"A lovely restful location on a working farm."
Clean with everything you could need for a getaway, including reliable broadband. Plenty of shops in the local area and many places to eat, drink and visit. The local farm shop (Croots) was one of our favourites for coffee, cakes, lunch and breakfast. Great walking area, we were told!
(The non-five star for comfort is just down to us having joint problems which made it difficult to get up of the slightly low bed. Most people would not have a problem).

"Modern contemporary well equipped barn, set within a working farm, overlooking the beautiful countryside."
Waking up to the sounds of farmyard animals was such a delight. The barn was clean, warm and very cosy on arrival. Good communication with the host. The bedroom tv was not working, although not fixed during our stay, the host came over to assess.
The bedrooms are spacious and the beds were super comfortable.
The pool table was a lovely added treat to be enjoyed.
Thank you for having us, we enjoyed our stay and will be back in a couple of weeks!

"The Barn was great."
Well kitted out and very comfortable. It is set in a beautiful area and was lovely and peaceful. The Barn also had a pool table which was well used and enjoyed. Hope to return.

"Brookley Barn, is a beautiful spacious cottage, in a beautiful setting."
It is equipped with everything you need for your stay.
It was fantastic to see the sheep and cows just outside the property, totally not phased with people being around.
The pool table is a great added bonus, fantastic idea to also have this turn into a dining table.
We did have to contact the owner about some repairs that needed to be done. One of those being the gate next to the cattle grid, this was coming away from the wall, aswell as one of the dining chairs (which looked like it has been repaired before).
Couple of negatives, the mattress on the kingsize bed is thin and uncomfortable, and the pillows provided need replacing, these are flat and have no bounce at all, we had to buy some.
We couldn’t get to grips with the heating, although we turned the thermostat down the heating still came on, we switched the heating off on the boiler although that didn’t work, so we turned the radiators off.
The neighbours are very friendly. The garden is great for sitting out on a morning to look over the scenery.
The cottage is in a great location for visiting the different towns.
If you like eating out, we can highly recommend Tiger, quality home cooked food and the hosts are very welcoming. We also tried the Railway Inn which again was lovely, and the Hanging Gate if you want something a little special.

"The barn/cottage is on a working farm in a small, pretty village."
It’s off the beaten track and the bleating of sheep & lambs, the mooing of cows & the singing of the birds provide a gentle background for a peaceful break. The cottage is well equipped and very spacious, and we enjoyed it immensely.

It’s very quiet, very picturesque, lots of walks and interesting things to look at on the farm. Great for those people with dogs; our lab was super interested in the comings and going’s of the farm. The cottage is well equipped- the kitchen had everything you might need. Also the people managing the cottage are very helpful. I would recommend

"The property is the most spacious holiday let we have ever stayed in."
The kitchen is particularly well appointed for in-house cooking, etc. The location, just south of the Peak district National Park, gives easy access to Dovedale, Carsington, and several more places of interest.
We would recommend this accommodation thoroughly.

The property is larger than expected, very clean, very comfortable with absolutely everything you need provided, even down to cling film, tin foil and washing powder which is rare these days. Yes it’s in the middle of a farm which was muddy but as country folk ourselves this was a pleasure. Lovely to wake up to cows and sheep on your doorstep! Good directions and instructions provided. The steps would be a problem for people with mobility issues as listed. The key is difficult (found pulling the door towards you helped) The patio set is old and doesn’t look good but it works. The pool table is awesome but the dining chairs are low ( they have to be to fit under its unique design) The only thing we were disappointed about was this property is listed as semi detached. It looks it. But there is indeed bedrooms from next door above your bedrooms. Suddenly hearing people above you was quite disconcerting at first until you realised what was going on. I am contacting Sykes about the accuracy of their listing. However don’t let it put you off this delightful property.

"On arrival at Brookley Barn with my 90 year old Mother we were faced with 8 steep steps to get in the property, In the description it shows a photo of the front but doesn't say that the steps are the only way into the property."
It was advertised as all ground floor so obviousy anybody booking it would not want steps. It should be in the description that it is not suitable for anybody with mobility issues. Once I had got my Mother and her dog up the steps we hit problem number two. The key would not unlock the door so I phoned the housekeeper who was in charge of the place at 17.04 and she said she would see if anybody from the farm was about to help as she lived in the village. I also said to her about the steps and she said when I had said in my email that my 90 year old Mother was coming with me she wondered if they would be a problem but did not say anything. I got a call back at 17.17 asking if we were in and I said no the key won't work, she then said her Mum lived just up the road and would come and let us in. Nobody had arrived at 17.33 so I phoned again. Eventually a lady arrived. She couldn't open the door with the key but used one on her keyring to open it then said there was nothing wrong with the lock. So an hour after we arrived we got in by which time my Mother was frozen. I also hurt my back which i'm hoping is not permanent damage because of having to carry everything up the steps. I contacted Sykes but was told that there was a photo showing steps so it was clear and somebody would phone me back. I did not receive a phone call only an email saying it has been assigned to Amy and she would be in touch. I received another email which was from Amy saying they were not going to take it any further. Basically Sykes were not bothered. We did not use the shower as that was not at all clean, the bath didn't look clean and the toilet also was not clean to my standards. I had to wipe the table myself before we had breakfast on the Saturday morning. We went out for the day on Sunday and when we arrived back we couldn't get the door open again. A gentleman and his teenage Son arrived back and we asked for help. It took his big strapping son 10 minutes to manage to get the door open for us. After that it wasn't locked when we went out because we probably would not have been able to open it when we got back. Also it doesn't tell you that next door have rooms over the top of your bedrooms and I got disturbed by people walking about and the little girl crying. All in all this time Sykes failed us in a bad way. I have lost confidence in booking through Sykes again after this.

