The cottage has a lovely, cosy and serene feel. The 4 bedrooms are really pretty and the kitchen/diner well equipped. Everywhere was very clean. Our stay was just a short one so we had no time to use the hot tub but it was cleaned and ready for use had we wanted to. We enjoyed our stay very much and will definitely return in the future. Neil, the owner is very helpful. A big thumbs up!

Great views from the cottage over the village, we loved costing up with a book either in the garden looking out or in the reading nook of the living room which had a lovely big window and skylight, letting lots of natural light in. The cottage was very comfy and cosy and as you’d expect of an old cottage on a hillside. We had everything we needed and was lovely that the host had left us some welcome items such as milk, bottle of bubbly, chocolate etc. Great communication from the host, messaging before the arrival, day of arrival, checking in midway and the day we left wishing us a safe journey home. A really beautiful location and so close to lovely walks, the mills and canal, pubs, the most amazing bookshop shop only a few doors down as well as cafes, a chocolate shop and boutique clothes shop. We hardly did any driving as there we so many things close by.

It is up a little bit of a hill and tucked away but the views and privacy are worth it. It is an old cottage so it does have a few knocks and bangs but this all adds to its charm however it does have modern convienences with a lovely gallery kitchen and seating area.It has easy access to Matlock, Matlock Bath & Buxton. It also has a few pubs in the nearby village a 5 min walk away. We can highly recommend the Tapas Bar and the Boat Inn we had two fabulous meals there all reasonably priced. Overall we spent a lovely week here with our family for my husbands 60th Birthday it is well worth a visit.

Thank you for your lovely feedback which is really useful for future guests. Roseville was built circa 1760 and retains many original features so we are really happy that you have enjoyed its charm and fantastic views over Cromford. Property Owner

  • "The location was perfect, great views on Cromford and comfortable walk to the mills and Matlock bath."

The parking situation was fine and we managed to park near the house along the road or a short walk to the car park. The house is very quirky which we liked and could be amazing but is in need for a little maintenance. We were expecting a hot tub as we have two active children but this was in fact a lazy spa, we had a issue when it stopped working a few times but once we contacted the owner he was great and came round promptly to fix it. The house has low ceilings in a lot of places so my tall husband (6.1) found he was bending a lot but this was the character of the building. I would say that the house really needs a good deep clean. There was a lot of mould on the walls and round the windows I do understand it is an old house but we all felt this was just something which could have been cleaned off. The windowsills were filthy and the kitchen worktop really sticky when we arrived. The garden is a lot more overgrown than the pictures on advertisement and general tidy up is needed to make it feel more spacious and also safe as the surfaces are uneven especially near spa and bbq. The bins were overloaded with rubbish in the ‘bin shed’ and with the hot weather this wasn’t nice. This would need to be sorted as a matter for urgency for health and safety. We had a lovely holiday in Cromford and location is great if you don’t mind the hill walking (never bothered us). I just think the house needs a little TLC to get it up to a holiday home standard.

Thank you for taking time to feedback and we are really pleased you enjoyed the location, fantastic views and had a Lovely Holiday in Cromford. It is because of it’s location built into a hillside that a hard shell hot tub would be impossible to install but we do have a Helsinki which is a large 7 person spa with thin drop stitched walls. I have forwarded your feedback to our cleaners and they have sorted all issues. In our maintenance week in July the whole downstairs of Roseville has been repainted, worktops varnished and all soft furnishings professionally cleaned. Property Owner

Unfortunately the hot tub was not on when we arrived so we were unable to use it until the next day, I would advise anyone to check it as soon as they pick up the keys. We had a little query which was VERY quickly rectified by Neil. It is a very quaint and cozy cottage, may need a little tlc but for the price you cant fault this cottage. I have already recommended it to friends. Cromford is a lovely base to explore from. Thank you so much for all your assistance Neil x

Thank you for your lovely feedback and we are so glad you enjoyed your holiday. The hot tub should have been on and this was a cleaner error after emptying, cleaning and refilling. We do have a hot external tap that can be used to get the hot tub up to temperature in about 20 minutes should this ever be required. Property Owner

Well stocked in terms of cutlery crockery glassware. Heating worked well and loved the fire .Welcome tray and prosecco were a lovely touch. Described as property for 8 people whilst there are beds for 8 people the settee and chairs in the living space don't really accommodate 8 people to sit and relax comfortably. Same with dining table great for 6 but very tight for 8 I would imagine .Hot tub was also very small would not have got us all in which for us is part of the fun of the trip . We did enjoy the trip and location .

