  • "We loved the cottage, clean and very comfortable with lovely decor and high end facilities."

    The village was beautiful with good places to eat, a shop and cafe. As this was our first time to The Peak District we did not realise how busy with visitors and traffic the village gets on a weekend although it does quieten down later on.The visitors did calm down the next few days but we still did find the road noisy with local traffic. Nothing you can do about that and if you are used to traffic it would not be a problem. But cannot fault the cottage otherwise.

Ashford in the Water is a picturesque and subsequently very popular village in the Peak District and can receive lots of visitors, particularly as you experienced, at weekends. Thankfully, Rose Cottage is situated slightly set back from the road and has the benefit of off-road parking and a private courtyard at the rear of the cottage to escape from the crowds.   • "3rd time staying at this property - still a lovely cottage in a lovely location however there is a terrible smell of smoke in the cottage, we don't use the log fires but the smell reminated throughout the property unfortunately."

    We are sorry to read about the smell of smoke during your stay (and have been in contact privately). We have undertaken some minor remedial work as we found that the door of the wood burner was loose and could have allowed, even when closed, smoke to enter the room. Unfortunately, Rose Cottage is an old property and our challenge is one of the weather and wind direction, which can mean that cold air and smoke from other cottages close by can impact Rose Cottage. The chimney's are fully maintained and our Chimney Sweep recommends that the best way to address the issue is to light a fire, which will warm up the chimney and thus send smoke back up , rather than encourage it down.   • "Over the years we have stayed in many cottages with Sykes and this is the best for comfort cleanliness and well equipped ,you can park your car off the road next to cottage."

    Ashford is a lovely village with a shop ,and just down the road is a cafe ,we went in there after a walk expecting it to be empty but was full just about managed to get a seat for tea and cake . The pub across the road Ashford Arms is really good ,i would suggest you book before ,we booked the Snug which is cosy.Just round the corner is the Bulls Head which is also good need to book also . Walks from the cottage are many ,you can walk to the Monsal trail many ways about half an hour .On the Monsal trial walk to Thornbrige gardens for tea lunch and walk round gardens then walk back to Hassop for tea again .We found more walks from Ashton than Bakewell .The weather was fine for walking we managed to seat in the small garden at the cottage .Last of all we will be returning to Rose Cottage .Thank you for a lovely stay

    Very comfortable beds and furnishings. The small courtyard at the rear of the cottage is a lovely spot to enjoy the morning sun with a coffee. We are already planning a return visit next year.

  • "We thoroughly enjoyed our stay in a very comfortable and clean property."

    Clearly someone has artistic flair. I unfortunately became ill in the second day and had to spend it in bed, which was not a hardship. We know the area well, but can say this is probably the best we have been lucky to come to.

  • "Exceptionally well equipped and well maintained cottage, we couldn't think of anything that had been missed."

    Lovely touch with the welcome basket & milk in the fridge. Beautifully decorated rooms, extremely comfortable beds white 100% cotton bedding, white bath sheets and hand towels, just like I have at home, and which is a must for me, anywhere I stay. We thoroughly enjoyed our short break and would hope to return in the future, although it does seem to be fully booked most of the time, and we can see why. Thank you again Jules and John for sharing your beautiful cottage.

  • "The unpleasant and unhealthy smell of smoke in the lounge caused me to cut short my stay at Rose Cottage."

    I was disappointed and the holiday was spoiled. Previous guests have also referred to the smell of smoke via comments written in the visitors book indicating that this has been a long standing issue that has been allowed to persist compromising the health of guests. This is a serious issue for people with breathing problems. Since raising the issue with Sykes, a cause for this problem has been identified yet I have had no feedback from Sykes or the owners. I do not recommend Rose CottageAshton in the Water.

