    Absolute great weekend for us lads. 6 in total. The accommodation was just perfect and we couldn't of asked for more. Really lush surroundings. I wanted to sincerely thank Jo and Giles and their team for making our stay a perfect one! We loved every moment of our stay this weekend. These guys have carefully thought out how to accommodate the needs for their guests in every way. From the lush surroundings, to the views, hot tub, sauna, the games room, their kitchen, welcome pack on arrival, crockery n cutlery, board games, beds n all other comforts, including the robes! Extra touch being the hamper on our arrival! Absolutely fab. If we had any questions, they would be available to answer anything and offer guidance and assistance. We wish you all the best and will no doubt look to rebook soon with Sykes and you. Thanks again. Joshi n friends. Time for a DETOX now!

    We had everything we needed - and more - and the dogs felt right at home thanks to all the nice touches such as throws for the sofa and a jar of dog biscuits! A perfect secluded location that makes an ideal base for heading out and exploring the Peak District.

    Amazing facilities - just didn't have enough time to use them over and over again (we needed a week, not a weekend)! Layout of hot tub/sauna/hut with respect to neighbouring properties, has been very carefully thought out. Hosts could not be more welcoming, inviting and friendly - providing a personal touch before, during, and after our stay (for a 50th Birthday celebration). Games room is very well equipped and the kids had so much fun on the karaoke and all the other games, whilst the adults had a great deal of fun on the 80's arcade machine as well ! Rota for the use of the room, with Covid in mind, worked exceptionally well. Thanks for a great celebratory weekend

  • "What an amazing break!"

    Parlour barn was absolutely beautiful. It was finished to the highest standard and had everything you could need and more. The owners had thought of everything, which made the stay feel extra special. The hot tub was lovely and looked out on to some stunning views and the heated summer hut meant we could sit out, watching the sunset in warmth (we went in April so the evening temp was about 1°). The sauna was also a welcomed touch! Overall, I could not recommend Parlour Barn enough. We loved our break and will definitely be booking again!

  • "Stayed for a week at Parlour Barn for a birthday celebration."

    All I can say is Wow!! Absolutely beautiful cottage with everything you could possible want. Spotless and very well equipped, the most comfortable beds ever! Decor, finishing touches, welcome basket - all perfect. The facilities are top class, hot tub, sauna and games shack were all well used and perfect! It’s so peaceful and has lovely county views. I also loved how dog friendly it was. Dog biscuits/towels/dog bowls, really well thought out. Nothing was too much trouble for the owners. Great information file with instructions, walks, days out, restaurants etc. Lots to do out and about too. I would highly recommend a stay here, you certainly won’t be disappointed. We will definitely be back!! Having stayed in many cottages over the years Parlour Barn has to be the best to date. Thank you for a wonderful stay.

  • "We booked this beautiful barn for my sisters 30th."

    we had such a lovely time. The property is easy to find and the location is stunning. we were welcomed with a basket of treats, what we thought was a lovely touch. we packed loads of essentials to bring but the barn owners had literally thought of everything. the property was very clean and tidy and the beds are amazingly comfortable. we enjoyed the use of the sauna and hot tub. The games room is brilliant, we had so much fun in there. I literally couldnt find one fault. we thought the games draw in the barn was also a good idea. we will definitely be returning. we absolutely loved the place. Thank you so much parlour barn. x

    We had the most heavenly long weekend staying here and the owners of this house have thought of everything, even the things we didn’t know we needed. The hot tub and sauna are just the ultimate bliss and if sitting in isn’t your style, the informative leaflets on where to go and what to do were amazingly helpful! We are always up and down the country so will definitely endeavour to stay here again and will definitely recommend this place to our family and friends.

  • "Wow what an amazing property."

    Spotlessly clean and to an extremely high standard. A lot of time, effort and money spent on this property. The beds were super comfy with the best pillows (I made a note of the make and will be buying one for myself). We have 2 boys aged 8 and 10 who really appreciated the PS4 in the barn and Shared games shack which we spent hours of fun in during storm Dennis. I can honestly say it’s the best property so far we have stayed in, and the little extra touches by the owner such as the hamper, Prosecco and valentines chocs were a really treat. The property is really close to Alton Towers which was closed for the season still during our visit, so we will definitely be back for our theme park fix soon. The idea of coming back to the fantastic hot tub and sauna is blissful. Thank you for such a relaxing stay

    Very cosy but open plan so you can socialise while cooking! The games room had everything you could ever want! Hot tub was amazing and private with lovely view! Hamper and processo was not expected and a lovely touch! We really couldn't have found a better property. Host was fabulous as well and was there if we needed them, but left us too it! We've already started talking about coming back next year! xx

    Have a passionate dislike of admin fees as these should be built into profit margins. The property itself was fantastic and exceeded our expectations. Easily one of the best holiday cottages we have ever stayed in. Owner attentive without being overbearing, from the initial text to say property ready ahead of published check-in time, to dog-sitting and dinner cooking to helping return a child’s left-behind coat have the impression that nothing would have been too much trouble.

