  • "Broadwood farm was perfect for our family weekend away."

    Six adults and three children were all catered for. We managed to cook every meal including a Sunday roast on the aga which was easy to use once we'd figured it out. The property was within easy distance to walk into Hathersage and the garden was safe for the children and dog to play in. Just wished the weather had been a bit kinder but you can't have everything. A few smaller glasses would have been useful but that was the only thing missing. Thankyou we had a lovely weekend and hope to return in the future.

  • "This is our second time at Broadwood Farm for a birthday celebration."

    The cottage is beautiful and benefits from an extra seating area adjacent to the kitchen, a welcome addition! We also very much appreciated the welcome basket, thank you! Perhaps some washing up liquid and dishwasher tablets too? We were really pleased with the cottage overall. The only gripes would be poor water pressure meaning that we had to run one shower at a time and even then it came out as not much more than a dribble, no hot water from Saturday afternoon (we left on Sunday otherwise we would have reported this), no mattress protector on one of the double beds. I would be much more inclined to book this property in the future if one of the double bedrooms was a twin. All in all a pleasant stay and we would consider booking again.

    Hi Tracey, Many thanks for the kind feedback and for staying with us again. Yes, the second lounge area is a real plus. We’ve put some more washing up tablets under the sink (an easy fix) and the washing up liquid is generally in a dispenser on the side of the sink but we’ve put more under the sink also. When we looked into the hot water, a light outside had tripped a fuse on the same circuit as the boiler. This has now been taken care of.   • "Broadwood Farm was perfect for our stay over New Year weekend - warm, comfortable, very well equipped, with spaces for everyone to do their own thing, as well as for the whole family to get together."

    It was beautifully decorated for Christmas, more in ‘the style of St Nicholas than Santa Claus’, as our 9 year-old granddaughter put it - i.e. classic & traditional. Having the AGA for heat and cooking was such a treat.

  • "Had a lovely Christmas holiday here."

    There was 9 of us (one a toddler and a 15 yr old with autism). Plenty of space so the 15 yr old was able to not be overwhelmed. Lovely hamper left for us to enjoy. I actually can’t fault it. My brother in law said he would have liked 2 pillows but that’s not a complaint more a suggestion.

  • "We had a fabulous weekend at Broadwood Farm with our friends."

    The weather was fantastic, which made the views from the cottage even more beautiful and we were able to sit out in the garden with a glass of Champagne looking out across the countryside after a lovely walk up to Stanage Edge, which we were able to start from the door of the farm. We didn't have to use the cars at all. I also can't believe that I must have driven past the Farm hundreds of times as I'd had no idea that it was right on the Sheffield Road, which made it easy to find, albeit with a bit of traffic (and train) noise. It was handy having the parking area opposite the Farm. We were four couples and each couple took it in turns to cook breakfast and dinner, so it was great that the kitchen was easy to use and well-stocked with all the utensils, pots and crockery that we needed (although we only found the citrus squeezer as we were tidying up to leave!). Having hand basins in each of the upstairs bedrooms mean the one en-suite and one main bathroom really workable for us - plus the downstairs loo. It's a weekend that will live long in the memory and the cottage was perfect for what we wanted.

  • "Lovely property with great views."

    Quirky kitchen and pantry. Comfortable beds! Lots of space. Outdoors is beautiful, shame about the road which can be noisy/busy at times. Cleanliness could be improved a notch - chair seats were stained, old dog biscuits found under the sofa, dust, toilets smelled a bit. A couple of things that need attending - plug in bedroom sink wouldn't rise so couldnt empty the sink. Bath plug wouldn't stay down, couldn't have a bath. Shower on the riser rail was not very good, but main shower was nice. The kitchen tap leaks. Minor things that can easily be fixed. Road was noisy, as was the train close by, but obviously can't be helped. Village of Hathersage is nice. Made use of the outdoor pool which the kids appreciated. Surrounding area is lovely to explore - lots and lots of walks and beautiful landscape.

  • "A lovely lovely place An important early Christmas with our children and grandchildren."

    They all said they would loved to go back . Views amazing and great view of the trains going by. We got snow which was a great bonus. Would love to try in the summer as just relaxing in the garden . The children loved the swings and playing snow balls in the garden. Thank you for putting salt in the driveway. There really was no faults so tho I thought it was expensive you did get value for your money.

