Thank you for posting such a positive review, it makes such a difference. We replaced the spare bent door key immediately and thanks for letting us know. The Wifi was upgraded to superfast fibre last year and is regularly mentioned as a big plus for the cottage. Hope we can welcome you back in the future. Property Owner

  • "Box Tree Cottage is in a good location and has a nice garden."

There are good walks nearby. However, on arrival we found the cottage appeared not to have been properly cleaned for some time. In the kitchen the oven was dirty with burnt food on trays. Food debris was in the cutlery and crockery drawers and crumbs on the worktop. Food debris was in the sink, the kitchen bin was dirty. Surfaces in the lounge were very dusty and the sofas were tired looking. The stair carpet was heavily stained. Large cobwebs hung from lampshade in snug stairwell and there were lots of flies. We didn’t use the snug for this reason. The bathroom bin hadn’t been emptied, the shower door/surround was dirty and the bathmat needed replacing. Surfaces in the bedroom were dusty and bedside cabinets were stained. Bed linen was poor quality and ill fitting. As we had two dogs with us and we didn’t want our holiday to be further compromised by accommodating time for a deep cleaning team, we decided to wait until we returned home to report it, so we cleaned surfaces we used but this shouldn’t have been necessary. It is very disappointing to note from several previous guest reviews that the cleanliness problem keeps resurfacing. We would not book again.

I was very disappointed to hear that on your arrival the cottage had not been serviced and frustrated that you did not inform Sykes or myself until the day following your departure. This gave me no opportunity to rectify the problem . We pride ourselves in offering clean, comfortable accommodation as reflected in our current annual score of 4.6 out of 5 from reviews, with exceptional high scoring on cleanliness. You could count on one hand the cleaning issues we have had over the last five years. We are recent winners of Peak District Cottage of the Year based on customer feedback. Even the guests who checked out the day of your arrival gave us the best review ever and rebooked prior to their departure ! I fully accept that the cottage had not been cleaned and you have been generously compensated. This however is not a recurring theme at Boxtree and I simply hope that should you stay at a cottage in the future that you report on arrival a missed clean , giving owners, who are passionate about their business, the opportunity to remedy their error. Superb for dog owners they are completely secure and flagstone floor is great. Everything we needed was in the kitchen, and fortunate enough to have a very hot week so made good use of garden furniture and BBQ. Large bathroom with a good shower. Friendly neighbours who would help if anything needed. Location perfect , nearest pubs all serve fantastic food and dog friendly, The Bookstore cafe is nearby for lunch and breakfast & is dog friendly, A great farmshop Redferns in Harper Hill , Morrisons Buxton only 10 mins away Walking….absolutely spoilt for choice (although we had to stick to walks with rivers as too hot for the dogs) the scenery was beautiful and so tranquil (we used the All Trails app but get downloadable version ad mobile signal touch and go once out and about, but wifi in cottage is great.) We have already booked our next visit.

What a great review and even includes our really helpful neighbours, Jim and Cath . It is a great location for walking and enjoying the very best of the English countryside. I’m also delighted that you made the fastest ever rebooking when you booked another stay prior to departure ! Sincere thanks for your positive review and I’ll make sure you have another great stay on your next visit. Property Owner

  • "A wonderful cottage and the pictures don’t do it justice!"

It wasn’t clear from the listing that it was a detached cottage and we get the whole thing - it was much more spacious than we expected with lovey bedrooms and views. Broadband was excellent and fully supported the wife “working from cottage” for the week. Kids loved having their own separate snug. Dogs loved it, great garden for them with no worries. In all a great week and glad we found Box Tree Cottage.

Many thanks for your highly complimentary review. I must change the description on the Sykes website as it is indeed detached , with two cottages knocked into one. So pleasing to hear about clients enjoying Boxtree whilst working from home as we invested heavily in super fast fibre to encourage guests to stay , who need quality broadband at their disposal. All credit to Derbyshire County Council for this initiative , helping to install great broadband facilities in secluded popular tourist areas. Hope we can welcome you and the family back to Boxtree in the future. Property Owner

