    Ian and Lisa are the perfect hosts and made us feel very welcome. This is a cosy cottage in a rural location that serves as a very welcoming retreat after a day of activities in some of the most wonderful countryside. A superb location balancing the blend of isolation with towns and pubs for meals within easy reach. After reading the description and viewing the pictures, if you think you might like this……you definitely will. Can’t recommend enough!

  • "Lovely location good place to switch off and get out for lots of walks."

    If you like to self cater be aware the fridge is tiny, but the oven is fabulous. You will need to take a few essentials that aren't provided: Dishcloth Oven glove Tea towel Kitchen roll Sissors Salt and pepper Kitchen foil (Dishwasher tablets) Also there was no handsoap anywhere in the cottage and for lighting the fire the starter pack doesn't include matches or kindling so unless you are Ray Mears take your own! Overall a nice place and the owners obviously work hard.

  • "Great little cottage with amazing surroundings."

    Very clean and comfy beds.a great base to go exploring.only down side was there was we couldn’t connect to the Wi-Fi for the kids but it was actually nice for them to not be glued to there iPads so not that much of a problem.all in all had a great time and would definitely go back in the summer time to make the most of the surroundings.

  • "A lovely pet-friendly cottage, we stayed there as a family of three plus our puppy, and greatly enjoyed the stay."

    It was nice to see horses right outside the cottage (but behind the fence of course), our puppy saw they for the first time in her life and was much interested. Lots of things to do in the area - walks, visiting small towns, caves etc. The hosts were very responsive and friendly. All in all, we greatly enjoyed our stay and highly recommend this place.

  • "Property location excellent."

    Peaceful and quiet, close to many local and slightly further afield visitor attractions (eg Peak Wildlife Park, Monkey Forest, Heights of Abraham, Alton Towers). The cottage was spacious and comfortable. The online listing, however, did not state rural slow wifi connection, which was, at best, a bit slow, and at worse, a day and a half without wifi. If the listing had been accurate, we would have made a more informed choice about renting the cottage, as this was important to us. A couple of kitchen items were unusable and should have been replaced (we left these out for the owner to see - the non-stick coating on a pot was badly damaged with rust present, scissors were broken). Lisa, the owner welcomed us, and was respectful of our privacy. From the cottage, we enjoyed watching the horses in the fields, and other farm animals roaming around.

Sadly you did have a week when it was slower than normal. We do try and get this actioned all the time.   • "We had a great stay."

    :) Cottage was spotless, everything you need is there. Views were amazing and you're near nice places to visit. During our stay the weather was too wet for the lovely walks around (we forgot our wellies), but it's near Alton Towers and other towns (Leek was a very nice visit), still plenty to do. :) The owners of the cottage were very friendly and leave you to things, so it really feels like yours during your stay, but are there if you need something. Our kids will miss the cats, as they loved a cuddle. :) Especially Pebbles, she made us laugh a lot. We'd love to stay again. :)

    The welcome was warm & friendly. The beds were comfortable & the freshly laundered bed linen smelled lovely. It was a short drive to Alton Towers. The WiFi was slow though & there isn't great mobile reception. However, I would thoroughly recommend it & we all said we would stay again in a heartbeat.

  • "We really enjoyed our stay at the cottage."

    It was just a shame we were there for so little time. The cottage itself was clean, warm, comfortable and had good facilities. Apart from when we first arrived we, didn't really see anything of the owners but this is more down to their respect for their guests privacy rather than lack of interest. Would stay again, maybe for a bit longer next time.

  • "The property is in a good location to visit all the Peak District has to offer."

    It is a lovely cottage with good facilities. We unfortunately had an issue with drain smells in the property, mainly in the kitchen and the master bedroom. Although we alerted the owners to the issue, it was left unresolved and we heard nothing from them after reporting the smell. This was disappointing. We had to try to mask the smell with candles and air fresheners, with limited success. Otherwise we enjoyed our stay.

    Hi Nicola Sorry that you felt we did not respond to your concerns about the smell but I did attend and also found an overflow from the tank had dried out allowing for the smell. I flushed and bleached all drains. The next day the jetters came and check and flushed all external drains back to the septic tank, all found ok. As lisa had told you I would look I therfore did not feel that I had to bother you with the detail. Glad the rest of you stay was good, please return again. Regards Ian Property Owner

  • "Great cottage ideally situated for lots of walks and days out."

