    We had a bad experience with Sykes as we had a poorly cleaned property in Cornwall and had been reluctant to book with them again but Paddock House was spotless and we appreciated the milk, eggs and delicious homemade biscuits left for us. We all loved visiting the lambs. We will definitely be returning.

  • "A wonderful holiday cottage!"

    Probably the best place we have stayed in over many years of self catering holidays. Spacious and comfortable. Equipped with care and thought, everything we needed was there. We loved the stunning views down the valley and that we could walk straight from the front door. Although a wet week, we thoroughly enjoyed our family gathering of three generations, Thank you.

  • "Paddock House is absolutely perfect!"

    We stayed for 4 nights over Christmas and cannot think of a single negative. The house is clean, comfortable, very well equipped and peaceful. We would definitely visit again.   • "We had a fabulous few days at Paddock House."

    Beautiful, peaceful surroundings and whilst we didn’t do a huge amount, a great base for walks and exploring. The house was a great size for our party of 7 with everything we needed. The fire was great after chilly afternoon walk and the table tennis was appreciated by the kids. Immaculately clean, plenty of towels and the kitchen had everything needed and more. Great house, great location, we hope to return!

  • "We were delighted with the cottage which was probably the best we have ever stayed at."

    The farmer's family fell over themselves to be helpful, particularly when unfortunately our car broke down just before we arrived. The owner's family kindly fetched all our luggage up to the cottage, gave us food and even a lift to Buxton to collect a hire car. In spite of this we had a wonderful holiday, the views are so good you have no need to go out for the day but there are some lovely places to visit - with small children we particularly enjoyed Heights of Abraham and Sudbury Hall museum of childhood. Around the cottage is wonderfully quiet and peaceful, a very beautiful area. Thank you so much for making our holiday so memorable and enjoyable, the perfect hosts.

  • "What a spectacular setting - the pictures don’t quite do it justice - the house set on the side of a beautiful valley surrounded by peaks and farmland."

    It is about a mile from Ilam and the road only leads to the farmhouse where the owners live so there is no traffic at all. There are sheep grazing in fields all around the house and multiple walks you can do directly from the house. We had a wonderful weekend here celebrating my fathers 80th. The house itself was really comfortable with everything we needed. The garden is pretty and we made use of the outdoor seating for meals in the sunshine. What a great find - highly recommend it and hope we can return.

  • "We loved Paddock House and our weekend break with friends."

    The location is lovely with countryside views from the house and garden and walks on the doorstep (quite literally). The house is well equipped, comfortable and spacious and was even better than we expected.     Set in beautiful countryside, covered in snow when we arrived but we still had the most amazing time. Barbara and Richard were really welcoming and showed us the lambs on the farm too.     The property had everything we needed. Comfortable house to rest up after being out during the day, tne kitchen had everything we needed to prepare our meals. The location was ideal for exploring areas round about. We enjoyed our stay that much we even tried to extend our stay unfortunately there was another booking.   • "We had a fantastic break at Paddock House the views from the cottage in all directions are breathtaking."

    The property is spacious and very well equipped, there is nothing more you would need. We were made very welcome including our dog who was left some treats. The property is as described and is about 15-20 minutes from Ashbourne through some lovely countryside. We were very fortunate that the weather was great allowing us to spend many an hour enjoying the outside space and the garden. It is also ideally located if you want to walk directly from your doorstep or travel a little further a field. We would definitely recommend this to others and would like to visit again in the future.

  • "Beautiful location, fabulous cottage, two tiny points (purely constructive) - A) the lower part of the garden could be made a little more 'escape-proof' for the dogs to be able to explore off lead, and B) the beds were a little firm for some of our party."

    These are very minor and overall the place was spotless, incredibly well equipped with everything you could need. Very tasty home made biscuits, a jar of dog treats and fresh farm eggs, were brilliant touches to make us feel so welcome. We would have no hesitation in recommending it to anyone we know, and we have already begun doing so!

The owners have really thought of everything to make Paddock House as welcoming, comfortable and equipped as possible - which is very helpful due to its remote location! Our dog had a wonderful time walking the local countryside. Honestly if you do want to get away from it all, stretch your legs and sit in front of the fire in the evenings - this is the place to go.