  • "We enjoyed a relaxing 3 days at Broadwood farm in beautiful Hathersage."

    The enclosed garden was fantastic and gave us peace of mind with our dog, this was one of the deciding factors on which property to rent and did not disappoint, especially with the amazing views of the Hope valley. Also would like to add that the quality of soft furnishings throughout was outstanding. With the high thread count bedding it was like sleeping in a cloud. The road noise was disturbing for some but with the location being on the main road it is understandable and nothing that could be done by the owners to reduce it.

  • "We stayed as a 3 generation family of nine plus small dog."

    Everything was excellent including layout of property, space, comfortable beds and cleanliness. 3 level garden looked over fabulous view of the Derwent Valley. Nice local walks from cottage. Road noise was noticed but not excessive. Hathersage centre short walk away with a few nice cafes etc, but when parking in public car park, requires payment by "Paybyphone" phone app.

  • "Lovely property with the most amazing views looking south over the Hope Valley so the huge garden area was bathed in sunshine most of the time we were there."

    The garden is secure so our 2 dogs were able to roam around as they wished and the farmhouse had everything we needed, super comfy beds, great showers, plenty of room for the 6 of us and ample space to park. Sadly we needed to return home early due to a family emergency but will certainly be looking to stay again as the area has so much to offer.

  • "Excellent location for the Walker or cyclist."

    Accommodation well equipped & furnished - though we never mastered the Aga I’m afraid. Children’s table outside didn’t seem stable, so we ignored it. Downstairs bedroom was consistently chilly, even when heating was operational. We weren’t inconvenienced - perhaps some more carpet would help.

    Thank you for your feedback. The farm is well situated for walking and cycling in the national park and close to the village ammenities. We’ve repaired the children’s table and generally refreshed it. The downstairs bedroom is on the list for renovation this year. We will upgrade the insulation, heating and flooring as part of that.   • "The property was absolutely perfect, and the views are amazing."

    The cottage had plenty of equipment and had everything we needed. We felt the only thing missing was a booklet containing instructions for some of the appliances, but not sure if it wasn't there due to covid restrictions. We did struggle with the heating (we visited in Oct), as how to work it. The owners did send an email the day before we left with information on, but unfortunately I didn't get to read it. Broadwood Farm is in a perfect place and we had a fantastic family holiday, and we will definitely be back.

  • "We enjoyed our stay in Hathersage but were a little disappointed in some of the aspects of the cottage."

    These were as follows: A lot of chipped crockery and few matching glasses…..obviously the glasses have been broken over the season and not replaced. Broken shelf and drawer in the fridge and not spotlessly clean. The cooker top wasn’t very clean and the oven shelves didn’t fit which was very inconvenient. The dishwasher front had brown streaks down it……the floors under furniture were dusty and there were a lot of cobwebs about. The storage in the downstairs family bedroom was non existent, only one bedside light and absolutely nowhere to hang anything up……we lived out of our suitcase for the week which was on the single bed so if there had been another person in the family room goodness knows how we would have managed. We knew about the noise aspect of being on a main road from a review we read, but we didn’t realise how noisy it would be in reality….both road noise and from the local train. Obviously this can’t be changed but a note in the property details might be advisable. A lot of these niggles are quite small but put together they did detract from our holiday and as a premium rated property you would expect it to be much better! On a positive note the garden space was great and the views were amazing and the cottage, on the whole, was comfortable and spacious. The garden was enclosed properly meaning it was safe for our dogs and young child. We probably wouldn’t stay here again though as sadly there were too many negatives for us.

    I would expect to be informed if something like that was removed and maybe a slight discount. Properly lovely but road noise loud and so was the train horn early in the morning but clean and a beautiful view.

  • "Lovely well maintained property."

    Great location for walking and to the pubs/restaurants in the village of Hathersage. Only one minor point - I would consider removing dog beds from utility area as they smelt if guests are not bringing dogs. But otherwise we were very satisfied with the property and we would highly recommend a stay there for a group of friends or two families.

  • "The views from the garden, and the quality of the outside space make for a great stay."