It was spotlessly clean and very comfortable and there was everything we needed for our holiday. We loved the view from the front of the cottage across the fields and enjoyed sitting there of an evening with a glass of wine listening to the birds and watching the setting sun. Lots of places to explore within easy reach. We are National Trust members and so visited Dovedale and Ilam, which we would thoroughly recommend. Also visited Bakewell for some shopping and to buy a delicious Bakewell Tart. The tourist information centre was excellent and the lady who served us gave us lots of ideas of places to visit. We loved castleton and made the very steep climb up to the Castle ruins. Absolutely stunning views and can thoroughly recommend Dollys Tea Rooms when you climb back down again, excellent value and delicious food. We drove around the very pretty villages in the area and visited Eyam, the Plague Village. We also walked part of The Monsal Trail which we thoroughly recommend. Went to The Royal Oak for an evening meal, just a couple of miles from the cottage and the food was very good. Had an amazing hearty fry up in The Old Smithy Tea Rooms in Monyash on our way home. There is so much to see in The Peak District and we thoroughly recommend Box Tree Cottage. Many thanks

Thank you for a quite wonderful review and providing a perfect 100 % score. There are so many things to do and see in the heart of the Peak District along with great cafes and pubs to eat in and we are really pleased that you got round so many. We stayed here during some very hot weather and the cottage was nice and cool; perfect for our dog to cool himself down on the flagstones after a good walk! The property and garden were both a bit larger than we expected from the listing/photographs which was an added bonus. Very clean and well maintained. A handy welcome book listed some local places to eat/drink and places to visit. Overall I can highly recommend.

Thank you so much for another 100% score it's very much appreciated. It is an ideal cottage , cool in the summer but very warm and cosy in the winter with the new boiler , hive system and log burner. It was in fact two small cottages converted into one so it is surprisingly spacious inside. It is also great to hear that you found the newly updated and revamped guest directory helpful during your stay. Thanks for staying at Boxtree and do hope to welcome you back in the future. • "Just returned from a lovely week at this pretty, well positioned cottage with lovely views over open fields."

We did lots of walking, helped by the beautiful weather. The cottage was warm, comfortable and quirky. It is roughly half way between Bakewell and Buxton. Lathkill Dale and Monsail Head are close by for lovely walks. We appreciated the OS maps but the leaflets were all out of date. We did collect some new ones and left them at the cottage. There are a few items in the cottage that need attention though. Your professional cleaning company you use is letting you down. The oven was dirty as were the windows. The stair carpet is stained and the area behind the TV is very dirty. Lampshades are very dusty too. I removed several cobwebs that were hanging down. The mattress protector on the king sized bed is stained on one side. Soft furnishings and rugs were also looking a bit tired. On the whole we did enjoy our stay but just a bit more attention to detail would have made it perfect.

Thank you for taking the time to provide feedback and I'm pleased to hear that you enjoyed your stay. The cleanliness of the property is of paramount importance to us and I have discussed your comments with our cleaning contractor. A full deep clean of all areas has been organised this week and new rugs , mattress protectors , glassware and other enhancements are being put in place. We are very proud of our cottage and will always ensure we respond positively and promptly to any constructive feedback. Thank you and hope to welcome you back in the future. Property Owner

Good base as the walks, shops and attractions we wanted to do were all within 30min drive. There are two stair cases in the house but ease to hide one away as goes from the snug. The girls loved the garden and the playpark in neighbouring Monyash. House comfy and practical

Thank you for taking the time to provide feedback as a family with young children. As a couple with four children and four grandchildren we have had many great family times at the cottage and have always tried to make it very family friendly with Sky channels and family DVDs , quality highchair and cot, playtent , enclosed safe garden etc . There is so much to do around the area for all age groups and , as you say , the Bulls Head at Monyash one of the best pubs in the County for homemade food also has a great playarea behind the carpark. Thank you again for your kind words and I hope we can welcome you back in the future. Property Owner

We walked most of the trails and the weather was kind to us. We could not find the starter pack but it was no big issue as we got fuel from, of all places B&Q. My wife especially loved the bathroom and the WFI suited our grandsons in the evenings. My wife commented that the cottage with its flag flooring is ideal for dogs and that the cottage is dog friendly unlike some cottages we have stayed in. We would recommend your cottage to anyone looking to walk or cycle in the Peak District and then relax in the evening. My wife was reluctant to leave on our departure day which is a sure sign of a great holiday. Thank you.

Thank you for such positive feedback and providing a perfect 100% score. Apologies if the kindling and logs were not laid out for you as we have substantial stock of both. We have addressed this issue with our very professional cleaning company. We recently upgraded our free WIFI to Full Fibre 100 which provides very fast download and upload speeds, far in excess of what I have at home, perfect for the young ones and those WFH. We have tried to make the cottage dog friendly whilst also cosy and relaxing so I'm grateful to read your comments. • "What a lovely cottage great location with fantastic views of the rolling countryside."