  • "We rented the property to celebrate a family birthday in December - not the best time of year for good weather!"

    Paddock House and its owners are very welcoming. The property is very clean and tidy and extremely well equipped and comfortable. Its location 200m up a hillside is somewhat isolated, but it is in a lovely quiet spot and with a number of good walks literally on the doorstep this is also one of its many attractions.

  • "This property was immaculately clean."

    The owners had put a lot of thought and care into welcoming us to the cottage. Due to the rural location of the cottage, travelling to a local shop was a 20-30 minute drive away. This had been taken into account for incoming guests and the property was supplied with milk, tea, coffee and other basic essentials on arrival. The cottage is ideally located for local walking/attractions of interest. If a quiet retreat is what you desire, then this is a perfect venue. It is set in idyllic countryside and apart from the local farmers and sheep, you’ll only encounter the occasional group of ramblers. The cottage has a well stocked kitchen with good quality kitchenware and the open fire is ideal for putting your feet up and relaxing after a long walk in the beautiful countryside. You are supplied with plenty of coal, but will need to purchase extra logs and kindling if you are staying in the colder months. (We stayed in November). All-in-all a perfect retreat. We were sad to leave and could have easily stayed for another week. I would definitely recommend Paddock House Cottage. As with all reviews, it is only fair to balance the positive with the negatives. The only negative point of note for this cottage was that the internet was quite slow, the maximum speed we achieved was 1.5MB/Sec. Not totally a negative as it gives a welcome break from being constantly contactable, especially as a phone signal is non-existant. (A landline is provided for you to use if needed). However, knowing we needed to entertain ourselves on an evening. We had made ourselves some music quizzes etc.. beforehand and uploaded these to Youtube to entertain ourselves and our visiting friends. Due to the slow connection, we were unable to have our quiz nights. We did however, manage. There are numerous board games available in the cottage as well as a collection of DVD’s, so only a small negative. I would highly recommend Paddock House Cottage and have already done so to some of my colleagues at work, (NHS) including my manager who was very interested as she owns a horse, as I believe horses are welcome with advance notice.

    I can only describe it as perfect, the views were amazing, the quality and presentation was first class. The cottage was spotless and contained everything we needed and the welcome pack was lovely too. The owners were very friendly but left us alone to enjoy this beautiful cottage. I can 100% recommend it for anyone, you wont be disappointed. If I had to make one negative comment (which did not apply to us) out of season might be quite difficult to access do to the remote location, but for us it was not a problem.

  • "Lovely rural setting with a spectacular view."

    Homely cottage with some lovely finishing touches. Homemade cookies with milk and freshly laid eggs. Great weather most of the week for late September. Enjoyed the local sites and walks in Ilam especially the Dovedale trail. Would recommend the steak and ale pie at the local pub.. Enjoyed a cream tea at the Old Schoolroom. Spent some time strolling around Ashbourne picking up some provisions. The highlight was the open fire being set up ready on your arrival. A lovely cup of tea homemade cookies watching the flickering flames of the open fire. Exceeded our expectations and planning our return trip to share with family and friends. Brilliant to get away with family during these strange times. Thanks!

    Plenty of room throughout and everything well stocked in the kitchen. We used the Gas BBQ supplied and sat outside on the patio one evening. The two gardens gave our children room to move and views over the countryside were outstanding. Our children especially enjoyed the drive up and down to the property because of the sheep grazing in the field being close enough to touch from inside the car.     It’s about a 1.5 mile Walk to Ilam Hall for a National Trust Cafe. You can reach Dovedale and Climb Thorpe Cloud Easily. In the other direction is the Manifold Valley and Thor’s Cave. Ideal for a larger family gathering.

    As per last time there was homemade biscuits, fresh eggs,tea coffee and milk. We have had many holidays in cottages but have always had to shop to buy the normal household goods before we could settle down so to speak.     The cottage is spacious and welcoming and really well appointed with everything required for a family holiday away from home. A couple of minor points; if your dog is adventurous and fond of cattle please note you are right in the middle of farming country and we felt the garden wasn't fully enclosed meaning dogs needed to be supervised in the garden. Also the large amount of livestock also meant a fair number of flies. However, these were minor points, they didn't detract from the beauty of this cottage. The owners are next door, and are ultra friendly leaving a very nice welcome pack on arrival. We will definitely be back in the future.