    The main garden is also very dog safe, with the boundaries properly fenced off - just make sure to keep the numerous gates closed. Pros: - Fantastic views and garden - Upstairs bedrooms/bathrooms room are good quality - Sufficient space in the property for the number of guests it sleeps - Location is good for visiting many of the local tourist spots - Dog safe Cons: - Kitchen is relatively small for size of the house, and the double AGA is not suitable for the space (especially when the conventional section has small ovens, and the shelves don't fit). A normal oven and more worktop/storage space would be a better setup. - There is no key from utility to side garden, meaning you have to carry washing around the long way. At first I thought we were just missing a key - You are only given one key to the property and told you can't remove the keys for the other exits. Given the number of guests, you'd expect many groups would be splitting up for the day. Providing a couple of keys feels like a no brainer. - No real storage space in the family annexe, any 'family' staying in that room would be living out of suitcases - A few bulbs need replacing and some of the velux blinds stick badly - BBQ needs taking to the tip. We used a disposable one instead. - One of the swings is missing. Didn't make any difference to us, but I imagine you'd get squabbling turning up with 2 kids. - Give the shed access code out with the welcome pack, rather than people having to ask for it - Utility needs a de-clutter as it's a narrow space. -- All in all these are minor quibbles, but the property is on the premium side of the market (over £3k for some weeks in Aug next year) and most of these problems (AGA aside) are easy to fix. We would consider Broadwood Farm again, but not at the price hike currently being listed for summer .

  • "Guests should note that this property shares a drive with the barn at the bottom of the garden and the guests walk along the side of your garden which has no screening for privacy."

    I felt we should have had that advised in the details when booking. The parking area can be quite tight if (like we had) guests at the barn don't park far enough up to the wall, the photos show a nice large driveway but this is not the case. The picnic bench at the top of the garden had broken slats and someone had tried to fix it but it wasn't adequate and we had to avoid that side as it bowed quite a bit and we feared it may give way, this should be replaced. Note also that the housekeeper that Sykes advise you of no longer looks after the property so don't try calling her if you have any problems! We felt that receiving the welcome pack en-route to the property was too late, this would have been much better given in the week leading up to the stay. There was no key in the key safe when we arrived and because we had been given the wrong contact details we had to sit for an hour outside the property with all of our groceries melting in the sun as there is little shade in the garden! This was not the way we wanted our holiday to begin! Utility smelt of damp which we realised was from the floor mop so moved that outside. I think it would be useful to remove the highchair if it isn't requested for the stay as it took up a lot of room in the already small utility room. The stairgate was too small for the width of the stairs so we had to make do with adding folded bits of cardboard to get it to stay but it wasn't very stable. In two of the bedrooms the doors had windows with no covering over so you were woken by daylight coming through, they have done well with all the other windows so it was a shame that this had been missed. No wardrobes in two of the bedrooms which was not very useful as it meant those people had to live out of their suitcases for the week. Despite the negatives above we had a lovely stay, weather was great and the view from the garden is wonderful. Hathersage is a lovely little village and within walking distance. Kitchen was very well equipped. The best we have experienced in many years. This was our second house booked through Sykes, our first the whole place had not been cleaned prior to our arrival and with the issues we experienced getting in to this property I don't think we will use you again.

  • "We used the number given by Sykes to contact the caretaker to arrange for a high chair, etc, only to find a new caretaker had taken over."

    By the time we used this number, cleaning and caretaking had been taken over by another agency. A pity we weren’t kept up to date with the correct contact number. It would have been helpful to have received the ‘welcome’ email from the owners before we set off - it was only sent after 10am on the day we arrived. Some of the information was rather worrying, eg regarding parking, although when we arrived there was ample space. It would have been good to know of the attractions mentioned in the email at least a week earlier: with bookings being required, most of the places mentioned were fully booked. It would have been helpful to have a Welcome Pack with information about the house and locality when we arrived. There was no information on operating the Aga, just a book of recipes which kept saying refer to your (non-existing) operating manual. Would have been helpful to know code for bike shed on arrival, tho caretaker was very prompt to help us out. Once we settled in, we had a wonderful week. The garden was particularly enjoyed by us all, for space for the children to play, and as an extra dining area in the long summer evenings.

  • "On arrival we were instantly amazed by the beautiful, jaw dropping views and the comfortable house."

