    My friends and I had a very warm and cozy holiday. We love the house itself and the decorations so much. Everything is of a very high standard and we can see they’ve been well thought of. Emma is very helpful and always reply to messages promptly. The location is great as well. Matlock is such a nice and convenient town if you are to explore the Peak District. Will definitely recommend to other friends and families whoever wants to visit Peak District!

  • "Emma really is in a league of her own above any other ‘host’ for self catering accommodation."

    Right from the start with her communication in respect of your arrival. It’s obvious she has put so much thought into the extra special touches in the cottage from bath bombs to dry roasted peanuts! Also she has anticipated everything her guests might need….unlike other places we’ve stayed in there was no struggling to find a suitable glass in which to sample a bottle of local beer or a glass dessert dish in which to serve an ice cream sundae. We would highly recommend the Chatsworth Estate Farm Shop where we bought meat, fish and deli products on a few occasions – the range and quality was amazing. Needless to say we will be recommending Rose Cottage to anyone we know who wants to have a fantastic base from which to explore the Peak District

  • "Thank you for a really lovely stay at Rose Cottage."

    We really loved the cottage and it was so comfortable with everything we needed to make it a perfect holiday. Emma left a very generous welcome gift; we really enjoyed the Bakewell cake, all the treats and the bottle of wine was a lovely treat. Rose Cottage is spotlessly clean, very well equipped and extremely comfortable. Emma was very kind and ensured a stair gate was in place for us when we arrived. There were lots of other useful items for children such as a step and potty which made our stay so much easier. My daughter had the best time and really loved all the toys and books she discovered in her room. It was brilliant to have so many books and toys in the house, it really helped her to enjoy her stay. The cottage is beautiful and really well cared for with so many special touches to make it a really special place to be on holiday . Emma left lots of little extras such as chocolates by the beds and nuts in the sitting room which made us feel we were staying somewhere quite special. We all slept really well in the huge beds, again it was all very comfortable and spotlessly clean. If we can come back to the area again we would definitely want to stay at Rose Cottage it was perfect. Thank you so much Emma

    Beautifully clean and maintained. Excellent location and has the advantage of off road parking. Great place to use as a base for the many places and sites to visit in the locality.     From the moment you enter the door, you are greeted with a warm, comfortable, clean and relaxed house which in less than an hour becomes a welcoming home from home. Emma has ensured that all the facilities are of the highest quality and has thought of everything a family may require. Indeed, the provision of extra books, dvd and toys to keep children and adults amused should the weather be poor is remarkable for a self catering unit. The house also benefits from a corner shop open from 6am until late as well as pub serving good food within steps of the front gate..what else could you need! Emma is also outstanding in the good communications she establishes with you long before your holiday even starts so ensuring that everything is perfect for the whole family. Well done!

    Communication, details, questions; everything about the process was straight forward. And then the property itself - that perfect mix of an obviously traditional property, but renovated to an incredibly high standard. One of those rare and lovely places where everything just seemed to fit and click and slide perfectly. An obviously very careful attention to detail had been at work here. Perfect location - we walked into town in minutes, we enjoyed the cafes and bars on the doorstep, we went out into the peaks, and we had a couple at the pub next door. Everything incredibly easy. Couldn't recommend this property highly enough, and the people who run it. Emma was greart to deal with. Will be booking again.

  • "Rose Cottage is a delight and a real home from home!"

    We stayed across Christmas, and Emma had decorated the cottage beautifully; we loved the lights on the tree outside too! We loved all the small touches, like the welcome hamper, the wood with fire lighters so we could use the log burner on our first night and enormous collection of books, perfect for reading in front of the fire. The cottage is in the perfect spot to explore Matlock, with lovely walks straight from your door. We spent a very relaxed Christmas with our friends and we have all agreed we will come back in the summer!

    It was decorated, furnished and equipped to a very high standard. Even though it was minus degrees outside the cottage was lovely and warm, so comfortable. Its location was perfect, easy to get into town, convenience store across the road and close to the pub. We all fell in love with the cottage and will definitely return. We’ve used Sykes cottages a lot and generally they are all good, this was the best we’ve had, highly recommend. Thank you for a lovely stay , Eileen

  • "A very enjoyable stay at Rose Cottage with the addition of off road car parking in the centre of Matlock was appreciated."

    The cottage is tastefully and beautifully decorated throughout with lots of nice extra and unexpected touches was a lovely gesture. Beds very comfy and nice bed linen. We used the log burner and a supply of logs for an evening is provided. We got extra logs across at the petrol station costing £9 for a small bag- bear this in mind if you plan to use the wood burner for cosy evenings.

