  • "We arrived to find a lovely little country cottage with views over the field and lots of wild birds aswell as friendly chickens."

It was warm and welcoming with a well eqipped kitchen and comfortable spacious bedrooms. Matt and Amber were friendly and made sure we had everything we needed. With an interest in bees Matt was happy to show us the beehives too. We hope to visit again, thanks

  • "This is a lovely little cottage, very cosy and welcoming."

The cottage is well equipped, very comfortable king size bed with plenty of storage in the bedroom. The bathroom is roomy with bath and hot shower. The owners are lovely and helpful and there was milk, free range eggs and a sweet treat waiting for us when we arrived. The owners, next door, keep the hens that produce the eggs and also sell vegetables. There is a nice little pub in the village and lots of public walkways. Would definately visit again and would recommend.

  • "We had a lovely week in this cottage."

The hosts were excellent. The cottage is so comfortable and cozy. Loved the log burner. Everything was spotlessly clean and the kitchen well equipped. WiFi was good. Double bedroom was great and we slept well. Nice big bathroom. Perfect for the dog and off road parking. For visiting lots of Suffolk the location is very good. We will definitely look to see if this is available if we visit again. And the eggs were great!. Thankyou Matt and Amber.

The stairs are very steep. We did get used to them. We all enjoyed the garden, the dog especially. If we were coming again, i would make it earlier in the year. Felixstowe it's self, was shut down for winter. So not much to see there.

  • "I think the writers of the previous review must have stayed in a different cottage as No 2 Hillside is clean, comfortable and in a lovely quiet location but near to Felixstowe and lots of attractions in Suffolk."

I met the owner Matt who was very welcoming along with his two beautiful friendly labradors. I only saw the dogs in the parking place once and they were fine. The stairs are very steep but easy enough to navigate with the added hand rail. The sofas were perfectly comfortable as were the beds. We made use of the sky TV in the evenings. I liked the canopy over the sunbed in the garden making it easy to be shaded from the sun and we were lucky enough to have the weather to make use of them. The rooster next door didn't wake me up at early at all and I'm a light sleeper. I did hear him during the day but he wasn't loud. I loved the fresh eggs and veg that were available with an honesty box next door. The cottage garden was enclosed so safe for dogs which is important for me. We were lucky with the weather apart from rain on the weekend but that didn't stop us getting out and about. We went to Felixstowe, Aldeburgh, Orford, Waldringfield, Rendlesham Forest, Languard Fort and Shingle Street beach. We loved our stay and would love to return.

Thankyou so much Virginia, we're so pleased you had a pleasant stay you and willow are welcome back anytime. Property Owner

  • "The owner of the property lives in the cottage next door with his family and 2 large dogs."

The entrance on and off the holiday property is via large yard where the owner keeps bees and has a large shed/outbuilding. The owner used this are on occasion during our stay and was out there with the dogs. You are unable to access the holiday cottage without going via this yard/space. The dogs, one in particular, do come over and bark and growl which made my daughter nervous. The back entrance to the property smelt of damp dog and the freezer, which is housed within this area, had mold all around the opening and lid. We left our food in there and didn't use any of the kitchen appliances beyond the kettle and toaster! The oven was filthy! Every saucepan and frying pan was dirty. On some of them the non stick surface was scratching off and would very easily peel off into your food. There were dirty baking trays in the cupboard which were rotten and unusable. The oven was disgusting, there were more baking trays in there which had clearly been used and just left in there dirty. The sheet on the double bed had black marks on it and the blue sheet on one of the single beds had odd white stains on it, possibly bleach. The 2 large white sofas had both seen better days and became very depressed when sat on. I have left the property with a bad back from using these sofas and am now on strong pain killers. The stairs are very steep and become narrow and take a sharp turn almost half way up. They are less than an average foot width wide at this point making navigating them with a suitcase very difficult. Finally the Cockerel. Every single morning at, or even before 5 am the cockerel would wake you up. Whether you are in the front or the back bedroom you could hear him. So unless you like an early start bring ear plugs! Had we not made bookings to use beach huts and see other attractions and see friends we would have gone home. This was not a pleasant stay. If I had been able to upload pictures on here I would have have!

A lot of the key points raised here are actually in SYKES description of our property!!! YES, the stairs are steep but it's a very, very old cottage so we have installed a hand rail to help with that issue. YES, our accommodation is nestled within a small holding resulting in noise from livestock, but in a peaceful rural setting. Our cottage is pet friendly and YES we have two beautifully soppy and trained labradors (pin & meg) There is parking opposite the property with access via the front gate (2nd entry point) but for guests security we offer off road parking. As for the cleanliness of our well maintained cottage, it's a shame you didn't adopt your own hygiene policy when vacating the property, resulting in your undue compensation claim being unsuccessful. • "This is a good location for exploring Suffolk."

Felixstowe is a gem and is within a ten minute drive. The cottage is very comfortable and the owners are lovely and very helpful. Some of the mugs in the cupboard were badly stained and needed a good scour before we could use them but I suspect this was down to previous holidaymakers. They looked perfectly fine in the cupboard at first glance. One or two plates hadn’t been washed up properly either but again, stacked in the cupboard nothing was amiss. The stairs bend sharply at the top end and are very narrow so could be a challenge for some. Getting luggage upstairs is a bit tricky but manageable. Just something to be aware of. The cottage is very old so will have challenges but so worth it for a great stay. Our thanks to Matt and Amber for making us so welcome. Lovely welcome gift too and milk in the fridge.

The cottage is just as shown in the pictures Spotlessly clean and very comfortable. It was great to arrive and find Milk in the fridge and a pack of tasty biscuits along with Tea,Coffee and Sugar ready for that much needed cuppa on arrival, plus half a dozen fresh eggs from the owners chickens which you can hear and see. The garden is ideal for the dog and totally secure. Felixstowe is the nearest town and is both a busy port and a lovely seaside resort, which all along the promenade from the Fort to the Deben Estuary was well maintained plus offered free parking in most areas. The cottage is ideally situated for exploring this part of Suffolk.

  • "A very clean and well equipped cottage located about half a mile from a small village with a nice pub, however only a very short drive from Felixstowe and Ipswich."

Well suited to a couple staying but has a spare bedroom with two spare beds and a cosy log burner. Private parking area is good and it's very well placed for touring the area, coast and villages. We never met the owner who lives next door but a lot of thought has obviously gone into the entire set up to make it a very pleasant place to stay. The description on the web site is very accurate, in particular describing the steep staircase and dining table for two, no issues for my wife and I but worth noting if you have mobility issues ect. Would certainly recommend after a very enjoyable stay in late November.

  • "Sykes itself was somewhat disappointing, as I was awaiting a reminder email to which I have come to expect from other sites, and for the holiday to automatically be put on my calendar, instead of needing to do it manually."

As I've had some full on stress and calendar lately, I had thought my holiday started 3 days later than it actually did, yes it is absolutely my own fault, however a reminder email would have perhaps rectified my mistake as I was looking out for it. That's my only negative remarks. The holiday cottage was absolutely fabulous!! The owners are wonderful, friendly and helpful in giving insite to the area walls and some history too

  • "My feedback is for Sykes."

About Sykes. I totally missed the fact that you charge a management fee so only saw/realised at point of payment. You need to better state it and be up front about how much - not at point of payment or in the contract in the small print. You make it sound as the contract is with you but it is actually with the owner and you wash your hands of all in the contract. It's very confusing. So many emails sent out - why? Repeat emails. I will never to do business via you again.
