  • "Rosie cottage is a lovely quirky little place with lots of appeal."

    It is accurately listed and we found it very comfortable, with plenty of space for 2 people and 2 dogs. The cottage is very warm and cosy and the wood burner is a great addition. The beds are comfy and the bedrooms are spacious. The little outdoor space at the back is fab, and nice and secure for the dogs. Lots of great local walks (we liked the tissington trail and manifold valley) plus loads to do in the town itself including great places to eat (try Jack Rabbits) and drink (the Coach and Horses and the George and Dragon are very dog friendly and we had an amazing Sunday roast in the George). We loved our short break and would like to return in the summer months. Thanks for a great stay.

  • "We ended up not staying the night here as the road noise was so loud there was no chance that the dogs would settle."

    The cottage is on a main road which is used by a lot of traffic including huge lorries, as its a listed building there is no double glazing or sound proofing so its not a quiet or restful place. The cottage itself was not well maintained and needs some serious repairs and maintenance. All items in the kitchen were unclean and the whole place was damp and cold. We stayed for a day effectively out of a weekend and then decided to go home. The 'welcome pack' was a couple of chocolate biscuits. Overall this was really not what I was expecting from a Sykes property at all.

There is secondary double glazing in the rooms at the front of the cottage and double glazing at the back. The cottage is deep cleaned. Every effort is made to ensure that there are no maintenance issues during your stay. Our welcome/starter pack has a variety of items, for you to use on your arrival, eg: Quality logs, tea bags, biscuits, washing liquid, fresh Italian coffee, we even have ice cubes ready for you to start your holiday with a beverage of your choice.   • "This is a great property - comfortable, well-located, quirky in a good way, warm and clearly tended with great love!"

    Everything you basically need is there, and there is a good TV and wood-burner / internet etc... We really enjoyed our fortnight there - it is a great base for Dovedale etc. Others have mentioned about the lack of parking outside but this is not really an issue - you can load and unload using the "church space" opposite the cottage on the other side of the road (I'm sure it is fine if you put your blinkers on and are only there for a few minutes) - and free parking is readily available at nearby Windmill Lane just up the road. What we did miss was the ability to open the bedroom window to air the room - something that could be resolved with a sliding perspex panel rather than a glass one. That would be great. But it is a lovely property and we enjoyed it. Thank you!

  • "The location of the cottage is not clearly described to find it."

    As a result I had a nasty fall in the market in the evening trying to find it. Even a local in the same road took some time to find it. It is very poorly lit and on a very main road. Be very careful! There was no medical kit visible in the cottage. My wife drove 3 hours to pick me up and get me to casualty in the morning for my bruises, CT scan and x-rays. Because I'd 'left early' she refused to refund me anything for the days I'd paid for. As an Air BnB host with a heart, I like to exercise discretion especially if I'm partly responsible for the cancelled stay. It's left a sour taste in the mouth with me.

    Thank you for your feedback, I would like to reassure people that while street lighting is outside of my remit, there are two street lamps either side of the cottage, this lighting is typical for a small town and the area is also quite quiet at night.. The cottage is directly opposite the church which is advised before arrival so that guests can locate it easily and following your comments I have provided a photo to Sykes of the street lighting by the property, for the case records. A first aid kit is available and I will make sure it is in a prominent position for guest convenience. I am sorry that you needed to leave early due to an accident you had which did not relate to my property and was in a public area not relating to my property at all and would expect a guest to contact their travel insurer for any incident in a public area not relating to my property.   • "For us, this cottage was pretty perfect."

  • "Very very disappointed!"

    I was shocked with state it was in, lots of cobwebs, spiders, dirty pots and unclean surfaces( when I wiped it down it was almost black and stick). The owner said she has cleaned it a week ago! I’m my opinion the cottage wasn’t clean and very unhygienic! We all couldn’t sleep due to noise and cleanses and had to leave immediately! It was simply disgusting and would not recommend it to anyone!