I am so glad you had a lovely stay and enjoyed the fantastic location. Roseville is a cottage from 1770 so cozy for 8 adults, beamed ceilings and low doors in places, is the order of the day. A brand new gas range has now been fitted along with a kitchen update. At full capacity, however, it represents outstanding value on a per person basis. • "This review may seem negative but it isn't really."

..but I do think a few things need to be pointed out. The cottage is gorgeous but I think it is in need of some tlc. There is damp in the downstairs bathroom and the kitchen could use a bit of a revamp. The sofa in the living room is small considering the property is for up to 8 people...although there are extra chairs but not really comfortable for relaxing on. The wood burner could do with a new heat resistant glove as the one provided is full of holes and resembles an oven glove. The other thing we found really disappointing was the fact that the hot tub had not been pre heated for us up on our arrival. We stayed from Friday to Sunday. Unfortunately it was late when we arrived on the Friday night so didn't get to use the hot tub, when we tried to use it on the Saturday evening it was freezing cold. We did inform the owner who did suggest topping up with hot water, which really didn't make any difference at all, the owner was apologetic. But at the same time it was a real shame, as we had specifically booked a cottage with a hot tub. Non of the adults got to use it...the kids managed a quick 15 minute dip on the Sunday morning before we departed. Other than that, we had a lovely stay. The welcome basket was fab...even included a bottle of prosecco! And the village was gorgeous, with plenty to do around the area. Would love to stay in Cromford again.

Thank you for your feedback and apologies the hot tub was not pre-heated this was human error after it was cleaned and refilled. As you noticed on the last night of your stay it did not heat fast enough when the temperature was turned up. There is a new new fire glove, a brand new gas range and the kitchen has now had a full renovation. I am really glad you enjoyed the welcome basket and beautiful Cromford. Property Owner

  • "My family and i had a wonderful stay at Roseville Cottage for our annual holiday as it was a lovely cottage in a great location."

Upon arrival we were greeted to a welcome basket in the kitchen (popcorn, Prosecco and etc) . This was a lovely gesture and much appreciated. Also the text from Neil the owner to make sure upon arrival everything was ok. The little touches. The kitchen was supplied greatly with utensils, with plenty of glasses, plates and etc so ideal for groups. However the downside to Roseville was the cleanliness. It wasn’t the best, as there was dust and hairs in the draws in each bedroom, skirting boards, under the kitchen bench/ sitting area, also between the bed headboards and walls there were cobwebs. Unfortunately we were expecting an ensuite but it was only a shower cubicle to our disappointment. I understand it was advertised as an en-suite wet room however it may be worth making this clear it is only a shower. Unfortunately we were not able to use the shower and the shower in the bathroom at the same time due to the fluctuation of temperature and pressure to each shower. Also if a member of the family used the tap in the kitchen it would affect the shower upstairs. With the house being four bedrooms this isn’t ideal. These are minor recommendations, and are easily rectified and if they are, I would definitely stay at Roseville in the near future. All the family had a wonderful stay and made amazing memories so I would like to thank the owner Neil.

I am thrilled you had a wonderful stay at Roseville and made some amazing memories. We pride ourselves on a great welcome basket, so I am delighted you enjoyed this. The cottage is in a great position for the area. If you like walking, there are walks from the doorstep (consider downloading an app such as Outdooractive to find walks). The beds were comfortable, as was the sofa and the outdoor seating, though 8 people could find it tight to sit in one area together. As there were 4 of us it wasn't an issue at all. Similarly with the pans, but there was an abundance of crockery, cutlery and mugs, which is always good with a dishwasher to fill. The outside areas got the sun nearly all day - it was so hot we had to escape inside at times as there is no natural shade (something to plan for if you have a dog). The village itself is lovely and has places to eat in the day and evening. Special mention for the bookshop/cafe - a great place if you are into books and a spot of lunch. Overall, I would definitely recommend the cottage, and may visit again myself someday.

Their communication throughout was fantastic, including when we messaged to report a minor issue. The house was very comfortable, with 4 good sized double bedrooms, and lovely and warm but it would benefit from a little TLC in some areas (eg the toilet roll holder fell off the wall and the locks on the toilet doors are not child friendly as they cannot be opened from the outside). • "Neil the owner was really helpful and left a lovely welcome pack for our daughter's birthday."

