The location is remote which was exactly what we wanted - it is very hilly when you leave the property so be aware if you are planning on walking from here - but the views are sensational. The house would benefit from more than just 8 plates and more place mats for the table as there were not enough when we sat at the table but other than that the facilities were great - would definitely return if staying that way.

Met on arrival by the property manager Kieren who showed us around and explained how to use the facilities on site. Visited periodically to check the chemical levels in the hot tub. Clean and tidy on arrival, beach towels in abundance for use with the sauna and hot tub. Exceptionally well equipped kitchen with all the mod cons, just missing a balloon whisk. Pillows on the beds could do with replacing and the sofa's had really seen better days. Everything else throughout the cottage was to an exceptionally high standard. Location was perfect for us, piece and quiet, yet some amazing walks and local amenities close by. I would definitely stay here again. We couldn't have asked for

Beautiful views, great walks nearby. The home itself was lovely, really comfy beds which can be hard to find sometimes and all towels and shower gel provided. The hamper is also a really nice touch. Kieron, the manager was also super helpful as nothing we requested was too much trouble. He was also very understanding following some breakages due to my clumsy family. • "The cottage is well equipped, clean and is all we expected."

The owner is around and very helpful. There are two very pleasant walks nearby around the reservoirs but it is a fairly steep road back to the cottage if you are walking. The main disappointment was the fact that the garden is not enclosed for our 2 dogs. Luckily they were well behaved and respected the barrier we made for them with the garden furniture. The weather was disappointing but we made good use of the hot tub though didn’t have time for the sauna. I would advise that the spiral stairs to the mezzanine are steep and not suitable for an older person. The main bedroom with the en-suite would benefit from the toilet being boxed in rather than open but that is just my preference. I stayed in the Shepards hut but showered in the main house as the bathroom is quite compact. I am just over 5ft and had to climb onto the bed so again may not be suitable for an older person. A kettle would have been a bonus in the hut so a cuppa could have been made if required. The beds were very comfortable and we all slept well in this peaceful rural location

The welcome package was great and Kieran was very welcoming and helpful. My only complaint was that we were only left 4 towels that had to be shared by 8 people. Sykes however have still returned the damage deposit 2 weeks later and have not replied to my message regarding this. We left the accomodation immaculately, antibacterial all used surfaces, all pots cleaned and put away, bed linen stripped, indoors hoovered and outdoors swept.

The sauna didn’t get very hot, but we enjoyed relaxing in the hot tub. The en suite bathroom was brilliant for my disabled auntie, she absolutely loved it. The kitchen is very well equipped with what you would need for a week away. The pizza oven outside was loved by the children. They were amazed at the pizza oven and now want one. The cottage itself looked clean and tidy when we got there, as soon as we pulled the hoover out however big clumps of dust was coming out as well. The Shepherds hut was lovely, doors were a bit of a pain as they kept getting stuck, took a lot of strength to open the door to the toilet. The bed is a bit shorter than I personally am used to however it wasn't a problem. It was comfortable and once I got used to it, I got a decent night's sleep. The hot tub was all prepared and ready for us when we got there, everyone loved the hot tub and sauna. The outside hosepipe is full of holes and sprays out everywhere as a result so washing down the patio in the garden is hard work. Lyndsey was very helpful and happy to point us in the right direction of the shopping centres and the pubs and other places we asked about. Always answered any queries we had and was very polite and helpful.

There was a very nice quality welcome pack with tea coffee and biscuits and a bottle of bubbly in the fridge. We’ve stayed in many cottages and this was the best welcome pack. Just one comment, the sauna could do with a little tlc as there were a few gaps here and there and around the door so you had to be on the top bench to get the effect. Lyndsey the lady on site was lovely, she was very welcoming and not at all intrusive considering she lived next door! The house was nicely maintained, with plenty of room. The welcome pack was a nice touch, thank you The garden is not enclosed which is not great when you have a four legged friend to look after & chase about, but the site is large and fortunately when he wandered we found him! I stayed in what we called the Hobbit House - the bed was marvellous, never slept so well, however there is no storage for personal belongings, no mirror, the loo is a port a loo which is not great in high temperatures and the bathroom door refused to stay shut! That said, there was only the lack of storage which caused a serious issue. The mezzanine floor bedroom had the same issue, no storage for personal belongings. I acquired a clothes horse from the main house to hang my clothes on......... The 2 main bedrooms were lovely, full size coat hangers would be good though! The sofa's although new are not big enough for sitting watching TV on an evening, they are small which means you are sitting on top of each other, not great in high temperatures. Loads of parking for a number of cars, although the road to and from the house is not great, we had high cars which was good, as low cars would bottom out in the many deep holes along the road. The jacuzzi and sauna were there and clean & ready for use, but we never used them due to the lovely weather we had, we just sat out and enjoyed the view. A lovely location for a quiet holiday, lots of birds and squirrels to watch and enjoy.

  • "The advertisement for this cottage needs updating."

