  • "Lovely cottage and really outstanding value."

    Minor gripe 1 toilet for a 3 bed property is hard work. Major gripe: the oven. The old electric oven heats unpredictability and was annoying to use. When the rest of the house is to such a high standard i couldnt understand the outdated oven.

  • "A nice and comfortable cottage which was good value."

    There were a few minor issues such as it does not have dedicated parking as advertised. When we arrived the parking spot was occupied and it appears there are no restrictions, it appears to be regular street parking where anyone can park, we ended up parking on the main street which was slightly frustrating when offloading the car and two children. Secondly, one of the bedrooms has a glass door which leads to a hallway (which only goes to the bathroom), this is a shared hallway with another bedroom though and the glass door was less than ideal. I would suggest this be replaced for privacy and control of light.

  • "Cobwebs in lounge ."

    Outside space unkept . Bedroom door jammed shut although it had been reported in comments book in February ( I took a photo of these comments as proof) . Had a fire broken out in the bathroom area there would have been no way out of that bedroom. This is a serious fire safety risk and needs attending to. No tin opener in kitchen which was disappointing when you’ve had a long trip and have a hungry dog to feed . Would not rent this property again as found it disappointing.

    Everything you needed was there. Close proximity to the nearest pub where we joined in the pub quiz. Everyone around us made us feel welcome. A hilly area...not for those who have heart or leg troubles xx

  • "A lovely cottage."

    It's clear to see the attention that has gone into maintaining it. We'd recommend it to friends and family. Likes: kitchen and dining room, particularly the gas burner. Cosy lounge. Great location for exploring. Things to improve? Although we're not big TV watchers so not a biggy for us, the TV remote control didn't work (some buttons fine but volume buttons broken it seems). Accepting it's a matter if personal taste, we found the loft bed mattress very soft! But bottom line, a lovely place, lots of nice touches, and would definitely come back here.

    Very handy for visiting local attractions. We used the local laundrette a couple of times - the lady was very helpful. However clothes washing facilities at the cottage would be an advantage. We didn't use the dishwasher as we don't have one at home so are not in the habit!

  • "We really enjoyed our stay at Bobbin cottage."

    The kitchen diner is a great size and a good space for cooking and chatting. The lounge was very warm and cosy - so much so that we didn't need to light the wood burning stove (darn!). There was an unofficial community apple festival during our stay. Lots of people have apple trees and had boxes at the end of their paths with a note, 'Eating apples free to a good home -take what you need", which was lovely. Matlock is a town of hills, and the cottage is located near the top of one of these, so we were much fitter when we left than before we arrived! There is a pair of playing fields a short walk from the cottage, which was great for walking the dog. A couple of drawbacks - the boiler is in a cupboard in one of the double rooms, and you walk through the twin room to get to the attic bedroom. Neither of these is an issue if everyone is up and about at the same time, and this also reflects that this is a traditional cottage and part of the charm is the layout. The parking space near the cottage is a bit tight, and the neighbours are a bit twitchy about parking. We had two cars and when one pulled up to unload, we could see faces at windows so we moved as quickly as we could so we were out of the way. There was on street parking very close to the cottage. We would stay at Bobbin Cottage again.

    We had a really wonderful stay and would definitely use the cottage again. It was perfect for our dog too and it seemed like they had considered the needs of their canine visitors too. It was great to receive a lovely welcome pack when we arrived which even had sweets for the children and treats for our dog - thank you!

    Real attention to detail shown and kitchen has everything required. Owners left us some treats which was a lovely touch. Front garden is a lovely little sanctuary after a long days walking. Highly recommend this little gem.

  • "It is a nice cottage close to town."

    A bit dusty in places and the sofas a bit musty, the bath is also quite small but has a dishwasher, a log burner in the longue, and a gas fire in the kitchen as well as central heating so very cosy. The bedrooms have plenty of space and comfortable mattresses. The kitchen is also fairly large but the the lounge is small. The cottage owner's instructions for parking isn't accurate because another neighbuor told us to move our car- there is obviously an ongoing dispute between the cottages as to who can park in the space but there is space next to the wall that was always available to use. I wouldn't recommend this cottage for those with mobility problems because it has three sets of uneven steps to the front door and steep stairs inside in addition to a sloped area outside to the road. Overall it was comfortable and pleasent.