    Furthermore, it has been equipped with all the expected luxuries and more. Attention to detail is outstanding and will make any stay an absolute pleasure. On top of all that the property is ideally located with the town in comfortable walking distance. Sunday lunch at the Remarkable Hare was fabulous and Chatsworth quite incredible. We have no hesitation in recommending.

  • "Wonderful cottage, extremely well positioned for exploring Derbyshire."

    We went to Bakewell, Buxton, Chatsworth, Haddon Hall, Curbar Edge to name but a few! The cottage was clean, very well equipped and we felt welcome as soon as we walked through the door. We were pleasantly surprised at how easy everything was, booking, access to the cottage, instructions on how to use everything and also recommendations for where to visit etc. The pub two doors down was a bonus too, great beer and food. We really enjoyed our stay.

    It’s absolutely beautiful! It has been restored and finished to a very high standard. It is fully equipped with everything you will need for a perfect holiday and it’s also in a perfect location for visiting the surrounding areas. The property far exceeded out expectations and there wasn’t anything we could fault with it. There was great communication with the owners. I mentioned it was my mums birthday and they put up a birthday banner and left her a card and chocolates, they even added a cake to the lovely welcome basket.     Felt a bit like staying in a small and exclusive boutique hotel. Cottage is cosy but enough space for 6 of us and the discovery of baskets of toys and books for the children to enjoy during our stay met with huge excitement. Outside space is limited but pleasant and nicely furnished. Excellent communication from the owners. We would love to return in future.

  • "One the best places we have stayed in."

    Original, beautifully restored, fully equipped....we struggled to find anything that was missing from the kitchen equipment. Direct contact from the owners before you arrive, milk, bread, butter, wine in a mini hamper with other goodies. Enough wood for 7 days of log fires. Situated on a fairly busy road which was not an issue for us as it was fairly cold so slept with the windows shut. Local pub 3 doors away, shop within 30m, could have spent the week in my slippers. Chatsworth House is a must visit place even at the current prices they charge for entry. Matlock is a lovely town to walk into for shopping, park, cafes, restaurants.

  • "We had a really comfortable stay."

    Unfortunately it was in the middle of some very bad weather but Rose Cottage more than made up for it. The whole property has clearly been lovingly restored and it was easy to feel very relaxed there. All the little details had been thought about. The kitchen had everything we needed and there were plentiful games, books and toys on offer for our two year old that we needn’t have brought along so many of our own. The master bedroom with its super king double was great. The cottage has a great location - it’s got a pub and takeaway on the doorstep, all the other shops of Matlock only a short walk away and it is very easy to travel to any part of the Derbyshire Dales or further afield into the Peak District with relative ease. In short, we had a fantastic time and would heartily recommend Rose Cottage.

  • "The cottage was exquisite and you could feel the love, care and attention that the owners have put into the property on entry."

    The decor in the cottage was just beautiful and very tasteful, it was a lovely mix of old and new. There is something there for everyone from books, games and dvd’s and magazines. The small little touches made all the difference i.e milk and butter in the fridge. A lovely hessian bag containing crisps, chocolate, bread, popcorn and wine. We bought so many things with us that we didn’t need because the owner had provided it all…fantastic. The cupboards were full with every utensil, crockery, pots, bakery items and condiments etc it was like home from home. It was lovely to read the history behind the cottage and the renovation work in the information folder supplied and the lovely pictures which were dotted around the cottage showing the history and work done on the cottage. The weather was horrible all week but being able to relax in this gorgeous cottage made it so enjoyable and meant that we didn’t miss not being able to explore Matlock instead we ended up with a relaxing week away. I would recommend Rose Cottage and look forward to returning again soon.

    It was so lovely to return to Rose cottage- the house is as beautiful as ever. We were made very welcome and really enjoyed our stay. The renovation and finish of the cottage is first class. We found the lounge furniture very comfortable and with a few cold, damp days really enjoyed the log burner and relaxing in comfort.

  • "A lovely cottage close to all the facilities of busy, bustling Matlock but once through Rose Cottage’s double wooden gates it’s another world."

    A pretty courtyard garden with comfortable rattan furniture and feature original well with bespoke iron covering. Through the front door and you know that you are in a lovingly restored building. Going from to room was such a pleasure - every one so tastefully furnished. A lovely very well equipped kitchen and utility room and a pleasant sitting/barbecue area out the back. The master bedroom is exceptional with vaulted ceiling and enormous comfortable bed. All bedding was amazing, beautifully co-ordinated with the softest, silkiest sheets. Not forgetting the super personal touches like a luxury welcome basket, coffee maker, assortment of teas, and a starter pack for the log burner. Loved the pictures the owners had taken during the cottage’s renovation and the story of one of its more ‘famous’ or ‘infamous’(!) residents. We had a very very enjoyable week. Yes - the owners can be justifiably pleased and proud of their beautiful cottage.