  • "A very comfortable four bedroom house - we appreciated the remoteness whilst still being 20 minutes or so away from Ashbourne."

    Great base for Ilam and Dovedale which are in walking distance down the road. You can also plan circular walks although you need a proper OS Map and some care with navigating. Also went to the Ashbourne cycling centre for a day out on the Tissington Trail. We all enjoyed the quietness and green landscape around the house whilst being a well appointed base for meals and relaxation.

    Within walking distance of Ilam and Dovedale it was great for those of us who like walking. The rooms were very spacious and the Kitchen had everything you could want,including some milk, local eggs, tea and coffee and an Easter Egg! Richard and Barbara did a wonderful job I would recommend this cottage to anyone wanting peace and quiet.

    We arrived to a welcome pack of milk, farm-fresh eggs, homemade Anzac biscuits and a bottle of bubbly! The kitchen has been thoughtfully equipped with everything you could possibly think of including a large fridge-freezer, double oven and induction hob. The bedding and towels were plentiful and of high quality, as was all the furniture in the house. The heating was superb and easy to control. We used the house as a base for our son's wedding in Derby and it was ideal for the 3 generations who stayed. The surrounding area is beautiful and the house would make a great base for a walking holiday in the Peak District. Thanks to Barbara and Elizabeth for all your help - including sorting out a hairdresser for us! If you are thinking of renting Paddock House, we know that you will not be disappointed! We hope to return to Paddock House sometime in the future.

    We would definitely book again should we revisit the Peak District. Everything we needed for the beginning of the holiday such as tea, eggs, biscuits, milk etc had been supplied. Even items like dish washer tablets and paper towels were supplied. Plenty of towels and good quality crockery. What more is there to say!

    The kitchen is extremely well equipped and the owners thoughtfully left us milk, eggs from the farmer and home made biscuits - which were delicious! The view from the cottage was amazing as it is situated quite high on a hill (might be difficult to get to during snow). There is a lovely garden and gas bbq which is really well kept and plenty of great local walks. There is a cosy log fire which we didn't use due to the glorious weather and the beds are so comfortable with good quality pillows and duvets. Absolutely fantastic! Will definitely be returning!

    Although we have enjoyed many years of cottage holidays, the service provided (particularly in terms of communication before the holiday) and the standard of the cottage were both far superior to anything we have experienced before. The cottage was spotless, extremely well-equipped and well-serviced, and the owners had provided a very generous welcome pack. We have used other “high end” cottage rental agencies before and been disappointed by the service provided. We had the opposite experience on this trip and will certainly be booking with you again.

    It's location is quite remote but you are rewarded with fantastic views and an ideal base for exploring the surrounding countryside including Ilam, the Dovedale and Manifold Valleys. The house is light, clean, comfortable and very well equipped with plenty of home comforts. As a group of 8, we certainly had plenty of space as the rooms are all a generous size. Paddock House exceeded our expectations and we will be sure to visit again.

  • "Paddock House is a really lovely house, spacious, well equipped, and warm."

    Everything has been so well thought through - it was difficult to think of anything that could be improved. It is quite isolated in terms of pubs and shops (Ilam has neither) but the position of the house and the amazing views across the beautiful valley more than make up for that. And Ocado delivers! We had a golden retriever dog with us who had a wonderful time - no access to sheep so we were able to let him wander in the garden which isn't enclosed but is on a no through road where the only traffic is from the owner's farm above the property. The owners are warm and welcoming while totally respecting your privacy. We were left fresh eggs and home made biscuits and milk and had the added bonus of viewing lambs on our last day. Can't recommend the place highly enough.

A traditional detached farmhouse situated near Ilam in Ashbourne.

Resting close to a working farm above the Manifold Valley in a small remote hamlet called Castern, this accommodation promises a wonderful stay for families all year round.

Walking inside, you will be greeted by a porch where you can store your shoes and coats after a day exploring the area.

This leads to a charming hallway, with rose coloured carpets and a delightful stairway.

The dining room is to the right with an electric fire.

All of the family can gather round and relax in the evening hours.

Neighbouring there is a kitchen which is neutrally designed and comes complete with a table and chairs, so you can enjoy breakfast before heading out for the day.
