  • "Excellent property and location."

There is some mail and misc paper advertisements piled up in the drawers and shelves of common areas, some actually is addressed mail. Owners may want to go through it.

Great communication from the owner as well. Thank you!

  • "We had a really super experience and stay in our holiday let - 35 Barony Street."

Other than a shortage of wine glasses and teaspoons (!) we are so comfortable and happy and we would definitely love to stay there again if the opportunity arrises.

  • "This was a lovely property in the new town."

Having three bedrooms was wonderful for dealing with toddlers and jet lag as this was our first stop in Europe. The neighborhood was really lovely as well. The only suggestion I would have is to include the lockbox information when the listing is booked or to provide an email address. With the number provided, which is a landline, I had a hard time getting information on checking in. Once I received a mobile number for contact information, communication became much easier. Also, we had an issue with the fuse box and the owner was extremely responsive and able to walk me through solving the problem. Overall, a lovely stay and wouldn't hesitate to stay there again!

  • "We had a lovely stay at barony street."

Communication with the owner was friendly and adequate. The appartment had a really nice atmosphere and was clean, neat, kitchen well equipped and comfortable beds, shower and bath. The neighboorhood is quiet, and still in walking distance (10-15 minutes) of the city center. After some exploring and asking around in the neighbourhood we also found a really nice park and playground where we went with our kids (8,10,11) in the evening, also a 10 minute walk. The only thing we missed is parking space for our car. The parking in the street is only for permit holders so after we onloaded we parked our car in a Q-park nearby (10 min walk). Other than that absolutely perfect. We would definitely recommend this place to everyone and we ourselves would also love to come back. Great stay, great city!

  • "Lovely property with genuine period charm."

A few minor repairs are needed but nothing that impacted the enjoyment of our stay. Very helpful and friendly owner who was a delight to deal with and reorganised his day at short notice to sort out a problem with the boiler!

Clean tidy comfortable and convenient. Hosts were really friendly and gave some great recommendations of places to eat and things to do. It’s a great location with Some great places near buy to eat and very close to the shops. Buses are easy to catch near by as well. We loved our stay and will certainly be back, we have also told many of friends how great our stay was. Thanks for a great holiday, it was awesome.

  • "Really nice flat, excellent location, clean and welcoming."

Would rent it again. It could be improved by having wooden shutters in the twin room, as kids always woke up early. Also there were two nails out of floorboards in living room. Still I would recommend it.

  • "Property in a perfect location."

It was clean and tidy. However wood work needs some attention. The communal front door lock is faulty and is difficult to unlock. You need to put key in then pull it out. Needs sorting ASAP.

Only one minor comment/criticism: although there is a bathroom and a shower room there is only 1 toilet which perhaps should be made clear in description. Otherwise the flat was great

  • "The apartment was in a great location, within walking distance of the station and all the amazing sights of Edinburgh."

However, we were extremely disappointed to find it hadn't been cleaned prior to our arrival. Thick dust on every surface, especially on and around the toilet/sinks/towel rails and shelves. Not a great welcome after a long journey. The apartment is also in need of some TLC....dirty marks on walls and paint chipping off the bathroom cabinet. Such a shame as it could be stunning. We were also expecting to scan a QR code on arrival, in line with COVID track and trace guidelines. This was not at the property. The Sykes team were very quick to respond to our concerns. On the plus side, the beds were incredibly comfortable and we still had a great week in Edinburgh.

Barony Street is in an excellent location for exploring Edinburgh The flat was super super clean and the kitchen well equipped to cook in I actually made it to the master bedroom with it’s lovely big bed so there was an up side to not being able to meet up with family there we love this flat have stayed there many times and will stay again in future

  • "The way the listing was presented made it appear as if there were two toilets in the premises but there was only one."

I was disappointed to find, on our arrival, that the toilet contained the previous users waste, not having been flushed since its last use - therefore not having been cleaned either! It was also disappointing to find that there was not even any salt & pepper, let alone anything else, in the property - every other rental we have made in the past has usually had some basics in the kitchen, if not an actual welcome pack. The property itself needs some tlc but...…. It is spacious, comfortable and well positioned for anyone visiting Edinburgh - Barony Street is fairly quiet with little passing traffic and is just a short walk to the tram terminus or there is a bus stop at the end of the road (a number 8 bus will take you up town). There are numerous cafes and interesting shops, a chemist, a deli and a lovely pub just down the road and a few minutes walk whilst up the hill there is the OMNI Centre with a cinema and a variety of pubs and restaurants, COSMO - an all you can eat international buffet, and the Playhouse Theatre, if you want to catch a concert or show. One bonus, which should be made clear in the listing, is that there is an iron, ironing board and hair dryer available at the premises

  • "Ideal for the centre of Edinburgh but a shock to the system when you first open the door and see stone floors and stairs with iron hand rails, then I realised how old the building was."

Once inside our front door it was warm and cosy though at night we had to close the shutters as large cracks around sash Windows allowed terrible drafts in. It does need a bit of T.L.C. On the decor and definately new mattresses and bedding. All in all we enjoyed our holiday in Edinburgh .

  • "Positives - excellent location and had all amenities as described on website."

Central heating worked well. Negatives - lacked attention to detail e.g. only one teatowel and it was old and tired, not even a complimentary sized bar of soap in either kitchen or bathrooms, lowest quality toliet rolls ,bedding clean but seemed poor quality and not ironed, also pillows cases non matching, gaps between bare floorboards and rough edges to them, nets in lounge dirty-grey, not even a pint of milk left, freezer had old stuff from previous occupants and needed a clean, bookshelves untidy and rugs needed a good clean as did sofas. Overall whilst not individually complaint-worthy the lack of attention to detail made the place feel unloved and not very welcoming.

  • "This venue was a total rip off."

35 Barony street was a hovel when we arrived,an absolute disgrace. The house was like it hadn't been cleaned prior to our arrival. The bedding was filthy so much so we couldn't sleep there.Despite being advertised as having private parking for some of the time there wasn't any near the property. We were so disappointed we went and stayed for a few days in a Premier Inn then went home early.Should have been re-embersed but Sykes took the word of the owner who was away at the time and had left it to be managed by someone who was not available to us.Think of your worst nightmare holiday and this was it!

The beds were all warm and comfortable, important after a days’ hike through Edinburgh. Not that the city is far away, we found all the sights within easy walking distance. And supermarkets and cafes are on just around the corner. The landlord was ever so kind - when our flights were cancelled due to bad weather he went out of his way to arrange for an extra night - just super!