    Both were picture post card standard and we enjoyed one of the best holidays ever despite the "April showers" weather in mid May ! The house was incredibly warm and spacious with 4 good sized rooms downstairs, including a well equipped, breakfast kitchen and 4 large comfortable bedrooms upstairs ( one with an ensuite shower room) and a lovely family sized bathroom on the same floor. Downstairs there was an extra, "neat " cloakroom tucked under the staircase. There was plenty of space for 9 people to all be doing different things on a rainy day and spending time together eating and lounging around. The whole place was spotlessly clean and easy to keep tidy. The outside space was amazing too with plenty of space and the incredible views. There were adult and child sized picnic tables just outside the the front of the house for having breakfast and on a lower level there was a beautiful terrace which caught the evening sun with comfortable sofas, chairs and a dining table . It was idyllic. We'd have loved to stay for longer and it would be perfect for larger family gatherings when renting the Barn would give you comfortable luxury accommodation for 15 ! Hathersage village was a ten minute downhill walk and a 20 minute uphill one with a pushchair and beautiful views all around to enjoy. The traffic on the road could be intrusive for short periods at commuter time but wasn't really noticeable. There wasn't an amazing selection of shops in the village but all you would need and more if you needed any outdoor specialist or leisure clothing. We thoroughly enjoyed a session in the heated outdoor swimming pool in the village !

  • "This is a lovely cottage, with a big, sunny garden and stunning views over the Hathersage hills that make it really special."

    We found ourselves moving outdoors entirely, for eating, planning, and resting in the wonderful outdoor space. The location is great too, with good walks from the door - we explored Hathersage and the Froggatt and Curbar edges, and Padley Gorge, and a 10 min drive took us to Ladybower for a great day of walking above the reservoirs. The house is sandwiched between a busy road, and an equally busy railway line, with trains sounding their horns as they pass below, so there is some noise. We did not get on at all well with the memory foam mattresses - this is a personal preference but the only thing that might deter us from booking again.

  • "The farmhouse was extremely comfortable and well equipped with a magnificent view."

    It does however back onto a main road which detracts from the sense of peace and tranquility that we were hoping to find in the Peak District. The welcome email was very helpful and generally the service from the property manager was friendly and good. A couple of minor improvements I'd suggest, firstly I was surprised that there were no mattress or pillow protectors to add an extra level of protection to bedding - especially at this time, secondly the flat sheet on the mattress on our bed wasn't quite big enough so came untucked every night and finally, the garden whilst enclosed for the most part lacks a gate between the main garden and th eparking area, which meant he could easily wander out onto the road or down to visit the neighbours. We were disappointed that we couldnt just leave the house doors open in the knowledge he was safe. There's also a hole somewhere in the fencing to the right of the property that meant he could get into the adjoining fields easily. This should be flagged if possible or even better repaired.

The property is just a short walk away from Hathersage village, and while we do get some road noise, one of the main perks of the location is the very good selection of shops, pubs and places to eat just a short stroll away.   • "The cottage had everything we needed for a holiday with young children."

    Well equipped and comfortable. The views from the garden are wonderful, including the outside dining area. Our children enjoyed the swings at the cottage, and it was only a short walk to the play park and outdoor swimming pool. The road can be quite busy and although others have commented on the noise it didn’t bother us, but we did have to watch that the children didn’t go up towards the road, although there is a gate we could have closed at the top for extra safety. Lovely local walks, pubs and coffee shops! We would love to return again!

  • "We booked this lovely farmhouse at short notice once the restrictions were lifted from covid pandemic and didn't read any reviews."

    So im going to be as honest as I can be. Pro's first... 1.What a view!! one of the best cups of coffee out on the patio I've had I think. You cannot fail to be impressed with the beautiful view even if its raining. 2. The fully stocked kitchen. Every thing you can think f and plenty of everything. ( although no masher) 3,The space in the farmhouse. Plenty of space for all 6 of us and actually if 2 more people came there would still be enough space. 4, The lovely bathroom and bath! Many a hot bubble bath after long, long walks 5. Location. The village is small but lovely but you have so many walks from Hathersage right from your doorstep. 6. Welcome basket. We had milk, tea, coffee, prosecco and chocolates!! 7, Very comfy beds. Slept very well and everyone said the same. Cons.... 1.The road noise. The farmhouse is right on the main road into Hathersage. It is constant but I have to say it didn't bother us at all. You might want some ear plugs if you are a light sleeper. 2. The cobwebs and spiders.....wasn't a fan! 3. Few things broken or leaking like toilet seat, window blind, sink taps. Also one of bedrooms had no black out blind on the Velux so my daughter was woken by the sun! She coped though 4, Overall the farmhouse was clean but a few little things like stained seats at dining table. Again we was not bothered but if you are fussy you may not like it. 5, No kindling for fire. We had one chilly evening and we hadn't checked before so was disappointed that we couldn't light the fire. It may be that there are a few negatives but honestly those negatives are just in case you want a completely immaculate house and you have very high expectations. We had a wonderful stay and would stay again ( maybe minus the cobwebs and with kindling wood for fire) That view is just amazing!!! The walks we did Stanage edge, Mam Tor and Kinder scout were awesome and we all had a great time.