It's on a very quiet road with public access to the immediate fields opposite and we found three pubs within walking distance and would highly recommend the Royal Oak. Buxton and Bakewell are both approximately 15mins away by car with a good choice of cafes, pubs and the Antiques shop in Bakewell had a superb cafe. The cottage itself catered for everything we needed with great facilities throughout with a real rustic charm and the log burner in the evening was lovely, Internet was reliable as I worked a few days from the cottage. Bathroom was big with large bath and large separate shower. Just a couple of improvements I would recommend the mattress could do with a change on both double beds and the heating control was all or nothing so that would benefit from being updated abd then itxwoukd be more energy efficient. Would I stay again and the answer would be yes!

Dear Michael, Thank you for your much appreciated comments regarding the cottage. We have just upgraded the broadband to Full Fibre 100 as we recognise that many of our clients may need to work during their stay and fast , reliable, free internet is an essential service. On the two points you have raised both mattresses were purchased only a month ago and are high specification , expensive mattresses. The heating is certainly not all or nothing. It is controlled by our guests from a hand held Salus system , allowing clients to adjust temperature up or down with full instructions in our guest directory? I note that as a result of your misunderstanding that you switched the boiler off , despite the sign in the kitchen cupboard asking clients not to do so , resulting in a plumber having to be called out as the salus system could no longer link to the boiler and we presumed there was a fault. I am pleased to hear that you would stay again and should you rebook I can run through the details of the heating facilities and any other services provided. Property Owner

This was our fourth stay here which speaks volumes. From the minute you walk in the door that feeling of homeliness hits you, shoulders go down and you relax. We bring our 2 dogs and they relax straight away. Lovely cosy lounge and no where better with the Woodburn going on a cold evening. Wonderful views from the kitchen across the open fields. Sky TV is a bonus. Beds are very comfortable and the shower lovely and hot. It's a real get away from it all place which we love. No pub or shop so be prepared to drive for those but it's just the way we like it. We will definitely be back again when we can.

Dear Debbie, It was so good to see you return to Boxtree Cottage once again. Sincere thanks for your loyalty and for posting such a kind and considerate review. We do treat our cottage as our home and continue to add little touches and extra facilities to improve it all the time and hopefully encourage our guests to return. • "We stayed at Box Tree Cottage between 30th Sept' & 7th Oct '22, Box Tree Cottage is a lovely cottage situated in the peak district between Buxton and Bakewell, in a small village that is very quiet and peaceful great for a walking holiday, whilst the cottage is well presented and homely, we felt that it is being let down by the cleaning and maintenance, we didn't use all of the rooms available, as there was just the two of, we used the main lounge, kitchen, dining room, bathroom and main bedroom."

With regard to the kitchen, the window had dirt and cobwebs on it, there were cobwebs hanging from the ceiling, the oven needs cleaning, there were cobwebs in the lounge, dining room and bedroom, hanging from light fittings and ceilings, the stained glass window on the stairs, had dust and cobwebs on it, the wood work on the stairs by the little cupboard was all dusty, the bathroom basin taps have limescale around the base where they meet the basin, the shower tract that the doors run in is dirty. With regard to the maintenance, every room we used had at least one light bulb not working, the middle pan drawer in the kitchen, the handle is only held on with one screw, and is so over loaded with crockery it is danger of breaking the runners, the rear doors to the garden, on the outside need stripping back and painting, as does the bathroom window, with regard to the kitchen if you are selling Box Tree Cottage as a self catering property, then please supply utensils that are usable, all the knives were blunt, (I had to buy a knife sharpener) the baking trays are covered in burnt on food/fat etc, these type of trays only cost a few pounds, so why not replace them, or at least supply adequate cleaning materials, not just a "J" cloth, small scouring pad and a small bottle of washing up liquid. I'm sorry that this appears to be such a negative review, but you have a lovely cottage that is being let down by whoever is responsible for cleaning and maintenance.

