    We find this cottage to be the best we have stayed in, it’s very well equipped with everything you should need. It has very comfortable, clean beds. The hamper they provide is amazing, the best I’ve ever seen in a Sykes cottage!! I can’t wait to go back!!

  • "We arrived on a cold day in March with our 2 dogs."

    The cottage was clean and inviting and once we lit the fire it soon warmed up. The welcome hamper was a wonderful site and suprise and it was lovely that our dogs were included in the treats. The beds are super comfy and the kitchen was well equipped. The communication between ourselves and the owners was a big help, thank you.

    Exceptionally clean, comfortable, peaceful, warm & cosy cottage. Amazing welcome hamper for us and our dogs. Great porch area for wet and muddy boots. 6 minute walk to the friendly village pub open all day 6 days a week serving delicious food and the best pint of Bass ever.

  • "Absolutely fantastic stay."

    A beautiful, well equipped cottage in a stunning location. Excellent communication with the hosts who configured the rooms how we requested for our party of 6. The covered hot tub was spacious for 6 ladies, secluded and stayed warm. The local pub was very friendly and an easy walk from the cottage. A great get away, lovely walks and evenings by the fire.

  • "I loved this cottage."

    It was just perfect for us. It was exceptionally clean and very well fitted out. The beds were really comfortable, bath facilities were excellent. The sofas were very comfortable. Kitchen was very well stocked. Wonderful hamper on arrival. Beautiful countryside and so quiet. Ruth is wonderfully helpful, nothing is too much trouble. It was a delight to stay there. Hot tub while snowing, that was an experience. I highly recommend this property and will definitely be returning.

    Wonderful cottage, spotlessly clean, well furnished. Owners have thought of everything. Hot tub is amazing, so relaxing to sit and watch the birds come to the bird table right next to the hot tub (owners leave bird food, binoculars and a book on birds), even had a cow wander down to brink from the brook every day. Such a quiet location but easy to get to off the main road. Black Lion pub within walking distance (but menu not to our liking). Drove into Hartington every day as two lovely places for breakfast. Nothing to fault about Cottage at all. Highly recommend.

  • "What a wonderful week spent at Holbrook cottage."

    It really is in the best location for exploring the Peak District. The cottage itself was amazing, so cosy of an evening with the lovely log fire, we loved playing games in the living room after a day exploring. The babbling stream outside was so lovely and the hot tub was a huge hit with our teenage children after long walks exploring in the day. The owners could not have been any more helpful and the welcome hamper was brilliant, us adults loved the wine and our dog loved his treats as well. We will definitely return, thank you so much for such a brilliant stay.

  • "This was booked for a significant personal event, so it was important that the stay met expectations."

    The cottage was delightful, being very well equipped but also furnished and decorated to a high standard, making it feel like one was staying at a friend's house rather than in a commercial let. The cottage is ideally located for a range of excursions locally, but there's also enough to do and see within walking distance so no need to drive if you don't feel like it. Overall a really enjoyable few days and highly recommended.

  • "We had a great time."

    The cottage was lovely. There were a lot of nice touches like a selection of board games and DVDs. There was a very thoughtful welcome basket full of bread, treats (for the dogs as well), wine and even a blanket which was very appreciated on the colder nights. The hot tub was great and well maintained as we noticed the owners checked it regularly. There was a detailed book full of information including how to use the hot tub and the log fire and even sample menus from restaurants in the area. They also left us an envelope full of leaflets on attractions and things to do. It is a very rural area so there was no phone signal but we didn't really find this to be an issue as the cottage had WiFi. Lots of wildlife and it was lambing season so there were many cute lambs around which I have so many photos of. We did a lot of hikes such as travelling from Ilam Park to the Dovedale Stepping stones (we highly recommend printing out directions as there is no signal. Wellies are essential unless you fancy getting your trainers stuck in mud like I did lol Those with lower mobility should skip the trail and take the road route round or just park at the Dovedale Stepping Stones instead). Parking at Ilam park and Dovedale are expensive so take change or find somewhere free to park. We also did Thors Cave (We would recommend hiking boots for this one and again to print any directions as no signal - prepare for a hike up a mountain like trail which can be uneven). Both of these were not that far away from the cottage. We went on a lot of adventures like these during the day and spent the evening unwinding in the cottage and hot tub. The only "bad" feedback I would give is that the beds were a bit hard and uncomfortable for us but we're all used to memory foam mattresses so that's probably why. Otherwise we all had a lovely time and were sad to be leaving.

    Well appointed and sparkling clean. Comfortable beds, with nice bedding. A superb welcome hamper, which exceeded our expectations. We enjoyed the village location and the pretty stream in the well maintained garden. The hot tub was a great addition. A lovely welcoming home from home:)

    Location is just perfect being in a walking route, although the weather was a little wet it certainly didn’t stop us enjoying ourselves. The open fire and hot tub were just what was needed after wet and muddy walks. The welcome hamper is a lovely gesture but really doesn’t make the stay that little bit extra special. Will definitely be returning.

