"We appreciate the owners are planning extensive improvements but we found the following items dirty or broken, thick Black Mould on the bottom and runners of the two Shower Cubicles, Oven and Tray dirty, Stained Mattress, BBQ dirty, the Fridge had a broken salad tray and missing door shelves, taps in two bathrooms were constantly dripping, two sinks were like crazy paving, Freezer needs a defrost, window catches broken and rain comes in around window frames hence stained curtains, loose floor boards, not always Hot Water and there was no complimentary milk left as per note 4 off the information pack."
We were impressed how quick the builder came to fix the roof leak we had on Sunday evening.

"Property was great but some honest areas for improvement below."
Location was stunning and the huge garden kept the kids happy to safely roam. Cottage was well equipped with cooking utensils and crockery.
Really needs a washing machine on site (perhaps lose the freezer and have a shelf in the fridge) and when the weather was hot it was really unbearable in the cottage living room. Perhaps some fans or air con in that room.
Needs some TLC around the cottage, floor boards uneven, hot water ran out each night when we were showering and some of the windows locks felt loose when opening.
Some additional information, menus, days out etc for the local area would be beneficial.
We had a great time and the cottage was in an ideal location for our needs. The above is just some minor areas for improvement which didn't detract from our stay.

"When we first arrived at Top Spot Cottage the living room was extremely hot."
30 degrees according to the thermometer. We had to open all the windows and French doors to cool it down. It is effectively a conservatory with no blinds or opening windows above to ameliorate the effects of the sun. This was at the end of April. Also there is NO washing machine available. When I asked Harriet she said the listing needs to be changed as the utility room is not suitable for use by guests (it is down some steps in a basement) On the plus side it was clean and nicely decorated with lovely bathrooms. The kitchen lacked salt and pepper and the only sharp knives were enormous! The patio could do with a sweep. The views are amazing and there are some nice walks in the area but you have to go at least half a mile down the road to access the path along the river Weir. It is disappointing that you can't walk round the grounds of Cressbrook Hall to facilitate access the the river path.
Dear Alison, thank you for your feedback.
The property is recently under new management and undergoing significant updates and improvements. We will endeavour to incorporate your feedback. We are sorry the property was too warm on your arrival. We have now installed blinds on the roof to offer protection from the sun, apologies these were not in place for your stay. The listings have now been updated and the majority of your comments have been addressed in our latest round of improvements. It is a shame that the Hall is no longer accessible and access to the river is down at the bottom of the village, there is quick access to walking trails in the opposite direction out of the top of the village and down to Litton Mill.
We do hope you will come back to enjoy the views and see the improvements to the properties.
Best Wishes
The Victorian Gardens Property Owner

"We stayed at a Sykes cottage same time last year was excellent."
This year is exact opposite.
On arriving we were advised we had been moved from Top spot to another.
Question why advised issue with heating.
Asked if compatible but on viewing found not the same and showers only no BATH.
Were shown Top spot which appeared fine but had portable eclectic rads. running.
Cottage was not ready or cleaned as we arrive but they did while we waited.
They said would get heating fixed Monday/Tuesday.
The Bath was essential to us so we decided to try.
Then found patio doors leading to garden would not open with assistance eventually got open but could not lock and were difficult to open again.
Spent Sunday night & Monday night but place felt damp.
The only truly warm area was the stone floored Kitchen/Dinning area.
left Tuesday AM very disappointed.
We have a booking for next year with you now reviewing.

"The instructions for finding the property were inadequate."
Finding Cressbrook Hall no problem but it would have been easier if we had been told to avoid the main entrance and continue to a second entrance to Top Spot in the Victorian Gardens. Our property was not accessible through the main entrance. Name of road would also have been useful. Took us almost an hour to find the property. The cottage felt in need need of structural TLC. Not as good as our last holiday cottage with Sykes. Views magnificent.

"The accommodation and grounds are lovely, fabulous atmosphere for relaxing."
Clean and equipped with everything we needed. The little laminated maps of walks from the property are a great resource. The internet was limited and only available at one end of the property, but the books and films were appreciated. Thanks so much.

"A lovely week away at Top spot in October half term."
Staff were very helpful and friendly and communication between them before our arrival was excellent. There was a nice surprise in the kitchen of a basket containing chocolate truffles, crisps and sparkling water. The cottage was very warm and cozy like a home from home and very spacious. The children enjoyed having en- suit bathrooms. We had lots of days out, Chattsworth house farm & garden, Heights of Abraham, Dovedale, Bakewell and a walk along the Monsal trail. There are lots of walks that you can take from the cottage too. Ther views are stunning from the sitting room and bedrooms & we were lucky enough to have nice weather to be able to sit on the patio In the mornings with a coffee and enjoy the surroundings. We would recommend Cressbrook and would like to stay there again.

"The cottage setting was spectacular and the interiors very presentable, warm and comfy."
The owner and staff polite and friendly.
However, a series of basic maintenance/provision issues could improve the experience. Examples are:
1.The two televisions did not work for first two nights as the aerial cabling came loose in bad weather. This is understandable, but there were no DVDs, only a couple of uninspiring left-behind novels, a jigsaw and a Countdown board game with no instructions to substitute. We set up a laptop in the kitchen and my 88 year old mother and 69 year old cousin managed to watch a couple of catchups. The wifi signal seemed to be centrally positioned so ends of cottage were wireless.
2. There were no big saucepans only medium and small. This made cooking a full meal for five tricky.
3. No potato peeler.
4. No serving spoons.
5. Only three mugs of one design and three of another; of four smaller mugs, two were chipped; no desert/cereal bowls just pasta/soup bowls.
6. Although there was a guide book, the lack of obvious instructions to white goods (other than TV/DVD player) and electric shower could pose a problem to some people.
