"Really lovely place with so much character."
The stairs are really steep and did cause a bit of an issue. The bathroom being located via one of the bedrooms was also less than ideal. We still had a very enjoyable stay
Due to the age of the property the stairs are in keeping with the character of the cottage and it is stated on the details that they are steep also it is stated on the details that the bathroom is off the second bedroom. Unfortunately due to the character of the cottage it is not viable to have the bathroom located anywhere else. Property Owner

The cottage had a lovely, comfortable feel to it. The only reason I only gave 8 as likely to recommend is that most of my friends have young children, so the location and the stairs may not be ideal for those families. The other recommendation I would make is to update the Information and "Things to do leaflets" as these felt old and outdated. Also, could owner liaison with the Fox pub. We would have loved to have eaten there but it was quite expensive. A 10% discount or other offer may have enabled us to visit. Thanks, Jo

"Great little cottage."
Very comfortable and quirky (watch out for the stairs). Perfectly placed for exploring Suffolk. Some people might not like traffic noise but really didn't bother us. Some milk in the fridge and a dish cloth would have been helpful. Thoroughly enjoyed our week though.

The road noise being right on the main A12 was soon got used too and didn't cause us any concerns. We were a bit worried that the garden although large and our dog thoroughly enjoyed running and playing around in it that it wasn't that secure but we needn't have worried. Would certainly recommend and hopefully return soon.

"Toaster did not work."
Never found the dishwasher. Garden umbrella was abysmal.
The toaster works but you have to use one side of it first. There is not and never has been a dishwasher. The umbrella was not for use as its broken and was tucked away in the summer house. A call to us would have sorted all these issues. Sorry this impacted your stay! Property Owner

"I would say just met expectations."
Relatively clean, but did have to to some dusting on arrival to get rid of a few cobwebs. The stairs are very difficult, I think this needs explaining better on listing. The shower is a bit of a relic and minimal pressure. Overall the temperature of the cottage was comfortable, however we did have one rainy day when we could of done with the ability to turn the heating on, as the cottage got quite cold when we got back in the afternoon, also cold in the morning. There was no means of drying your towels, even the rotary line was broken, which also meant any clothes washed couldn’t be dried. The fire was out of action, but still advertised. On a positive the garden is a good size. The kitchen is well stocked with the exception of any kitchen sharp knives, so only get sliced bread! Location was good for coastal walking, traffic noise was high when trying to sleep.

Can’t fault anything. Yes, it’s on a busy road, but we were expecting this and the traffic didn’t bother us.

Well equipped, cosy and lovely garden and outside space if weather allows. Worth a visit to Langard Fort, Sutton Hoo and great Transport Museum at Lowestoft. Would be happy to use the cottage again .

"An isolated semi detached house, on a busy road which is ideal for touring the local area."
However if your intentions are to step out of the front door and pop to local pub, shop or beach, this isn’t the cottage for you. There is a bakery 100m from the cottage and a small general store one mile away. The interior is clean and well decorated in an oldie Suffolk way. To gain access to the first floor you climb steep winding stairs which could prove difficult for guests with mobility issues. The bedrooms were clean and comfortable with the only bathroom off the second bedroom. The bathroom facilities are adequate if a little squashed. The all important WiFi logged on to our apple devices but not our android or kindle devices. All that said and it’s all in the cottage description. we enjoyed the stay and would recommend it as a touring site for those not too bothered about road noise or being in the central location. We can recommend the Queens Head to eat out which is 2 miles away in Bramfield. We can also recommend ‘first night fish and chips’ in Aldeburgh.

The duvets are of poor quality and could do with being replaced. The table is not comfortable to use because of the top supports.

"A beautiful, cosy cottage!"
Very well equipped and well-presented. We spent 7 nights here, 2 adults and 3 children, we were all very comfortable and loved our stay! The children loved the outdoor space, the rope/tyre swing and watching the tractors/combines busy at work on the neighbouring field! A perfect base to visit Southwold, Aldeburgh and beyond. The stairs would be an issue for people with mobility problems but they do add to the character of the cottage. As the cottage is on the A12 there was some traffic noise but this didn't disturb us or effect our stay. Would love to return again!

The traffic noise wasn’t an issue and we even sat outside for breakfast a couple of times. The surrounding countryside is great and it is close to Halesworth (The Boardinghouse pub is fab) and the walk from Walberswick to Southwold is definitely recommended! We have arrived home still feeling relaxed from our holiday - what more could you ask for!

We found it was not intrusive and didn't spoil our holiday in any way. The stairs are steep and narrow but just require a little care when negotiating them. The cottage was cosy and well equipped and is in a great position for exploring Suffolk. We had a great week here and particularly enjoyed visiting Orford, Thorpeness, Beccles and Southwold. The area is largely unspoilt by the modern world and enjoys some spectacular locations-We plan to return again to visit more places we didn't get time to see this time.

We had a wonderful family holiday, it was great for our dog to run around the closed in garden and the kids loved the tyre swing in the tree! Lovely beaches in Southwold and we had a very nice meal at The Ship. Hope to go back.

It was inadequate for more than 3 adults. Your description says it's suitable for small groups or a family. I don't think a group would be happy to go through a bedroom to use the bathroom and can only use the bottom bunk. You also say that the stairs would not be suitable for someone with mobility issues. Our party does not have any issues and found the stairs unsettling and in the information pack it states don't come down in socks! There are no wardrobes in the rooms, just a rail with coat hangers. The kitchen, is so small so I'm not sure where you think a small party can sit and plan there day. The kitchen is not modern and you are restricted on what you can put in the fridge, so again not suitable for more than 2 people. in your description you state there may be some traffic noise, yet it turns out that this is a major trunk road for the A12! In the owners handbook they also give the impression that this is a major road as they tell you to pass the property from the south and turn around and turn into it from the right showing there has been issues and it's a very busy road. I'm surprised that you don't state the access to the bathroom in the accommodation details as this is a major issue! In all our experiences of renting cottages/houses we've never seen a holiday to let board outside from another company and gives the wrong impression.

"A beautiful cottage with lovely scenery."
The cottage is beautifully decorated and had a welcoming feel. The property may be next to a road but this did not take away from its beauty and surroundings The only thing I would say as it is dog friendly, we could not let our pup off lead as the only thing stopping her from the road was a hedge and what looked like chicken wire which she could have easily jumped over. Ella would have loved the garden but she had to be kept on the lead. Having said that I would not hesitate to recommend the cottage. Thank you for a lovely stay.

"I have spoken at length with your customer services."
The main issues being the misrepresentation of the noise and closeness of the A12 and A144 to the cottage. Although the cottage was clean the cottage furnishings in general need updating . Very little effort had been put into the garden in the way of general maintainace and cleaning of furniture. We have stayed at Sykes 4 star cottages in the past and this comes no where to the expected 4 star rating.

love 200 year old plus cottages as we have friends who live in one and this one is stunning. nice walk to local village and shop was just down the road. also loved the rural setting. yet so easy to drive to everything we wanted to visit. a week was too short really.well done.