    Everything is thought of to provide you with the perfect stay. The most wonderful welcome pack greets you on arrival . Then there’s so much information on things to do in the area . Board games, some DVDs and jigsaws are provided. Beds are just wonderful. The bathroom has a beautiful roll top bath and the waterfall shower is lovely . There’s cosy robes provided for you to relax in and a Log fire to chill in front of . Hot tub is perfect and you can watch the birds feeding from the bird table from it . The kitchen has everything you could possibly need but if you are feeling lazy the pub two minutes walk away has a fantastic menu. Quite simply perfect

    The cottage was comfortable and clean and stocked with all of the essentials and then some (was pleasantly surprised to find cling and foil in the kitchen). Very well set up and had the added touch of a lovely welcome hamper which was a nice surprise. The hot tub was lovely and we appreciated the towel hooks and bar to put our drinks on. Directions to the cottage were spot on and necessary as Butterton is a bit of a signal blackhole so it was very useful to have been warned in advance about that. Would happily stay here again :)

  • "We had a fantastic week at Hoobrook Cottage."

    The cottage is lovely, nothing could be improved. Does really feel like the owners have thought of everything. Amazing welcome hamper, never had anything like that before and we always stop in self-catering cottages. Such a nice quiet location but not far from main road so easy to visit places in the Peak District. Hot tub was fantastic and so lovely that the birds come to the bird table while you are in it (and that the owners very kindly leave bird seed to put out and a bird book to help identify which ones we saw). Not sure you could park two cars, we managed one medium sized car but you could easily park in the lane by the cottage if that was a problem. Lovely pub within walking distance (The Black Lion Inn). Really was the small touches that made everything perfect. We went to Hartington for breakfast every day and that was about a 10 minute drive but a lovely little village with several tea rooms (Beresford Tea Rooms was by far the best). Perfect location for visiting Peak District villages/Alton Towers. Had wonderful day out at Chatsworth House which is about a 45 minute drive.

    The cottage was so beautiful with everything you could possibly need for a week's stay. The hot tub was fantastic and you could sit and watch the birds feeding on the bird table. The cottage is situated in a lovely quiet little village with a dog friendly pub and the bar staff are lovely. We had a fantastic week in this lovely little cottage which is well situated for lots of walks in the local area.

  • "We stayed for two weeks at Hoobrook cottage in early September."

    We were a party of four and a dog and had a fabulous holiday. Upon arrival we were greeted with an amazing hamper which included two bottles of wine, gorgeous biscuits, bread, block of butter and cake and two packets of dog treats plus milk in the fridge and coffee! By far the most generous hamper we have ever come across. The cottage was quaint, clean and very well equipped. The hot tub is a brilliant addition to the property and it's a 6 person one so plenty of room for the family. We've never had one before so it was a luxury for us and quite surreal to be in in the dark! We have never been birdwatching from a hot tub before but there is a bird table next to the tub and we regularly saw nuthatch, robin, dunnock, sparrow, coal tits and blue tits apparently unfazed by the bubbles and us! The cottage is also in a great location being close to all the major attractions of the peaks, including Alton Towers. We would recommend this cottage to anyone looking for a well situated, comfortable, cosy stay and relaxing hot tub experience.

    The welcome pack was amazing and a lovely surprise. The cottage and location were perfect for us with lots of walks from the doorstep to enjoy with our dog. We all enjoyed the hot tub which was a first for us, great for our grown up kids. There were no issues for us but if I was going to be picky I would say it would be tight to sit 6 around the indoor dining table, but there was an outside option weather permitting.

  • "An amazing little cottage set in a beautiful village within easy reach of everything you could need."

    The cottage itself is immaculately clean throughout with a fully equipped kitchen, a stunning bathroom and 3 good sized bedrooms. We loved our stay at Hoobrook cottage — so many little ‘extras’ that make all the difference. On arrival there was a welcome hamper full of lovely treats including some for our dog. The owners also left us a personalised note, pack of local leaflets and even went to the trouble of getting us a ‘wedding card’. The hot tub is a lovely addition and it has even been positioned so that the cover opens to block outside views adding to the secluded feel of this cottage - It really feels as though everything has been thought of. This really is a fantastic cottage and all of the small personal touches truly do make the difference.

    Very clean and had absolutely everything we needed and more. Located in a private lane, looking out onto beautiful countryside. This cottage was a lovely escape. Very grateful for use of high chair and cot. Bathroom and bath especially were absolutely beautiful and hot tub was a lovely addition for evening time once the children were asleep. Dog was provided with a comfy bed and dog treats which was very thoughtful. Such a kind gesture with the very generous welcome basket and especially including items for our children and dog. Very clean inside and out, luxurious soft towels and linens provided, soft throws, had a very comfortable nights sleep. Would definitely recommend and revisit if we holiday in the Peak District in the future.

  • "The cottage was a perfect weekend break for my 4 friends and I."