A Birthday banner across the kitchen too! The view is amazing from the garden and inside the house both upstairs and downstairs. Some low beams which add character as it's a very old house. We had lovely evenings all sitting comfortably together in the lounge chatting Four good sized bedrooms. Beds very comfortable. The description of the shower en suite is accurate -it is just that. We used the two free permits to park over the road in the basket shop car park. So much to do in the area even in the winter. Thanks Neil.

The kitchen would benefit from a refurb at some point but it has everything you need whilst on holiday.

  • "The location is great, with views of the hills around Cromford."

Lovely pub down the road with good food. Great walking from the doorstep and others a short drive away. We were a bit concerned about parking, but it was no problem because there were spaces very close by on the road or we used the permits provided by the owner for the car park a few meters further along the road. The path up to the house is not steep. The house is comfortable and well equipped. Good quality mattresses, bed linen and towels. The hot tub was a bonus and perfect for weary legs after a day out walking.

  • "The cottage had a great location - literally down the road from 2 pubs and a tapas restaurant!"

The only improvement I can think of is a cover/structure over the hot tub so it can be used in all weathers. Other than this, the cottage was lovely and I would definitely return.

  • "The location was delightful."

The cottage very comfortable and had everything that we needed, plus a few extras. Our host, Neil, was extremely helpful. In fact, he couldn't have done any more to make our stay at Roseville more enjoyable. We would recommend this to others whether you like walking, browsing the local town or exploring the Peak District. It's all there.

The property

Nestled in a wooded hillside with stunning views over the picturesque village of Cromford in Derbyshire is this superb extended 18th century cottage, Roseville.

Packed with original features such as exposed beams and stonework it marries old with new providing a home from home steeped in history.

Situated in the heart of the Derwent Valley Mills UNESCO World Heritage Site, Cromford is best known for being the birthplace of the Industrial Revolution, as the site of industrialist Richard Arkwright’s first cotton mills.

Even Roseville once belonged to the Arkwright family.

Set over two floors and sleeping up to eight guests in 4 well-proportioned double bedrooms, Roseville is the perfect family-friendly setting for exploring the Peak District with your furry friend, with easy access to country walks such as the High Peak Trail and the Cromford Canal.

Be welcomed into the well-equipped kitchen, which boasts all the mod cons you could need from a washer/drier and dishwasher to a coffee machine that will automatically steam your milk and make a perfect latte at the touch of a button.

The quaint dining area enjoys beautiful views though the large kitchen windows and is the perfect place to open a bottle of fizz and chat whilst culinary delights are being whipped up from the double oven.

Retire to the lounge in an evening where you can relax under exposed beams on the large corner sofa in front of your favourite film on the 4K Smart TV, as the woodburning stove crackles nearby from the original stone fireplace.

Completing this floor is a handy downstairs W.C which is ideal for a quick freshen up before setting out for the day.

When sleep calls, you have a choice of four bedrooms to retire to, the first being a king-size on the ground floor, ideal for those with limited mobility, and two further king-size rooms, one with an en-suite shower, and one double room with dual aspect views over the village.

Outside you will find an abundance of seating areas in garden to the front and side of the house, just perfect for an alfresco breakfast followed by a dip in the bubbling hot tub with views of the Black Rocks.

Grab your walking boots and have a wander into the village where you will find welcoming pubs, The Greyhound Hotel and The Boat Inn, independent shops and even a Tapas restaurant.

Delve into history at the impressive 18th-century water-powered cotton mill, where you can embark on a guided tour and learn more about the town’s rich heritage, its role in mechanising production and how it’s ideas were copied throughout the world.

The charming village of Matlock Bath is very nearby, where you can take in the scenery from the skies in an alpine-style cable car at the Heights of Abraham, tour interactive exhibits at the Peak District Mining Museum, or for the children, there is the Matlock Bath Aquarium and Arcade as well as the thrilling theme park of Gulliver’s Kingdom.

Walk over to the neighbouring town of Matlock, where you can take the scenic walk up to the well-known Pic Tor War Memorial or step into the past with a ride on the Peak Rail, which uses vintage steam and diesel trains as an alternative way to see the sights.

For a truly unforgettable getaway to the Peaks and Dales, look no further than Roseville.