I had a family tragedy so could not come before your urgent booking. The main oversight of a slightly scaled kettle has also been dealt with. Many apologies. It is a quirky cottage with many nooks and crannies. But that is part of its charm. I will go around twice in the future with my feather duster instead of just the once. Property Owner

  • "Rosie Cottage was an ideal place for us this Christmas."

    It was comfortable, cosy and good value for money. There were possibly just a few too many knick knacks around for my taste and the sofa was more comfortable without the back cushions but really there are no complaints. The owner left many useful extras such as washing up liquid, firefighters and even a loaf of bread in the freezer. I would heartily recommend.

  • "Great little cottage right in the centre of Ashbourne, very close to main road although the traffic noise didn’t affect our sleep at all."

    A very quirky little cottage but I wound suggest to replace the sofa as it’s very uncomfortable and after a day walking when you just want to relax and watch a film it’s virtually impossible to as the settee is extremely uncomfortable to sit on for longer than 10 mins!! Limited space in the back garden so I would probably say not recommended for dogs as not enough space for them! But great area and kitchen was well equipped and ample space in fridge and freezer!

  • "A lovely stay at Rosie Cottage."

    Well situated for the town and it’s lovely shops and close to the park which the dogs enjoyed. The traffic is very busy and noisy but the extra sound proofing in the bedroom is effective. I did feel nervous walking out of the front door into the heavy traffic but found safe places to cross the road. A relaxing few days, lots of walking. The owner provides lots of info regarding the area. Thankyou

  • "Situated not far from centre of Ashbourne."

    If I had been on a break as a couple, I think this holiday would have been amazing! However this holiday included my asthmatic mother. She found the bank where the cottage was situated very difficult and chose not to go out much. As even a walk to the car was too much. No close parking available (close if your fit with no health issues) I was warned about this but not about the severity of the bank, on which the cottage is situated. I was happy to stay in with her but the drilling / renovation going on daily in the cottage next door very noisy and hard to bare. My daughter has dyspraxia and severe balance issues. Trucks and lorries roar up the road very close to the path. Some very near misses to having a serious accident. To conclude I was fit enough to go out to local park and shops where people were friendly. Cottage well stocked and cosy.

  • "There is plenty of love and care to detail in the cottage which are most appreciated and there are two things that are beyond the control of the owners - the busy traffic on the doorstep and the lack of a designated parking space."

    However although a screen has been attached over the window in the main bedroom to negate the noise of the main road this prevented the facility to open the window and with no air con this was almost unbearable as we visited during a hot spell. The seating wasn't comfortable in the living room but that could be sorted quite easily. So overall the cottage has a lot going for it and my concerns can be remedied as the location however is perfect for visiting the nearby dales and Peak District

  • "We found the noise from the road really tricky."

    We all struggled to sleep and found that the proximity to the road with a pram was a big issue. I wouldn't recommend it to people with a young family.

  • "We loved the Peak district, with the fantastic walks and beautiful scenary."

    Ashbourne is a lovely place to stay with excellent facilities. We were very lucky with the weather. Rose cottage is compact and is in a great location. The only down side was the constant noise from the road, I believe that the description under states how busy the road is and how much noise is generated by the constant stream of lorries thundering past. We live on a main road and near a town centre, so we have a good comparator. There is a bottle neck near the cottage and the lorries are either breaking hard or accelerating hard.

Since your visit I had planned and have installed secondary glazing to the front of the property, soundproofed front door and fitted a noise reducing door curtain. Buxton Road is currently a busy road being within a working and farming community as well as a holiday location. Ashbourne area is the only place in the world to source a rare fluorite and the Dale's provides over a quarter of minerals nationally for the construction industry. We are awaiting a bypass that will significantly reduce traffic. Please bear with us. Property Owner

  • "We found the cottage warm, comfortable, everything a cottage should be, however the noise from the passing lorries kept us awake at night which is such a shame which is why only a two star rating."

  • "We enjoyed our stay at Rosie Cottage."

    The owners were friendly and helpful and the cottage was warm, clean and well-equipped. Dog owners should note however that the back yard is not enclosed. There is a path leading from it to an alley which exits onto a main road.