    The welcome hamper was wonderful we made the most of the lovely goodies. The hot tub was a fantastic size, beds were very comfy & the whole place was lovely & clean. The only downsides for us were lack of a toilet upstairs (not much you can do about that though) and the layout of the lounge was a bit awkward. However, they are minor things compared to the many other fabulous qualities of the cottage. Thank you for a wonderful stay.

    They made regular contact with me prior to our arrival. On arrival there was a lovely welcome basket with more than enough items in there (including some treats for our dog), this made us feel really welcome. The cottage itself has everything you could possibly need and was absolutely immaculate. There is a folder with instructions on things in the cottage and for the hot tub. Kate even left us an envelope with some information on things to do and places to visit during our stay. We were definitely made to feel welcome. There were 6 of us plus our dog and we all loved the place. I am sure we will be back.

    Situated in a lovely peaceful part of the world with all the facilities you could need and enjoy. The kitchen is well stocked and there was plenty of room for the four of us. The real highlight was the hot tub which was so welcome after a good walk. The welcome hamper was so generous and the 60th birthday balloon was very thoughtful. Overall we highly recommend and look forward to returning.

    Immaculate throughout, the owners have thought of everything you need for your stay. Hot tub is a great way to unwind at the end of the day after walking and cycling. Fantastic walks straight from the cottage door. The pub in the village The Black Lion, serves excellent food and staff are very friendly too. The Greyhound in Warslow is another great pub to visit. Also recommend the Riverside Cafe, Waterhouse’s for take away fish n chips, ring Salty and pre-order and your order is waiting for you - very tasty. The cottage is definitely worth a return visit.

    There was a fantastic welcome basket on arrival (above and beyond anything I have seen before) and the cottage was spotlessly clean and equipped with everything you could possibly need. The owners really go the extra mile to ensure you have a great stay and even left an envelope with a note and leaflet of things to do that my daughter might enjoy. It was the perfect base for exploring the beautiful surroundings and great to come back to a soak in the hot tub after a full day of exploring. I would not hesitate to recommend this cottage to anyone and I certainly plan on returning again....soon hopefully.

    Clean and comfortable. The hot tub was an amazing addition, as was the thoughtful welcome hamper. Butterton was quiet and peaceful with lovely walks. The village pub was fantastic - we had two very delicious meals there and enjoyed playing pool and darts on wet days. Although the cottage would sleep 6 comfortably, we were pleased that 2 of our party of 6 were unable to come. It would have been a squeeze. We had to move the sofas to fit 4 around the dining table. Plus only 5 allowed in the hot tub.

  • "We’ve just spent an amazing week at Hoo Brook Cottage."

    The location is perfect, very tranquil and ideal for local walks. The cottage was very cosy with excellent facilities, especially the hot tub which looks out on to a flower-laden meadow with grazing cows and hedges full of bird life. The local pub was also lovely, very friendly with great food and only a 5-minute walk. We were also greeted with a very generous, high quality hamper on arrival…we wound definitely recommend to anyone and will no doubt be back at some point in the future

    The welcome hamper on arrival was a lovely surprise and all the little touches made it feel like a home away from home. The location is brilliant for long walks into the Manifold valley with spectacular scenery. We visited the Peak Wildlife Park which is only a ten minute drive away. Would definitely recommend this lovely cottage.

    We really didn't want to come home again haha. We arrived at our honeymoon destination to find an amazing hamper and also a wedding gift! The cottage smelt so fresh and clean which was a great start and everything just got better and better! All the small finishing touches made a huge difference and we were just so happy to be there!     Slightly small shared areas for a family of 5 plus dog but my kids are teens now so maybe need more space! Fabulous welcome hamper on arrival and cottage had everything we needed for a lovely week. Lovely to be able to walk out the door with the dog and within a couple of miles be on the manifold way. Good local pubs and ran out of time rather than things to do. Thank you!

A quiet country lane leads steeply down to Wetton Mill with its popular tearoom at the side of the River Manifold and alongside the Manifold Way, which was the former route of the Manifold Light Railway, now offered as one of the many wonderful tracks for walkers and cyclists, with the stunning views from hiking up neighbouring Thor’s Cave also being well-worth the effort!

Butterton is a delightful village in the Staffordshire Moorlands area of the Peak District, within easy reach of the market towns of Leek and Buxton. The well kept village of Butterton is known as a 'Doubly Thankful' village as fortunately it suffered no fatalities during both world wars. The picturesque village has a great traditional pub called The Black Lion Inn offering a range of local draft ales and excellent home cooked food. The neighbouring villages of Onecote and Warslow also have good pubs and both serve quality food. With a beautiful feeling of rural living, Butterton is also close to the pretty village of Hartington with two pubs, a tea shop and Post Office, a village store selling a variety of local produce as well as everyday essentials and a cheese shop selling a variety of cheeses including those produced in their own creamery. Close by are the magnificent Manifold and Dove Valleys with their stunning gorges and rolling hillsides. Both have flat tracks and trails along the rivers, making them accessible for those who prefer a leisurely stroll or cycle.
