"Lovely house, nicely refurbished."
Outside area lets it down. Thankyou so much for the lovely goodies. I found the sitting area uncomfortable hard surface on the settees . The smoke alarm may need a battery change as it went off several times on the last night. I thought it was a very nice house just a few things

The kitchen had everything you could need - the most well stocked of any Southwold holiday home we have stayed in. Fridge was small as per other reviews but fine for the 2 of us for a few days. Thanks

"The house is very quiet and well appointed, newly decorated, good furnishings and a quiet garden."
On-street parking was fairly easy to find. It was over all a happy stay with nice touches; we arrived to 2 pints of milk and a bottle of wine, and good quality crisps and biscuits. However the house should really be described as two and a half bedrooms. The third bedroom is a very small bunk room off the second bedroom. This is only mentioned on the additional page on the website, easily missed. Sykes could not tell me the actual dimensions of this, but said the bed had been used by adults before. On arrival we found the access to the room was very narrow - the bed in the second bedroom only left a shuffleable gap! We had to draw lots as to who got the nice bedroom, the one that was very small or the one that had through traffic…We got lucky and had the larger room, however the nice quality sheets weren’t clean, hoping it was only two bits of food stuck to them?! Southwold is a beautiful town, the people are friendly and the cafes and shops welcoming. The sea was sparkling, the beach was immaculate and sandy. The house prices are eye-watering - including this one that we spotted as for sale in a local estate agent.

I am sorry you did not realise the bunk room was accessed through a bedroom, we do note this on the top of the website in the bullet points as well as in the main description, we do also have a picture of the bunk room to allow guests to make a decision on whether this is suitable for them. "When we arrived the cottage was easy to find and check in but unfortunately after a long drive there was a couple of our party (including my elderly mother) that needed to use the bathroom but there was no toilet roll."
So the first thing I had to do was find a local shop, not a great start. Surely this is a basic element that should be provided and on reading the visitors book there were several entry’s that mentioned how they had everything they needed including a welcome pack with a bottle of wine. We had nothing! Personally I’m not bothered about the wine but a loo roll should be there. When I mentioned this to Sykes I received a very flippant reply that we should have known this as the cottage is self catering. But surely if towels are provided then that should be too. The cottage it’s self is very pleasant, it’s well decorated, is comfortable and has everything you would need. Southwold is a beautiful town and we would definitely visit again. Would we stay there again, unfortunately not. The family that lives next door are very noisy at all times of the day and particularly at night and into the early hours so we didn’t really get a good nights sleep.

We actually changed to a new housekeeping company the week of your stay and our previous housekeeper prepared the property for your stay and should have placed these in the cottage for you. "Lovely cottage in excellent location for town and beach."
Short 5 mins walk through the church at the top of the road to centre of southwold highstreet. Easy free parking right outside cottage. Tastefully decorated throughout and central heating very good and warm for whole stay. Lovely and clean. Downsides would be there are no wardrobes for hanging clothes, just 6 hangers and a small free standing rack in main bedroom and only hooks on the wall with coat hangers in other 2 bedrooms. The shower cubicle in the bathroom is very small for manouvering round inside. Fortunately, we aren't very big so was ok, but it might be an issue for a bigger person! Lovely, bright and light, well equiped kitchen, plenty of everything you need but the fridge which is so tiny and the smallest we've seen outside of a caravan! There is also a wine fridge though in the dining area which we used as back up to the small frigde!. The TV is very small but we weren't away to watch TV all the time so it was fine for a few days. The welcome pack of wine, biscuits, crisps and milk is a lovely gesture and most welcome. Thank you. Would recommend the coastal walk to Walberswick. Southwold is a lovely town and a great base.

Easy walk to the seafront, the pier and the town centre. Cottage is lovely, really well equipped with useful essentials like tea, coffee, salt, pepper, dishwasher tablets etc. as well as books and games. Comfy and homely. Special big thank you to Ben at Sykes who went the extra mile to help us get booked, after we left it much later than we should have. Much appreciated thank you.

Small (circa 1909) terraced cottage with partial ground floor refurbishment. Disturbed at night by noisy neighbours Defective and temperamental front door lock, which posed a security risk. House/Garden boundaries offered no privacy. Over priced and disappointing.
Thank you for your feedback. I am sorry that you felt the property to be disappointing. Whilst there is very little we can do about neighbours noise, we understand how this can impact your holiday and are very sorry about this, the neighbours have since moved away. The front door lock is not defective as we have checked this and would not risk the security of our guests or the house. Naturally being in a terraced house, the gardens are unable to be completely secluded and private but the garden is seperated by hedges and shrubs. I am sorry you did not enjoy your time at Sea Mouse Cottage but do hope you would come back in the future to try again. Property Owner

Sea Mouse Cottage is a beautiful family period holiday home in the heart of Southwold just short walk from the gorgeous sandy beach, and vibrant high street.
This beautiful property boasts an open plan kitchen/dining room, living room and bathroom on the ground floor, with three bedrooms on the first floor.
Outside is an idyllic garden, perfect for dining alfresco. On the Ground Floor entering off St Edmunds Road, you are welcomed into the entrance hall leading through to the living room, which is a fantastic room located at the front of the property with space for the whole party to come together and relax, complete with a period exposed brick feature fireplace this room offers three Scandinavian style sofas on wooden flooring, coffee table and TV with freesat for your entertainment flowing through to the beautiful newly fitted kitchen awaits the chef of the family, with everything you need to cook up a storm, this includes a dual fuel cooker, slimline dishwasher, washing machine, fridge with small freezer, microwave, wine fridge, kettle and toaster and in the dining section of the room there is a wooden table with six chairs with feature fireplace, also a modern family bathroom awaits with a beautiful freestanding bath, shower cubical, wash basin and WC. Southwold is a seaside town situated along the East Suffolk coast within an Area of Outstanding Natural Beauty and resting between Lowestoft and Ipswich. Southwold is known as the home of Adnams Brewery which was established in the town in 1872 and it also has its own lighthouse, a museum and a picturesque pier which has a selection of colourful beach huts and which plays host to the regular Southwold Model Yacht regatta. The town boasts a number of excellent restaurants and eateries with a particular nod to its seaside location so there is always plenty of seafood and fish on the menu.
