  • "I would concur with the comments from previous guests on the various issues they identified with the property, and would add the issue of the apparently recurrent leak from the shower/bath which had water leaking through the ceiling of the downstairs toilet."

    Sykes secured a partial refund for us for which we were extremely grateful.

    This was professionally installed by love my bathroom. plumbers inspection confirmed this was due to the water running down the overflow!over filled . damage that was caused was bad .very sad about this obviously the first 6 days were fine. partial refund was not sykes. it was suggested by myself .no matter what we did couldn't please although after complaint we were still happy to accommodate you another night as requested Property Owner

  • "Dreadful cleanliness."

    Unable to get refund because Skyes said we should have stayed and resolved it, but it's clear from the owners response (that they'd cleaned at midday that day) that they didn't understand the standard to which a property should be cleaned. We have multiple photos and videos of the state of the house, with walls draped in dust-filled cobwebs. Shocking. Won't use sykes again, such a shame after many years of satisfactory stays at other properties.

  • "Downstairs toilet,light/fan switch not working so could not use as it had no window."

    Wifi very poor goes off every 2 minutes .sitting room windows have been painted shut meaning we couldent open them,i think thats illegal as need an escape rout incase of a fire .when we arrived we noticed bath mat in upstairs toilet stunk of urine so we put it in washing machine.appologies for trying to use their electric to charge car ,but was getting desperate as three charge points in jedborough two not working and other only accepted a special card of what i did not have.i was going to leave some money as payment.

    hello rather saddned by the feedback, we have replaced a new light switch the bulb had just been changed previously this was working onchange over, the mat I cannot beleive this was clean , and no dogs in cottage peviously!wifi we are in the country so everything is slower, we did have to wash all cushions on departue and stair capet from little dogs , we hope you arrived home safley Property Owner

  • "We booked Rose Cottage for a birthday break, and were taken in by the pictures of decor that were posted on Sykes website, on arrival that wasn't the case, no red curtains, no bright flowery covered cottage suite, in there place were drab brown and green curtains, that were hanging off the curtain track, and a dated red leather 3 piece suite, the property was sold also cold and draughty, but the fire was already laid, on lighting the fire to heat up the property we couldn't find the switch for the pump, that according to the so called welcome pack is " to the left of the lamp " the lamp was by the door with only an electrical socket to the left of it."

    we finally found it to the left of the fireplace, hidden behind a nest of tables, once the pump was on the fire had to be raging like a blast furnace to get any heat in to the radiators, that were inadequate to heat up the property throughout, we did find a storage heater behind the sofa, and a 20mm gap under the living room door, so a hell a draught came through from an already cold and draughty hallway, could things get any worse. We had planned to have a cosy night with a bottle of wine and a pizza, so warmed up the oven, on opening the door to put the pizza in, the fumes from old fat and grease rushed out, stinging my eyes, on inspection the oven and racks were in need of a real deep clean, we ended up eating out throughout are stay. So on to the bedroom, again cold and draughty, the main draught was coming from the feature fireplace in the room, had to put a suitcase in front of it to stem the draught, plus the storage heater at the top of the stairs didn't work either. The second bedroom we didn't use but it was the same, cold and draughty. The only room worth a notable mention is the dining room, which was nice and warm and true to the pictures on the website. I feel that Rose Cottage has been having falsely advertised on Sykes website and we were duped and taken in by the photographs. If it hadn't been for the fact that we had arranged to visit places around the area we wouldn't have stayed one night in Rose Cottage, it may be fine as an late spring,summer,early autumn, but it's not geared up for a winter let. Rose Cottage has issues that addressing by the owners.

    Thankyou for your feed back, very saddened by this, such negative feedback the cottage yes has different curtains not drab by any means ! lined made to measure curtains for the cottage, yes the suite has changed sadly the old previous suite had been given better days, so was replaced with a new leather suite 2 years ago which is more customer friendly with dogs, with regards to the lamp yes this had been moved this will be edited in book, the cooker had just been cleaned by the oven clean company so surprised by this comment it looked clean before arrival! the cottage has storage heaters which are on and the fire has a back boiler which heats extra heaters,, first bag of ovoid coal is supplied free of charge, this is a country cottage, majority of clients are very happy and cozy , see most of the comments. we have a lot of clients re visiting our lovely cottage. with regards to the bed rooms strange both rooms had been used with sleeping 4 guests , and 2 very large dogs , the kitchen and most of cooking utensils had been well used, noticed on the very large clean up after departure, I will have photos updated on the living area Property Owner