    I absolutely love this cottage BUT and it is a big but where are the Wardrobes in one of the bedrooms there was a Hanging rail over some drawers in the other bedrooms there are 2 standing rails that if you are lucky you can hang a few things on you really really need Wardrobes I like to hang my Clothes which didn’t happen but like I say an Absolutely lovely cottage

    Warm and inviting. Curated to a delightful finish. Beautiful views. Close to Matlock but out of the bustle. Only reason for 4 not 5 stars is that it’s not the best for small children - steep stairs to access the property and to get upstairs. Lots of ornaments for a toddler to break (of which he broke one - sorry again!)

    Definitely on our ‘likely to use again’ list! Great location, comfy beds, super pub nearby, great walks! We ordered an Afternoon Tea (takeaway) from ‘Butterfingers’ in town too which we’d recommend! Only one criticism: 10am exit on a Sunday morning is a bit tight. No relaxing lie in - we found we spent Saturday night tidying up too. Then up at 7:45 to get the kids up, breakfasted, showered & tidied. Should be 12:00 exit on a Sunday really. Thanks for a great stay though!

  • "A lovely cottage."

    A regular home from home... facilities were great. The only observation was the timing on the heating was 'fixed'. As an early riser the heating came on too late. Adjusting the timer was not permitted. It was not good arising to a cold house. However, this did not spoil our overall enjoyment. We have stayed in the Peaks on numerous occasions and this property did not disappoint. The 'local' pub, The Sycamore Inn, provided a great Sunday lunch and the Wednesday quiz night was very enjoyable. The neighbours were very friendly. Overall, a great stay in a beautiful location in a very comfortable cottage.

    Thank you for this feedback - it sounds like you enjoyed the cottage and the area in general which is great. Just to clarify that the heating is available 24hrs a day by just turning the Nest thermostat up. The timer will kick in at 7am but if up earlier you can adjust the thermostat so it comes on earlier. There is also a gas fire in the dining room which pumps out a good boost of heat instantly. The benefit of a terrace is that it warms up quickly and the boiler & many of the radiators have been newly fitted. We also try to put the heating on prior to guests arriving so that it's warm on arrival. We hope you visit again sometime. Property Owner

  • "This was a great property well laid out and comfy for us."

    The little extra features in the property like leaving pepper salt and bin bags two toilet rolls helped. The leaving of the information book on the property and the local area was a nice touch. The quality and cleanliness of the bedding and towels was really good. The fact there was a small freezer and a dishwasher was great as we did eat in for some of our stay. The neighbours to the cottage were very pleasant which is good and the fact that the designated parking space was always free was also great as there is very limited parking although we had no issues finding a space for the second car on the hill near the property. The only tiny little niggle was there were 6 of us and the comfy seating in the front room is for 5 but this is so minor as there are other chairs you can bring in from the dinning area. Would be very happy to return to this property and tell friends about it. Great job done by the owners in providing a well maintained and tidy property for visitors to use.   • "A wonderful holiday had by all."

    Strange lay out with corridor bed room but knew about it as description is perfect and it worked well for us. Would have been nice to have a washing machine and seems plenty of room for one in the kitchen / dinner area. Was very clean and contact before stay was perfect. Rang in an issue mid week about only having cold water at 20:40 and call back and sorted by 21:00 can't get much better than that. Perfect location so many things to do in under 30 mins driving. We usually do sea side holidays but this made a nice change. We would book again.

    The cottage has everything you need and is warm and comfortable.The personal touches are nice and the bathroom looks like it has recently been updated. The bedrooms are nicely decorated and the beds very comfortable with good quality bedding. The kitchen is well equiped although the table mats and coasters could do with being changed. Also although the floor in the kitchen/diner is original it is very worn and there are some tiles missing in places.

  • "The cottage itself was comfy and tastefully decorated, the only negative was, that there was a very strong doggy odour in the living room."

    We contacted cleaning lady the morning after we arrived to inform her that a light had been left on in a locked cupboard, also that there were no dishwasher tablets, and mentioned 'wet' dog smell. She was lovely and chatty, she was apologetic, explaining that it was a dog friendly cottage (which is why we chose it, as we brought our dogs) and said she would inform the cleaning team to use neutradol, but visited that morning while we were out (with our permission) to turn light off and bring tablets. The walks and views around the area are superb, lots of local pubs, eateries and independant shops offering something for everyone. Would definitely recommend.

