"The whole cottage was above expectations."
It was spotlessly clean. Plenty of towels and tea towels also. Everything you could require was available in the cottage. An excellent welcome package awaited us when we entered the cottage. Bread, milk, a large assortment of teas and biscuits were there also. A note needs to put into cottage details is that BBQs are not allowed in the garden.

"Farnley Tyas is a village on the edge of the suburban sprawl that surrounds Huddersfield."
That said a short drive and you are on the moors and not just the national park, drive a little further to visit some impressive country houses of national importance. The cottage has decent size rooms, is clean and well presented, most of the everyday stuff you'll need is already here. There is a good local pub (Golden Cock), serving a range of beers and food, caters for locals and tourists alike. Fingers crossed for the weather!
We find the term 'suburban sprawl' is rather misleading and unfortunate. Just a few minutes walk in ANY direction from Butts Cottage and/or the centre of Farnley Tyas and you are in open or wooded countryside. So the mention of 'suburban sprawl' in the first sentence gives the wrong impression. If you require confirmation look on the Ordnance Survey or Google Earth. You will see Farnley Tyas (and Butts Cottage) is well removed from any 'suburban sprawl' in the accepted sense. Property Owner
"Excellent property, felt like Hotel quality."
Getting out of the drive was awkward with the speed of cars coming from round the bend. The only complaint I had was that I found the dining chairs extremely uncomfortable. We couldnt manage the area very well so wouldnt choose to come back but I really give Paul & Joyce full marks for a wonderful cottage, and the welcome items were excellent and helped a lot, so thankyou. We found plenty of places to visit close to hand and the local pub within walking distance serving good food.

Communication with the owners was excellent. I cannot speak highly enough of this accommodation and had a really lovely break.

We enjoyed sitting in the garden looking over the woodland and watching the wildlife. The information provided for using the various household equipment was very good. There was a choice of lovely walks from the front door and the local pub served excellent fish and chips. We had a very good week.

Welcome pack was very welcome. Only thing we would have liked was a non stick frying pan otherwise everything was excellent. Very good base for walking and also exploring Holmfirth the home of the "Last of the Summer Wine".

On arriving , the house gave an impression of solid reliability and, on entering the first impression was certainly “ above expectations “. All the rooms are of very generous size and furnished with a combination of quality and good taste which is considerably above the average. Similarly, the fittings and equipment were also above average. The location is on a country road with a single footpath to the village but traffic noise was never a problem even on the lawn behind the house where one is surrounded on 2 sides by trees. Reversing into the drive called on a skill which I have not needed to use for 40 years but the 2 posts shown in the photo are well separated and presented no problem. In short, one of the very best of the many “cottages” which we have stayed at. We hope to return in happier times.

Appreciated the welcome pack, including wine which was a nice touch. Beautiful area and the local pub is very welcoming and friendly. Cottage was very clean and well presented, although the furniture is a little dated. Would have appreciated more generous supplies of toilet rolls as only provided one, same with dishwashing tablets, as only a few provided. Otherwise, we really enjoyed our stay.

1. He really was easily contactable, and responsive. 2. The oven broke, and he replaced it - on New Year's Eve! 3. He also freed up the kitchen venetian blinds which a previous occupant had jammed up. As with many holiday cottages, the kitchen equipment was just enough, but with a few annoying omissions. I put this down to Sykes' recommended inventory of required items being limited to absolute essentials. I would have appreciated the following: potato peeling knife (it's no fun peeling potatoes with a normal paring knife when your fingers are a bit arthritic - however this is unlikely to be an issue that a younger person would even be aware of); also, a few extra Pyrex items for safe microwaving; and I brought 2 DVDs but there was no player. Otherwise the key equipment was of a very high standard e.g. CH boiler and hob were very modern. TV and wi-fi reception was above average for holiday accommodation (although admittedly my bench mark is Cornwall). I find this more helpful than the usual tick box response. It is mainly intended to assist the owner, so only publish the scores. Overall, we were very comfortable in Butts Cottage. Michael Hoole

It was very clean, really comfortable and warm which was especially welcome during a (mostly) wet week. The extras they had left was a lovely thoughtful touch that we appreciated.
Very clean with everything we needed. Comfortable furniture in the living room and especially great beds...so unusual to have a top sheet these days but joy of joys these were provided. The owners provided a lovely welcome pack which we greatly appreciated. Would recommend this cottage very highly. Thank you for getting it so right!

Did some lovely country walks and used the station at Honley to have days in Leeds, Huddersfield (for the food and wine show) and a great day out in York. Always good to get 'home' and relax, the clip clop of horses going by a bonus.

We named the cottage "the house of plenty" as there was plenty of space; plenty of storage; plenty of equipment and an array of provisions which were most welcome after a challenging journey due to weather and traffic problems. The cottage is comfortably furnished and the downstairs loo proved useful. The village of Farnley Tyas is friendly - we attended the coffee morning at the local church and were made most welcome by the parishioners. The cottage backs on to woodland and we were entertained each morning while having breakfast by the local wildlife. There is much to do in the local area and our only disappointment was being unable to use the picnic table as the cottage due to the weather!