    It was clean and tidy with all the amenities we could need. There were duck eggs, a bottle of wine, some biscuits and even some treats for our dog left out for us on our arrival. Quiet and peaceful and the owners very friendly. The only criticism I have, a small one, is that the area outside the cottage where the table and chairs are is very weedy. Just needs some weedkiller down which would make all the difference. We would definitely come back to this cottage if we're in the area again.

Sorry about the weeds we do try to get them out by hand as we do not get chance to spray with weed killer as people do have dogs and we need to think of them.   • "Booking through the site was really easy."

    I called and spoke to Ian prior to the Holiday who was helpful. Upon arrival we were greeted by Lisa, who was friendly and welcoming. The cottage was spotlessly clean and well equipped, even with wine, biscuits and fresh eggs. The beds were comfortable with decent pillows and duvets. The pictures give a good idea of what is there, although we found the cottage very roomy by comparison. The location was really quiet and ensured a good nights sleep throughout. During the stay it was peaceful and relaxing. It is an ideal base to visit places such as Dovedale, the heritage railway and RSPB site. Even though the cottage is near the owner's house, I never felt overlooked and it felt very private. Lisa's recommendation of the local pub led to a lovely meal. I would recommend the cottage to all and we hope to be back to visit more of the local places on the doorstep.

    Lisa was very helpful and just let us come and go as we pleased. The facilities were as expected and it felt like home from home. There was a welcome pack for us and the dogs which was a lovely touch. Although the owners were on site we did not feel at all that we were encroaching on anyone else's space and we could walk around and see all the animals including the donkey's and horses. The property is ideally located for day trips out and long dog walks especially on the Manifold Track, Ashbourne Park and Carsington Waters. Alton Towers is only about 7 miles away so a good base if you like the thrill rides etc. Would definitely like to return in the future.

  • "Awesome experience, no power first 2 days due to storm."

    Owners very helpful with portable lighting and heating gas bottle. Accommodation was just what I was looking for, peaceful and quiet.No EE signal but wasn't an issue for me.

    What a find! The cottage was very comfortable and had everything we needed. The owners, Lisa and Ian, were very friendly and were always approachable throughout our stay despite being very busy running their farm and looking after their animals. One of the best cottages we have ever stayed in - and we've rented quite a few over the years. An ideal base for exploring the Peak District with our dog Pip. Dovedale, the Monsal Trail, Ilam and the Manifold Way were all within easy reach. We would have no hesitation in recommending a stay here!.

    There were welcome gifts for us which consisted of duck eggs, dog treats for Buddy, bottle of wine and biscuits. The cottage was lovely, very homely. Towels were so soft and there was even an electric blanket on our bed which we were grateful for as although we were away 21/5 - 28/5, it was cold at night with all the rain we've had lately. Also had central heating. Very covid compliant

  • "Yes! The stairs, from the upstairs landing into the two bedrooms, don't have handrails."

    Elderly/infirm people may feel uneasy about this. TV reception in the double bedroom is not good. In general, the cottage is cosy and the location is good - no traffic noise from the main A523 road, situated some 200 yards from the property. Very conveniently situated for Dovedale. Would happily return another year.

  • "The Cottage was a little gem in the Staffordshire countryside."

    Accommodation was clean, comfortable and cosy. The surrounding scenery was stunning, we found plenty of walks from the door. Lisa, the owner, was friendly and on hand if needed (especially with duck and bantum eggs). The attention to detail in the cottage was lovely and they provided the best fluffy towels in abundance, no shortage as we have often experienced in other holiday let’s. As expected in rural areas the internet was intermittent, but the scenery, weather and walks compensated.

  • "We had a wonderful week at The Cottage."

    The owners are very friendly and helpful, the cottage itself was immaculate and had everything we could possibly need for our break. A true home away from home and a warm welcome, with milk, eggs, wine and dog treats provided. The cottage is well situated and central to several market towns, walks, and other places of interest. We particularly enjoyed Ashbourne and Leek, both very accessible. A wonderful morning was had in Tissington, a beautiful unspoilt village, boasting a good dog friendly tea room, and the start of the Tissington Trail. Another favourite is Rudyard Lake, which has an interesting miniature railway. We walked the circumference, approximately six miles. This Peak District is a very dog friendly area, we were not turned away from a single cafe. Particularly recommend Friends Cafe in Ashbourne, Foxlowe Cafe and Art Centre in Leek, and the Old Sadlers Yard Cafe in Uttoxeter. It was lovely to come home to the cottage each evening, which was so comfortable and relaxing. Our little dog loved to sit on the window sill and bark at the horses, donkeys, cats, and chickens. All in all a great holiday, we will certainly think of returning in the future. Thank you Lisa and Ian x

    Myself, my wife and two kids had a great time during our stay and felt very comfy and relaxed throughout. The cottage was lovely, very clean and had everything you could possibly need. The owners were very accommodating. They gave us plenty of privacy but were also never too far away if we had any questions or needed help with anything. Our 4 year old boy had a wonderful time exploring the surrounding farm, jumping on hay bales and saying hello to the animals. It was quite a magical place for him. We would not hesitate to go back and stay again. Top marks from us.