    Thank you for your feedback, which is always welcome and I am sorry that you felt you needed to curtail your holiday as we strive hard to maintain high standards at Rose Cottage for all our guests to enjoy, and for us to enjoy, as our home many weeks of the year. This is the first report we have received since the stove was installed some 4 years ago. On receiving your concerns via the Sykes 24/7 customer line, we immediately arranged for the chimney sweep to visit Rose Cottage within 24 hours. As expected, the diagnosis was a very cold chimney after the recent cold snap creating a creating an air block in chimney resulting in some smoke smells being trapped in the chimney and seeping in the stove / room. It is my understanding that the sweep offered to light the stove to correct this issue, but that this was declined. However, at a later visit, following guests departure, the sweep lit the stove and resolved the issue as expected. The reference to comments in the Visitors Book indicating that this is a long standing issue pre-dates the installation of the stove in February 2019 which includes a chimney liner. Both chimneys in Rose Cottage are fully maintained to highest regulations and regularly swept, with annual checks including CCTV inspections of chimney pots and smoke evacuation, as well as the regulatory requirements to effective placing and operation of the carbon monoxide alarm. Once again, I am sorry that you felt our cottage and our actions did not meet your expectations. Property Owner

  • "The cottage is lovely with plenty of character."

    Walking distance of the picturesque village. However people need to know about the stairs, at the top it leads to the two bedrooms by a further 2 more steps at each side leading to each bedroom. This is dangerous if you need to go to the bathroom at night you have to step down two steps. People could easily fall downstairs as there isn’t a rail. This issue should be made clear to people before they book.

    Thank you very much for your feedback and for raising your concerns about the steps. To reassure our guests, whilst there are two steps from each of the bedrooms, these lead on to the upstairs landing, which is substantial, serving both bedrooms as well as the dressing room and bathroom. The landing itself has the option to be fully lit by use of the upstairs landing light or, if this is not required, there is a low level night light also in place.   • "We had a lovely week in your delightful cottage."

    You have put so much effort into making it cosy and welcoming to guests which we really appreciated. Great walks, easy access to places of interest and terrific pub as well as restaurant (Rafters) on the doorstep. I’ve left comments in the book with our recommendations (Chatsworth, Eyam and Thorncroft Hall). Minor note: low beam and lights in the kitchen make it tricky for anyone over 6ft. Absolutely fine everywhere else in the cottage.

  • "Had a fabulous 4day break will defentley recommend just 2 very trival issues."

    . We were lucky enough to have nice warm weather but found the chairs outside not really comfy. Also while the cottage had everything you need even a rucksack and spare coat if needed it was just lacking in a good frying pan. These are only very small things but they wouldn't stop me from booking again.

    If you did not want to drive the bus stop was just around the corner and the walk into Bakewell along the river was lovely.I would definitely go back again if I was going to that area.

  • "A fantastic cottage in a beautiful village."

    We often holiday in the UK and have stayed in quite a few cottages but Rose Cottage is the first one that I've been jealous of and wished that I owned. It's wonderfully cozy, beautifully decorated (very understanded), well equipped...an ideal place from which to explore the White Peak District. The enclosed rear garden makes it ideal for dogs too, our Monty had a splendid time, as did Anna and I. Only think I could have wished for was a snow shovel to help dig us out from the foot of snow that fell on our last day but I managed with the small coal shovel. Highly recommended.

  • "A superb cottage in an excellent location."

    Beautifully furnished and presented, we were extremely comfortable in this quality accommodation. It was very quiet being tucked away from the road and the off-road parking was brilliant. Just one suggestion that there be a mirror and ideally a dressing table in the spacious main bedroom but otherwise we had everything we needed. The village is very pretty and friendly and loads of walks from the doorstep.

One of the things we love about it is the number of walks that we can do from the door - it is such a treat, and so relaxing, to not have to drive once we are here.     It would be very hard indeed to fault it. (The only thing which was slightly annoying: after a shower you MUST close the bathroom door or the upstairs smoke alarm goes off! It seems to be started by the steam.) In all, the place was really smashing.

  • "The property was most comfortable and well resourced throughout."

