  • "On arrival the place was spotlessly clean and we couldn't find a single downside."

    It is certainly very light and airy. There are 2 spacious bedrooms with comfortable beds and plenty of storage. The kitchen diner has plenty of pots, pans and kitchen gadgets to make a variety of meals. The lounge had comfortable sofas and a decent sized TV to relax with of an evening. There is a shop and a pub within walking distance. The town of Woodbridge, with its interesting collection of independent shops and its lovely Tide Mill, is only 15 minutes drive away. With in a reasonable driving distance are Sutton Hoo, Suffolk Punch Horses, Snape, Aldeburgh, Orford, Southwold, Bury St Edmunds plus many other places of interest. We really enjoyed our stay at Sandlings and would recommend it for a holiday.

  • "Another lovely week away at this excellent modern house."

    Perfect location for exploring the beautiful Heaths and coastal villages of SE Suffolk. We particularly liked the local heathland walks and bird watching opportunities. Sutton Hoo is a short distance away and has a nice cafe, the Friday fish and chips from the local community centre truck were excellent and great value too. There is a private driveway big enough for two cars to be tucked away safely once you have decanted at the kerbside. Our third visit in a year, we highly recommend this very nice house

  • "We had a great week at Sandlings."

    The property is beautifully presented, very clean and has everything that you could need. One of the best properties we’ve stayed in. The owners have clearly thought carefully about the requirements of holidaymakers. A very well equipped kitchen and thoughtful provision for children. Great to have a parking place beside the house which we comfortably fitted our large SUV into. We would highly recommend this property.

    However, if you drive a medium to large SUV, parking is a real pain due to the narrow width of the assigned parking space and the close proximity of cars parked by the owners of adjacent properties.

    The area is nice with plenty of pleasant walks -several of which were literally on the doorstep. The village has a handy food-store and pub close by. Further afield there are plenty of villages and coastline to explore.

    The house was well equipped with everything we needed for a week away. The property is modern and clean, with comfortable beds. Having never visited this part of the UK before we enjoyed visiting the local sights of Sutton Hoo, Aldebrough, Snape Maltings and Orford. The house is well situated for days out. We hope to return one day- thank you!

    Although the accommodation had plenty of leaflets etc. for local interest, we always rely a fair bit on what other people have written in the visitor book as they are more reliable than the brochures put out by the attractions themselves. We also like to leave recommendations of our own.

    It felt less of a holiday property and more of a home. The accommodation was in very good decorative order with a 'seaside' feel, but with a Christmas booking the proprietors even provided a decorated Christmas tree! The whole property was spotlessly clean and beautifully appointed throughout. Definitely worth further visits.

Very good pub,with food, The Shepherd and Dog a few minutes walk away and great village shop, complete with Post Office, a short stroll in the other direction. A great spot for exploring East Suffolk. Would definitely recommend.

  • "Sandlings is a warm, comfortable and very well equipped modern property providing an excellent base for our week in East Suffolk in early November."

    Bike storage was an added bonus. The village of Hollesley has an excellent pub, about 200 metres from the property, that opens every day,serving good food at very reasonable prices from Wednesday through to Sunday lunchtime. The village shop met all of our basic needs. Fresh eggs and vegetables are available locally using an honesty box system. If we return to the area in the future, we will have no hesitation in trying to book this property.

  • "The house was a delight - basically we wanted to live there!"

    Clean, spacious, well designed and everything we needed was there. Also really friendly and useful phone call beforehand with the owners. When we got there, we could not find the WiFi password. Duh! It was written on the only page of the comprehensive booklet that we did not read! But a phone call sorted that out in a few minutes. Local shop was good, local pub served good food, and a nice part of the country. Good holiday.

    The property was very well equipped and had information & walks of the area, games, DVD’s if needed, BBQ in the garage. There is the Shepherd and Dog public house just round the corner that was very friendly and serves meals. Would definitely recommend this property as a good base.

  • "Sandlings is a lovely modern 3 storey town house set in a peaceful village."

    The local shop has long opening hours and a good selection of items and the pub are both only 2 minutes walk. Hollesley is set next to a large area of common ground, gorse heath and woodland with many trails to explore for the walker, cyclist and horse rider. There is a real sense of community in the village, from the community garden to the warm welcome at the pub and shop and friendly neighbours. The house has generously sized bedrooms and bathrooms and a private little rear garden. It's very well equipped and has a toilet on every level. The kitchen and lounge may be a little cosy for a party of six but was certainly spacious enough for our party of 3. There is private off road parking for two cars and the village is set on a picturesque peninsula with the nearby shingle beach of Shingle Street, sleepy villages and a mixed sand/shingle beach at Bawdsey. The nearby town of Woodbridge is a lovely mix of independent shops in a historic high street and the odd, more upmarket chain. Plenty to see and discover at a pace to suit yourself. We had no issues with WiFi at all.

  • "The main issue was that the wifi in the house did not work at all, this made it especially hard as we spent most of the weekend unable to even get a signal on our phones."

    2 people in our group rely heavily on the internet due to the nature of their businesses so this did hinder some of the work that they could do at the house. I did feel it would be better to say on the listing that whilst wifi is available, it is very temperamental to make those that need access to the internet aware that there could be some issues. However, there were many more positives that far outweighed the lack of wifi. There weren't enough towels in the house for all of us so we contacted the home owner and they sent round fresh towels very quickly, the kitchen had everything that we needed, the house was clean (although there were a few spiders around) and the garden was big enough for what we needed and well kept. The only drawback was that it was quite a way from all the main shops, having said that, I would definitely recommend this house to anyone looking to come and stay in the area and would definitely go back.

  • "Sandlings was very homely with all the facilities that we needed for a week's stay."

    It was extremely clean with lots of extra seaside themed touches which made it feel like a holiday home. The beds were comfortable and the bedrooms had lots of storage. There were plenty of towels and the kitchen was well equipped. Located in a small village, it was just a short walk to the village shop which was well stocked and the local pup (essential to book for a Friday evening). We were glad that we followed the information about the 'Fish and Chip Van' which calls at the local recreation ground on a Friday evening - generous portions and tasty. We made use of the garden which was quiet. There was a short power cut after which the WiFi failed to come back on. This wasn't too much of a problem as it meant our teenagers had to talk to us and play games in the evening! Lots of lovely places to visit locally including Woodbridge, Sutton Hoo, Southwold and Aldeburgh. We were lucky enough to visit Aldeburgh for Carnival including the lantern parade and fireworks in the evening. Thank you for the tea, coffee, milk and biscuits on arrival.

  • "Do not usually stay in a new build but, was very surprised how quiet and well situated this property was."

    The village was nice the surrounding countryside outstanding. The property was very spacious too. The kitchen was equipped with everything I needed and it was all of very good quality. Even in the hottest weather on record, opening the back and front doors brought a fantastic breeze through that kept us all comfortable. The owners left us tea coffee and a pint of milk for drinks when we got in. Absolutely no complaints.

The Suffolk village of Hollesley is located in an area known as The Sandlings. A number of walks can be enjoyed from the village, including those to Suffolk’s internationally important coastal heathland, where you will discover the purple landscape rich with wildlife, and Rendelsham Forest is well worth a visit with its challenging bike park, play equipment, picnic area, circular walks and trails. Just outside Hollesley is the Suffolk Punch Trust, which is dedicated to preserving the endangered Punch Horse, whilst nearby is the historic market town of Woodbridge, offering riverside walks, independent shops and the world famous Tide Mill.
