  • "A great place to stay, very comfortable and well equipped cottage with absolutely everything one could possibly need, which makes it very much a home."

    Set in beautiful countryside, excellent for walking (detailed map and walking route information provided and lots of other info), although not close to Balcombe with its well stocked shop and village pub a lovely walk there. Great living space, everything works and plenty of space around the property for alfresco drinks and meals well equipped with outdoor furniture. A quality destination with great attention to detail. If you want comfort, peace and quiet, but still lots of lovely places to visit and/or to walk, would definitely recommend. We were very much at home here, thank you.

  • "A lovely comfortable, clean and well equipped property with fabulous views of the surrounding countryside."

    Lots of local walks and a great base for visiting gardens and historic properties. An easy drive down to the sea at Brighton too. Hope to be able to return and would certainly recommend it to anyone looking for somewhere peaceful and quiet.

  • "Fantastic holiday letting, the house and the surrounding area are so beautifull."

    We had a great week , visited Eltham Palace, took the train to London and had some lovely walks on the public foothpaths starting on the frontdoor. The weather was really nice so we also visited Eastbourne and Brighton. The Granary has everything to make your holiday a succes, we highly recommend it and definitely are coming back.

  • "We had a really good stay in this lovely, upside down converted barn."

    The cottage is very comfortable, stylish, well maintained with lot of thoughtful touches. The views from the living room were fantastic. We enjoyed the beautiful sunsets. Carol and Pete were fantastic hosts, welcoming, warm and available, while making sure that we’ were left to fully enjoy our holiday.

  • "Beautiful cottage, wonderful view, great shower, fabulous bed linen…a welcome pack and generally delightful place to spend a weekend."

    We enjoyed walks from the door, local pub food in the evening but it was hard to tear ourselves away from the view, really! The Granary was so clean and beautifully renovated it was a pleasure just sitting there relaxing. Well done and many thanks!

  • "Firstly, can I apologise to for the extremely late review, we did promise to post within days of our stay back in August."

    We all had a fantastic stay in this beautiful, well-appointed, and spotlessly clean property. The views from all angles are spectacular and it’s such a brilliant spot for a peaceful and restful holiday. There is a lovely walk from the property to the village past Balcombe Lake. The Half Moon Inn at the centre of the village is a friendly and welcoming community owned pub with its own microbrewery – food is also excellent. The property is also well positioned for exploring the surrounding area with National Trust Properties such as Wakehurst and Standen House within easy reach. The owners were really friendly and went out of their way to make our stay extra special – their welcome gifts were also a lovely touch. We would highly recommend to anyone looking for the perfect UK country getaway. Once again sorry for the late review

  • "The Granary was quiet but in a location that you coud walk across the fields to the village that included a pub and tea room."

    Many walks were available from the property. The views were amazing from the upstairs living room. The accomodation was beautifully appointed and finished to a very high standard, everything you needed was provided. Ample parking was available and a lovely walled garden for private use with the property if you wanted to sit outside, table and lounge chairs were also provided. High end property and highly recommended if you are looking for a quiet location to get away from it all but with loads to see and do in the area.

  • "We had a thoroughly relaxing and enjoyable stay."

    We were very sad to leave and would love to come back as we feel there is so much more to see and do in the area. The house has been a great base, is well equipped and clean with beautiful views to enjoy in the evening. There are so many beautiful walks in the area and the food in the local inn was delicious. Thank you for a lovely stay!

  • "What an absolutely stunning view, it was so much more beautiful than we had expected, the pictures online don’t do it justice at all."

    The Granary is beautifully finished and superbly equipped, we had a wonderful stay. The weather was very kind to us and we very much enjoyed walking and exploring the surrounding area, pausing for drinks and nibbles at The Half Moon Inn which were delicious! Highlights included a trip to Wakehurst Place and Thorpe Park for the kids (including the big ones!). Thanks so much.

The property

Balcombe 2.3 miles.

This well-presented, detached barn conversion with exposed original beams, lies on the outskirts of Balcombe in the West of Sussex.

Enjoying a rural setting and set in a reverse style layout, The Granary makes a wonderful base for families or friends looking to escape to the idyllic Sussex countryside.

Step inside and head upstairs to the bright and airy open plan living area, where guests can relax and unwind whilst taking in the charming surroundings and stunning views.

The well equipped kitchen hosts a stylish collection of units and worksurfaces, providing a superb setup for preparing your meals, whilst the dining table is where everyone can gather to enjoy a home-cooked meal.

On a warm day, throw open the patio doors to bring the outside in, allowing access to a Juliette balcony and rolling country views.

Catch your rest in the downstairs bedrooms, comprised of a king-size and twin, while the gleaming shower room is where you can prepare for the day.

Lunchtime snacks can be enjoyed on the enclosed outdoor patio, with a BBQ, table and chairs arrangement, it is also perfect for an alfresco meal on a warm evening, why not use the outdoor open fire to keep toasty as the sun starts to set.

The village of Balcombe offers a friendly community owned pub selling beers from its own micro brewery, a village shop and a tea room serving delicious home made meals, cakes and cream teas.

Beautiful walks from the property through meadows and woodland to Balcombe village, approx. 1.5 miles, Ardingly village, approx. 1.5 miles, Wakehurst Place Royal Botanic gardens, approx. 1 mile, Ardingly reservoir, approx. 1.2 miles, the iconic Ouse Valley viaduct, approx. 2.5 miles, as well as many other walks a short drive away.

Just a scenic drive away is Ashdown Forest, home to over 6,500 acres of Forestry, wildlife and gorgeous scenery; it is a must-visit for avid walkers and cyclists.

Head to the Standen National Trust property, a Grade I listed building, for an arts and crafts experience and a stroll through the picturesque gardens or even the Royal Botanic Gardens popular for its biodiverse plants and fungi.

If you fancy a day by the sea, Brighton and Worthing are within easy driving distance, offering good amenities as well as a beach and a pier.

Set amidst lovely Sussex countryside, the small village of Balcombe offers a good range of shops, a pub and tea room. Rail connections leading to a number of towns and cities throughout the South East. The surrounding area boasts great walking opportunities across beautiful South downland and Weald landscape, and with many small villages providing an array of facilities to suit most tastes scattered throughout the countryside, this charming area has something for everyone. Visit the National Trust properties nearby, Nymans, Wakehurst Place or nearby Horsham Museum. A day trip to London is 45 minutes by train, while Brighton beach is just 20 minutes by train. Local attractions include The historic Bluebell railway, Sheffield Park gardens, Nyman’s Gardens and Borde hill gardens.