"My husband and I thought the cottage was really good value and we liked the setting (very peaceful) and the overall cleanliness of the cottage."
We found milk, eggs, toilet rolls. cling film, biscuits, soap and other things were provided when we arrived, which we thought was a really nice touch. The area is beautiful and it is lovely to see the animals on the farm. We would highly recommend the cottage. The only things we would mention are that we felt the chairs outside should be replaced now as the seating was wearing out, and we felt that they might break completely if we sat on them, and we found the dining table was a bit high for the chairs. However, this did not detract from our enjoyment and we had a very relaxing break. We love this area and would definitely visit again.

"The barn is very clean, comfortable and well equipped."
The pool table was a real bonus for the children. The shortbread, eggs and milk were a nice treat to arrive to. We really enjoyed watching the comings and goings of the farm animals and we had a really relaxing break.
The only downsides were the Kingsize bed was very hard and the outside area needs some TLC - just some weeding and maybe a new patio set as the current one is starting to go rusty and is torn in places.
We would definitely recommend the barn to others.

"Brilliant barn, open space light and airy."
Pool table great at night for the teenagers. Tesco delivery planned and delivered, courtyard enclosed so safe for our dog. Visits from the gorgeous working dog on the farm who sat by the gate waiting for a stroke.
It’s based on a working farm so good to see the cows wandering about in the morning, the sheep and ducks across the way.
Definitely recommend.

"The shower cubicle is very small."
Other than that the cottage is as described and well kitted out for a week's stay. Left a day early due to issues at home. There is agreat farm shop nearby if you like quality meat etc. Not cheap but well worth it !!

"It’s a lovely place and the people, I would definitely book again."
I really loved the place it’s great for dogs lots of space. The only think that was weird that we couldn’t clean up was the cleaning cupboard was pad locked up. Ok people nick things but when you are there for a week and with pets people do like too clean up well I do any way. Bet everything else was great

The cottage is in a great area to visit the lovely Derbyshire Dales. Our contact was Lisa who had prepared the cottage well and left lovely touches like the flowers, wine , milk etc.

It was comfortable and clean with great facilities. Everything that we needed was there, books to read, puzzles to do, pool to play and even foil to wrap sandwiches! We couldn't recommend this highly enough. I almost don't want to tell anyone about it!

The pool table, board games and books kept us all occupied when inside, as well as the SkyTV when watching Wimbledon! This is a lovely, comfortable, bright and spacious cottage, which I would easily recommend to others. We will more than likely return, despite the 450 miles we have to travel!

Its very peaceful and although on a working farm there was little noise. Kids loved being on the farm surrounded by animals. Lovely walks with beautiful scenery. The cottage itself had great facilities and we loved the games and pool table that enabled us to spend quality family time. Excellent cottage and would highly recommend it.

"We had the most wonderful family trip to Brookley Barn, I booked it for my husband's 50th birthday and it was absolutely perfect."
From our arrival late in the evening, when we turned up to a warm home with a very welcome bottle of wine next to some beautiful flowers, to the wonderful sheep in the field opposite who found us very amusing as we pottered around the property! I have to say, as a townie, you haven't lived until you've seen a sheep joyfully rolling down a hill! LOL The welcome pack eggs and shortbread, and the excellent info in the folders, made the stay stress-free and Lisa was amazing help when I discovered my husband's lovely family wanted to come over and spend time with him, and she helped me arrange the car parking so his mum could spend the day with her son. Also I was able to make two birthday cakes while there, as I am a professional baker and had promised my brother in law and mother in law cakes as their birthdays were in the same week, so I'm happy to report the oven baked to perfection. The bathroom was gorgeous and the beds so comfortable it was hard to wake the children in the mornings! My only very tiny niggle was the smell of the manure when in the front garden, but it is a working farm and the house inside smelled divine, so you got used to the faint aroma outside very quickly, and I am happy to say it didn't ruin our stay at all. Brookely Barn was a fantastic venue for my husband's milestone birthday and the whole family absolutely loved every minute of our time there. It was the very first holiday in years where I actually relaxed and came back refreshed, so thank you to all at Brookely Barn for such a brilliant trip!

\we had a great week in the cottage, with many places to visit within easy reach. It was really nice to have milk and eggs provided to welcome us and the cleanliness and comfort were second to none. The pool table was a brilliant extra, much appreciated! I would heartily recommend this cottage to anyone
One tiny thing would be to say that in regard to the travel notes, the entrance to the cottage IS through a farm gate marked with a sign for Brookley Barn on the wall beside it, and a small notice on the gate reading Corkley Cottage, and not as it says in the instructions

"Ideal location, exceeded our expectations from the description and was extremely happy with our choice."
Dog and child friendly with the open fire raised up which kept our toddler and dog safely away from the fire, but with a perfect view from the dining table and sofa's. Pool table is a great added bonus. Kitchen has all facilities and well laid out with enough room to cook together. Bathroom great with lovely standalone bath and separate shower unit. beds cosy and ample storage for clothes. Parking for 1 large car and secure garden. Owners local but still feels far enough away to feel independently isolated to enjoy your holiday without interference. Definetly recommend this location for couples and families.

Dog friendly. Quiet even though on working farm. Good location if you willing to drive fairly short journeys to places like chatsworth, dove dale, bakewell, mam tor all great. The main thing is we could take our dog who loved the lovely long walks as much as us. Good pubs serving good food nearby. Would definitely return.
