  • "We spent 4 nights at Brook Cottage and it has everything one could wish for."

    There is just one minor issue and that is with regard to the way that Sykes describe the LOCATION of the cottage: "This lovely stone-terraced cottage is situated on a quiet country lane in the High Peak village of Little Hayfield. The "country lane" is indeed (very) quiet but in essence is a narrow cul-de sac. Around 150 m past the cottage there is room to turn the car around by manoeuvring back and forward a few times. Parking is on one side of the road at about 10 cm from a 50 cm high wall built-up with rocks. This should not withhold anyone form booking Brook Cottage because the cottage certainly makes up for this inconvenience.

  • "The first thing we noticed about the property was how spotlessly clean it was."

    Every room was immaculately presented. It was clear that the host wanted us to enjoy our time there, which we did, immensely. Thank you Dianne. The location at first glance seem a bit remote, but everything you need is a short drive away. There's even a lovely pub that does great food, on the corner, that's only a short stagger away at the end of the evening. You should definitely go for a walk along the brook and up the hill too, the views are amazing. To conclude, if you like peace and quite, that's only interrupted by bird song, this is the place for you. So stop looking and get booking, you won't be sorry.

  • "Lovely, cosy cottage with everything you need."

    Log burner with wood provided was fab. Great setting although parking is a little tricky due to the narrow lane but no real problem. Communication with the owner was excellent. A super stay.

  • "Having seen at the last moment, after booking, a really negative review it was with some trepidation we stepped into the cottage."

    I can confirm that it was total rubbish. The place was clean, tidy, warm and well stocked with kitchen utensils . Beds comfortable. Well placed for local pub, tourist spots, and walking. It helped we had good weather and were able to sit out the front. The no through lane is no problem for parking, just check with neighbours so as not to upset the residents and convenient turning place at the bottom of lane. Thank you Dianne.

  • "On arrival Dianne made the home very welcoming with flowers and cake, cottage set in beautiful surroundings."

    Dianne even upgraded TV whilst stopping at the cottage, facilities great everything you need for a short or long stay. Parking can be a little difficult on narrow lane, but Dianne stated I could park at the bottom of lane which was parking for 2 vehicles and only couple minutes walk to cottage. I knew the area well as I was visiting family and friends, great for walks and also central to main cities and towns. Dianne was a fantastic host, went more and beyond throughout our stay. Would highly recommend. :)

  • "Sadly, We had multiple issues at this property, which made our stay there unpleasant and stressful: There was a musty smell on entry."

    No WiFi available for 5 days after arrival; we were told the WiFi is a constant problem, so this issue was obviously not being dealt with on a long-term basis. 20+-years old TV Sky box with faulty TV hand control and box control; the TV control required multiple attempts for it to work, despite batteries being replaced; the Sky hand control buttons required a great deal of force to change channels! Fridge and freezer were badly iced up, they clearly hadn't been de-frosted in quite a while; we nearly lost a big shop of food items, due to this problem; all our food was wet. Basic items had to be requested, as not enough on arrival: washing-up liquid (as no dishwasher, which we knew about) kitchen roll. Lack of cleanliness in some areas (I have photos, but this feedback form does not allow me to add them!): dirty lounge rug, unclean egg-box fridge-shelf door near its hinges, unclean plastic sink drying rack (cutlery slots) , dirty drain smell in the washing machine room, and drier filter had not been cleaned, full of someone else's fluff, the small saucepan needs replacing, as non-stick surface is not intact, the kettle lid is broken. The garden wicker chairs: one was unstable and the seating was ripped on the seat of one, so tore clothing. The back yard needs a good pressure-hose clean; the paving stones are dirty and mossy. The back door is very difficult to lock. The bathroom leaked water through the kitchen ceiling onto the dining table on several occasions, we were told it happens regularly. The green bin was full on arrival; council bin collections are only every fortnight for each type of bin, which is obviously not the owner's fault, but perhaps a further bin could be supplied which is the owner's responsibility as it is not helpful for an incoming resident to find no space in the bin at the start of their stay. We felt that we had paid a considerable amount of money for a very poor stay. There is a real need for investment and more diligent care of this property; it felt neglected. It was very disappointing, and now we are doubtful we can trust Sykes Cottages for accuracy of description in future.