  • "I was initially disappointed to see the house was on the road, but in other respects the house is lovely."

    Truly superb views from the south facing garden, which is a lovely place from which to have breakfast, lunch and supper. The kitchen is one of the best equipped holiday cottage kitchen's I've come across - one can grate, peel, cut mix bake etc. Knives are sharp and peeler really works. Proper mugs and plenty of them - more than just one per person. Ditto plates and cuttlery. Good selection of pots, pans, baking kit etc. If you have an electric tooth brush - we failed to find a two point charger. Otherwise the bathrooms are lovely - good shower strength etc.

  • "Beautiful idyllic setting."

    There were 8 in our party of 3 generations and the cottage was more than comfortable with stunning views, when the sunshine allowed. The 4 children made lots of use of the garden and swings when the weather permitted. The location of the cottage was perfect for us, enjoying strolls into Hathersage to the shops and Bakery. It was great to see the outdoor pool open, as when visiting the area 3 years ago it was closed. There is a lovely children's park with bonus skate park, which the children made use of with their scooters. The down sides are the road traffic noise, but highly recommend ear plugs for a good nights sleep, as the traffic can be quite constant till late evening and again early morning. On initial inspection the cottage was clean and well equipped. There were cobwebs in most rooms and not just the odd one! The parking was a bit tight through the gate way and getting passed the large car staying at the barn. Overall we had a really enjoyable week, the cottage was very spacious with some great walks only a short drive away. Perfect location for exploring the Peak District.

  • "Documentation and correspondence before arrival were all excellent."

    The house is in a lovely position, overlooking the valley and with a couple of nice walks into Hathersage. The rooms are spacious and mostly well-equipped. Hathersage has reasonable facilities, though we made one call into Chapel for food stock-up. Though the house is on a busy main road, we got used to the traffic noise. An afternoon sitting on the terrace might be tiresome though. Other little problems: The parking space is difficult to manoeuvre out of. The barn should have just one space allocated. The barn occupants parked a long car just inside the gateway, making exit tricky. We noted that a previous occupant had damaged his car badly on the gate post. We found both the Aga and conventional oven difficult to control; the random collection of pans were not graded well when catering for nine (only one big pan). There were good pub options (Plough, Bank House) and Maazi delivered good Indian takeaway. Overall: we really enjoyed the week.

  • "Broadwood farm was an amazing place to stay."

    8 of us stayed and everyone was very happy with the size of all the rooms and everyone said how comfy the beds were. The amount of space is excellent and it didn't feel crowded. The heating and fires were easy to work. The garden area was amazing and the views were outstanding. The cottage is walking distance from a pub and many walks which also offer great views. Hathersage is also just around the corner.

  • "Broadwood is a really stunning place in a very beautiful setting."

    It had all we wanted and more - the warmth + welcome of a farmhouse but with first rate modern facilities. The detailed information that the owners provided beforehand together with their generous welcome pack and the efficient back up of the local staff was faultless. The attention to detail was amazing - torches provided at the entrance + on the landing sockets - great in an unfamiliar building! This area is full of interesting things to see + do - great places to eat and were lucky enough to have good weather too! We felt very well taken care of and have enjoyed our family reunion here so much that we will be rebooking.

    It was nice that there were 4 good sized double bedrooms and there was room to play outside for our little boy. It was clean and tidy and well resourced. Fantastic communication throughout also. The views were the highlight, however.

  • "The property is in an idyllic location with great views all around."