A more than generous supply of fruit, biscuits, wine, bread, butter. A plentiful book supply and we thoroughly enjoyed reading Amanda Owen, the shepherdess. A downside was the local pub just 5 min walk away had just closed down. There are others but a drive away. Walks from cottage are good, bus to Huddersfield 3 mins away. A very good area for walking and sightseeing. Views from Victoria Tower on castle hill are amazing. Steps to the top give even better views.

"The cottage was very comfortable in a good area."
The owners had left bread, milk, tea coffee, bottle of wine and fruit. All of this was gratefully received as it saved us having to rush out and buy, especially after a long journey. There were plenty of leaflets for a large area, but we would have liked more of the local walks.. It was so nice to sit in the garden as well as being very comfortable in the cottage. The beds were also comfortable ans was all the furniture downstairs. In all it made a great holiday and certainly value for money.

Also the entrance to the cottage is on a bend which makes it awkward when you have to reverse in. Otherwise we had an excellent holiday which was made even better by the super weather.

Location was ideal for us, very quiet but close to a superb pub for meals and a bus service that went directly into Huddersfield. Local walks from the doorstep.

The owners have put a lot of thought into providing a very comfortable, warm and homely place to stay with lots of welcome extra touches. Enjoyed the comfy bed and the really good quality bed linen. Spacious shower. Loads of storage space in the bedrooms, plenty of hangers. Loved having a tumble dryer as the weather was too wet to hang out my bits of washing. The owners had even left a large bowl of fresh fruit on the dining table ( which they had set out with placemats and napkins!) Milk, bread, butter, wine and a really lovely tray of tea/coffee/biscuits had also been left for us. The lighting in the cottage was just perfect......lots of options for bright light or subdued. We were also very pleased to find such a clean cottage. The utensils and pans etc in the kitchen were spotless as was the cooker and microwave. We would definitely book this cottage again and hope to make a return visit soon. To anyone thinking of booking Butts Cottage......just do!!
"The cottage is in a great location."
Both close to the Peak District as well as South Yorkshire. Walks do literarelly start at the doorstep. The house is well appointed, great kitchen, diningroom, bedrooms and bathroom. The owners surprised us with fresh fruit, milk and bread as well as biscuits and tea. All the comforts of home, away from home. The only thing that needs some inprovement are the couch and seats in the living area. These can be a bit uncomfortable. But this is the only thing we found not totally right. If we ever go on holiday again in this area, I will book this place again.

We arrived to find a much appreciated welcome pack, which included milk, bread, butter, biscuits, a basket of fruit and a bottle of wine - all much appreciated! The garden birds and squirrels were a constant source of entertainment and we met the owner who kindly left us a good supply of peanuts etc. to keep them coming. The cottage itself is in a quiet village - nice to return to after busy days out - and there's lots to see and do in the surrounding area. We especially enjoyed visits to Holmfirth (Last of the Summer Wine), the National Mine Museum near Wakefield (ideal for a rainy day) and the very quirky Oil Can Café, all highly recommended. Initially I was concerned about the staircase being a bit steep for my 89 year old mother - but there are handrails on both sides of the stairs and a hand grip at the top, which meant she managed the stairs with ease. This is a delightful property and I would highly recommend it.

Butts Cottage is a 200 year old, detached, stone-built, traditional Yorkshire cottage in the quiet village of Farnley Tyas.
It has been modified over the years in order to keep things up to date yet still retains some period charm.

About the location
Holmfirth 4 miles; Huddersfield 4 miles; Haworth 20 miles; Leeds 20 miles; York 40 miles.
Farnley Tyas is a delightful, quiet West Yorkshire village set in an unspoilt and largely undiscovered corner of the rural Southern Pennines. Now gaining popularity with walkers, cyclists and horse riders, it used to be said that time stood still in Farnley where farming was and still is the predominant occupation. High on a hill, some 900 feet above sea level and having some great views, the village is surrounded by beautiful rolling wooded countryside with many old footpaths and quiet lanes to explore among the belts of ancient woodland. The majority of the village is designated as a conservation area with a number of listed buildings. The surrounding countryside to the north and west is designated as 'An Area of High Landscape Value'. Nearby is the local landmark Castle Hill, with its hill top location and panoramic views a visit is recommended. On top are the remains of an iron age fort, the fortification banks and ditches are easily recognisable. The present 'castle' is the Victoria Tower built in 1899 to celebrate the Golden Jubilee of Queen Victoria. The Tower is open on summer and bank holiday weekends (check website first) when for a modest fee you can climb the stone stairs to the viewing platform, where it is said, on a clear day York Minster is visible. Last of the Summer Wine was filmed in nearby Holmfirth. There is lots to see and do here, Sid's Cafe, Nora Batty's house, Summer Wine Tours, with some supermarkets, independent shops and eateries. The Yorkshire Sculpture Park, Hepworth Gallery, Cannon Hall Country Park, The National Coal Mining Museum and Wentworth Castle are only a short drive away. Huddersfield has a multi-screen cinema, a modern theatre, an art gallery with nationally known exhibits and all the usual supermarkets and chains with good parking accessed from the ring road. All this and more, yet the major tourist attractions of York, Haworth, Leeds, Sheffield and Manchester are with easy reach.