    I cleaned the cottage that morning, left windows open a jar upstairs and in kitchen and I was unaware of any smell. As soon as I was informed of the wifi not working I spent 3 hours onto BT to sort problem. Due to being on strike said they would check the lines and told me to contact them on 2nd August Tuesday as still striking on Monday 1st of August, I explained on the July 29th to you and you said not a problem. On 2nd August spoke to BT said they would send out a new hub and a mini hub out while they arrange an engineer. On the 2nd I provided you with a dongle with £20 on and told you if it runs out and I will top it up. You did contact me to say it had run out and within 10 mins I had replaced it with the mini hub that arrived. Tv and remote control - It is not 20 years old though we to have two controls as one is the tv and the other works the sky box I replaced the batteries in remote which turned the tv on immediately that evening on 29th July when it was brought to my attention and was unaware there was any further problems. Though as it is a little confusing, I’m replacing with a new tv with free sat built in. Fridge and freezer - On the 31st July you contacted me to say the fridge had iced up and freezing. I’m not sure why it had done this I presume it was due to the hot weather and fridge turned up high. I chipped all ice off fridge and freezer that morning everything seemed to be working fine. I have taken delivery today 15 august of a new fridge as there are some marks on the hinge I can’t clean off. And it appears to be getting very cold again. Basic items - I do leave guests some basics items to get them started ie welcome pack tea, coffee, sugar, hot chocolate, sugar sachets, biscuits, flowers, cake, Fairy liquid, toilet rolls etc. However, you requested more tea, kitchen roll, fairy liquid and toilet roll even though I had left 4, I did supply these extras for you. As you said you were here two weeks and to keep you happy decided just to provide them, even a 2nd basket of logs during the hottest two weeks we have had in years. Rug - There is a small mark on the rug I've not managed to get off. If they think it is dirty all I can think is the design it’s starts off red then fade down across the rug so all I can think is they think it is dirty at one end. Fluff in dryer – If you found fluff I apologise as I did forget to clean it out. Kettle and sauce pan - I hadn’t realised there was an issue so they will be replaced. Wicker chair - Maybe you had not placed squarely on flags. Back door - This wooden door has gone a little stiff to lock, since very hot weather so this will be looked at. Old stone flags at back of cottage are slightly green - They were pressure washed at spring, so may need to look at this more frequently. This bathroom was new in 2020, I did say I had a leak in the bathroom a couple of months ago, I sent the plumber round, and he said the shower head was pointing at the glass door on full power and dripping between the glass and bath. He suggested to make sure guests have shower pointing to middle of bath not to one side. I suggested this to you and said if any further problem come back to me and I will send plumber back. I did not here anymore regarding this. However, I have now bought some thicker door seals to prevent this happening. Bins - As you rightly say the bins are emptied fortunately, I’ve never had an issue with my bins. However, on changeover days I will check there is enough space for them. Also, in the utility room there are several bin bags for you to put extra rubbish left by bin men. Property Owner

    In fact it exceeded all expectations. The big plus for me is I don’t need to drive to go on walks. Local pub is great and hayfield is a lovely village. Third time I have stayed at brook cottage - it is a no brainer to say “BOOK IT NOW.” Oh, one last thing, Kinder scout is majestic.

  • "I wholeheartedly recommend a stay at Brook Cottage."

    The cottage itself is beautiful, lovely decor and the comfiest bed I've ever slept in! The cottage has everything you could possibly need and is well-stocked including gorgeous bedding (lots of cushions), fluffy towels were plentiful, extras throws available and an abundance of spare toilet rolls. I loved the log-burner fire which made for cosy evenings. The setting is perfect including a brook which can be heard from the cottage, a well equipped park across the road and a very short walk to the local pub. There is also a footpath to Hayfield which makes the journey relatively short. I liked looking over the fields and seeing sheep is such a treat when you live in a busy city. You wouldn't even know there were any neighbours as they're so quiet. Dianne was so accommodating and helpful, really attentive and looked after us so well. I am so looking forward to returning here to stay again. This is a great location for a child, my child is five and the cottage was safe for him and the park was well used! Thank you for such an amazing break. It rained every day but we were blessed with such a cosy, comforting cottage we didn't mind being indoors a lot.

  • "This is a lovely cottage clean and well equipped."

    Plenty of walking from the cottage. Which we enjoyed. Unfortunately I have a misshapen hand so found it difficult to get up and down the stairs. The hand rail is difficult to hold on to at the top of the stairs as it is cut away. The lane in front of the cottage is single track so you need to have a small car and be confident in parking. Apart from that we had a lovely time

    Easy to book etc on line. Everything we needed was in the cottage including good WIFI and a smart TV, very clean and well kept too. Pub just 50 metres away with good food and beer or walk a mile along the footpath to Hayfield for more choice and shops etc. Lots of long walks for us from the cottage including a circuit of Kinder Reservoir and ascent to Kinder Scout, hope to be back next year :-)

  • "This is a very comfortable cottage with everything you might need for your stay."

    It is in a very pretty valley. To the front there are luxuriant trees and bushes that lead down to a hidden stream, which lulls you to sleep at night. To the back the sheep grazing on the fields can be seen. Outside is the glorious view of Lantern Pike. The owner's welcome was very warm and the cake and the flowers much appreciated. We may well return, which is unusual for us as we prefer to explore new areas of the country. There are plenty of walks from the door, including Kinder Scout, but also a great diversity of walking opportunities within a short drive. Definitely recommended for a relaxing or an invigorating holiday!

