  • "What a fantastic place to stay - the location is amazing in the heart of Matlock bay and walking distance to Abraham heights."

    The property owner was very helpful and at hand for anything that we needed. Parking - don't bother trying to squeeze into the garage as it is verry tight! just take advantage of the parking at the top, or the carpark. hot tub was an added bonus for our holiday.   • "We loved our stay at Kirkham house."

    The location was fantastic and the basket of goodies left was a really nice touch. We were celebrating our wedding anniversary and it was a perfect get-away to chill in the hot tub and take leisurely walks. It was a particularly cold few days though and with the house being so large it was a bit chilly at times. However the log burner helped. We would definitely recommend staying there.

The design flaw with the heating is the thermostat is in the living room so a hot living room does turn off the heating for the whole house. A top tip when using the log burner is to turn the thermostatic valves on the living room radiators down so the radiators stay on in the rest of the house.   • "Kirkham house was perfect for our family stay."

    The cottage was really cosy and well equipped. Our older kids loved having their own space in the Studio. Neil couldn’t have been more helpful & accommodating, allowing early and late checkin and posting forgotten highlights. We loved Matlock bath, so many fish & chips- Kosta’s was great. The Cavery at the Fishpond was fantastic too! We’d definitely recommend.

    Beds were comfy. Very spacious, would be great with kids and dogs although we were escaping ours. Host super friendly and available if needed. Good local amenities and everyone in the local pubs and restaurants are happy to see you, chat and make recommendations. Had a great break

  • "What a lovely place to stay !"

    We had a fantastic time. The house is really comfortable and everything you could possibly need is provided. The jacuzzi is a wonderful bonus and was lovely to relax in. There are lots of things within walking distance and even more just a short drive away. Communications from the host were brilliant and really helpful. We off loaded then parked in the Temple Walk car park which wasn't expensive for a 'rover ticket' and meant we could park in lots of other car parks in the area without an additional charge. It's such a short walk from the house and you get to look in all the shops on the way. I would highly recommend Kirkham House and hopefully we can come an stay again soon.

  • "Neil the owner could not have been more attentive."

    He contacted me on the day of the holiday to welcome and introduce himself. As the cottage was ready early we got in early and he allowed us to stay til lunch on the leaving day We had a lovely second pack which was a lovely surprise. He contacted us on the Saturday to check all ok and made sure we were happy He was just a super host, thanks Neil We had a very large estate Audi and we got it in and out if the garage , a little manoeuvring but it went in We had such a super time and would highly recommend the cottage It’s right in the centre but up a quiet street literally 30 steps from the Main Street, perfectly situated Just couldn’t have been better Thank you Neil fir hosting us do well

  • "What a lovely house!"

    Comfortable beds, lovely bathroom with a great bath and shower, and the hot tub was so lovely. Everything you could need/want in the kitchen and other general household facilities. Check in and check out very easy, and the location of the property is so convenient. Literally 15 steps out of the door and you’re on the Main Street. In all a lovely time away, and a beautiful house to stay in. Would very much recommend. :)

  • "Bannister hanging off the wall, ripped wallpaper, big flakes of paint fallen off internal wall, some lights not working, oven and cooker hood hadn’t been cleaned for ages and full of grease / dust, fridge not cleaned, freezer full of ice and old food, sticky floor, shower didn’t drain well and missing a side panel so you could see underneath, smell of damp and bad drains, rain gutters blocked, dead plants outside, litter and dirt in sofa cushions and under beds, chipped crockery, dirty pans, plates, glasses, cups."

    Really grim stay. We were only there for 2 nights so I didn’t want cleaners in but if there had been alternative accommodation nearby we would have moved out. Owner provided a £30 voucher for a fish and chip meal (which fed 3 of our party of 5) but this was nothing against the price of the accommodation.

    In order to maintain my integrity here I would like to encourage future potential guests to see our countless hugely positive reviews and the reason why Kirkham house is so popular and so many return and disregard this feedback. We will, of course, deal with issues raised where we can and did offer cleaners straight away which were refused but, then again, even the goodwill voucher was negatively reviewed. In the years we have proudly operated Kirkham House we have never received such unbalanced and quite vitriolic feedback. Property Owner

  • "What an amazing old house, beautifully maintained."

    Lovely terrace, dining table was big enough for 8but possibly could extend. Cosy chairs and a huge corner sofa. Well stocked kitchen with everything we needed. The three bedrooms were very comfortable with huge chest of drawers and hanging space

  • "A lovely quirky property in the heart of Matlock Bath."

    Excellent communication with the owner and clear check in/out information. Location could not be better. Spotlessly clean and lovely welcome pack. Parking is limited around the property and garage is a struggled with a larger car. Ok for a smaller car but lots reasonably priced public parking nearby. Would definitely stay here again.

