  • "Just what we needed for a week away."

    Beautiful cottage - beautiful location - we can't wait to return. Two minor issues - one with cleaning under the sofa cushions which the owner said he would keep an eye on. Shower door downstairs is very hard to open and close. Apart from that - top notch everything you'd expect from a five star Sykes rental

  • "We enjoyed a long weekend stay at Overlea Cottage and would defintiely recommend it to everybody we know!"

    The property is exactly as imagined - picture perfect cottage situated in farmland housing sheep in one field and cows in another. The accommodation is warm and cosy and sympathetically decorated throughout keeping lots of original features. We made full use of the hot tub and log fire both evening's which were well maintained. During our stay we made use of the many nearby footpaths and rambled through the Derbyshire hills stumbling across a Michelin guide pub in Hayfield on our way. We loved our stay and would definitely like to return at some point in the future. Our only recommendation is that it would be nice if the vendors could provide more essentials such as food condiments - ketchup, brown sauce, mayonnaise, jams, butter etc (we were provided hotel size packet butter which wasn't the best!) We completely understand the cottage is self catering however it's little things like this that sometimes gets forgotten about. Also - the bathtub was beautiful and yet no bath soap to go with it! It's the little extras that go a long way.

  • "We had a very relaxing peaceful stay at Overlea Cottage."

    The views across the fields are fabulous. The whole cottage is fitted out to a very high standard which was a joy. The hot tub very welcoming after a long day walking. The owners live on site but you would hardly know they are there. But are available for any questions or problems that may occur. We will definitely book our third visit to Overlea farm in the future.

  • "Absolutely wonderful place to stay, my partner and I really felt as if we were home."

    My only qualm is the placement of the smoke detector which went off at deafening levels every time the oven door opened - this made cooking a very anxiety-inducing process. Couldn't fault anything else though, we've had an amazing time here!

    Thanks for your feedback, the smoke detector is placed in the correct position by the electrician who installed it. All of our previous guests haven't had a problem with setting the smoke alarm off, perhaps the only other option is not to burn food in the oven!!! Property Owner

  • "“Incredible - would’ve loved to have stayed longer!"

    ” From arrival to relaxing music and a highly appreciated welcome basket of fresh milk, eggs, bread, butter, and biscuits, to departure, everything was perfect. The property was excellent, the welcome pack really helpful, and the facilities outstanding. Beautifully decorated throughout with everything you’d need. Visited Ladybower reservoir, Derwent Dam, Castleton, Winnat’s Pass, Padley Gorge, Chee Dale Stepping Stones and the Monsal trail. Lots of nice places to eat within 5-15 mins drive. Tried The Hare and Hounds at Mill Brow, The Pack Horse in Hayfield, and Casa di Pizza in Whaley Bridge. After a day out exploring, to return to the hot tub, under floor heating, and free standing bath was just what was needed! Would highly recommend.

  • "The property was amazing!"

    The cottage was cozy, comfortable, nicely decorated, and was perfect down to the small details. When we walked in there was music playing, it smelt amazing, and the log burner had wood in it ready for use. All of the appliances were in perfect condition, there was a music system throughout the bottom level of the property, and the master bathroom was incredible. Zero complaints except for we wish we had booked another day. We will be back for a relaxing retreat at Overlea!

    We had a brilliant Christmas and did some lovely walks all around the area. The decorated Christmas tree and Prosecco in fridge were delightful touches, on top of the fresh bread, eggs and biscuits. The owners were very friendly and could not have been more helpful. Brilliant! We will be back.

  • "We had a brilliant stay at Overlea Cottage."

    The facilities were so luxurious, every little thing had been extremely well thought out. We wanted a relaxing break and it delivered! There is a bridleway running just outside the gate which leads to various footpaths. You can easily walk into Hayfield and New Mills along the Sett Valley Trail. For those that don't want to walk there is also a bus service not far from the cottage. Overall an amazing place to stay for those that want to relax.

    We stayed for 2 nights on the 17th of June, What an amazing cottage, everything oozed quality and every little detail was thought off, the peace and quiet was what we wanted and it’s exactly what we got, Alan and Holly were so lovely, as was Nell (the dog) and tiger (the cat), we had a cpl of lovely conversations with them which was our choice they didn’t bother us at all but we’re always around Incase you needed anything, the hot tub was fab and the views were lovely, highly recommend and when we get the chance we will be back, thanks for a lovely stay

  • "We loved our stay at the cottage."

    It was a clean and well kept place and we received a welcome basket on arrival. The hot tub was a lovely addition which we utilised almost every night. It was a beautiful location with the fields in front. Only thing we didn't anticipate was the building works right outside the house but these were fairly quiet so it wasn't a disturbance. All the appliances were easy to use and we had a good range of apps on the TV. It was also nicely decorated. We loved our stay here and hope to return. Alan was also a great host when we saw him and was very welcoming.

    The location is perfect, remote enough to feel out of the way but everything you need either a small walk away or if you wanted to visit neighbouring towns they are only a short drive away. The hot tub was the perfect end to a day of walking , I didn’t want to come home!

  • "The perfect holiday cottage."

    Everything is done to an exceptional standard with every touch and detail fully considered and the highest quality throughout. The garden is absolutely beautiful - we wanted to pack it all up and bring it home with us! Of course the hot tub was perfect for relaxing after a day of exploring with peaceful views across the fields. Would have been perfectly happy to spend a week just in the cottage/garden but we did do some exploring across the Peaks which was also wonderful. Really handy bus service just a 10 min stroll along the bridleway. Perfect hosts - on hand for anything you need but in no way overbearing. I’ve stayed in a lot of cottages in the uk and without doubt this was the best. If you’re wondering whether to book - just do it, you won’t regret it!

    Good access to local walks from the front door. Lantern Pike is the local hill for Hayfield with wonderful views or the more relaxing ‘flat’ walk along the Sett Valley Trail. The walks are worth the effort knowing that on your return to the cottage there is the welcoming hot tub to ease your aching limbs. Everything about Overlea Cottage is 5*, stylish decor, made for comfort and fully equipped with everything you need for a relaxing staycation. All of this is enhanced by the warm welcome from Al and Holly who are a mine of useful information about their local area. Thanks for a great week!!!

    It's in a gorgeous location which feels super rural but is easy to get to. The cottage is immaculate inside- such a treat to stay somewhere so gorgeous. The big bath was wonderful and the bed was so comfy. The kitchen is well equipped (great for covid times when eating out can be tricky) and the hot tub/ garden area is amazing! We can't wait to come back and stay again.