    Dianne, the owner, manages the cottage personally and that adds an extra special touch - fresh flowers and cake om arrival, and a visit to check that everything was OK. The location is quiet, despite being close to a main road, and a good playground just across the brook. Friendly neighbours and a warm welcome in the Lantern Pike Inn up the road. We would be happy to come back here again.

    The cottage was very clean, well equipped and had everything we needed to cater for ourselves, there are also places to eat and drink within easy walking distance. We marked it slightly less for comfort as we found the double bed a bit uncomfortable, a more luxurious mattress would be appreciated especially after a long day of walking.

    Great for kids as there’s a playground/small green just over the brook. Really appreciated all the thoughtful touches which made it home from home (plenty of loo roll, washing up liquid, hand wash, cooking oil etc) and use of washing machine, tumble drier and log burner, which all came in useful after a wet cycle along the Monsal Trail! Especially enjoyed relaxing in the front garden with wonderful views up to Lantern Pike, listening to the gurgling brook. Can’t wait to come back!

    In terms of location, it was perfect with stunning walks from the door including hiking to Kinder Scout and meandering along the Sett Valley Trail to New Mills. The village of Hayfield was a short stroll away along a footpath. We also travelled into Manchester to visit the museums- it was an hour from the peace of the Peak District to the centre. The cottage itself was a joy with everything we needed and stunning views from the front and the back. The woodburner was very welcome in the evenings. I cannot recommend Brook Cottage highly enough - thank you.

    A lovely cosy cottage. Dianne, the owner, popped over to welcome us and gave us lots of top tips on the area. My daughter was very excited to meet Bob the dog too! The roll top bath was a real luxury and snuggling by the log burner in the evenings was wonderful. A great base for exploring the peaks. Handy having a great pub (the lantern pike) at the end of the road too. We look forward to going back!

    As requested by Sykes cottages to contact the owner of the property which I did and found Dianne to be very pleasant and helpful with a suggestion that there would be tea and coffee waiting on arrival with a cake or some very nice biscuits. Along with accurate directions. There were no disappointments, from stepping into the cottage, beautiful tea tray set with pot, china and very nice biscuits as promised. The cottage itself is so lovely, so comfortable so peaceful, Aaarrrrhhh, uuuummmm 'Brook Cottage aptly named when you stay you'll know why! Every thing was very clean! I have to say I had the best nights sleep, lovely fresh, clean linen, soft white towels and a super bath with a great shower! On an early morning you can see sheep grazing through the bathroom window so near so lovely. The cottage is in a great location and there is alot to do in any direction either walking or by car, there's even a bus at the top of the hill. Fabulous views, friendly neighbours and I would very much recommend that you stay here, you won't be disappointed. This lovely stone-terraced cottage is situated on a quiet country lane in the High Peak village of Little Hayfield, with excellent walking and cycling from the doorstep.

Surrounded by rolling countryside, the delightful cottage retains lots of its original features and provides comfortable accommodation for those looking to explore the beauty of this wonderful part of the Peak District.

There are two pleasant bedrooms and a family bathroom featuring a roll-top bath.

The sitting room with its warm and welcoming woodburning stove is ideal to curl up in front of with your favourite tipple, and the well-equipped kitchen is perfect for preparing a hearty home-cooked meal.

Outside is a pretty flagged patio, making a great place to sit and relax whist planning the next day's activities.

A handy boot room provides an ideal space for storing muddy walking boots and wet clothes.

From the doorstep are excellent walks and cycle ways, with varied trails to suit everyone, from taking a stroll in the countryside to the more serious walkers and mountain bikers.

You can take a hike to Kinder Scout and Lantern Pike, taking in this magnificent stunning moorland in the Dark Peak with its breathtaking views.

Also close by is the excellent Sett Valley Trail, a 2.5 mile recreational bridleway for walkers, cyclists and horse riders with outstanding views.

Little Hayfield, a hamlet near the village of Hayfield has a lovely old traditional pub and is within walking distance of the cottage.

Nearby Buxton, Castleton and Bakewell are all just short drives away, whilst the historic house of Chatsworth is well-worth a visit.

This charming cottage is in a great location which can be enjoyed at any time of the year.

About the location

HAYFIELD

Chapel-en-le-Frith 4 miles; Glossop 5 miles; Buxton 8 miles.

The delightful High Peak village of Hayfield is situated in a wonderful rural setting on the north western edge of the Peak National Park. It’s a peaceful little village, popular with walkers who are attracted by its close proximity to Kinder Scout. Serious walkers head east out of the village, up and over the green foothills to the russet expanse of the Kinder Plateau, Pennine Way and Snake Path, whilst families (and those who enjoy more gentle rambles) head west along the beautiful Sett Valley Trail towards New Mills. Edale – an alternative start of the Pennine Way - is only a few miles away. The village caters well for tourists with pubs, cafes and restaurants. Other local attractions include the Goyt Valley, Castleton – with its famous caverns - and the popular spa town of Buxton.