  • "My wife and I, over our 30+ years together, have stayed in approaching 100 holiday rental properties and Rose Cottage is the best."

    Superbly refurbished it truly combines bags of old world charm with all modern comforts. There really is lots of space. The whole property and experience were so homely, even down to the generosity of the everyday items (dishwasher tablets, toilet rolls, crockery, utensils etc) which often sees owners supply the bare minimum, to extract a few pence more in profit from the booking. Not so with Dan and Emma. And their communication throughout our stay was so warm and friendly. It is on a relatively busy road but shut the gates, close the front door and you are in your holiday haven. There are two outside seating areas and we were able to leave our bikes securely when they were off the the car rack. As a base to explore the Peak District it worked really well. Highly recommend.

    From the moment we parked in the driveway we knew we'd stumbled across something special. Beautifully restored, it's evident that a great deal of thought and love had gone into restoring this building. As we stepped inside we were blown away. Warm, cosy rooms throughout, beautifully furnished and an attention to detail that surpassed expectations. The welcome basket brought a smile to our faces such a thoughtful surprise.   • "Fantastic accommodation, the owner had provided everything we could possibly want, beautiful decor, I have already told friends about Rose cottage the minute we arrived home."

    The only draw back is only one bathroom could do with an extra shower maybe in the utility room and put a washer dryer in the kitchen. If you have six guests it takes along time to get everyone scrubbed up. Overall we had a lovely few days, lots to do in the area, and wouldn’t hesitate to book rose cottage again.

    The only improvement we would make is to make the rug in the living room secure with gripper, we had a two year old with us and she was running about as they do and slipped on the mat a couple of times. Location wise it couldn't have been better ... short walk into the town with an abundance of shops cafes and restaurants ...there was even a fun fair when we were there.     The location is perfect just away from the centre of town but walkable in a few minutes, and the pub a couple of doors down a welcome retreat! We could not fault any part of our stay at Rose Cottage and would love to holiday there again, the owners have really thought about what a family cottage holiday needs and catered for it perfectly, and then some. The kitchen area is particularly brilliant with a top class fit out and the breakfast bar was used every day, lovely. Having met the owners we can say they are also really lovely people and clearly love the property which they own and have renovated, there is a lot of history in the renovation which they have undertaken themselves and all really well documented to show how much personal investment they have made in creating what was for us the perfect holiday cottage.

    It is well placed to visit many of the attractions of the Peak District. Rose Cottage has been beautifully restored to a very high standard. Parking for 2 cars on the drive is a real bonus and there is a very friendly pub almost next door which serves good food. The cottage is a pleasant walk through the park from the town and several cafes and restaurants in Dale Road. We would recommend Matlock and Rose Cottage.

    Emma and Dan have lovingly and tastefully restored this property, and the interior design is stunning. This is no ordinary holiday cottage!! The photos don't even begin to do it justice! It's a beautiful, immaculate home and one we were all sad to leave. The house is full of character, and all rooms are spacious and cosy. It's so conveniently situated, with all amenities on hand and beautiful views of Riber Castle from the lounge and front garden. The bathroom is immaculate and the three bedrooms are all fantastic. The beds are extremely comfortable, with top quality bedding and tasteful furnishings. The outside spaces are lovely too, with rattan furniture, table and chairs, a barbecue and flower gardens. We even managed to park three cars on the drive. I can't recommend this place enough! We have already booked to go next Spring!

    The decor and location was spot on! There is literally no negatives about this cottage. There was everything you could possibly need. We were welcomed with a welcome pack containing milk, butter, bread, wine and jams. We were also given information about the local area and places to eat out/in. There was plenty to do in the house even if we never step foot out of it. There were games, books and DVDs which we took full advantage of. The attention to detail was marvellous, we even had little bath bombs! The house was impeccably clean and tidy. Even the things hidden in draws! Area is fabulous about a 5 minute walk into the centre of town. Some lovely bars, cafes and shops. Would highly recommend a stay at this cottage!

Matlock Bath 1 mile; Bakewell 8 miles.

The popular Peak District town of Matlock, together with its neighbour, Matlock Bath, has been attracting visitors to the area since the spa was developed in the late 17th century. Set in the beautiful wooded gorge of the River Derwent, the Matlocks offer a range of shops, pubs and restaurants, as well as a host of attractions including Gulliver’s Kingdom and the Peak District Mining Museum. Magnificent views down the gorge can be enjoyed from the cable car which takes visitors up to the Heights of Abraham – a great place for all the family with its showcaves, nature trail, water gardens and Owl Maze. South of the town is the start of the High Peak Cycle Trail, whilst a short drive away is the National Tramway Museum at Crich.