    All the rooms were pleasant and fairly spacious. The location of the cottage is perfect for exploring the Peak District. Walks starting from the cottage include a pleasant river side stroll to the delightful town of Bakewell. Longer walks include circular routes from the doorstep to Monsal Viaduct and other parts of the nearby countryside. The owner's provided a super welcome pack and fuel for the stove. There are a large number of maps and books in the property with details of walks and bike rides, and information on the many interesting places to visit. Thank you. Fred and Marion Burdett

Chatsworth is one of our favourite places, and it is possible to walk from the cottage along the Monsal Trail and over into Edensor and Chatsworth (usually rewarded with lunch at The Devonshire Arms in Beeley before catching the bus back to Ashford in the Water) and Bakewell for shopping and eating is an easy stroll from the cottage alongside the river.   • "We have throughly enjoyed our stay in this beautiful cottage of yours."

    We thank you for all of the extra touches, soap, dishwasher tablets, welcome hamper and especially the doggy treats I know Cooper loved these! The location of the cottage is just perfect, and we are already planning on coming back next year with some family. Tips we visited chatsworth house, thornbridge, bakewell and buxton, we had a lovely meal at the white lion. There are just a couple of things that I wanted to mention, the dishwasher didn't wash anything properly, it either came out dirty or covered in salt, not sure if it's needs topping up with salt etc or needs the filter cleaning, I didnt want to tamper with it so left it alone. The bed is uncomfortable and lumpy, it also slips of the bed frame. In the kitchen the some of the cutlery is looking rusty and doesn't clean off also the knives for meat eaters like ourselves we found the knives very blunt and could have done with some sharper eating knives. The rest of the property is just perfect. Thank you for letting us stay in your beautiful home.

    Namely lack of cleanliness especially when pets are allowed and having to wash glasses and China before using them. Bed was small and mattress uncomfortable. A learning curve for us - never to book a holiday let who allows dogs.

  • "This is a very well-equipped cottage in a great location."

    We were lucky that the owners Joules and John informed us that the Bakewell festival was on during our stay. We walked to Bakewell and enjoyed the festival. The Bull's Head is a very short walk from the cottage and we had a couple of nice meals there. Haddon Hall and Chatsworth are worth a visit (we would have saved £5 on parking at Chatsworth if we had pre-booked online!). We hope to visit this cottage again in the future.

  • "Charming stone cottage with bags of character in a beautiful part of the world."

    Excellent walking country on the doorstep, wonderful village shop and The Bull's Head serves wonderful food and a good range of drinks. Staff are very welcoming. Great bus service just a short walk away. Cottage was cosy, comfortable and a relaxing place to recharge our batteries. The well equipped kitchen is perfect and the bedrooms are spacious and airy. We'll certainly be back.

  • "On arrival cottage cold."

    It was a cold day heating needed to be on. We slept in separate rooms the beds small and uncomfortable. Quilts on beds 2.5 tog. Really !!!! At the beginning of April snowing on and off. We found extra quilts shouldn't they have been on the beds ?

    I brought my away for a few days following her chemo session and she was delighted with the cottage. Our only regret was that we hadn't booked for longer.   • "Rose cottage is a wonderful home hidden away in a beautiful village."

    We slept well, the kitchen has everything you need, the village shop is just around the corner. We walked into Bakewell along the river, and up to Monsal head, it’s a perfect base and a lovely house. My teen wants to sell up and move there forever :)

    There is so much to do and see within a short drive away we had a fantastic time and had some great walks also ( for walkers it is one of the best areas ). The cottage has everything you want very clean and its own parking we were very pleased. If I had to make one suggestion it would be to have a larger bed in one of the rooms. Although they are doubles we found them really small and not enough room so Although I did sleep it was not the best slightly uncomfortable. I would highly recommend this cottage and area to everyone we had a wonderful time . Linda and Geoff.

    Homely, comfortable and it was very convenient to have off road parking. The cottage is in a great location within an easy drive of several villages and attractions. The village was pretty with a river and stone bridge. Very pleasant for an evening stroll. There is a tearoom, three pubs and a shop. Only the tearoom and one pub were open when we stayed but both were excellent. We had a wonderful week. Highly recommended.

  • "Cottage was really nicely furnished - the only criticism would be around the two ceiling light units in the kitchen - they offered no benefit and were placed in the areas that I walked; at 6'3" the beams were not a problem, however the lights were - one cut to the head!"