    DOWNSTAIRS FACILITIES ARE VERY GOOD. THE ROOM THAT IS DESCRIBED AS THE SECOND BEDROOM HAS NO PRIVACY, AS YOU NEED TO GO THROUGH IT TO ACCESS THE TOP BEDROOM AND THE ONLY BATHROOM IN THE PROPERTY. WARDROBE FACILITIES WOULD ALSO BE USEFUL , AS VERY LITTLE STORAGE /HANGING SPACE UPSTAIRS. IT HAS A LOVELY SMALL OUTDOOR SPACE THAT IS SHARED WITH NEIGHBOURS BUT IS NOT SECURE FOR PETS. THE WALK TO MATLOCK TAKES ABOUT 15 MINUTES BUT IS VERY STEEP. GOOD LOCATION FOR VISITING THE PEAK DISTRICT AND LOVELY DOG WALKING SPACE IN DARWIN FORREST, A FEW MILES AWAY.

  • "Just to say about accuracy of listing: there are three double bedrooms, not two double bedrooms and one room with twin beds."

    We loved the attention to great detail and no expense spared in the way the cottage had been restored, the very good central heating and wood-burning stove, the very good provision of crockery and kitchen utensils, excellent presentation and sense of welcome (just tiny thing: need for electric oven to be cleaned). We loved Matlock itself with its natural environment, dramatic hills and walks.

  • "This cottage is much bigger and spacious than you expect and was beautifully decorated for Christmas with many thoughtful touches left in a gift bag."

    Older children loved the privacy of the bedroom at the top of the house and the layout is exactly as described in the blurb.Parking was never a problem, it is very quiet and peaceful and the facilities and equipment in the house are top end.Super comfy beds and excellent kitchen equipment for self-catering for 6, although you are on the edge of town if you prefer to eat out.We loved it and would definitely return.

  • "Bobbin Cottage was clean and well thought out."

    The lack of a second toilet for 6 guests meant we wouldn’t return, I feel the house should only warrant 4 guests booking as also lack of space in lounge for 6 guests to sit comfortably. As you would expect in a terraced Matlock position there isn’t any privacy from neighbours. Only 1 toilet roll provided for 6 guests, no Jay Cloths. Having booked with Classic Cottages lots of time we missed the extra touches like a cake or wine on arrival. Beds were comfy, we didn’t like the fact you had to walk through one bedroom to get to another and the same to access the bathroom, made it difficult in the morning. ( again I feel the house doesn’t suit 6 guests) Sounds like lots of critique but the house was clean and had lovely views.

    Thank you for your comments. The owner passes on apologies from the cleaning team that ample loo rolls and j-cloths were not supplied. These are usually standard along with the dishwasher tablets, dispensers of washing liquids, shower gels & moisturiser. Whilst we don’t leave cake and wine, we do make sure there is an accommodating welcome pack of fresh milk, tea, coffee, sugar, biscuits and even dog biscuits for our furry visitors. With regards to the bedroom layout, bathroom & privacy, it is clearly advertised in the description of the property what can be expected. Previous guests have been complimentary on how the property exceeds expectations from the listing. All of the information is accurately stated on the website and is there to review the property layout to ensure it meets your requirements. Property Owner

  • "The cottage was absolutely perfect, it was clean, modern, comfortable and very spacious."

    The only down side to this cottage is the advertised parking, it says for 2 cars but there is really only one space and the other space is a free for all with the other cottages who share the driveway. The neighbours are also quite rude about where you park even when loading and unloading your vehicle, as it can be quite a trek to the cottage with your luggage. But overall it was a very enjoyable holiday with beautiful views from the front windows in a very idyllic setting.

    ..4 20 pm and stuff was every.It was suggested we vacate for an hour ! Also the oven/slow cooker etc were dirty.

  • "My friend and I were both delighted with Bobbin Cottage."

    It's a very comfortable home from home and the cottage has been lovingly renovated with modern touches totally in keeping with its traditional feel. Very comfy beds, excellent bathroom, well equipped kitchen and cosy living room with log burner which would be marvellous in the colder months. Matlock itself is a super bustling little town with lots to do in the surrounding area. We enjoyed the local walks greatly but the hills are not for the faint hearted and the walk up from the town to the cottage is pretty hard going! We also had a fab day out at Chatsworth House which is only a 15 minute drive away but didn't have enough time to visit the restored cotton mills and other interesting attractions nearby. So we'll definitely be returning someday and look forward to staying at Bobbin Cottage again when we do.