  • "The Parlour Barn was amazing."

    A beautiful property which was ideally located. It felt like you were miles from anything but just a short drive into Leek. Gorgeous countryside with amazing sunsets. The sauna and hot tub were great and we had lots of fun in the games shack. The barn itself was clean and comfortable and fitted out to a high standard with everything we needed. I would highly recommend staying here and we will hopefully do it again.

  • "Parlour Barn was a truly magnificent holiday and the most luxurious place we have ever stayed!"

    It exceeded expectation in every way. The hot tub watching the sun set was beautiful and the powerful jets were welcomed following unforgettable walks over the Roaches and over the stepping stones at Dove Dale and climbing up into the caves. We even saw wild deer on the ridge. Close by Leek was great for shopping and had something for everyone including the dog. We spent many hours in the games room playing air hockey, pool, table football, piano and blue tooth our music to the karaoke system. The retro arcade system and PS4 kept our son entertained. The space gave everyone a place to just be. The mirror with blue tooth in the bathroom let everyone play there fav tunes while soaking in a very deep bath! We can't wait to return you have done an amazing job on the barn and we had a wonderful time.

  • "Absolutely superb cottage."

    After a long drive, this is the sort of accomodation that just makes you glad you made the trip! The standard of the conversion and fit out is awesome, and a real credit to the owners. Luxury is an over used term, but not in this case. There was nothing that felt rushed or skimped on, and every creature comfort and convenience had been thought of and provided to a very high standard. The games barn was equally impressive, and in an american western theme which worked brilliantly. Pool table, air hockey, table tennis, table football, karioke, piano, and the best bit........ an old skool table arcade machine! If we could have changed anything, it would have been great to stride out on foot along local footpaths from the door, but we didnt find any nearby, so it was roadside walking or across the fields that are owned with the cottage. Never mind though.......just get back in the jaccuzi!! Would recommend this cottage to anyone - book it with confidence

    I was amazed by the level of detail the owners have gone in to in order to ensure that every comfort is provided here. I came equipped with all the basics for the week but didn't need them - everything from washing up liquid to coffee pods is already provided. Rooms are well appointed, decorated thoughtfully and stylishly and are extremely comfortable. I haven't slept so well in a long long time! This is a lovely quiet place with a view and evening sunset to die for. The games room is great and provided us with a handy distraction whilst the weather was misbehaving. There's plenty to do in the local area and the drive along to the farmhouse is simply breathtaking. I only had need to contact the owner once and my request was dealt with straight away. The farmhouse is well worth the price - go on - treat yourself.

  • "Brilliant place."

    very clean and inviting. Home from home. Marvelous Kitchen, Hot tub and sauna.... especially after a long days walk. Kitchen - coffee machine was great, although the coffee pods were missing- I personally think this was a mistake as the milk pods were there! Please add washing up brush& sponge. Oven gloves would be a good addition. Loved the games room. It could do with renewing the cues as we could not chalk them. Overall, a fab place. Well done to the owners.

Resting at the foot of the Peak District National Park, these luxurious semi-detached barn conversions and detached house have been sympathetically renovated to an exceptional standard. Inside, the cottages retain all of their original character, with charming exposed beams and cosy wood-burning stoves. Interiors, however, remain stylish and contemporary throughout. Spacious, welcoming sitting rooms, complete with smart TVs and well-stocked games cupboards, provide the perfect space to relax and unwind. Meanwhile, under floor heating lets you kick off your shoes and stay toasty throughout the winter months. A high spec kitchen provides everything you need for an informal family supper, special occasion dinner or just a lazy Sunday brunch. Situated on the outskirts of the thriving town of Leek, in Staffordshire, and resting alongside the Peak District National Park, is this wonderful barn conversion.

Parlour Barn provides an exceptional base for exploring all this picturesque region has to offer, with a wonderfully modern decor inside, giving you a warm and welcoming feeling.

Spend you evenings in the open-plan living room, with a lovely L-shaped sofa to curl up on, and a woodburning stove for that extra bit of warmth.

The hillside market town of Leek, known as “The Queen of the Moorlands” is situated on the western side of The Peaks and is surrounded by lovely Moorland countryside. The town has a charming cobbled market place and there are many examples of fine Victorian architecture influenced by William Morris - a reminder of the town’s prosperity when it was renowned as a silk manufacturing centre. Today Leek offers a wide selection of shops including vast antique emporiums, a good selection of restaurants, a local park and leisure facilities and real ale pubs.