The outside is the cottage and the surrounding area looked really drab. The garden was completely overgrown and full of weeds, no excuse for this after a long Summer of lockdown. There was a bra left in one of the bedside drawers. Crumbs in the kitchen cupboard. The washing machine wasn’t always available as the manager next door also used it (even though there were two), we had to get the maintenance guy out as half the kitchen ceiling bulbs had blown. The house alarm was going off every few hours, a fuse kept blowing in the cottage and all of the lights would go off, this happened 5 times. The living room arrangement was awful, there were 6 single seats and one double seat, they were so uncomfortable and not the sofas that were pictured in the advert. Our elderly parents in particular were really uncomfortable, they had a low back on them so you couldn’t even fully lean back and relax. We were so disappointed as we were looking forward to settling in for the night on the sofa with a film after long day with our newborn baby. The bath plug in the main room didn’t work properly and all of the water drained out of it so didn’t bother having another one. We paid a lot of money for this holiday and were not at all happy with the constant problems and disappointments.

Had a lovely weekend. It’s a pretty cottage in wonderful surroundings. We were lucky with the weather and barely had the under floor heating on, even though it was Nov. Bring logs for the fire if it’s cold though, the log burner would make it very cosy. Nice place for a long ramble then back for hot chocolate! Kitchen is well equipped, master bedroom huge. The bed in the new Shepherds Hut is comfortable but we were not keen on the shower/toilet arrangement in the hut. Think there should be a curtain at the window as the hut is close to a huge bright outside light that’s on all night. There’s a bit of a condensation problem in there, at this time of year but we couldn’t open the window. It wasn’t wired in yet but there’s a TV in the hut too. New hot tub is really great. We loved it and used it a lot. Lyndsay was extremely pleasant and helpful both before and during our stay, and the welcome pack was very comprehensive. It sleeps 8 as advertised, but be aware the ceiling is very low in parts of the mezzanine twin room, and the upstairs area particularly the upstairs en suite toilet is a real squeeze - not sure it’s ideal for most adults but was fine for my mum who is tiny. Better for children than adults, but not toddlers unless you bring a baby gate. It’s very open and the stairs are tricky. Just my opinion but the lounge/communal areas are really not big enough if 8 adult people do come. The table does not seat 8 comfortably and there are only 5 seats in the lounge as advertised. Ok in the Summer when you’d sit outside, but in my opinion theres not really enough space for 8 people for any length of time at this time of year. WiFi isn’t great. Didn’t really bother us but worth mentioning if you do need it. Local shopping centre is fairly close and thanks to Lyndsay we found out about the Christmas Lights switch on, and the Coca Cola Christmas lorry. Thank you!

Holidays here at 3 Pheasant Lane. From the beginning of our booking we knew that we had found somewhere amazing. It started with the brilliant contact established with the on site manager Lyndsay . She ensured that she delivered the best possible stay for us all . We loved everything and we were especially lucky to be the first guests to enjoy the brand new hot tub. The beds were so comfortable that my son and his wife went home and purchased the same one . We all thoroughly relaxed and unwound. The cottage is adjacent to woods and a ten minute walk to a peaceful reservoir. The only noise you hear is the bubbles from the hot tub and the pheasants. It is idyllic, well positioned, beautifully set up and superbly stocked with everything you need (apart from your own food and drink !). Just a short drive away is a great selection of shops to replenish your provisions . Having stayed in Centre parks and Forrest holidays for nearly 20 years , 3 Pheasant lane blows them our of the water . We are so grateful to Lyndsy, her dedication to her position shows in every aspect -there is even a beautiful welcome hamper waiting for you. We would shout from the rooftops how lovely it is there . If you are after a lovely ,relaxing, peaceful time - you will get it !. • "We were a family of 8 on holiday for my 60th birthday and we could not have chosen a better place."

Phesant Lane was perfect in every way. From our first meeting with Lyndsay the manager to the end. Lyndsay even called with a box of beautiful cakes for the family to celebrate. The cottage is at the end of a very quiet lane but only 5 minutes from shops. The cottage is immaculate and toasty warm. My daughter and son in law slept in the shepherds hut and loved it. And the hot tub was amazing we used it for 3 days of our stay. Yes it takes a long time to get started but well worth the effort once it’s hot it doesn’t take as long the next day. We were in until all hours boiling away with our drinks the kids said there only complaint was the waitress wasn’t very quick bringing the drinks out ha ha. Highly recommend this cottage and we will be back. Special thanks to Lyndsay

  • "The place was lovely, the owner was lovely also and very helpful (we forgot flour to cook our pizza's and she brought us around some flour so we could use the pizza oven) we even managed to get the hot tub working."

.. (only improvement would be that maybe in the winter she could start the hot tub going before check in.. as we couldn't use the hot tub the first night as it was too cold/ didnt have time to get up-to temp as its wood fired) fantastic place, very well stocked too.

  • "The cottage was great and we loved every minute of it and would book it again."

Where it is situated makes you feel like you are miles away from everywhere when in reality you're not. It was very peaceful and allowed us to have the privacy that we wanted. The only slight issues were that everytime we used the oven or toaster the smoke alarm went off constantly. I also called the caretaker the day we was supposed to get there and was told that we only got 1 bag of logs free and to light the hut tub you would need 3 minimum to get it to the correct temperature. 1 bag of logs for 3 days at the cottage and to use the hot tub is definitely not enough and I think it needs to be made clear on the website that you have to bring your own. Luckily we had enough funds to purchase more but we had to go get these ourselves from Home Bargains at Fox Valley but for anyone who thinks that the logs are included pelase be aware that they are not. However we didnt let this dampen our weekend away and can say we thoroughly enjoyed it and would definitely go again!