Thank you for your feedback following your recent stay at Boxtree Cottage. We are very proud of Boxtree and the reputation we have built up over the last five years and always respond positively to any client comments and recommendations. Indeed we are recent winners of the Sykes Cottage of the Year in the Peak District. The cottage is cleaned by a highly professional local company but as a result of your comments a full deep clean was immediately undertaken and inspected thereafter by myself and the company owner. All light bulbs were checked , with two not working and replaced immediately. The kitchen drawer handle has been strengthened and heavy crockery re distributed . A new box of knives have been added along with additional new oven trays and cleaning supplies topped up. Separate to the issues raised , in recent months we have upgraded the broadband and sky package , added new DVD'S to the existing library, and enhanced the throws , glassware and crockery all aimed at enhancing our guest experience to ensure our lovely cottage continues to be enjoyed by all. I hope that my response on these issues , coupled to the superb location and attractive cottage facilities, will encourage you to re book in the future. Property Owner

Really nice conversion. Cosy and warm with plenty of hot water. Cosy rugs, comfortable beds, excellent instructions books etc Really appreciated all the detailed info left by owners in the cottage book. A lot of time and care has been taken in preparing all the suggested walks and cycle rides. Plus all the appliance instruction manuals are there. Problems with the heating Salus control probably due to low batteries (no spares) as the touch screen was hard to ‘wake up’. . A few extra things might have been helpful. Bathroom stool, chair in main bedroom for clothes. Hooks for towels in kitchen. No microwaveable dishes. Would have preferred a dishwasher to washing machine. Used front garden furniture (a wee table would be great). No key for shed to get out back garden furniture. Padlocked and key didn’t fit. Much of the ‘crockery’ is plastic. Never come across this before. Kitchen blind broken. Bathroom basin plug broken. Not fantastically clean. Cobwebs are difficult. End of season so oven well used and not clean. Units need good clean. Freezer etc. Not sure why Sykes doesn’t put an info manual in each cottage (something I had to research and compile as a holiday rep in my working life beginning of each season with all cottage and local info) There was no info on: Nearest hospital Nearest doctor Nearest vet That we could find. All rather essential especially when you’re in a small hamlet 6 miles from the nearest town. Above comments meant to be constructive and helpful. We had a great week at Box Tree. The area is stunning and great for walking. All the villagers we met were helpful and friendly. Thank you to the owners for letting us and our dogs stay there.

Thankyou for staying at Boxtree and taking the time to provide much appreciated feedback. Most importantly , I note that you had a good time and appreciated the cottage facilities and services available to you. I note your recommendations and will take them into account as we are striving at all times to improve the customer experience. Just a couple of points of reassurance, all the plates and dishes are microwave friendly with of course the exception of metal dishes. I am sorry that you were unable to access the garden furniture in the shed. We had locked it away having thought the warm weather was behind us . We have a full 6 person set of all ceramic crockery required as well as an extensive offering of plastic crockery for children , garden usage and picnics. I will of course deal with any minor maintenance issues immediately , including the new batteries in the salus system. I do hope we can welcome you back in the future as , it is as you say, a very comfortable and cosy cottage enjoying quite stunning views. Thank you once again . Property Owner

  • "The cottage was actually a bit better than we anticipated."

Clean, comfortable and well equipped. There was a small problem on arrival - not the fault of Sykes or the owner - and the owner resolved it with us in a friendly and efficient manner. The location was ideal for our purposes. Easy to find and follow walks from the cottage incorporating food/drink at some lovely pubs in nearby villages. All in all an excellent week.

''Thank you for taking the time to post such a positive review following your recent stay and , of course , helping me to replace the sky remote that had been accidentally removed by a previous guest . We are indeed spoilt in the Peak District with its beautiful surroundings , great walks and the very best of pubs and I'm pleased to hear you enjoyed the whole experience . I do hope we can welcome you back to our cottage in the future .'' Property Owner

  • "Absolutely loved this cottage and the location."

Clean, comfortable and dog friendly. Very comfortable beds. Walks from the door, parked the car and left it there. I enjoyed sipping a glass of wine standing at the front room window looking at the fields and cows while cooking dinner! Good pubs nearby, walked the Chihuahuas to three of them and enjoyed a pint of real ale! Garden was secure for my little dogs, I always stand out there anyway, I just temporarily put the bins and a couple of other bits at the side of the cottage to prevent any nosy escapees from going around to the front! Will definitely return...loved it!

Dear Jill, Thank you so much for staying at Boxtree Cottage recently and posting such a positive review , including a 100% performance in all areas. We really have tried hard over this challenging time to give our customers a great stay and a chance to unwind and kickback and I am so pleased that you enjoyed yourselves. As a result of your constructive feedback , whilst the front garden wall is a reasonable height , I am now installing a gate at the side of the house to provide an even more secure garden area. Hopefully we can welcome you back in the future and once again sincere thanks for taking the time to highlight your experience. Property Owner

  • "Cleaning had not taken place."

As stated last October by another blameless customer. Worktops were unclean as was the sink. Obviously the owner doesnt care about the facilities. We have stayed in numerous cottages and they are alot better than this 'award winning' cottage. We will not be returning.