    My suggestion would be to move them both - one over the sink, the other over the table. Stairs were very creaky! Definitely recommend the cottage as a great place to stay

  • "Rose cottage is a beautiful little cottage right in the heart of Ashford in The Water, with lots of walks right on your doorstep, and the owner has really thought about what they are doing and nothing has been forgotten, everything that you could need is there."

    The cottage has been very tastefully furnished and decorated. The only thing that was not 100% for me personally, was that I was constantly walking stooped, as some of the doorways and beams are a bit low if you are tall, I am 6'2", but with an old cottage it is only to be expected really, would definitely recommend this cottage.

    It is spotlessly clean and comfortable. It is good to find a cottage that invests in quality items, the kitchen in particular. Everything you need is provided. We made use of the log burner in the snug which is very efficient The local shop in the village is particularly good and well used. Overall a very happy holiday despite some poor weather.

    The accommodation couldn't have been better, spotlessly clean, modern stylish interior. The kitchen especially good. Two very comfortable reception rooms, the bathroom had a good shower which we appreciated The owners have thought of everything for their guests. Loved the little courtyard at the back, we'd have liked to sit outside but unfortunately the weather put paid to that. We really can't fault this cottage and highly recommend to anyone wishing to stay in Ashford in the Water. We would certainly like to return at some future date. We liked that it was a dog friendly cottage and our Labrador certainly enjoyed her treats! Our Welcome Pack was gratefully received by us too ! All in all very impressive ten out of ten.

    Its location in the heart of the Peak District is perfect. Just two miles walk into Bakewell yet Ashford-In-The -Water is secluded and peaceful. Plenty of walking or short drives to many places of interest Rose Cottage is perfect. Typical of a modernised Peak cottage, but very clean, well provisioned and just a joy to stay at. We would not hesitate to book it again.

  • "The cottage was lovely and clearly loved, cherished and used by the owners ."

    There was lovely touches like luggage labels on locks etc to help the vistor out. The parking and "seclusion" was a proper plus as was the little garden area. There was only one negative and that was a smokey smell in the snug from the fire ( unused when we were there due to fantastic good weather)! this was only a problem as one of the party has respiratory issues but it caused problems despite having the windows open regularly when staying. We need not have used the snug at all had the telly been in the other room . otherwise it would have been a 10 out of 10 property

The property

This delightful detached cottage is located at the heart of the well-preserved village of Ashford-in-the-Water.

This spacious stone cottage is nestled behind similar buildings, tucked away from the street, and has been finished to a high standard in a traditional country style.

Rose Cottage is perfect for a family or a group of friends looking to explore the Peak District National Park.

The traditional country kitchen is found at the rear on the ground floor and has everything you need to prepare and cook food including a Smeg fridge and a range cooker with gas hob, as well as stylish décor such as stone flooring and a butler sink.

Coming off the kitchen is the dining/sitting room which features wood flooring, an open fireplace and a dining table set for four people.

The second reception room is a cosy carpeted snug which also boasts an woodburning stove as well as a sofa and a TV to enjoy in the evenings after a rewarding day exploring the Peak District.

The cottage has two double bedrooms which are located on the first floor and boast original period features such as fireplaces and wooden beams.

There is also a dressing room upstairs, as well as an elegant bathroom complete with a bath and a beautiful fixed galvanised shower head.

To the rear of the property is a charming enclosed courtyard, laid to stone and finished with a range of potted plants as well as garden chairs for you to relax with a drink in the evening.

To the front of the property is a bedded garden area which has been cultivated with a variety of vibrant plants and can be viewed from both double bedrooms.

From Rose Cottage it’s a very short walk to the central hub of Ashford-in-the-Water where you’ll find a choice of well-regarded gastro pubs and tea rooms, as well as a village shop.

The town is also home to the Holy Trinity Parish Church.

Most visitors enjoy walking along the River Wye which runs though the village, crossing the famous ‘chocolate-box’ stone bridges.

Ashford-in-the-Water lies at the heart of the Peak District, this means visitors can enjoy stunning walks whichever way they turn when they leave the village.