  • "Directions were good but parking in the garage was a challenge!"

    …great location - loved being able to just walk out the door into the village (no where to get milk/bread though? Without going into Matlock itself? ) lovely welcome pack on arrival - unfortunately though some cleaning issues which we immediately reported to the owner - and we were a little perplexed that although marketed for 8 persons the hot tub was only for 4?? Apart from that all good

  • "The place is right in the middle of town but you wouldn't know it once in, there is no noise."

    We made plenty use of the hot tub. The kitchen has a good amount of cups, plates, cooking utensils etc. The windows are a little draughty due to the age of the building but the ample central heating copes brilliantly with the temperature. The beds were very comfy. The sonos sound system was a good touch, will definitely recommend this place.

  • "Had a nice short break here with the family after New Year."

    The owner was easy to contact and very helpful. Location was nice and central. The property was very spacious and had good character and the kids loved the sound system! The Hot tub was a nice bonus, but with the poor weather, would have benefited from a shelter over it for rainy days.   • "We decided to go to Matlock bath because of it is so family orientated."

    Before our arrival we were warned that there had been a spill in the kitchen. The owner spoke to us on the phone and later made at least 2 visits to the cottage to ensure we were warm and dry. He offered us compensation that included a voucher for the fish and chip shop which we very much enjoyed. The cottage was spacious (there were 7 of us staying) with a well equipped kitchen. My eldest grandson stayed in the studio and loved having his own space. The beds were very comfortable and it was nice to find that the shower was a good size. The hot tub was easy to use and most appreciated after a day walking around the theme park etc. We were surprised to find vegan food available in 2 of the local cafes. This was a bonus for us as 2 of our party are lactose intolerant. Matlock illuminations were on with a firework display on the Saturday. The park was lit with fairy lights and the streets were filled with families. The atmosphere was brilliant and most of the children were carrying a light up toy. We visited most of the attractions, Gullivers Kingdom, Heights of Abraham, the aquarium, steam railway and can recommend them all. It's cheaper to book your tickets on line but you still have to join the queue to get in. The only down side we found to staying in Matlock bath was that there was no corner shop when you needed a pint of milk etc. However the local Sainsburys is only a mile down the road. It was really easy to get to and sold everything.

    For a special birthday with friends.We all loved the house.It had everything we needed and in such a great location.Plenty of eateries right on the door step.Not long after we arrived the area had a power cut and the owner was very quick and efficient in letting us know and was prepared to bring us food.   • "On arrival, we found dog poo on the terrace."

    The siting of the hot tub in a very small confined space made it difficult to open and close it, but worst of all, our 3 grandchildren who used it developed a body rash and one of them caught an ear infection, so we stopped using it. We have since been told that it is likely that both these conditions were caused by poorly maintained water quality. Those of us that did not use the hot tub had no symptoms. The mattress in one of the bedrooms was heavily stained with either old sweat or something else. Overall. this is not a property that pays enough attention to general hygiene.

    I am very sorry to read your feedback. Upon you telling me that one poo was unfortunately left I did offer to come and remove it myself which you declined and attempted to offer you complementary fish and chips for you and your guests which you declined. The Hot tub is emptied, cleaned and refilled after every changeover with the correct chemicals applied. Every time. We also have the chemicals required to increase and decrease PH along with a testing kit but I wasn’t made aware of the issue and couldn’t, therefore, assist you. We use mattress and pillow protectors which are laundered for all beds along with Egyptian cotton sheets. I will contact you for details and remove and replace this mattress immediately although all mattresses were new April 21. I would like to request potential future guests read all the other reviews on here for balance, we have never had a review like this one and pride ourselves on doing all we can to ensure our guests have a lovely stay.   • "Great Location in Matlock Bath for the river walks, cafés and amusements."

    There's a cafe kiosk just over the road has tables that overlook the river. Water from one of the springs creates a cascade into the river next to you. Perfect place for a cuppa on a sunny morning. Kirkham House is spacious. The living and dining room was great for the five of us, big comfy sofa and large dining table. We used the Sonos sound system everyday. Easy to use on the iPad. The kitchen has a good range of implements for cooking. We loved the hot tub in its own small private courtyard. Beds were comfy. The studio space, which is completely separate from the main house, was good for our 24 year old son. My 70+ year old Mum did have a go up the ladder of the mezzanine bed but decided against it. We also had a small dog with us, Charlie, who loves walking. Not much outside space at Kirkham house but the Riverside walks and Derwent Gardens are close and easy to walk to in a couple of minutes. We also took him up in a cable car to the Heights of Abraham, everyone very welcoming. Lots of walking and space at the top. We had two cars with us. My Mum's Clio fitted easily in the garage which is accessed by a narrow drive. The other car we booked a 3 day permit with Derbyshire council online for just over a tenner. Then depending on our plans I could leave the car in the main train station car park which is a ten minute walk away or a 2 minute walk to a short stay car park. There was also plenty of free overnight parking on the main road from 5pm til 9am. I would definitely recommend Kirkham House it is well looked after and there is lots to do in this area of the country. 5 stars.