  • "We were greeted at The Cottage by the owners and a warm welcome was felt straightaway, and that continued for the whole holiday, nothing was any trouble and we were given lots of advice on hidden gems to visit in the area."

    The Cottage was absolutely spotlessly clean and had everything that we needed to make our holiday stay perfect. The bed was comfortable and we slept well from the first night onwards and the kitchen had all we needed to cook, with a little extra included, a gift of fresh duck eggs that were most welcome for breakfast. A wonderful cottage, in a beautiful location, with great hosts. Cant recommend highly enough and we will definitely be looking to return again with our Labrador, Mr Bumble.

    Plenty of forest walks for dogs and eateries catering for dogs also. Had some amazing quality time with my mother and teenage daughter.   • "Fantastic holiday with my two children (2 and 4)."

    The house is bigger than it looks from the pictures so we had plenty of room. There’s no garden but the field immediately outside was empty and my boys loved playing in there. The location is great too so there was lots to do.

    Our dogs loved it. So quiet even though we had Storm Gareth. Spotlessly clean. Loved the flowers touch and the wine. Very comfortable bed. Lisa was very accommodating with everything. No problems at all. Most relaxing time. Will definitely be looking to stay again.

  • "What a find!"

    Delightful cottage and great base for all our walks. Owners were lovely people and allowed us access to their fields to walk our dog. Beautiful cottage and home from home comforts, with bottled water, fresh milk, tea, coffee and biscuits waiting for us. All facilities you would need. Teenage kids loved the coziness and we spent a great time as family - board games and DVDs were in the cottage! Cant wait to go back again.

  • "We felt comfortable as soon as we stepped through the door."

    The cottage is so cute! It was very clean and tidy and smelt fresh. We went the last week in September so the lovely log burner fire was cosy and warm in the chilly evenings. There were some little dog treats waiting for the dog, also a comfy pet bed and doggy towels for muddy paws. The hosts were very kind and chatty, they had it just right by being there if you needed them but not being intrusive in any way. The scenery and local villages were stunning, a perfect place for long or short walks, I would definitely go back for another holiday and would highly recommend to others.....Just the perfect getaway, thank you!

  • "This is a lovely cottage in a peaceful setting but near to attractive towns and villages as well as tourist honeypots like Alton Towers and the Potteries."

    Lots of good walks or cycling routes. As I was holidaying on my own I very much appreciated the friendliness of the owners who are more than willing to give help or information if needed. The gated entrance to the drive (zapper provided) was a bonus. The cottage was refurbished in 2017 and the kitchen and bathroom are especially well fitted and equipped. A good heating system (not noisy) or log fire keeps you warm on cooler days. I really enjoyed watching the antics of the horses in the nearby field as well as seeing the buzzard family who nest nearby. I have stayed in a number of different cottages over the years and I would rate this one as excellent. Definitely on the list of cottages to return to.

  • "The cottage advertisement on Sykes website did not advertise that there was a dvd player at the cottage when there was a dvd player there."

    I think that people would like to know that. The information advertised on the Sykes website regarding pets was useful i.e that dogs must be kept on a lead when outside the cottage as the owners have livestock and also that pets should be kept off the furniture. Cottage was in a beautiful, peaceful location and was decorated to a very high standard. It was exceptionally clean upon arrival and the little things provided for our dog was very handy i.e the fluffy dog blanket and towel and the fresh water in a bowl that was left out for our arrival. Cottage has lovely views across the countryside and the owners were very friendly and told us a lot of helpful information about the local area. Cottage is close to several lovely towns. Would definately recommend.

The village of Waterhouses lies between the market towns of Leek and Ashbourne on the southern fringes of the Peak National Park. The village was once the terminus of the Manifold Valley Light Railway - now the scenic Manifold Cycle Track, which winds its way through the picturesque valleys of the Rivers Hamps and Manifold. The track is flat and traffic free for cyclists, walkers and horse-riders. Waterhouses offers a selection of shops, pubs and places to eat. The famous Alton Towers Theme Park is only a short drive away.