  • "The cottage was not for us being situated on a hilly part of matlock but the cottage itself was quite nice."

    There was no place in the vicinity to exercise our dog which is a Labrador.Parking at the cottage is poor surely someone can pay to put some tarmac down to mark out proper places also anyone arriving with a 4 by 4 will be squashed up to the other cars.The tv in the lounge was poor we could only get a few freeview channels.I cant see us coming back to this property its just not for us we like to be where we can leave the car and walk the dog near to plenty of free grassland.Last thing its much too expensive to park up in matlock every day.

    It was exactly as described, on your website, so it lived up to all our expectations. It was an extremely comfortable base to come home to at the end of the day. I would like to add that this is the 4th. Sykes cottage that we have stayed at, and each one has been exactly as described. We feel we can trust Sykes wholeheartedly.. in fact we have 2 more properties booked, with Sykes, for later this year !!

    The bed was so comfy and particularly liked how they left some dog bowls out for our doggy. The pubs we went to that were close by were brilliant, the owners were really welcoming Just a few niggly issues no oven gloves and would be nice to be told in the info that there is quite a steep walk to the property, it was fine for us but wouldn't be ideal for someone older or with issues walking.

    ...didn’t expect to have to go out on the evening we arrived to fetch this! The property is lovely but would benefit from a fridge freezer and somewhere to hang coats and place dirty boots. We managed to get into the outside shed which was suggested but the wooden door has swollen in the damp weather and we could not open it again!

    Lots of extras provided which made it more of a home from home. Only 2 slight critisisms - a lack of hanging space (no wardrobes, just hooks on the back of the bedroom doors and a type of coat hanger in the attic room and also only 1 dishwasher tablet provided for the 3 night stay ( we had asked the cleaner before arrival if these were provided and were told that they were). Generally very pleased with the choice of property and would love to stay there again.

  • "The accommodation was a great holiday home with everything a stone throw away."

    All of the beds were comfortable and a decent size. The attic room was fantastic for my elder daughters with its own TV and a really nice view. The kitchen had all essentials including larger cooking equipment, enough utensils and crockery which a lot of self catering holiday homes lack. The fire place in the kitchen was a really nice bonus which made the holiday that much more special. It is evident that the owners have put a lot of thought into the place.The only negative was that there wasn’t a freezer and the ice compartment wasn’t enough space to store food because of special dietary requirements. Overall an enjoyable holiday

With the glorious Peak District National Park close by, this is a charming base from which to explore this fine part of England.

As you climb a few stone steps to the front door of the property, you walk alongside the established front garden which has a dog-friendly ‘pooch patch’ and patio area.

To the back of the property there is a stone outhouse perfect for storing bicycles, boots and coats.

Up a set of stone steps, you will find a serene raised patio where you can kick back and relax together.

This cottage reflects the history of John Smedley who is a key figure in Matlock history, with features such as the cotton mill bobbins.

Take the stroll into the centre of wonderful Matlock, a town offering a wide variety of places to eat, drink and shop as well as Lumsdale Falls, the Heights of Abraham and Gulliver's Kingdom on offer close by.

The neighbouring Matlock Bath is a fabulous spot to visit.

Venture into the Peak District National Park for awe-inspiring walking and cycling, you can also easily find the marvellous market town of Bakewell.

The popular Peak District town of Matlock, together with its neighbour, Matlock Bath, has been attracting visitors to the area since the spa was developed in the late 17th century. Set in the beautiful wooded gorge of the River Derwent, the Matlocks offer a range of shops, pubs and restaurants, as well as a host of attractions including Gulliver’s Kingdom and the Peak District Mining Museum. Magnificent views down the gorge can be enjoyed from the cable car which takes visitors up to the Heights of Abraham – a great place for all the family with its showcaves, nature trail, water gardens and Owl Maze. South of the town is the start of the High Peak Cycle Trail, whilst a short drive away is the National Tramway Museum at Crich. To the north are the market town of Bakewell and Chatsworth House and Park - not to be missed!