  • "Had the most enjoyable stay in Kirkham House, Matlock Bath."

    In the centre of town. Close to all amenities. Couldn’t of been better. Parked the car in the long stay car park just 10 mins away. Car park charges only £6.00 per 24 hours

Guests with more than one car often use the on street parking on temple road or the temple road car park which is a 2 minute walk from the house. You might have been parked in the station carpark which is a 10 minute walk but there is lots of parking options available for extra cars that is for sure. Property Owner

  • "We arrived on Friday afternoon, 6 adults and 2 dogs, for a 3 night stay/get together, everything was ready for us on check in."

    The house was very clean throughout and deceptively big,the welcome pack was ideal and very appreciated. The rooms are spacious and beautifully decorated, (the bathroom could do with a blind over the door glass for better privacy). Beds are very comfortable, and bed rooms and light and relaxing lying spacious.

  • "Kirkham House is in a great location."

    Although the property accommodates 8 people parking in the garage will only fit a motorbike and one car(parking in the local area is reasonable only £6 per day). Lovely sub trap on balcony area and owner is very helpful.

Yes a 24 hour carpark is 2 minutes walk from the front door and guests buy a 7 day parking permit for £24.80 (or a 3 day one for £10.60) and this allows unlimited parking in every council owned car park in the Derbyshire Dales.   • "Fantastic property from start to finish."

    All the home from home essentials are present and to a high standard. The family really enjoyed the adundant space inside and the hot tub and BBQ are also really well looked after. Neil (the owner) was very attentive to our arrival and departure and also dropped us a message to see how things were going, which was a nice touch. Location...perfect for the main Street and only a stone's throw from Matlock itself. Bedrooms and beds...super comfy. The added sound system which has the ability to play the music in all the rooms is one of my personal favourite features...so much so...I'm going to replicate it at home. Highly recommend this property, you wont be disappointed. We will return all and that's a promise.

    The house itself is beautiful and the village is too - everyone we met was friendly and welcoming. The house has plenty of room and is really well equipped with televisions and speakers to keep everyone happy. It is well located and gave us plenty of local places to eat and walk the dog.   • "This property is a little gem, packed with both character and tech and perfectly placed to explore the area."

    The only negative was that we couldn't maneuver our car into the garage - but the resident permit made it easy to street park. We were unwilling to use our car and lose that space, so the walk to Matlock (35 mins) was the only way to top up on groceries. We would come equipped with all groceries for a return visit and maybe a cool box as the fridge in the kitchen, otherwise filled with great gadgets, is tiny. Both of these points were easy to forget, given the fabulous facilities throughout the main building. The comfortable furnishings, the epic sound system, the smart TVs and, ofcourse the hot tub, and despite the various named storms during our stay, we even got to spend a little time on the cute balcony. A printed guide would be useful as I couldn't work out how to use the smart TV in the studio and having to exit the main house to walk around the building to access the studio made it less perfect than those with a room in the main house. Finally, the owners have been most helpful with information, responding to questions promptly both before and during our stay. Thank you Neil and Mrs Neil!

    All the rooms were very comfortable, clean and spacious, plus having the extra studio room was helpful, although there is not direct access through the house it was still a nice addition. The living and dining area were lovely to relax in and it was nice to be able to fit the whole group round the table for meals too. The hot tub was a great extra, to be able to step out the back door into the hot tub and relax was lovely. Though there is extra fridge space in the garage a slightly bigger fridge in the kitchen may have been more useful, but equally it didn't affect our stay at all. The parking was slightly tricky but we did bring a lot of cars as a group and it was very well described in the welcome brochure which was helpful and meant it didn't take too long to find a good spot for people. It was also lovely to be welcomed by a tray of nice goodies, including some dog treats which was a nice surprise. The owner was very communicative throughout and incredibly kind to help out with extra requests too! We would definitely recommend Kirkham House and look forward to going back and staying again some time soon hopefully.

  • "The cottage was lovely, however listing it as dog friendly with an enclosed garden, this was not actually correct, the garden was no bigger than a handkerchief!"