I am sorry to note that you were less than satisfied with your stay . I can assure you that the cottage was fully cleaned prior to your arrival and I have fully discussed the points you have raised with our professional cleaning company . These issues were only brought to my attention following your departure as I understand you contacted Sykes on your last day and therefore I was unable to respond during your stay . I care passionately about my cottage and all my clients experiences reflected in the substantial investment in time and money made over recent years and the national award received based on customer feedback . • "Lovely cottage in a fab location."

Very clean and comfortably furnished. Great to have a decent TV with sky. No phone signal, but good wifi. Would have liked a dishwasher, rather than a washing machine. Walks on the doorstep. Back garden small but nice, but it does open onto the front of the cottage which was a bit of a nightmare with the dogs. The front wall is low and could easily of been jumped by our Labrador if she felt like visiting the cows opposite! We had to block the side passage with the bins.

Hi Louise, Thankyou for your much appreciated feedback and positive comments. When we put in a new kitchen we made a decision to put in a washing machine as guests were staying for longer and we had limited space , but I note your preference. We do keep striving to improve the services and facilities , based on customer reviews and as a result of your review we have installed a side gate to enclose dogs at the back and prevent them visiting the cows in the field opposite ! Hope to see you back at Boxtree in the future. Property Owner

  • "We were not happy with the cleanliness of the property and especially in these Covid times, there was no evidence that any additional cleaning or precautions had been taken."

There was mould on some walls, the oven was dirty, and food stuffs had been left by previous guests. The WiFi didn't work and there was no phone signal. The equipment provided in the kitchen was very basic with things like measuring jugs, bin bags etc missing.

I am sorry to hear that you were less than satisfied with some aspects of your stay at our cottage. I have personally been checking the cottage on a regular basis and was very pleased with the presentation . Indeed, we have received a lot of positive feedback , on both an informal and formal basis over the last few months. I have fully discussed your comments with our professional cleaning company who have worked extensively with Sykes and the owners on managing the covid challenges and introducing new standards of performance consistent with these demands. I am currently installing new fast fibre to improve the broadband experience and will continue to add equipment into an already well stocked kitchen and dining facility. • "This was a lovely comfortable cottage with great views and we had an excellent holiday."

However, the internet did not work throughout our stay so I would not recommend to anyone for whom an internet connection is important. Thankfully we did have a mobile signal so could still keep in contact via 4G which was fortunate as there was a family death whilst we were away.

I am so pleased to hear that you had an excellent stay at Box tree Cottage. We have had a lot of positive feedback this year , particularly since lockdown was lifted, as visitors escape to this beautiful cottage and relax in the heart of the countryside. I am so sorry to hear that the broadband service was unsatisfactory. I do believe that my current basic broadband service is not fast or reliable enough and with many people working from home it is probably overloaded. There has been very limited choice up till now in this remote part of the Peak District but I am pleased to say that full fibre has finally arrived and I intend installing this much faster and more reliable service as soon as possible. We strive at all times to improve all service and offering and as a result of your constructive feedback we will ensure that the broadband service is significantly improved in the coming weeks. Thank you for taking the time to highlight your concern and I do hope we can welcome you back in the future. Property Owner

The owner was very apologetic and offered to put us in a hotel for the night. As we had two dogs this was not possible. The cleaners came the next day with flowers, wine and chocolates by way of apology. They made the cottage clean and comfortable for us. The first morning a group of workmen arrived and dug a 3ft hole outside the gate and turned the water off for the whole day! They were there for the rest of the week knocking to let us know when the water was going on and off. Apart from that the cottage was really lovely and well equipped, there would have been beautiful views from the door/window if not for the workmens barriers outside!

(Owners Response) Unfortunately due to a previous client extending their stay, their was, I'm afraid a mix up with the cleaning programme. An offer of accomodation in a local hotel was offered, and as this was declined, an offer of a refund of your first nights stay was made. The cleaning was carried out on the Monday morning and I was very pleased that you enjoyed the cottage experience. It was unfortunate that due to a burst main, work took place outside of the cottage which did involve water being cut off during the day. Thank you for your feedback and I do hope overall you had an enjoyable experience. Property Owner

The enclosed garden is great if you have a dog, they can run around in safety. The décor is very bright and airy and the cottage appears to be quite well insulated, unlike a lot of old cottages, which can very cold at night. Fantastic location and ideal for the grandkids who are 8,10 and 12. The doorways are a bit low which meant my grandson who is 6ft2 kept banging his head. Could have done with another toilet.
