  • "Love secluded cosy cottage in stunning rural surroundings."

Booking, check in, communication was all excellent. A great location for those that want to get away from it all... But still have good phone and Internet connection ( great for us as we had to keep an eye on our business). Cottage was clean and well equipped, lovely to arrive to a roaring fire and thoughtful welcoming gifts. Cottage was well equipped, well stocked kitchen, books, games, jigsaws, cleaning products. The only down side wad that the fire provided heat for the whole house, this means it has to be backed up at all times. Not so great if you want to go out for a long day. Bedrooms are large and so they were a little chilly even with the heating on full. My mother in law was supposed to come with us, but took unwell. If she had been there, it would have been too cold for her, so maybe not the best choice to travel their in winter with elderly or babies. But on a positive note, it was a wonderful relaxing break and we will definitely return.

  • "This cottage could be so much more."

The grounds are lovely but that is where the positives end. This cottage was dirty, full of cobwebs and long-standing dirt. It lacked basic kitchen amenities there weren’t even any oven gloves. There were not any towels. I had to request some from owners who said they did not provide any as previous ones had been stolen. They did bring us some after a further follow up text message. There was a single tea towel. The washing up liquid was heavily watered down. Lack of kitchen/household cleaning products. When I say dirty I mean wipe your feet on the way out dirty. There was lack of personal info about the grounds, local area and dog walks apart from a mountain of promotional leaflets. Some furniture had not seen a duster in some time and was layered with dust. Dead insects everywhere. It appeared that cleaning was the responsibility of previous guest, albeit no products to clean apart from a dirty mop bucket outside, and that owner interaction with the running of this property is kept to a minimum. Very disappointing as we are frequent stayers at cottages throughout the UK. This week we are at a less expensive property in Warwickshire and the difference in amenities, information and cleanliness is remarkable. Overpriced and poorly equipped and dirty is what you get for £1100. Disappointing doesn’t cover it.

We do send an email out pre arrival with local information and welcoming also attached and there is also a welcome pack with information about restaurants, supplemented by local Tourist Board information in the bookcase. With regards to the towels, all guest are advised on ther key info email from Sykes Cottages many weeks prior to arrival that regrettably towels cannot be provided at the moment and guests would need to bring their own and I also follow this up with a direct email to guests from myself pre arrival. I will also ask for it to be added to the advert. I did however provide some for you on this occasion when you advised me you didn't have any but was not made aware by you of any other issue. We take great pride in our property and the standards and have received several previous positive comments about the property. Regrettably, in a rural location in the summer some insects may make their way in from the outdoors, especially if windows are open in hot weather and we would have had these removed immediately if you had mentioned it when you contacted us about the towels. We supply washing up liquid which I can confirm had not been watered down and the property is also stocked with bleach spray, polish, cooker cleaner dishwasher tablets, floor cleaner, cloths, tea towels and toilet rolls so that guests have adequate supplies during their stay. The mop is new along with hoover and brushes. We also provide a welcome pack of milk, wine, coffee, tea, jam and shortbread or local Scottish biscuits, dog chews and children sweets, toilet rolls and a fire starter pack. I can reassure all guests that the property will always be provided with oven gloves and will make sure the location of them is clear. Regarding pricing, the price for peak season bookings is made clear on the advert before a gust chooses to book so that they are aware of the price at the time of booking. I live locally, also provide a contact number pre arrival and Sykes Cottages also has a dedicated helpline for any guests concerns during their stay. My father is also available several days a week and again this is advised in my direct email communications to guests pre arrival. I also advise pre arrival of any days my father is tending the garden and I'm sorry that if you had any concerns you did not give myself, my father or Sykes Cottages the opportunity to discuss this with you at the time. • "We had a wonderful stay at Beech cottage with our 4 year old."

We chose it as we knew it was within it's own grounds and plenty of space for my daughter to run around outside, away from roads etc and it didn't disappoint. The cottage itself was really comfy and well supplied with everything you could need. We arrived early evening to the stove being lit so was really cosy, and some thoughtful goodies left by the owner. We didn't really eat out and found the kitchen, whilst small, absolutely fine for cooking and making food, with all mod cons. Fridge is quite compact, but plenty of room for daily supplies, milk, wine, a few beers, and a couple of days of dinner's and lunch stuff, but probably wouldn't hold an entire weeks food delivery. We preferred pottering about, buying from the local shops anyway (some great food hall type places and butchers/grocers nearby as well as supermarkets etc). A car is needed, but everything is within a few miles driving (there is a pub you can walk to, about a mile I think, although we didn't go this time). A short drive takes you to Tweedbank railway station where it is an hour to Edinburgh by train, well worth a day out. I grew up in the Borders so it was great to re visit the area, so beautiful and unspoilt. Beech cottage was a perfect base for everything, but also a lovely place to stay and spend some time at too. We hope to go again.

The cottage itself has everything you need, the log fire completes the experience. It is out in the country side and nearest village is 5mins away and the nearest town is 20mons away but it made a great base for us on our holiday. There is a wide range of wildlife that can be seen from the cottage itself from hawks, squirrels, owls, foxes and probably much more. Definitely recommend this cottage.

Over 3 days strimming and mowing grass area at the front of the property. Window boxes watered while we were in the front room relaxing. This can be done on a turnaround day. Horses and people walking up the path by the front garden (no fencing to separate that garden and the dog was out in it.....hes not good with strangers!!). Fridge freezer is more a counter top job. Its on the floor and not easy to access. No operating instruction manuals/leaflets about any of the equipment. Radiator controls not intuitive.