    You can walk into Hathersage village, which is a great place to spend time. Other places of interest are only a short journey away and there are plenty of good eating establishments nearby. An ideal property for 3 generations of the family to spend quality time together. There are plenty of books and DVDs for guests to use. It is a spacious property, enabling the different generations to have their own space. There is a well equipped kitchen and utility room, the bedrooms are very spacious with comfortable beds and all bed linen and towels were of high quality. The family bathroom was lovely, possibly recently modernised and the ensuite was quite adequate for our needs. High chairs were available but we hadn’t realised travel cots were too. (We had bought our own) We had to ask for a stair gate as there wasn’t one in the property and with two toddlers it was a necessity but one was delivered the morning after we arrived. There are different levels in the house and garden which could make it difficult for young children, elderly people or anyone with mobility problems. The garden furniture was a bit wobbly but the children loved the hidden sand pit and the swings ! There were quite a few cobwebs throughout the property especially in the utility/larder area and the non slip bath mat was too mouldy so we didn’t use it. Whilst we appreciated the Welcome Basket, we were rather disappointed that the milk sachets curdled in our drinks but once we realised they were actually out of date, we threw all of them away ! We would certainly recommend this property.

  • "The property is for 8 but the garden furniture only seats 4 and is such a wobbly table, badly maintained, that you can’t safely eat at it as it toppled when someone gets up."

    The detail we were sent suggests there was much more seating but we couldn’t find it. What a shame when we had lovely weather!! Also the barrier that separates the path to the second home is not secure- our large dog could get under it, as could a young child. Lastly we had no bin collection info so didn’t know what bin to use and when it would be emptied! The info that was emailed the night before our holiday should be left in house as a hard copy as we didn’t print it off. This would have helped a lot!

  • "We had a lovely holiday in the cottage."

    It was spacious, comfortable and had an amazing view over the fields. It is well located near to the village of Hathersage with nice butchers, bakers, fruit and veg shop and a few outdoor shops. Definitely recommend it. It was great for our little girl as there was a high chair, bath mat, changing mat all provided and a great sandpit table in the garden. There were just a few things that we were a bit disappointed with. It wasn’t clear from any of the pictures or description that the cottage was right on the road with cars, lorries, buses going by. There is also a train track at the bottom of the hill. It wasn’t quite the cottage in the middle of nowhere that the pictures implied. That said, the amazing view does make up for it and, if you are used to a bit of road noise where you live, then this probably wouldn’t bother you. Our toddler loved watching the trains! A few things needed a bit of attention, like the back door wouldn’t close/lock property, downstairs toilet was in the process of being done up so had unpainted walls etc. All of the kitchen cupboards were a bit of a mess with pans thrown in and we had to wash all cups, glasses, plates etc. before we could use anything. Think the dishwasher just needed some rinse aid which we bought, as it clearly wasn’t washing things properly. There were also quite a few cracked and chipped items which needed putting in the bin. Don’t want to put people off staying here through as the cottage really was lovely and it looked like they are in the process of doing things up where needed. Just a bit more attention to kitchen cleaning and that would solve the issues. As I said, the view couldn’t be better and this is a great value cottage in a perfect area of the Peaks.

  • "Above standard cottage with high quality fittings and finish."

    Real joy to stay with friends, baby and dogs. Attention to detail in every aspect. Love the aga and two log burners. All bedrooms good size and lots of space downstairs. Outside enclosed area for kids and separate enclosed area for the dogs. Easy walk to pubs and town. Great work thanks.

  • "We enjoyed our break."

    The welcome pack was great so we could settle in quickly and the location was easy to get to a number of day trips. Parking is tight, especially if the other property is in use, so people should be prepared to park across the main road if needs be. It is a nice homely property and our family felt very comfortable there.

The attractive village of Hathersage (‘Heathers Edge’) is situated within the Peak District National Park at the beginning of the Hope Valley and close to excellent walking at Edale. Many visitors come to Hathersage to visit the churchyard and the grave of “Little John” (of Robin Hood fame) - whether he ever really existed is for you to decide! Charlotte Bronte’s famous novel Jane Eyre is thought to have been inspired by her visit to Hathersage vicarage in 1845. For a village of its size there is a very good selection of shops, pubs and places to eat, as well as a public, open air heated swimming pool and railway station.