  • "Lovely cosy cottage in great, quiet location in central location for scottish borders."

    just a couple of suggestions to make it perfect. living room could do with a second lamp. the coal fire could do with kindling and matches (we bought some from Melrose). We later found out there was some kindling in a bin outside the cottages but there was nothing in the visitor book to say. the kitchen could do with a hand towel and soap. but these are little things and we really enjoyed our stay. the wine, milk and biscuits were a nice touch.

  • "Rose Cottage is a delight, once we got the fire going and some lovely hot water it was very cosy."

    A nice little wood to walk through which the dog loved and a long drive with some friendly horses in the field. It was a very quiet place and with a dark sky so we could view millions of stars at night-time.

    The Fire was nice and comforting to come home to at night after our trips. The cottage is ideally placed for all the Historic places to go to. All the Family made us feel really welcome which was a nice touch indeed. Everything you need to enjoy your break is supplied in the home and I loved the walks and the pets. Only thing wrong was our break was far too short for us, a month would have been perfect. All I can say is a big thank you all round for everything and I mean everything.   • "Lovely welocming clean cottage."

    The fire was lit and the house was wamr and ready for our arrival. The beds are conforatble. We stayed 3 nihts and went for walks in the area in the woodland. The gardens are attractive with interesting animal decorations placed around the area.

  • "Lovely place and helpful hosts, we were happily cocooned there while storm Arwen raged around us, with all local roads blocked by fallen trees, cleared within a day or so."

    Best to keep the fire going in cold weather for a warm house. We found the double bed a little soft but it didn't detract from our stay. Would book again.

  • "We loved our stay at Rose Cottage."

    It's set in beautiful grounds with very well kept gardens. The house was clean and tidy. The only downside was that there was no WiFi at all and limited phone signal. The family who own it are lovely and the horses very friendly

  • "The cottage is spacious and very quaint."

    It really feels like home from home, with the lovely coal fire to give that cosy feel on a night. There are also electric heaters and radiators, so its lovely and warm when you need it. The kitchen is stocked with everything you could need for a break and we were even greeted with a lovely treat when we arrived! The bedrooms are large with lovely skylights. The setting is beautiful and the chickens that roam freely were an added bonus for our little one. The grounds are lovely and George the gardener was very helpful with advise on the local sites to visit! You are situated perfectly to visit many of the local castles, sites and houses in the area. Although the houses and castles are closed at the moment due to Covid 19, it didn't stop us from enjoying the lovely gardens and walks that are now open. We even managed a trip to the coast to have a walk along the cliff and enjoy the view and then finish the day off with a coffee and shop in Edinburgh. All in all, a lovely cottage, and Julie was a very friendly host. Great for just chilling out away from it all or visiting the many attractions near by. We will definitely be booking again!

  • "Pretty cottage, inside and out, in a beautiful and peaceful location."

    Cottage had everything we needed and the wine and milk were appreciated. The towns of Selkirk and Melrose weren't far away for a good choice of food supplies, cafes, pubs/restaurants and shops. Plenty of walking/cycling/sightseeing close by and further afield. Definitely recommend Rose Cottage and the area.

  • "The cottage was beautiful, sparkling clean and very homely."

    There were also lots of little touches that made the arrival even nicer. The surroundings are stunning and there are lots of little villages within easy reach making this an amazing place to switch off and relax. It is clear the owner takes pride in their property and offers a fantastic service. We will certainly be back and look forward to it!

    The cottage was trrific. Only problem was that they only had a bath no shower. Which was a bit hard for my 85 year old dad. Loved the grounds which were great for walking the dogs. The extra bonus was watching the mini pony from the kitchen window. Highly recommend snd will go back again.

The small village of Lilliesleaf sits in Roxburghshire in the Scottish Borders. The village has had a church since the 11th century and there have been Bronze Age settlements discovered alongside. Today, Lilliesleaf boasts two village pubs and a gallery café with the nearby towns of Galashiels, Hawick, Melrose, Selkirk, Jedburgh and Kelso providing the shops.
