing to help… but were also happy to leave us to ourselves. The hot tub area was kept scrupulously clean and the water checked daily to ensure it was clean and hygienic. The only minor thing we wanted to mention was that it might be worth investing in some non-stick saucepans, as the ones available in the cottage caused the food to keep sticking. Overall it was the best holiday cottage we’ve ever stayed in and we would certainly be happy to stay there again, and would recommend it to anyone who wanted a relaxing, yet active, holiday. It is a very sympathetically restored 500yr old black & white beamed house that retained all its character while being decorated and fitted out to suit the 21st century. A hot tub, WiFi, Netflix and an XBox for the downtime, a good oven, dishwasher and washing machine - and all the matching crockery, glassware, cutlery, pans and trays etc you could ever need. It seemed every item had been chosen not just for its utility, but also it's looks and the furnishing, linen and towels reflected the same care. Finally, it's location was good to get to so many areas easily and you are given an electronic fob to open and close the electric gates so you always knew your car was parked up safely. We just don't have any criticism at all and can only think someone upset by the lack of right angles to the walls and floors could find any fault. We had a lovely week of touring and coming back to real comfort. 10/10!

You have to walk through the owners garden every time you want to go out in the car. You are joined on to the owner and there is a door inbetween the properties that the owner can enter what made us feel a little strange. The picture showing the front of the house isn't all your cottage, the left hand side of it is up to the third window downstairs. Well that's about it. The cottage was the perfect size for our group and our two dogs loved it. Lovely, friendly owners and we'd highly recommend staying here. The location is great if you're happy to take a drive out to places. Would've loved it if there were more local walks from the cottage but it wasn't a big deal, we used the walking books in the cottage and took a drive out to Oakamoor.

  • "This property was very nice in the very hot weather as it stays cooler than modern houses."

We all liked the Wi-Fi availability which worked well. We all had a nice chilled holiday, even our usually mad dog. We have been going there for a few years and knowing the local places to eat and the location of the supermarkets etc, which are shown in the property notes at the accommodation for new visitors, does make life quite easy.