    !!! And it had a hot tub in and the floor was astroturf which was sodden, you couldn’t walk on it without boots, I was not going to let my dog use the garden as it would have been very un hygienic. There was no instructions by the owner on how to use the tablet which controlled the heating, so it was on all the time and very uncomfortable at night, there was no code left for the WiFi, the smart tvs upstairs didn’t work, the hot tub on the last day said check PH levels so we couldn’t use it which was the reason we booked this cottage, the welcome pack which was left was nice if you liked sweets and crisps, a nice loaf of bread would have been better. And the garage was a total nightmare, it took an age to get the car in and even longer to get it back out safely, I was very impressed we didn’t end up with a massive scratch on the car, Just felt it very expensive for the couple of days we spent at the cottage, Would we returned, sorry no.

    For reasons that I will discuss personally with the guest, I would kindly ask that future guests disregard this review and look at the numerous other fair and valuable reviews that offer benefits and constructive criticism.   • "Only thing I would say is that they need a full size fridge, other than that excellently equipped."

    There was an issue with a leaking dishwasher & owner was made aware & managed to sort it after out stay, but it wasn’t an issue for us & the owner very kindly gave us a voucher for very delicious fish & chips which were very much appreciated! Overall a fantastic stay & one of my friends has already rebooked another visit next year.

    Thank you for your feedback and 94/100 rating it is very much appreciated. The dishwasher fault was unfortunate as it was a loose pipe that is now sorted. The way the kitchen is laid out we can only use under counter appliances but we do have both a full sized fridge and full sized freezer in the garage should extra storage be needed.     We have stayed in man of your cottages and would rate this very highly indeed. We were in constant contact with the owners of the property and they ensured that our every need was catered to. Many thanks Neil The local scenery in the Peak District National Park was outstanding and Dovedale is a must if you are visiting the area. At the Balti Restaurant on Dale Road in Matlock Bath we enjoyed what we all agree was one of the best Indian meals that any of us had ever had. An added bonus on a walk that passed through Bonsall was the Fountain Tea Rooms on Yeoman Street. the coffee there is to die for.

  • "Fabulous property of a very high standard, beautifully furnished."

    Extremely comfortable and spacious. Very helpful and thoughtful owner, plenty of contact up to day of visit and checked in over the weekend to make sure we had everything we needed and were happy with everything. Parking could be difficult but we took 2 cars and found close by parking for both, permits are provided and there is a garage, but was a but difficult to get into, so we decided not to use it. Would definitely consider visiting again as it was brilliantly located for matlock bath and a taxi ride into matlock was easy enough for an evening. Overall it is a super property.....and fulfilled our needs for a short break.

  • "Beautiful house in the best possible location - right behind the charming main street - in Matlock Bath."

    Very convenient for the station (we travelled to MB by public transport) for shopping trips to Matlock, Derby, Cromford etc and with beautiful views from the balcony and from the top of the hill behind the house. Kitchen was better equipped than we've ever experienced in any other holiday let, there was a really thoughtful welcome pack waiting to greet us and the hot tub was a brilliant bonus. Beds were super comfortable and the owner was really easy to communicate with - recommend!

  • "I have just finished a weeks stay here and found the property great."

    The house was very clean and comfortable, and in an ideal location for visiting the tourist attractions around Matlock Bath. We found the Sonos speaker system really easy to use and a great addition to the house, as was the hot tub! The owner of the property was super friendly and helpful and made sure that we settled in well. Overall we had a great time at Kirkham House and would definitely recommend staying here.

    The facilties in this property were fantastic everything has been thought of to ensure you have the best time. Communication from the owner was incredible nothing was to much trouble. The Hot tub was an added bonus and very much enjoyed throughout our stay. Its beautifully furnished to a high standard. I would highly recommend Kirkham House and we will be booking here again next year it was absolutely fantastic. 10/10

  • "Had a great stay at Kirkham house."

    Stayed with my partner and 4 friends for a well needed break. Lovely house right in the centre of Matlock Bath. Comfy beds with nice fresh bedding. All rooms having a double bed. Lovely bright bathroom with nice deep bath and powerful shower. (Separate toilet) Kitchen fully equipped with everything you need. Living area is very spacious with comfy large corner sofa. Nice dining table with enough room to seat 10. We appreciated the Sonos system with speakers in almost every room. Excellent and friendly communication with the host who was very accommodating and helpful. Great central location but just tucked away of the main street so you have a little privacy and not much passing traffic or people. Really enjoyed breakfast on the patio at the front of the house with a handy speaker near the door that easily turns around to face outside. We also enjoyed having a hot tub in the other small outdoor area. Very relaxing after climbing some of the ever so slightly

Full of character, Kirkham house is set over three floors with the ground floor dating back to the 18th century and the top two floors added in the early Victorian period during the golden era of tourism to the health spas of Matlock, the ground floor is now a spacious garage with a remote controlled door and a fabulous en suite studio that is sure to be a hit with teenagers or couples who would like their own space and their own front door!

This high spec house boasts a Smart TV in every bedroom and the high end Sonos sound systems, which you will find throughout the house.
